BUCKING THE TREND WITH IMPRESSIVE RESULTS Over the past financial year, two trends were apparent when talking about the Perth property market. The first is that sales volumes were down, as buyer demand weakened on the back of a struggling resources industry. The second is that the rate of new properties coming to market increased, which, combined with the drop in sales, has seen stock levels climb steadily. However, despite an overall softening trend, figures from Caporn Young’s three offices show outstanding growth on a number of fronts. For instance, we listed and sold 17% more properties than the previous financial year, with revenue increasing by 9%. Our position as one of Perth’s leading auction agencies was enhanced, with no fewer than 151
auctions listed, representing a growth of 58%. Impressively, across all of our auction campaigns, we recorded a clearance rate of more than 70%, which will no doubt surprise a lot of people. It wasn’t just our sales division that outperformed the market. In a rental market that faced serious headwinds, our property management and leasing division worked hard to maintain the strength of our portfolio, which now represents $60 million worth of assets under management. With the Caporn Young team now 70-strong, we are continuing to invest in the personal development of our team and providing the tools, systems and processes that will help us deliver better results to our clients. We are excited about what the new financial year will bring and confident that we can further solidify our position as leaders in our industry.

p rofi l e HERITAGE MANSION SAVED FROM THE BRINK Much-anticipated Marine Parade restoration complete After more than 1,000 days of painstaking restoration work, Zorzi Builders and Hocking Heritage Studio have unveiled their impressive revival of Cottesloe heritage gem Le Fanu. Built in 1895 as the holiday residence of the Bank of Western Australia’s influential General Manager Henry Diggins Holmes, the grand mansion had all the sumptuous hallmarks of its era, including ornate plaster work, lead lights, fireplaces, exquisite cornicing and architraves. Perched on the front row of Marine Parade, it was incredibly unique in its style - being predominately Federation, with Romanesque twists and a Queen Anne turret. However striking it once was, Le Fanu had been left neglected and vacant for many years, and was filled with graffiti, decaying around its timber frames and at risk of crumbling into ruins, when a very brave western suburbs family purchased it in 2008. Le Fanu’s new owners had a vision to return the home to its original state and ensure it continued to stand proud on the site for many generations to come. No ordinary ‘do up’ job, the fouryear project required contributions from hundreds of specialised trades people and master craftsmen; the State Heritage Council providing guidance along the way. All work was subject to sensitive heritage restrictions and required meticulous planning, as regulations dictated that the home’s original features could not be lost. In areas of
the home that were too far beyond repair, every detail was exhaustively recreated in keeping with the original. The project team’s respect for Le Fanu’s history extended far beyond the intricate character details. To ensure absolute integrity to the home’s original form, structural features, such as the fragile limestone walls, were carefully removed piece by piece and placed in numbered bags, to be restored and then rebuilt into the same place. At the rear, a seamless extension and second storey were sympathetically incorporated without taking away from the heritage facade, and renowned Perth consultancy MMA Interiors were brought on board to devise lavish finishes that were befitting of the home’s prestigious beachfront position. Finally, the grounds were brought to life with water features, stonework and lush plantings chosen for their tolerance to salt. The result is nothing short of spectacular. The project was the toast of the industry at the recent Master Builders’ Awards, winning the highly contested title of Best Alteration and Addition Overall, as well as the Silver Trowel Award, among others. Now beaming with its original pride, Le Fanu is set to be forever referenced not only as a showpiece of heritage restoration, but also an example of a very special home that came close to being lost forever, and was saved, as the result of a very brave western suburbs family.
