THERE’S STRENGTH IN THE NUMBERS It’s always great to end the year with a bang. And as 2016 hurtles toward us, we are well on our way to finishing on a high note. November was Caporn Young’s strongest month for 2015, with 37 properties sold. The total value transacted was just shy of $40,000,000 – a very respectable average price of $1,064,000. What is particularly interesting is the activity at the top end of the market. In November, the team sold several properties in excess of $3,000,000. One week mid-month, we broke three price records for either the suburb or the street. Another sales campaign generated seven offers. There were impressive results across the price brackets, particularly under the hammer. Just last weekend, we sold 10 James St in Swanbourne ($1,500,000) and 62 Sewell St, East Fremantle ($692,000 – with three bidders and a crowd of 80+).

Another highlight this month was 55 Donegal Road, Floreat, which sold under the hammer for $1,370,000 after a hard-fought auction. Offered for the first time since being built in 1959, the home attracted 16,000 website hits and more than 100 prospective buyers. There were also several sales secured as a result of strong postauction negotiation by our agents. One property in South Fremantle was passed in at $990,000, before selling immediately after the auction for $1,030,000.
