THE EMOTIONAL TEMPERATURE OF THE MARKET Hello and welcome to the first in this feature series of articles on aspects of the property market. Today I would like to discuss the emotional cycle of the market, why does it go up and down to the extent we have seen and where are we today in this cycle? For those who are making decisions today about property know that there is a lot of noise about which cause uncertainty and can make those decisions difficult. What should we do? Are we really making the right decision? To assist with this I would like to give some understanding in the market cycle and the waves that the market moves in. Of course we have heard that it’s never been a better time to buy real estate, but I do not subscribe to that view unless the timing in the cycle is correct. Most people are really buying and selling in the same market hence it can be a market neutral move. Today, the Perth market, I would generally classify as being in the capitulation stage of the cycle. By this I mean that people are questioning whether to hold investment properties acquired or to sell them. The common

feedback is typically, “I think I will just quit and sell it!” In this situation people believe worse is to come and there is little hope in the holding on. History suggests that it may just be the time of greatest opportunity albeit with a healthy dose of fear and uncertainty. The other question which is so often asked today is “when is the bottom of the market?” This question is usually asked by either those who are hanging on, or more often by people

looking to pick the bottom and buy. All I would say is that when those same people believe that we have reached the bottom of the market, then they will act and often this is now past the bottom. Why? Because they will now compete against all the buyers who now also believe we are at the bottom. Certainty that we are at the bottom is really too late. So if we look at the cycle of emotion, we can see the stages that Perth is at today . The capitulation, despair and despondency would be the temperature of the market today in Perth, generally speaking. People see risk in buying in the Perth market today. Contrast this with the temperature of the market in say Sydney or Melbourne which is probably in the excitement, euphoric phase, tipping over into the anxiety and denial phase. Also contrast this with the confidence and optimism with which people are acting in buying and holding properties in these cities. People see little risk. I see a lot more. That may all be very logical, it may even make sense and provide understanding, but the emotion is

real. One thing I have learned is that emotion is far more powerful a force than rational and logical thought. So whilst the emotional temperature of the market is always there, is always changing and will ultimately drive behaviour, we may just need to do the opposite to create opportunity. Whatever your feeling or emotion may be, what is the best action that I can take today and how can I manage that risk?
