OFFER VS AUCTIONS An interesting trend is emerging in the market place at the moment. The choice to auction your property or list your property for sale by offers. The feedback from buyers is that they don’t like the offers methodology. On digging a little deeper, we have discovered it is the total lack of process surrounding method. Their perception is it’s a ‘Dutch Auction’ behind closed doors, where they are left to shoot in the dark. Do they go in high and risk paying too much? Or go low and risk missing out? Will they get a chance to further negotiate? What happens if they offer before the close day and time? Offers can be a great way to sell your property as long as there is a ‘process’ behind the scenes. An offers campaign should be run exactly as an auction campaign with the only difference of offers being submitted by the close date rather than bids being made. The advantages of an offers process is buyers can submit offers that are conditional which favours the buyers.
Auctions, on the other hand, strip away this uncertainty, and create an open, transparent competition, where buyers can see what they are up against and to choose whether go one higher. The Auction dynamic of Buyer vs Buyer, rather than Buyer vs Seller, tends to make buyers feel much more empowered to put their best foot forward, as they know that the person willing to pay the most is guaranteed to walk away with the result. In this market it also gives buyers confidence to act and, of course, a sale at auction is cash unconditional not to mention what price may really be achieved under visible competition.

PROFILE HAPPY BIRTHDAY TO CAPORN YOUNG! 15 YEARS OF TAKING THE ART OF SELLING REAL ESTATE TO THE NEXT LEVEL From ambitious beginnings, operating out of the home of co-founder Richard Young, Caporn Young Estate Agents has grown to be one of Australia’s most innovative and respected real estate brands. This July, the company marks its 15th birthday – and celebrates the exhilarating journey it has been on. Those who bought or sold a property in the late 1990s or early 2000s will remember that the local real estate industry was then firmly stuck in the ‘dark ages’. Properties were listed with uninspiring advertisements in The West Australian’s classifieds section, and auctions were nearly unheard of. Caporn Young was founded out of a determination to change the status quo – and the market was quick to embrace its bold and trailblazing approach. Within 3 months, the company had gained enough traction to take out a lease on a commercial office space in Claremont. Within a year, the team had outgrown that space and moved into an even larger office nearby. “We listed and sold some cracking properties in those early days, and we built our rental role organically, starting from nothing,” CY chief executive Richard recalls. “On the night of the company’s first birthday party, I remember I was running late. It was a Saturday night and I’d had a full day of home opens, and then several second viewings. I got there around 8.30pm, feeling absolutely exhausted, but there was also a lot of excitement about what we were doing and where we were going. We were doing things differently, and we always had a healthy dissatisfaction with our current situation.” The agency’s stylish and innovative marketing quickly put it on the map. It was the first agency to create its own magazine and run full-page property advertisements in the local newspaper. At the time, this was a revolutionary strategy, but it opened up a whole new type of buyer.
Suddenly, the team was selling properties to people who weren’t even looking to buy in a particular area. This strong trend of passive buying continues to this day, and it is one of the key reasons behind the success of CY Magazine. But it wasn’t all smooth sailing. Richard recalls the first 7 years being incredibly challenging, particularly with recruitment. Still in its infancy, the company couldn’t offer prospective salespeople the sophisticated processes and systems that it has today, and it didn’t have a long history in the market. “Finding the right people was also a constant battle,” Richard says. “Team morale has always been an important part of our success, and every team member was carefully selected to ensure they shared our values. “We have never been concerned with listing as many properties as possible. It’s more important to deliver a great experience to the buyer and seller, as well as an exceptional result.” A major catalyst for Caporn Young’s growth came in 2003, when the agency was invited to become a founding member of the Real Estate Results Network. This opened the door for collaboration, ideas sharing and coaching with major East Coast agencies such as Marshall White. In 2007 Steve Currie joined as a director, and was a driving force behind the opening of the Fremantle office, followed by Applecross in 2013. Caporn Young is now quietly cultivating its presence in Subiaco and the surrounding areas, with a view of opening a fourth office there in the near future. The company’s spirit of innovation is guided by a business plan that includes a strategy to have 8 offices by 2025. As it does every year, the team, now 60-people strong, escaped Down South to mark its birthday with relaxation, celebration and team building. Here’s to the next 15 years of doing things differently!
