THE AUCTION RESULTS ON PAR WITH LOTTO WINS Every August, the Real Estate Institute of WA announces the Top 15 auction agencies in the state, and it was a huge buzz to see all 3 Caporn Young offices once again at the top. We have trail-blazed the success of auctions in Perth’s real estate market and are huge supporters of this powerful sales method. You only have to look as far as Melbourne to see what can be achieved in a sophisticated auction landscape – this is what Caporn Young is creating in Perth. We have seen many incredible results in recent years. One memorable auction on Vera Street in Cottesloe resulted in a sale $450,000 above the reserve price (after the property had been unsuccessfully on the market for 9 months with one of our competitors). THE RIPPLE EFFECT Hi and welcome again to the next article in this series. The other night I sat down watching the Olympics and decided to research the Fremantle market and properties for sale which prompted me to write this article. It should also prove to my family that I really can do multiple things at once. Today I want to discuss a principle that is alive and well in many markets and has traditionally given great insight into where to find the next great opportunity. The principle I refer to is the Ripple Effect, coined so after the concept of dropping a pebble into a still pond and watching the ripples work their way outward from the centre, losing intensity are they radiate. Over the years I have found this principle applies in the property market and is soundly based in the concept that nothing happens in isolation. Today, for instance, anyone aiming to buy a home in South Fremantle would be aware that prices have increased with both the median prices for both houses and units lifting by 9% and 13% respectively over the last year according to REIWA statistics for the year ending March 2016. In contrast, the 10 year change for houses is 5.56%, suggesting that the suburb is experiencing above average buyer interest and that this will spill over, or ripple into the surrounding suburbs as buyers look for value for money. Furthermore a search of activity shows hotspots in the surrounding suburbs of North Fremantle, Coogee and parts of White Gum Valley and Beaconsfield indicating that this ripple is already occurring. Traditionally the sales activity is a
lead indicator, showing up first before the values rise, much the same as you hear the pebble splash sound before you see and experience the ripples. It is interesting to contrast the surrounding suburbs 1 year and 10 year change in median prices as set out in the table.
in South Fremantle it is no different with most activity in the $750 000 to $1.2m price bracket. If you’re trying to buy in this price range you will know it is relatively difficult at the moment despite the calls of a lagging WA economy and property market. I believe you are already witnessing

The logical question then becomes, what comes next? Is South Fremantle just fundamentally changed or will the ripple effect be felt into these surrounding suburbs? To answer this we must first acknowledge that median prices provide only a guide as to values and can sometimes offer more an indication of activity levels rather than price movements, however anyone watching this market closely over the last year knows that the buyer interest has increased values. The reason the South Fremantle market has moved is simply, in my opinion, because it offered value for money, a great lifestyle, improved amenity coming south from both North Coogee and the Coogee Marina and has a wide range of property types and price points broadening and capturing the buyer appeal. Interestingly, the trade up buyers are active around Perth and
the ripple effect into surrounding suburbs and anyone buying in that trade up price bracket in East Fremantle, for instance, would be experiencing some difficultly.
“... nothing happens in isolation.” There are similar trends emerging in other similar priced suburbs such as Subiaco, Shenton Park and Mosman Park. Ultimately this ripple effect will
flow further to other outer suburbs, probably to a lesser extent, especially given the historically low interest rates and expectation of further reductions. The broader aspect is that this is not just happening locally, it is occurring nationally. Strong property markets in both Sydney and Melbourne will ripple to other states over time, as history suggests. So what may we take away from this? A degree of confidence that there is always opportunity and that nothing occurs in isolation. Markets change over time, all markets change over time. Being aware that they change, accepting that they change, and positioning yourself for that change is where the opportunity presents itself. Have a look in the surrounding suburbs and understand what is happening there. Perhaps you are already positioned in the pacesetter or at the pebble epicentre. Anyway back to the Olympics and I just missed the replay of the 100m and 200m men’s finals and history being made by one of the greatest runners, Usain Bolt, just disproving my ability to do more than 1 thing at a time. But then again he only needs to do 1 thing at a time and look where it’s got him. So there’s success in focus is my new mantra.
