SOLVE A PROBLEM OR FEEL GOOD? It is said that we make our decisions for one of two reasons, either to solve a problem that we are encountering or to make ourselves feel good. It’s probably important to remember this when we are acting in all areas of our lives, whether it be personal, family interactions or financial decisions. Similarly, we as humans have a stronger aversion for loss than potential for gain. Would you rather avoid a $5 surcharge or receive a $5 discount? The research used to draw this conclusion has been used to market goods and services to us for years. That’s why, for instance, success in the insulation industry comes from selling the benefits of the product, but more importantly by selling the dollars you are losing through your ceiling in heating and cooling costs from not insulating. So when I recently saw some statistics from Core Logic that had showed that approximately 20% of property sales in Perth over 2016 were sold at a loss, it interested me on various levels. The report went onto say that 17.9% of houses sold at a loss versus 30.2% of units. The report also showed this to be the highest level since 1996 for houses and the highest on record for units. The statistics show that you’re safe if
you’re in Peppermint Grove because no property sold at a loss and on a quiet day you can probably hear the collective sigh of relief as the feel good factor kicks in. Conversely though, 38.3% of units in the city sold for a loss in 2016, up from 16.5% in 2015, indicating an increased degree of financial pain and probably solves the investor’s cash flow problem caused by lower rents and fewer short term letting opportunities which filled the void caused by a shortage of hotel rooms for years in the city. It also indicates a degree of market capitulation which always occurs as one signal of the bottom of a market. So what does this mean for you? Well, over the years I have found people often easily buy toward the top of a market, comforted by the many others that are also buying and buoyed by the prices that are being willingly paid. People don’t really want to sell at the top of a market for fear of missing out on the gains and potential for future growth. To be intuitive is to observe our behaviour and act in ways that do not create the circumstances many face by their predictive actions. We often buy for long term reasons and sell for short term situations. As
part of the research it showed that the sellers who were selling at a loss owned the property on average for 6.3 years, a relatively short time frame for property investment. The sellers who had held their property for 10.3 years on average were able to sell for a profit whilst those who had held for 17.7 years had doubled their money. So a healthy reminder, whilst being respectful that people’s circumstances can change, property is a long term proposition.

the tendency for people to place a higher value on what they own than the identical thing which they do not.
There’s a couple of other aspects worth noting. The report stated that on average in Australia, 9.5% of properties had sold at a loss in 2016, thus putting WA well above average and completely out of cycle with most of the country. So when I look at this the human nature of an aversion to loss prevails and I am inclined not to buy from fear of becoming one of those people who have suffered a loss. This is therefore more powerful than the fact that we are near the bottom of a cycle, when buying is actually a lot less risky. Perhaps we need to tell ourselves that by not buying today we are missing out on future gains? Finally, the aversion for loss is very much alive in the structure of media content. The 20% of people selling at a loss sparks attention, readers, listeners and reactions. Have we just reinforced our human tendencies with this story because 80% of sellers sold for a profit?
