REAL ESTATE ON MANY CHRISTMAS WISHLISTS There’s nothing like warm weather to put West Australians in the mood for real estate. This is the busiest time of year for the team, with buyers and sellers motivated to have their new homes secured by Christmas. Right now, we’re seeing strong decision-making from buyers, matched by quality listings being launched for sale. We have 150 properties on the market offered for sale currently at Caporn Young – a welcome change from the low stock levels over the winter months. Add to this, the expected higher than usual demand from overseas-based Australians and our team will be running hard right up to Christmas Day. Given the current Australian Dollar exchange rate, it’s very good timing for expats to invest in home soil. At our auctions, it’s not unusual to have several expat buyers on the phone, bidding from various corners of the globe.
At our inaugural ‘The Big Call’ auction event, held last week, several expats were circling. Although none were successful on the day, we did have a Perth buyer living in Melbourne escape the overheated east-coast market to buy a beautiful home in Attadale. It was one of the 7 out of 11 homes we sold during The Big Call, including a pre auction sale made prior to last Saturday.

PROFILE DEMYSTIFYING PERTH’S CHANGING REAL ESTATE MARKET CY’S NEW TECHNOLOGY A CROWD FAVOURITE Caporn Young’s Market Insights event reached new heights this year – yielding the best-ever feedback from attendees. More than 300 clients attended this event last week, where independent property commentator Gavin Hegney and a panel of experts provided up-to-the-minute advice on the local real estate market. The audience expressed their enthusiasm for our new mobile platform, which allowed guests to ask questions anonymously, and also vote for other people’s questions they were interested in. As a result, the panel was able to get stuck into the issues people really cared about – but may have been too shy to raise otherwise. Steve Currie, who heads up Caporn Young Applecross, said that it was the most hard-hitting client night in the seven years we have been running the event. “There was a strong appetite for insight into what’s happening in the market, and the panel was very direct in responding to these questions from the audience,” he said. “We received overwhelmingly positive feedback from people, who really appreciated this honesty. Some of the comment certainly wasn’t sugar coated, but there were also clear actionable recommendations, for people to take away from the night to get themselves in a good position in the real estate market.” A key message from Gavin Hegney on the night was that there are good opportunities to buy and also sell in the current market – and people needed to step up to seize these moments. He advised people use this stage in Perth’s cycle to get into a good position for the upswing, adding that “there’s a good 10 years coming for Perth”.
This sentiment was shared by a large percentage of the audience, who utilised the mobile platform to indicate whether they believed house prices will remain the same in the next 12 months. The audience was able to see the market sentiment shifting, as the responses were updated in real-time on their screens. The polling technology also unveiled that 42 percent of the audience intended to buy a property in the next 12 months, and that the crowd consisted of 68 percent Clinton supporters – the rest mostly indicated they did not have an interest in American politics! Despite corrections in Perth’s overall market this year, the panel was able to shed light on areas where activity was strong. Steve Currie explained the markets that served upgraders and downsizers were still moving well – and in some instances very well. “There are areas in Perth where quality homes are in short supply, and are regularly being purchased the first week on the market with multiple offers. Similarly, my last two sales in Rossmoyne were over $2,000,000, and attracted 6 and 4 offers each,” he added.
