WHAT’S YOUR PERSONAL INDEX? The other day I was chatting with a friend who is a serial cyclist, always riding around a variety of suburbs in Perth. He says that it’s a great way to see things you never seem to see especially if you’re travelling at faster speeds in a car. Now for anyone who cycles you know that concentration is paramount, watching for the crazy or unknowing drivers, pedestrians, dogs, potholes, debris on the road and even other cyclists; so to notice other things whilst riding they must be very noticeable. Interestingly, those things probably aren’t being seen by the majority, namely motorists. So what is he noticing today on his rides? He tells me that he is noticing a lot of the property for sale signs have Under Offer or Sold stickers on them. He also added that a year or so ago he was noticing there was just a lot of For Sale signs. What that says to me is that perhaps in about 2 or 3 months there may
well be a statistical increase in sales being recorded which is important because an increase in sales activity is an important lead indicator for a turning and bottoming market. He may just be noticing a pre lead indicator to the lead indicator. It would obviously be a localised indicator to those suburbs where he is riding. This leads me to ask you, what are you noticing or what is your lead indicator to how local or broader property markets are moving or indeed how the broader economy is travelling. Perhaps you’re a cyclist or an avid walker or jogger. Maybe you chat to the local café owner. I did. He told me that people in his area had been cutting back on their muffin spend and also paying with coins not notes. Perhaps this tells me that the area is under some financial pressure. So do you have your own cyclist property index? Or perhaps it’s a local muffin economic index?

Maybe I’m too late on this one and those big groups of cyclists we see on the roads regularly are just smart people on real estate tours, discovering which suburbs are moving and getting into the trend early. Having said that, I just put on the Lycra and looked in the mirror. With summer approaching I just discovered another lead indicator. I’d better get riding!
