The last couple of years have felt like a rollercoaster in the real estate world, but 2016 ended on a strong note, with property transactions increasing, particularly in the last quarter of 2016. It has been reported that property values have been growing by 2.8% across the Perth region-albeit from a low base. It is not uncommon for sellers to accept a loss on their current property (particularly when purchased in the last five years) however these sellers are generally trading up into a property where they are benefiting from the same marketaligned values. Given conditions are varying from suburb to suburb, and even home to home, it has never been more important for sellers to work with a skilled agent. Exceptional results are being
achieved, but not without sound marketing and sales strategies, a strong buyer database, and advanced negotiation skills. I’m very proud to say that Caporn Young delivered an auction clearance rate of 72.66% in 2016, marketing 139 properties through this powerful sales method. Nearly 11% of these properties snapped up prior to auction, with buyers coming forward with offers too good to refuse, the balance being sold at, or above, the reserve prices set by our sellers.
