INVESTORS ARE PUTTING THEIR MONEY ON PROPERTY A trend has been gaining traction in Perth this year – the reemergence of property investors. Activity from these non-occupier buyers slowed during 2016, but they’re returning, quietly building their property portfolios to get into a strong position to ride Perth’s next wave of growth. The secret is out now – it was one of the main points of conversation on the “Three Wise Money Men” segment of ABC Radio’s morning last week. The group’s finance and superannuation expert Nick Bruining went as far to say that, for the first time in 10 years, he was happy to recommend property investment. RP Data’s quarterly ‘Pains and Gains’ Report does a good job of illustrating the advantages of putting money into property. This report takes a deep dive into the sales figures specific to each major
council area in Australia, providing an in-depth analysis of the profits made and losses made. The most recent edition, covering the last quarter of 2016, shows the majority of Perth sellers made a tidy profit. In Claremont for example, 80.5% of sales delivered a profit to the owner (the median profit being $410,000). Similarly, 76.9% of sales in the Town of Cambridge were profitable (the median being $407,250). In Melville, 85.4% of sales were profitable (median profit $273,500), and in East Fremantle, that number was 84.6% (median profit $104,000).

EXCITED WHILST LEVEL HEADED Does such a state ever really exist? Well it does when you come to Robyn and Norm who are downsizing their home and reinvigorating their lifestyle. Between them the combination of their excitement balanced with a level headed approach means that their move from a large family home in Bicton to a smaller lifestyle house in the heart of the Fremantle action is going to be a successful one. Perhaps you are contemplating a similar move or have made the move already. Like most people who contemplate changing homes when the kids have left the family home the change needs to start somewhere. I spoke to the agent and to Norm to find out what were both the challenges and the solutions when making the move, and what advice would you give to others considering such a change? The response was firstly to have a balance of excitement tempered with level headedness and secondly to take your time. In their situation it was important to get a reliable
and accurate figure that they could expect to get for their existing family home first, especially as they had decided to buy the new home first before they sold their existing family home. Any change of home is really about the changeover cost which is easier to budget for, especially if you are buying and selling in the same market. The search for a new home started far from home in Cottesloe before ending in Fremantle. Like so many things in life it’s not so much about where you start as it is where you end that really matters. Similarly, they looked for over a year before deciding, reminding us that patience is critical. Norm feels understandably assured of the move given this process. A short list of must haves and nonnegotiable items really helped focus the search and enlist the assistance of an agent. The person must be prepared for uncertain times in the process and possess the flexibility to make some changes as clarity is revealed over time regarding both location and

building type. It’s interesting for those in this situation. You may have been in your home many years and have a large degree of comfort and familiarity. Maybe the real attributes of your older home are revealed or reinforced through the process making the emotional aspect of the decision a little more challenging. None of us are immune to the emotional process of change. I can only say that today Norm and Robyn say it was all worthwhile and they look to their future with excitement. The time for level headedness has passed.

RENTAL REVIEW PERTH LEASING ACTIVITY UP A THIRD Just in case there were still any lingering doubt around Perth´s rental market, data from the Real Estate Institute of WA shows the market has clearly turned a corner. Leasing activity lifted 32% in May, with 4,915 properties tenanted over the month. This is a strong performance, and a significant rebound from a year ago. REIWA noted improvements were particularly noticeable in the central metropolitan region, which includes the western suburbs. At a suburb level, it also identified East Perth, Perth and Scarborough as having the highest volume of properties leased in May.
