LET’S TALK STRATEGICALLY ABOUT SPRING Are you planning to put your home on the market once the weather warms up? Spring is the busiest time of year in real estate – and understandably so. It’s when Perth gardens burst into life, and buyers can really visualise themselves enjoying summer in their newlypurchased home. But this year, I’d like to quietly point any potential sellers towards a different strategy. The markets Caporn Young specialise in have very low levels of properties listed right now, but comparatively high numbers of buyers actively looking to purchase. Buyers are feeling confident, and are showing strong signs that they are ready to act. These are perfect conditions for achieving above market outcomes, and our team has been delivering exactly that. Three properties recently sold off-market, and a private treaty campaign closed at the end of July with 8 written offers. We

had several highlights in the Real Estate Institute’s latest weekly report of unconditional sales – including private treaties in North Fremantle and White Gum Valley that were negotiated above asking price.

As another sign that this trend is only set to continue, we logged a significant spike in enquiries during the last week of July. This figure, which is measured by the number of phone calls and emails coming direct from buyers, nearly doubled (from 180 to 315 enquiries). That’s a very clear indication that even more buyers are starting to enter the market. This pent up demand entering the market could result in an above average number of new listings this Spring – peaking around October. These increased stock levels will mean buyers will have more choice and will become slower to act and more conservative in their actions. This is a case of the early bird getting the worm. Now is the time to be achieving a premium price when you sell!

RENTAL REVIEW TENANTS PROVING HAPPY TO STAY PUT This time of year is particularly busy for lease renewals. In a market where tenants have the opportunity to shop around, I´m very proud to say that 78% of our renewing tenants re-signed their lease on the same rent per week. In our experience, tenants that are being well looked after are willing to stay and pay similar rents to avoid further moving cost. The team are continuing to provide good standards of service to our tenants as happy tenants are usually happy to stay! Looking at the tenants who didn´t re-sign, 26 percent upgraded, 36 percent moved as a result of buying their own home, or the owner

moving back in or selling, 22 percent moved interstate / countries and 16 percent vacated for other reasons. We are seeing more positive signs in the areas that we operate for high quality properties. In addition, we´ve leased several properties for more than asking price lately. This typically occurs when tenants are competing fiercely to secure a property - that´s why our leasing team works so hard to ensure a new listing generates as much enquiry as possible!
