RATIONALIZATION INEVITABLE IN INDUSTRY On the way home after a weekend with industry leaders on the East Coast, I contemplated Perth’s real estate scene – where it is at, and where it is heading. Ten years ago on Melbourne’s Armadale High Street, 24 real estate agencies competed fiercely for listings. The most noticeable strategy on offer was agents discounting their fees, and selling listings as quickly as possible, in order to move onto the next. Fast forward to today and, on that same Melbourne stretch, only three agencies remain. However, these agencies are robust, sophisticated businesses. The agents have strong support, and thorough training to ensure their vendors get the best possible result. The agents are true specialists, and work with highly specialized teams around them.

Looking at the innovation, marketing, sales strategies, and high standard of service now on offer, it’s safe to say the Melbourne real estate consumer is much better off today. You’re unlikely to see agents working by themselves without the support of a strong brand behind them, the added value provided in the end sales result is evidence of what it will take to survive any upcoming disruption to the Perth market place.
