PERTH BUYERS ACTING WITH CONFIDENCE Some early spring weather is shining over Perth and it has brought a good lift in buyer activity with it. More people are out looking for their next home, and the confidence of these buyers far exceeds what we were seeing six months ago.
In fact, that late-August weekend saw the Caporn Young team deliver a 100 percent success rate – five out of five auction properties sold or offers agreed (to the highest bidders). That left us with 21 under bidders to add to our impressive list of qualified buyers we are showing property to, each of them qualified cash buyers, primed and ready to put in an offer as soon as the right property comes along.
We feel the next six months will be a very exciting time for the local real estate market. The metropolitan region’s key metrics (such as median price and days on market) have stabilized, and in many of Perth’s most aspirational and soughtafter areas, the trends are moving upward at an impressive pace.
Every day, our database is growing – we currently have some 14,000 buyers registered. Many have let us know exactly what they’re looking for, and our team keep them up-to-date as soon as a suitable property comes up. Our VIP Sneak Previews are continuing to be very popular, as these savvy buyers appreciate the opportunity to view a property before it’s launched to the market at large.
To give you an example of the fervent buying we’re seeing, more than 100 people recently turned out to see 3 Rankin Road in Shenton Park go under the hammer last weekend. Six bidders fought it out and the property sold well above reserve for $1.770 million.
