MARKET NEWS BIG CALL BRINGS BIG RESULTS HOTLY anticipated auction event ‘The Big Call’ returns to Perth this Spring, following its extraordinary 100 percent success rate last October. The event, organised by local real estate company Caporn Young, sees dozens of properties promoted together and auctioned over four action-packed weekends. Caporn Young’s associate director and Auctioneer, Phil Hayes says the magic of The Big Call is in the huge amount of interest it generates from buyers, as well as the timing, which coincides with the busiest time of year in Perth’s real estate market. “The event provides sellers with a completely unique opportunity to maximise the impact their property has on the market,” he says. “This is a time when buyers are very active. Add in the large amount of publicity surrounding The Big Call, and you have more ready-to-act buyers’ eyes on your property, and more bidders competing to own it.”
The Spring rush is already in full swing – sales activity leaped 10 percent in the first week of September alone, and other key metrics are indicating a promising strong season lays ahead in the property market. Properties in many segments of the Perth market are in strong demand, and Mr Hayes says the transparency of the auction process helps give buyers the confidence they need to make a purchase. “There’s still some residual nerves about Perth’s real estate market, but an auction is very reassuring to buyers because they are never left guessing,” he explains. “They can see the people who are bidding against them, they know the leading bid every step of the way, and they are told when the bids reach the reserve price.” Mr Hayes adds that sellers benefit from the ease of knowing the sale is cash unconditional once bidding exceeds the reserve price. “The deadline of the auction date is also a great motivator,” he adds. “It creates a sense of urgency that brings decisive buyers to the table within a short timeframe.”
