HAS PERTH´S SECRET BEEN REVEALED? Across on the east coast last week, a property commentator was laying out the facts to battle-worn first home buyers in Sydney and Melbourne. Lamenting median house prices in Sydney and Melbourne (where you won´t get much change out of $1,000,000), he pointed out that Perth not only offered sunny weather and a relaxed beach lifestyle, but also enviably affordable housing. He´s right. In Perth, the first home buyer´s dollar goes a lot further - they can come in comfortably at the middle of the market and only be spending $554,000 for a house and $375,000 for a unit. Local property commentator Gavin Hegney joined the debate on ABC Radio´s morning programme this week, adding that now is the time to take advantage of Perth´s current prices,

before the market starts swinging upward once again. Given the market moves in cycles, those who are in a position to invest right now have a unique opportunity in front of them. If they buy now, and take a longer term view of their investment, they will enjoy a strong return when prices rise.

MARKET NEWS WHEN DO I BUY COMMERCIAL PROPERTY? Before you think this article is not really for me, chances are you are already invested indirectly in commercial property via your Superannuation if you’re in a balanced type of investment approach typically owning part of the large office buildings or shopping centres throughout the capital cities of Australia. These indirect investments are usually via specialist investment companies who research and buy large scale commercial properties and you, as the investor, would own a share in those buildings which are professionally managed by them. Other forms of commercial property include such areas as showrooms and bulky goods, industrial premises, caravan parks, serviced apartments, retail, aged care, child care, service stations, marinas, car yards and hospitals.

Whilst the residential investor tends to use higher debt levels and negative gearing to build the capital base, the income investor tends to use lower debt, if any, and aims to use the rent to live on. For those looking to invest into commercial property it is best to seek expertise to build your understanding and knowledge. What you are doing can be to effectively be in partnership with your commercial tenant, although secured by a lease. The lease document is crucial to your investment and whilst it may seem detailed and complex, there are some simple areas to focus upon which are usually contained in the rear of the lease in summary form, in an area commonly known as the lease schedule. A successful business usually makes for a good tenant, and common sense goes a long way in this regard. A lot of investors also invest indirectly in commercial property via unlisted trusts, which are essentially a share

in a company which owns property with other investors, usually for a set time frame or objective. These have become more popular in recent years and can be advised by a suitably qualified professional. Just think of the excitement of being

invested in a thriving commercial property and the satisfaction of seeing a great business, your tenant, create employment and opportunities for others. It may even mean your lifestyle improves to share with your tenants’ success.

Commercial property investment differs from residential investment in a couple of significant ways. Firstly commercial property is valued by the income returns that it achieves, namely the rent. Commercial property receives a higher rent so is a yield investment. The yield, which is really only the rent divided by the total value, tends to be higher at around 5.0 - 8.0 % net, whilst the capital growth tends to be lower at around 3%. In contrast, a residential property yields around 3% and we cross our fingers and hope for 5% plus capital growth. The dynamics of these property investment types tend to make the residential property an investment earlier in life to build a capital base and then turn this capital into an
