DEMAND HIGH, BUT SUPPLY IS TIGHT Spring has a longstanding reputation for being real estate´s golden season. Something about the weather warming up and the flowers coming into bloom brings buyers out of hibernation and into home opens. However, it´s actually around December that our biggest, record-breaking achievements tend to happen. Yet, counter-intuitively, this is the exact time many people decide they better delay their plans to sell until the new year. The Real Estate Institute of WA has already flagged many suburbs in CY´s catchment as having extremely low numbers of property for sale. Nedlands is the most undersupplied market in the entire region, with just 0.4% of housing in the suburb on the market (REIWA says 1.3% is considered normal). City Beach and Floreat follow closely at 0.5%

and 0.6% respectively. With all this in mind, now is a prime time to launch to market and achieve a sale preChristmas. December is a significant month for real estate sales, and we already have auctions scheduled for December 23rd.
