GOOD SIGNS AHEAD FOR PROPERTY MARKET Just seven weeks into 2018, all signs are pointing to a year where we will see continued growth in activity and modest gains in values in the Perth property market. We are seeing more buyer interest from Eastern States investors, and we predict this will continue to build as rental values stabilise. We believe 2017 was a year where "green shoots" started to appear and the market turned a corner. A lead indicator was the strong performance in areas, such as, Cottesloe early in the year. The fundamentals were positive with low interest rates and sentiment starting to improve. The Real Estate Institute of WA has confirmed our take on 2017, with a recent report stating the market ended the year positively, with December quarter data revealing improvements in sales activity, median prices, listings and average days on market. The
institute reported that Perth´s preliminary median house price grew 1.2 per cent to $516,000 in the quarter. The median unit price was $405,000 - a 1.3 per cent increase in the three months to December. REIWA also reported there was 4946 dwelling sales during the quarter and there was 13,088 properties for sale by the quarter´s end. Interestingly, REIWA data also found homes sold 10 days sooner than they did in the September quarter, where during that time they took an average 60 days to sell. In comparison, properties listed with Caporn Young are spending on average just 40 days on the market. Meanwhile, our team is gearing up for the 12th annual Australasian Real Estate Results Awards which are being held in Melbourne next week, where our agency and six of our team members have been nominated for their hard work and achievements in 2017.
