FIRST QUARTER DELIVERS MARKET CONFIDENCE Almost 200 properties have been leased, sold and put under offer by our team in a strong first quarter start to 2018. Returning confidence to both sellers and investors, the positive effects of a stabilising WA economy are feeding into the housing sector through rising demand. Assured market sentiment is set to extend into the second-quarter, however while sales volumes have steadied, the market has been very segmented until this point. Not only have results varied geographically - where in demand suburbs outperform others - but the sales data shows that strategy is crucial to positive outcomes. The analysis we´ve undertaken of the nearly 80 properties sold or put under offer highlight the benefits of giving buyers an end date by which to act if they are interested in the property. By taking properties to auction, Caporn Young brings more certainty to the sales process and opens our
client´s properties up to a larger pool of buyers. Going under the hammer has the potential to deliver a pricing uplift, therefore delivering better outcomes for sellers. Of the 94 properties leased in 2018, fierce competition has emerged in rental hot spots including West Leederville, Leederville and Wembley. Properties have rented quickly in these undersupplied markets with 3+ bedroom family homes popular at $500-$900 per week. Executive tenants have also been active, seeking properties from $700-$1750 per week, with swimming pools and easy freeway access. Perth´s re-emerging rental market is great news for investors who are being sent clear indications of what the market requires, signalled by strong demand and stabilising rents.
