BRIDLED OPTIMISM It´s been a long time coming, but there is finally positive news coming out of Perth´s property market. The latest ANZ/Property Council survey shows that consumer sentiment around Perth real estate has increased again, from 140 last quarter to 143 this quarter higher than both QLD and NSW. It´s no secret that we have travelled through some very challenging times. What happened to the property market we used to know (and expect), when you could buy a property, live in it for five or so years, then sell it for a decent profit after enjoying an average of 7% capital growth yearon-year? You could trade up into your next ´dream´ home, and then repeat the cycle again half a decade later... The market we have endured of late bore little resemblance to those ´Goldern days´. It has stagnated and in many
suburbs, values have fallen. This has put the Great Australian Dream of home ownership at risk - so the entire team at CY is thrilled to see these ´green shoots´ emerging across Perth´s property scene. With this positivity, however, comes a warning. When much-sought positive economic news surfaces, our natural instinct is to think the halcyon days are back, and we become tempted to project that our homes are worth significantly more than what we paid 2, 3 or 5 years ago. There is no doubt that WA´s economy and property market are moving in the right direction, but the wheels of the property cycle turn slowly. Pockets of growth are appearing, but it´s certainly not widespread, so the best way to describe the overall market sentiment is ´Bridled Optimism!´.
