COTTESLOE LOGS 18.5% ANNUAL PRICE GROWTH The western suburbs have long been the star performers in Perth’s real estate market. Despite the doom and gloom in the media, it’s ‘business as usual’ here in many ways. One key difference is the shortage of quality properties available for purchase. Perth logged its lowest level of transactions since 2008 this year, which correlated with the balance of supply and demand tipping in the favour of western suburbs sellers. Amidst low stock levels and good buyer demand, we’ve been achieving many exceptional sales results in these desirable neighbourhoods. My observation is sellers are holding off putting their property on the market, assuming now isn’t a good time to sell. This leaves buyers competing for a smaller selection of properties, which in turn drives higher prices at the negotiation table and in our Caporn Young auctions.
For example, Cottesloe experienced 18.5 percent growth in its medium house price last financial year. After dropping from $1,950,000 to $1,700,000 between 2015 and 2016, median prices in this iconic suburb are now climbing beyond $2,000,000.

In many ways Cottesloe is the epicenter of Perth’s property market, and this uplift is making its presence felt south of the river as well. Although there’s no pressure on prices just yet, we’re seeing more active buyers circling in these suburbs, and solid sales figures month after month. The renewed sense of confidence is unmistakable. But unfortunately, there’s still a serious undersupply of quality listings coming onto the market. If this trend continues, prices will inevitably increase. It is important to note that the Perth market is currently very mixed.
