MORE THAN JUST A GLIMMER OF HOPE Federal Treasurer Scott Morrison last week declared there was a glimmer of hope in the Perth property market. His comments followed the news that house values recorded their biggest monthly increase in a year. This 1.4 per cent jump is yet another sign of the market stabilising. Local buyers and inter-state investors are also returning to the market, and employment metrics (a major driver in the real estate market) are looking healthier. In fact, ANZ´s monthly measure of job advertisements, were up in WA and nationally last month (the highest level since late 2011). Despite these positive signs, Perth´s property market remains mixed. While some suburbs are logging strong growth, overall house values across Perth are still down by 1.9 per cent year-

on-year, which means sellers in some areas are needing to bridge the gap between their optimum price and market value. The good news is that most of these buyers are then able to purchase again in the same market conditions - they maybe selling at a lower point in the cycle, but also buying at a lower point.

RENTAL REVIEW RECORD HIGH ACTIVITY LEVELS IN PERTH More positive signs are emerging in Perth´s rental market. The latest figures from the Real Estate Institute of WA show a 32 percent monthly spike in leasing activity in May 2017, representing a 17 percent uplift from the same month the year before. In fact, more than 4,900 properties were leased in May 2017, the most ever recorded! The caveat is that there were more rental properties available than ever before - 10,000 versus the long-term average of 4,500. In these conditions, it´s crucial that your investment property has a solid leasing strategy behind it.
