STAGING & VIRTUAL DESIGN

Why having a design and marketing firm on your side is imperative in the new marketplace for real estate. In today's competitive market for real estate, coupled with the advances in technology and the internet, your home needs to stand out more than ever. Since the dawn of smartphones, cameras have become not only more portable, but also better than anything we could have imagined. If you look in your pocket right now, it's likely that little device you use to keep in contact with friends, relatives and business associates, is also a high definition camera and video recording device.

This sounds like it would make things even easier for REALTORS. Having the ability to take some high resolution photographs of a listing on the fly, with no professional photographer needed, sounds like a dream to most agents. Not to us. It's sounds to us like a recipe for disaster.

You, like us, want to make the most on the sale of your home. You also know that the internet is the FIRST place a buyer is going to look when they start their search. This means your home needs to stand out from all the rest, and in a multitude of ways.

First is the fact that an iPhone does NOT replace a professional photographer. No matter how sharp a handheld smartphone photo is, there is still a multitude of errors with this approach. Lighting, to be frank, is the most difficult aspect of photography. We employ a full team of photographers to assist us with our listing photos. These photos are enhanced with on-site lighting equipment and then edited to ensure the most crisp, stunning image possible. Seeing that incredible river view through a master bedroom window, for example, is an editing skill that we only trust to a professional.

VIRTUAL STAGING In additional to proper photography, is the importance of staging. A picture is worth a thousand words, and we need those words to be "ooh" and "ahhh"! Our professional team includes a staging company, 7th Avenue Interiors, with over 25 years experience in interior design and staging. Our stagers will take your home from lived-in to lovely with just a few tweaks and some sprinkling of her magic. This approach to marketing ensures that your home stands out for it's features, and buyers can have the ability to picture the space properly. Now, if your home is in need of a bit more attention prior to photos, we offer a few solutions. The first is something we can "Virtual Staging". This is where we take an empty room and transform it digitally to look like a fully furnished space. We use the highest quality digital imagery of furniture, decor and even plants to transform the space.

BEFORE With the help of our professional photographer, this empty space was photographed to showcase the windows and doors with the incredible view of the swimming pool and backyard. Once we have the blank slate, it's time for staging the "virtual space" by collaborating with our digital design firm.

This before and after is a beautiful home in the Casa Bella neighborhood of Suntree. Completely vacant, the rooms were beautiful, but size and scale was difficult to appreciate in the absence of furniture. The furniture and decor was hand-picked by our team to transform the master bedroom into the stylish retreat below.

For homes that don't need virtual staging, out team will lightly stage the home with items already present. A quick visit prior to the scheduled photographer will let our stagers see what can be done to optimize the photos. This can range anywhere from just editing your decor items and personal belongings, to a room refresh including paint recommendations, to just some simple rearranging of furniture. Each home is unique and each property is evaluated for its best intended use.

You know that space in your home that has always seemed a bit awkward to you? You know the one - that space with the odd wall, or the asymmetrical window layout that always stumped you? We can help.

One of the things we want buyers to see and feel when they look at your home, is how they would live in that space. If you have a space that is hard to define, whether due to layout or odd features, or even if it's just that your furniture never quite fit right, we can solve these issues with virtual staging. Take the room below for instance. This home in Melbourne Beach was a great mid-century home with a fireplace in the living room. The owners never knew how to place their furniture or really make the space work for them.

When it came time to list the home, we took the now vacant room and we morphed it into a well defined living space. So well defined, in fact, that the sellers couldn't even believe their eyes! They remarked that after all these years, it took their REALTOR to show them how to maximize the space in a way they never imagined!

REVAMP & REFRESH Taking the old and making it new.

Everyone has their own style, and we respect that. Sometimes though, our style can hold back a space from it's true potential. Since we are in the business of selling your HOUSE, we want to showcase it in the best, most attractive, way that provides for mass appeal. This may mean taking a furnished space, removing the furnishings, and then using the empty space to virtually stage in a more neutral style of decor to help buyers envision their belongings. We like to use the reference of walking through the door of a high end hotel suite - nothing too unique, nothing too obvious or intense. Form and function in a neutral palette will appeal to more buyers, therefore helping them envision your HOUSE as their HOME.

UNLIMITED POSSIBILITY When a little bit of vision can take your house from "not for me" to "make it mine"! Sometimes the potential of a home is the real selling point. Take this canalfront pool home for example. This home is in a desirable neighborhood, has a great inground pool and sits on a canalfront lot. Sounds perfect, right? Wrong. This property needed some work, but even more than that, it needed a new layout. Older homes tend to have very compartmentalized layouts with smaller rooms than what you see in the new designs being built today. We chose to VIRTUALLY RENOVATE this home to show potential buyers just how this closed off living and kitchen space could be transformed into an open plan living and dining space that is always on buyer's wishlists. We even went a step further and took these designs to a local builder so that we could provide a rough estimate of the work involved to make this design a reality. Does your REALTOR do that?
