Welcome
IT'S ALL IN THE FAMILY
Castle Building & Remodeling, Inc. is a professional design/build firm specializing in residential remodeling. Castle is a second-generation family business, started in 1977, with over 3,200 past clients. Marty Schirber started the company from his basement and watched it grow over the years. In 2005, Castle moved into its headquarters on Johnson St NE, and two years later Loren acquired Castle Building & Remodeling from his father. Since then, Castle has relocated to a larger headquarters and seen three more locations open, one in St. Paul and two in South Minneapolis. The unique design studios allow Castle’s interior designers to help clients plan anything from a not so big project all the way up to a whole house reconfiguration.
In the fall of 2013, we introduced our first in person home tour. We have since held a home tour every year, with the exception of 2020. Our Longfellow showroom is the latest addition to our design selection studios. The showroom now resides where The Natural Buil Home Store once existed, which was acquired in March of 2014. Castle was able to continue working through the pandemic, following CDC guidelines and adapting many new business capabilities. We added the capability for virtual appointments, practiced social distancing while in homes, and created the opportunity to attend events from the comfort of attendees' homes with our Impressive Progressive event. The 2021 Castle Educational Home Tour’s purpose is to educate Follow us: and inform the public on real everyday remodel-
ing projects, not just the largest or most expensive projects like the luxury tours or Parade shows. On our Tour, Castle will show the public real remodeling projects like mud rooms, laundry rooms, and bathroom remodels that would never be shown on a luxury tour. Remodeling is a huge investment and we understand it takes effort to learn about all your remodeling options. Our Tour is designed to help people make better remodeling decisions for your own remodeling projects, and better understand what a realistic remodel involves, as well as what is achievable within your budget to create a valuable investment in your home. Use this Guide Book to learn more about the homes we are showcasing. It will direct you to the homes that will best help you in planning your project. In each home we have an expert ready to talk to you about the project you are visiting, your upcoming project, and how Castle can help you achieve your remodeling goals. If you hire Castle you will find that our tag line “The Best Value in Professional Remodeling” is our way of life. Our professional team strives to bring a luxury service to the masses. A clearly defined process, direct buying relationships, time tested systems, and efficiency allow Castle to provide a better value and guarantee a better experience. Through our three pronged guarantee we hold ourselves accountable, so you do not have to.
Sincerely, Loren Schirber, Owner

AN IMPRESSIVE EVENT FOR ALL The Rise of Virtual Home Tours
In the fall of 2019, the think tank behind all of Castle's big ideas, aka our fearless leader Loren Schirber, thought of yet another great event to engage with local homeowners who have remodeling on their mind. The Impressive Progressive Home Tour event was designed to be a more intimate experience. With ticket holders starting at a designated showroom and then moving together through two impressive projects and ending the night back at the showroom, all while engaging in an intimate conversation with the designers behind the projects. With the pandemic knocking on our doorsteps, Castle had to reinvent its events just like dozens of other businesses in the Twin Cities. We cancelled all
in person events and turned to a digital platform. Thus our first series of virtual events was created. We hosted the first virtual Impressive Progressive event in June 2020 and have hosted an additional 3 tours and 2 digital educational classes. Our events were hosted by owner Loren Schirber and Marketing Manager Hannah Husemann. Designers Amy Hinck, Ashley Hansen, and Emily Blonigen joined the conversations featuring bathrooms, kitchens, and additions. We will be hosting one additional virtual class in November 2021. Join our monthly newsletter to stay up to date on all event news.
Our kick off virtual tour featured a NE Minneapolis kitchen addition and a St. Paul owner suite addition.

DESIGN SERVICES
As a design build remodeler, Castle Building & Remodeling focuses on finding the project design and budget that will work best for each homewoner. At Castle, we have several tools and a team full of designers to make your remodeling dreams a reality. From the initial budget documents to 3D drawing tools, to production involvement in project planning; our goal is a beautiful, well planned, financially feasible project that is finished on a pre-determined timeline. Unlike stand alone design services, our system integrates the pricing into the design process. Whether your style is traditional, modern, or transitional, our process and professional design team will find you the best value in residential remodeling. If you have questions about how the design build process works, please ask your designer to explain our process or call our office with inquiries.
The Beginning Stages of the Design Process CONSULTATION Using the pop up on our website, please schedule your phone consultation with our sales team. We will reach out to confirm your call. During the phone consult, we will discuss what you want to accomplish with your remodeling project, any special needs, and what type of investment you want to make in your home. As we discuss the project over the phone we will be taking notes to pass along to the sales person or designer that visits your home. CREATE A VISION During the first visit to your home we will discuss the project(s) with you, take photographs, and measurements and explain how Castle performs the design & planning process. We will leave a copy of our pretty brochure that contains information about Castle, our team of professionals, photos of projects, and our annual infographic. BUDGET ANALYSIS After the appointment, we will email you a budget estimate of costs for your project. A PDF copy of Castle's Design & Planning contract will also be emailed.
DESIGN & PLANNING STAGE 1 The design costs associated with the drawings, selections, adn the detailed scope of work and pricing contract usually equal approximately 3-5% of the project budget, depending on project design complexity and the hours Castle expects to spend on each phase of the Design & Planning process. The way to keep design and planning costs down is to invest some time upfront determining how the job should look when completed, making precise decisions, and not changing the budget or scope of the design project numerous times. DESIGN & PLANNING STAGE 2 If you are already working with an architect or other professional designer, we will work with them to put together the specifications and help with interior design selections at a negotiated fee based on the complexity of the project. If no design is necessary due to the nature of the project, the specification fee can be negotiated. SITE VISIT With your approval of the design and planning agreement, we schedule our first design meeting and begin the design and planning process.
Eight Ways Homeowners Can Be Involved Castle is one of the few professional remodeling companies that actually encourage participation by clients. Castle believes that by encouraging homeowner involvement, a greater value can be provided to the client. Labor costs typically represent the largest portion of remodeling costs and consequently provide the greatest opportunity for savings on the part of the client. Although Castle often receives and passes along deeply discounted pricing on materials, additional savings can be garnered if the client procures and delivers some accessories and materials. Castle also believes that clients who are involved in their project have a greater appreciation for the skill required as well as the unexpected circumstances that arise in remodeling. Although Castle encourages client participation, there are certain restrictions that have been enacted based on past negative experiences. In general, Castle most strongly encourages participation in the beginning and ending stages of the project. Here is an overview of eight ways homeowners can get involved during their project. 1. Site Prep, Tear Out & Demolition
5. Specialties
Many clients do tear out and demo and save thousands in labor costs. This is the first stage of the project and involves ripping out, smashing, and removing what will be leaving. This phase can be gratifying and tiring. Expect many trips to the dumpster and try to recruit some friends to help.
Many homeowners handle this relatively easy portion, which offers a chance to save money by cutting out management coordination of ordering and delivering materials and the labor to install.
2. Insulation
If you have the time, this is an area to save by installing or managing yourself. It adds to Castle’s coordination, but we are amicable.
Some insulation applications, particularly fiberglass batts, are easy to install and can be done by the client. Typically, the amount of time it takes to complete this item compared to the small savings realized from doing so leads clients to pass on this area. 3. Tile & Stone
Take a class, buy a wet saw and you are in business (if you’re adventurous). Not that easy but some homeowners have been quite successful if willing to take their time. This is a decent place to save (you can save about half of the tiling costs by doing it yourself) and an opportunity to set your tile in grout for an eternity.
6. Floor Coverings
7. Painting & Decorating
This is frequently handled by the homeowner if they have the time. Don’t forget to figure in time for masking and prep. Please paint nicely so that our pictures look good. 8. Clean Up and Debris Removal
If you are willing to clean the jobsite each day and move debris to the dumpster, you may be able to save some costs in this area.
4. Cabinets, Countertops, and Appliances
Castle generally does this part. If you hire a pro, please let us handle the part that reflects the most on final appearances.

Katy received her Bachelor of Science in Architecture (2003) and Master of Architecture (2010) from the University of Minnesota College of Design and has worked in the industry since 2002, with experience in sustainable design, healthcare, and even virtual reality. Although Katy’s professional experience has ranged in scale, her passion for residential design and construction started young, when she chose “This Old House” and “Hometime” on PBS instead of Saturday morning cartoons. She enjoys bringing her design skills and knowledge to the table while working closely with homeowners to reimagine the function and look of their home. Breathing new life into older homes is incredibly rewarding and she particularly enjoys wrestling with the complexity of fitting modern functionality into small footprints so that the outcome significantly improves the flow of day to day living. Kari Burnham
Remodeling Designer
Remodeling Designer Interior Designer
Ashley comes to Castle with over 14 years of design experience. When working with clients she focuses on celebrating their lifestyle, imaginations, and desires. Her work is guided by three main philosophies: 1. Functionality, using design to turn problems areas into a practical and delightful environment 2. Deconstructivism, as a way of taking traditional design and reinventing it to align with the homeowner 3. Attention to detail.
After years of designing and remodeling her own homes, Kari graduated from Century College in Kitchen and Bath Design in 2006. Kari has award-winning work that’s been featured in design publications like Midwest Home Magazine. She loves reimaging space that not only increases functionality but also reflects her client’s lifestyle and personality. Her love for old homes is what attracted her to Castle Building and Remodeling.
Ashley began her career with a degree in woodworking. And while her carpentry knowledge gets used in her designs, she decided to put down the hammer and focus more on her passion of design. She has always been a creative person, thus becoming a designer was a very natural step for her. Her passion for design provides her motivation to learn and grow within the field which is why she is always stays up to date on the latest trends. She describes designing as something very emotional, it allows her to feel, compose, arrange, manipulate, and construct to create the ultimate outcome of functionality, beauty, and appeal.
In her free time Kari enjoys working on her own home projects, gardening, traveling with her husband, reading, and spending time with her family and friends, especially her four grandchildren

HOW DID HOMEOWNERS HEAR ABOUT CASTLE? Angie's List PROJECT STYLE Modern Farm House PROJECT DURATION 25 weeks
This 1900 farm home had a long history and was in need of improvement — the front porch was unused and unwelcoming, the living room was closed off and dark, the main level flooring undulated with failing floor structure, and the steep staircase was creaky and challenging to navigate. Level 2 was chopped up into small rooms making furniture layout difficult and inefficient. Even with challenges, the homeowners loved this home and wanted to find a way to make it work for their family and update the look to fit their modern style.

This 1923 Bungalow was full of existing arts and crafts details, however the existing golden oak kitchen felt architecturally out of place. The existing kitchen layout had awkward circulation, lacked storage and countertop area — it didn’t function well for cooking or hanging out. The goals of this project were to create a kitchen that felt like it was part of the original home in character and could function as both a gourmet kitchen and gathering place for family and friends.

This homeowner was excited to create a fresh start in her new south Minneapolis bungalow. The existing kitchen was a small galley that was completely nonfunctional, and had a very small, closed off back entry. Her master bedroom was also small and had an unreachable closet that backed to an also tiny bathroom. Since there was only one bathroom in the house, we captured the closet for a large shower in the bathroom and created a new, larger bathroom with plenty of storage and a transitional, fresh feel. Subtle greens and off-whites create a bright fresh feel in the new space. An addition to the back of the home then added a larger closet and dressing area with a view to the beautiful backyard space in the owner suite.

This Craftsman house, built in 1914, was in need of some updates. The homeowner came to Castle with the wish to update their kitchen and two bathrooms. Due to water damage, these rooms were complete remodels, being gutted to the studs with the exception of saving the windows and a few plumbing items in the upstairs bathroom. The new kitchen layout optimized the best use of space and gave a nice working triangle. Layouts of the main and upper floor baths remained the same to cut down on costs. The main bath had a black modern hex tile for the floor and the shower surround had a glossy white imprinted subway tile in a brick set pattern to heighten the visual contrast in the small area.

The owners of this S. Minneapolis house were ready to take on an “additional addition” after completing a garage add-on a couple of years ago. This project entailed adding a Master Bed and Bath above the garage and the space next to it. The designer was able to re-work an old floor plan given to the clients to optimize both the space and budget given. Maintaining the traditional character and quality of workmanship were essential to these homeowners. To accommodate those desires, original brick was pulled and salvaged from the old exterior and re-used for the new brickwork. Wood and clad Marvin windows were used and matched to the style and size of the home’s existing windows.

Homes on Tour
The home owner of this two-story south Minneapolis house, built in 1937, decided it was time to make some changes. One of the main wishes of the homeowners was to transform their boxed in multiple room layout into an open floor plan that would accommodate the needs of their growing family. To do this, structurally a lot of changes had to be made. The wall between the kitchen and dining room was torn out and a peninsula took its place, creating a touch down zone to help define the space.
