Representative East Coast Experience

Durham Public Schools Durham, NC Cumming developed and presented a Long-Range Facility Study in 2010, which included 60 facilities. The study took approximately six months to complete and concentrated on the condition of existing facilities as well as the need for new facilities. Many of the findings are now being implemented. Upon request, we provided an update to the initial study in late spring 2013.

UNC REX Heart & Vascular Hospital Raleigh, NC This facility will include a new hospital, a new parking structure, and renovations to the existing building, along with extensive site work. Cumming will provide estimating, cost management, and reconciliation services during the schematic design and design development phases. The facility houses new exam, OR, ICU, telemetry, and imaging/radiology services.

Hyatt Place & SKYE Condominiums Charlotte, NC Cumming is currently providing monthly progress assessments for this project, which is located on .82 acres in the heart of uptown Charlotte. Originally designed as a full condominium tower, this unfinished, 22-story structure was re-designed to a mixed-use 69-condo and 172-key hotel facility in 2011. Cumming conducted an initial assessment of this project in late 2012 as the renovation

UNC Family Health Center Renovations Raleigh, NC Cumming assisted the design team by providing cost management services for the University’s Family Health Center renovation project. Specific services provided by Cumming to date have included target cost modeling, construction and soft cost analysis, and reconciliation to target budget. Proposed project scope includes a new entrance expansion, expanded X-ray facilities, sports medicine overhaul, and the general refurbishment of clinical space.

Darla Moore School of Business Columbia, SC The Darla Moore School of Business at the University of South Carolina is home to the US News and World Report #1-ranked International Business Program in the Public Universities category. This project is slated to meet Net Zero Energy status and a minimum of LEED Silver certification. This 252,000-sq.-ft. building will house the Darla Moore School of Business and portions of the University of South Carolina School of Music.

Rita Lidy Hollings Science Center Charleston, SC This new 128,000-sq.-ft., three-story science building is located at the corner of Calhoun and Coming Streets in downtown Charleston. The facility includes the Dean’s office, departmental offices and support areas, faculty offices, teaching labs, research labs, and a lecture hall. The building is connected to the College of Charleston's central energy plant and has a substantial mechanical room on the third floor.

School of Law, The University of South Carolina Columbia, SC Cumming is providing project management and cost management services to this 187,500-sq.-ft. new building and renovation of existing Taylor House. Construction includes teaching spaces, a library, cafe/bar, mock courtroom and meeting and office spaces.

Concord Park Mixed-Use Development Charleston, SC Cumming provided estimating, value engineering, and bid review/ negotiation services to the developer for this mixed-use project in downtown Charleston, which includes hotel and condo elements in a historically sensitive development.

College of Dental Medicine Charleston, SC Cumming worked with the Owner during pre-construction, establishing early site and steel packages while verifying construction budgets and schedules. During the construction phase, Cumming worked as the project construction manager overseeing schedules and project GC activities. The project included 84 teaching procedure rooms, five dental surgery suites, corrective dental surgery suites, four operating suites, and a stateof-the-art dental laboratory and 12 classrooms.

River Bluff High School Columbia, SC The scope of the project includes a new 520,387-sq.-ft. high school consisting of the following: new regular classrooms, specialty labs and collaborative teaching spaces, media center, performing arts, kitchen/dining, dual gyms, and administrative support space. Road widening, off-site sewer and parking lot paving development for all parking and bus drives are included. Athletic buildings and competition fields are also included in this project, which is now the largest high school in the state of South Carolina.

Arnold School of Public Health Columbia, SC The Arnold School of Public Health is the first project to be completed at the new University of South Carolina research campus. This building is referred to as the “Gateway to the USC Research Campus,” with a beautiful rotunda entrance located at the corner of Assembly and College Streets. The project is a 5-story, 105,000-sq.-ft., steel-framed building with a brick veneer. The facility includes multiple laboratories (both wet and dry), space for offices and clerical staff on two floors of the north wing, conference rooms, locker rooms, an auditorium, and adjacent parking.

MUSC College of Pharmacy Charleston, SC Cumming provided program estimating services for the new, 72,000-sq.-ft. facility. The $30 million building, located in Charleston, SC, includes classrooms, lecture halls, offices, and research labs.

Sullivan's Elementary School Sullivan's Island, SC The new Sullivan’s Island Elementary School will be located on the same site as the old school. The new 74,000-sq.-ft., 2-story facility will accommodate 500 kindergarten through 5th graders and will include 24 classrooms, 2 project labs, 2 computer labs, art room, kitchen / dining room, and multi-purpose room. The first floor will be elevated to comply with FEMA regulations, and the facility will be constructed under the USGBC LEED Program initiatives.

Medical University of South Carolina Expansion Charleston, SC This project includes a 22,000-sq.-ft. technology block, 42,000-sq.ft. Heart Center with cath and EP labs, chest pain center, 40,000-sq.-ft. surgical department, 16,000-sq.-ft. interventional radiology suite, 30,000-sq.-ft. digestive center, and an ambulatory care clinic. Cumming provided pre-construction planning and construction management, project scheduling, and preconstruction estimating.

Nursing and Science Tower Charleston, SC Cumming served as the cost manager on the LS3P Architecture team for Trident Technical College’s Nursing and Science Building. Cumming worked with LS3P to successfully keep the project within budget. The final CD Estimate was within .4% of the low construction bid.

Myrtle Beach Hotel Acquisition Mrytle Beach, SC Cumming provided pre-acquisition budget, schedule, and conversion advice for a prospective buyer. Our services included providing budgets for several hotel brands’ property improvement plans, as well as pre-construction conversion advice. This advice assisted our client in determining whether it would be a beneficial acquisition and what renovation/re-programming would be required upon acquisition.

Representative East Coast Experience

South Campus Dormitory Columbia, SC The project was LEED Certified with a Silver rating. The 176,575-sq.-ft. building is a 500-bed apartment style dormitory, consisting of 3 buildings, and an adjacent Learning Center. The unique “Green Roof” on the Learning Center wing, as well as the utilization of a Hydrogen Fuel Cell to provide a portion of the electricity for the Learning Center wing, contributed significantly to the LEED certification.

Oceanfront Hilton Hotel Hilton Head Island, SC Cumming provided a property improvement plan estimate for maintaining the existing brand at this 323-key hotel. We also advised our client on more cost efficient renovation options that could be negotiated into the propertyimprovement plan.

James Simons Elementary School Charleston, SC The new Elementary School is located on the same site where the previous James Simons Elementary School existed. The new facility will accommodate 500 K—6th graders and will be designed to expand up to an 8th grade facility. The front facade of this 1919 facility will be preserved and renovated to keep the historical neighborhood presence of the original school. The 56,000-sq.-ft. building will have 18 teaching stations, an art/science room, music room, computer lab, multi-purpose area, and media center.

Newberry County District Administrative Offices Newberry, SC A feasibility study was conducted comparing the option of converting one of two existing buildings, with a further option of a new building. Once the new building option was selected, Cumming provided project management services, as well as estimating for each design phase.

Glenlake Comprehensive Medical Center Atlanta, GA Cumming is currently providing cost estimating and scheduling services to Kaiser Permanente for the renovation of Glenlake Comprehensive Medical Center. The 65,000-sq.-ft. facility includes internal medicine, cardiology, radiology, lab and x-ray services. This project is utilizing cost-reimbursable / integrated project delivery, which is a forward-looking alternative delivery method. Cumming’s role is to establish and manage various project processes.

Georgia State University of Alpharetta Center Alpharetta, GA Cumming provided program management services for the development of Georgia State University’s new academic facility located at the University’s Alpharetta campus. The two-story Academic Center features 43,500-sq.-ft. of new space. Interior features include a combination of 48- and 60-seat classrooms, 60seat tiered lecture rooms, breakout meeting rooms, and support areas.

Miami EDITION Miami, FL Cumming is the Development Manager responsible for the design and construction of the Lifestyle Hotel and Luxury Condominium development for Marriott. This $300+ million, 420,000-sq.-ft. project is being done in conjunction with the new EDITION brand, which is a joint-venture between Marriott and Ian Schrager Company. The development will include 294 guestrooms, 26 luxury condominiums, two restaurants, a Crazy Box Nightclub, seven bars, and more.

Yacht Club at Portofino Miami Beach, FL Cumming was retained to manage restoration and renovation work to this 35-story luxury condominium complex on Biscayne Bay at South Beach’s South Pointe. The property, originally constructed in 1999, has significant challenges due to façade deterioration and dampness in the corridors. The scope of work includes the replacement of expansion joints, HVAC improvements, renovations of corridors, and outdoor amenities.

Waldorf Astoria Bonnet Creek Orlando, FL The 500-room Waldorf Astoria Bonnet Creek is the centerpiece of Hilton’s mixed-use resort development that incorporates a 1,000-room Hilton, expansive swimming pools and site amenities, and a Rees Jones Championship designed golf course. Engaged by the operator since 2006, Cumming has provided cost analyses, economic benchmarking, and peer review services on this exciting mixed-use development.

VT Integrated Learning Environment Building Blacksburg, VA Cumming provided cost estimating and cost management services for the new four-story, 74,000-sq.-ft. lab and classroom facility. The $33 million interactive learning facility also includes the redevelopment of a four-acre site. Cumming also assisted in the analysis of proposed site utility distribution options and in preparing funding analysis forms for the State of Virginia’s BCOM process.

UVA McBryde Hall Auditorium Renovations Charlottesville, VA Cumming provided conceptual cost estimating and target cost modeling for the renovations and upgrades to the existing McBryde Hall facility. Cumming’s services included the evaluation of all code-required upgrades, fire and life safety improvements, envelope enhancements, and interior renovations and acoustic / low voltage upgrades.

UVA Alderman Housing Phase 6 Charlottesville, VA As a subconsultant on the Clarke Project Solutions team, Cumming provided cost management services in support of the construction of a new five-story, 66,000-sq.-ft. student residence unit, which accommodates 240 beds along with an associated 10,000-sq.-ft. student office building. As part of the project’s infrastructure work, Cumming assisted in analyzing the most economical options for site mechanical distribution, central plant tie-in, and equipment upsizing.

Waldorf Astoria New York New York, NY This historic hotel has recently undergone a series of renovation projects to help maintain its luster. The Starlight Ballroom, which opened in 2002, received $15 million in renovations. A $12 million refurbishment of Peacock Alley restaurant and lounge was completed in 2006. And the property’s latest project, completed in 2008, involved the renovation of the Spa and Fitness center at a cost of $21 million. Cumming provided cost management services from planning through closeout on each of these projects.

Hilton New York New York, NY Cumming’s first assignment began in 1998 with a CAPEX budgeting exercise. Since then we have worked closely with the operator to provide hard and soft cost budgets, economic forecasting, value engineering and bid analyses for several renovation projects ranging from a $1million fitness center to a complex multi-phase $60 million guestroom renovation. In each case, construction occurred during continuous occupancy and was carefully phased to minimize disruption to hotel services.

West 57th Street New York, NY West 57th Street by Hilton Club is a 28-story, 161-unit timeshare tower located on West 57th Street and 6th Avenue in the heart of Manhattan. This purpose-built timeshare development includes an elevated club lounge with private terrace, a state-of-theart fitness center, and spa by Spa Chakra on the ground floor. Cumming provided cost estimating, feasibility analyses, economic forecasting, cashflow analyses, value engineering, and bid analyses for this unique and challenging project.
