REPRESENTATIVE EXPERIENCE
EDITION Hotels New York, Miami, London Cumming has been selected to manage three new EDITION hotels — one each in London, Miami Beach, and New York City. EDITION is a luxury lifestyle hotel brand created by Marriott International in partnership with Ian Schrager. The London EDITION, which opened in late 2013, is located in the historic building formerly known as the Berners Hotel in the city’s Fitzrovia neighborhood. The Miami Beach EDITION, under construction in the former Seville Hotel, is expected to open later this year. The New York EDITION, currently under construction, will be located at the landmark Clock Tower building at 5 Madison Avenue.

432 Park Avenue New York, NY Cumming is providing enhanced fund monitoring to our UK-based client, who is unable to regularly attend project meetings or site visits. Our knowledge of local conditions and practices allows the client to make informed project decisions. Designed by Rafael Vinoly, the project will be the tallest residential tower in the western hemisphere at 1,396 ft. and will completely change the New York City skyline. Cumming is providing fund monitoring to both the lender and developer.

Westchester Medical Center New York, NY Cumming is managing the construction process during this multi-phased project, which includes a new Neurological ICU and 300,000 square foot medical building, as well as the modernization of an existing onsite media and conference center. Cumming’s project management services will also include the assembly of overall architectural standards on behalf of Westchester Medical Center.

737 Park Avenue New York, NY 737 Park Avenue is a high-rise condominium conversion development located on the prestigious Park Avenue in New York City. The project includes the full refurbishment of the building, along with all new M/E/P services and new unit layouts. Working on behalf of the lender, Cumming’s role includes monitoring the replacement of all windows as well as the addition of a glass penthouse to the roof. Project completion is scheduled for June 2014.

Eileen Fisher New York, NY Cumming is working directly for Eileen Fisher (clothing designer) on the refurbishment of their five-floor corporate offices on Fifth Avenue. We are providing estimating and value engineering services through all stages of design to ensure the client is in full control of the costs and can make early decisions that lead to project success.

Standard Bank New York, NY Cumming provided estimating and value engineering services to Standard Bank on their mixed trading and conference floor at their corporate offices in New York. Cumming worked with the design team to prepare estimates on a variety of options so the client could make informed decisions on design and layout at an early stage.

New York Public Library New York, NY The main branch of the New York Public Library, now known as the Stephen A. Schwarzman Building, is a Beaux-Arts structure that has been one of the city’s most significant architectural landmarks since it opened in 1911. Cumming was employed to carry out a feasibility study on the cost to retain and renovate the existing books stack areas, including all finishes and M/E/P systems, within the Bryant Park wing. The multi-tiered self-supporting steel and cast iron stack system is original to the building. The stacks are independent of the seven stories of floors internal to the wing, and act as a support to the floor of the famous Rose reading room.

22 Bond Street New York, NY Located in New York's East Village, 22 Bond Street includes a new five-story residential development. Cumming completed a full due diligence review of the project, including independent estimates, schedule review, and a full review of the general contractor, subcontractor, and design team. Moving forward, Cumming will provide monthly reports to the major investor identifying any possible risks and commenting on project efficiency.

Four Seasons New York, NY This Four Seasons hotel/condo project is a new-build, 82-story tower in the Tribeca neighborhood of New York City. Cumming, which is representing one of the project’s anchor lenders, was initially retained to review all drawings, plans, permits, contracts, and current costs to produce an extensive due diligence report used by the lender to decide whether or not to provide loans for the project. Our role later expanded to include monthly site visits, change order reviews, requisition reviews, and participation at meetings. Cumming also prepares monthly reports providing updates on project status.

10 Sullivan Street New York, NY 10 Sullivan Street is a new-build residential project in Soho, New York, consisting of a 16-story residential building and four townhouses. Cumming is providing enhanced project monitoring services to our client, including full due diligence reviews of the budget, drawings, DOB requirements, and the construction team. Ongoing monthly duties include site visits, change order reviews, requisition reviews, and participation at progress meetings. Cumming also prepares monthly update reports.

The Waldorf Astoria New York New York, NY Originally constructed in the early 1930s, this historic hotel has recently undergone a series of renovation projects to help maintain its luster. The Starlight Ballroom, which opened in 2002, received $15 million in renovations. A $12 million refurbishment of Peacock Alley restaurant and lounge was completed in 2006. And the property’s latest project, completed in 2008, involved the renovation of the spa and fitness center at a cost of $21 million. Cumming provided cost management services from planning through closeout on each of these projects.

West 57th Street New York, NY West 57th Street by Hilton Club is a 28-story, 161-unit timeshare tower located on West 57th Street and 6th Avenue in the heart of Manhattan. This purpose-built timeshare development includes an elevated club lounge with private terrace, a state-of-the-art fitness center, and a spa by Spa Chakra on the ground floor. Cumming provided cost estimating, feasibility analyses, economic forecasting, cashflow analyses, value engineering, and bid analyses for this unique and challenging project.

Hilton New York New York, NY Cumming’s first assignment began in 1998 with a CAPEX budgeting exercise. Since then, we have worked closely with the operator to provide hard and soft cost budgets, economic forecasting, value engineering, and bid analyses for several renovation projects ranging from a $1 million fitness center to a complex, multi-phase, $60 million guestroom renovation. In each case, construction occurred during continuous occupancy and was carefully phased to minimize disruption to hotel services.

Project Monitoring Cumming provides comprehensive and independent project monitoring services. These services identify risk and allow our clients to make informed decisions on lending opportunities. Before entering into any loan agreement with developers, it is crucial for lenders to have an experienced construction consultant working on their behalf from the initial decision-making stage to financial close-out. Negotiation — At Cumming, we believe the services we provide to clients before they have entered a loan agreement are the most beneficial. In our role as their dedicated construction expert and advisor, we have negotiated on behalf of our clients to ensure that loan agreements are structured in their favor and that all potential risks are managed correctly. Risk Management — Our project monitoring services include identifying, reporting, and managing project risk from due diligence through financial close-out. Our risk management services cover all aspects of key performance indicators, including schedule, budget, trade awards, and Department of Building issues. Market Knowledge — We use our knowledge and experience in various markets to review full project budgets against our benchmark data. This includes a full peer review and comments on the full construction budget, as well as all design-related soft costs. We check major quantities and rates as part of our review process. During this process we will meet with the developer and contractor to review the budget in detail and ensure that all questions are answered and that we are in agreement before reporting to the client. Detailed Review — A key part of our role as Project Monitor is the full review of the monthly drawdown, which includes contractor requisition and all construction-related soft cost backup. A monthly detailed review includes a pencil requisition walkthrough with the developer, contractor, and all
of their project managers to ensure that all work, materials stored, and overhead payments are in line with the agreed-upon contracts and schedule. We create an exhaustive monthly checklist built from the loan agreement to ensure that all information is provided, including lien waivers, offsite material evidence (this may include offsite materials where necessary), and any incentive payments. Efficient Reporting — We produce a concise monthly report that is submitted in conjunction with the drawdown review and recommendation. While all of our reports are centrally controlled by the project monitoring team, they are adapted to the specific needs of the client and the project. All reports have full detailed backup with summaries to ensure that our clients are provided all necessary information in an efficient manner, including any relevant information about the budget, schedule, drawdown, and/or critical issues.
