COOPERATIVE GARDEN by ON Design Partners
Cooperative Garden is a housing project in Tokyo that responds to the growing density in main cities. This project stacks 8 housing units vertically, each unique in terms of their spatial qualities and arrangements. The building forms its own community through the visually continuous gardens and circulatory space, each possessing different characteristics that complements one another.

Having completely unique housing units reinforces the idea that this project is a vertical neighbourhood, not just a composition of apartment units. The community is connected through the shared vertical circulatory and void spaces, imitating the experience of sharing a street with neighbours.

The different garden and circulatory spaces create different degrees of privacy, allowing the residents to encounter pockets of social interaction with each other while still being able to keep the privacy of their home.

LAND USE MIX Land use mix encourages active transport and improves a neighbourhood’s walkability level. As an extension, the area can benefit from the active movement and become more lively. The Northcote site is bordered by housings and Merri Creek. This opens up opportunities for this project to introduce a mix of live, work and play into the area.

In the same way people form relationships with one another, indoor spaces too form relationships with outdoor spaces. The ground and the buiding. The room and the balcony. The wall and the view. The lamp and the sunlight. The fan and the wind. And so on. View from Level 2 Balcony

W6 Concept Diagram - Massing
Evenly distribute the site into 12m x 12m Grid.
Divide the site into 3 groups that allows each side has one opening.
Delete the grids where the pathway are located.
For achieving permeability, keep deleting the squares so that allows each block has at least two openings connecting the outisde and insde. This provides more opportunites of the circulations as well as forming a semi-private courtyard in each block.
CREATING ACCESS
Select and extrude some of the squares up to from the building mass.
Drag them up or down and twist them around based on the sun direction to get the best exposure to sunlight and minimise the oversshadowing on the ground floor
Reconnecte those buildings based on the original group division providing abundant outdoor platform and shared spaces.
Change the volume of the massing according to the housing units and developing the elevated walkway to achive a better experience of the site.

NEGATIVE SPACE
A building is as good as its negative space. While the floors, walls and ceilings are built, they are merely boundaries of the spaces inside. It is the void space that forms a building. It’s where we live, claim and make the space our own. It’s where nature can join and improve the quality of life inside. It’s where the built meets the builder and the still meets the moving.

THE GARDENS
Vertical extension of Merri Creek Merri Creek is home to a lush variety native floral species. In the effort of extending the natural reach of Merri Creek through having open spaces scattered around the building, smaller native plant species can Adopting Merri Creek be introuced to the residents. Introducing Merri Creek to the residents by bringing in local native plants into the site.

Your building is located on the High Street and Merri Creek corner of the site. It is a fairly active corner with bike and pedestrian movements to Merri Creek along with cars and trams on the main road. To help buffer the noise, the ground floor will be used for commercial and communal programs while units will start on level 1.

TRANSITIONS Building anticipation.
It’s the calming effect roused by the journey you take from turning to your street, spotting your house, stepping through the gate or past a terrace, taking out your keys, opening the front door and being greeted by the comfort of your safe space. In the same way, this project tries to adopt this journey from the streets, to the vertical circulation, turning to a balcony space and finally into the unit.
