What is your favorite room in your house? Our kitchen. What makes this particular space special? Our kitchen is bright and open, with windows looking out on the urban landscape of SoHo, New York City. As the saying goes, our kitchen is certainly the heart of our home. I love to cook, and cooking weeknight dinners is an important part of my self-care routine in getting away from my desk and office mode, and winding down. With the design, I took a decor-forward approach with a large, floor-to-ceiling built-in bookcase that is filled with colorful books and cookbooks that I’ve collected over the years, objets d’art, and smaller framed artworks and mementos— and, of course, it’s heavily accented with Otherland candles in little vignettes.

What are some things that you personally feel make your house a home? In the case of my kitchen bookcase, as with the rest of my space, having elements of personalization make me feel like I’m truly at home. A curated collection of items, like books, artwork, tchotchkes—whatever it may be!—tells a story of what is meaningful to you and your personal self-expression. This ties in with the idea of interior wellness, which more broadly is part of my concept of “interiential”—a combination of interiors and experiential that is all about creating meaningful experiences at home.  www.otherland.com 5

Often, outdoor spaces are treated as superfluous to the home; they’re merely spaces that surround our house and separate us from our neighbors. There’s so much that can be done, though, to make these areas an extension of your living space—providing you with both more usable and livable square footage, and a wider range of environments in which to enjoy your home.

I N D O O R /O U T D O O R S PAC E S A N D C OV E R E D A R E A S Larger homes often boast balconies or patios, or both. As balconies are usually found on the higher levels of your house, they are more likely to have a view. Use the space to leverage that: have your furniture facing away from the house, towards the view, for an excellent contemplation space. Patios, on the other hand, are ground-floor spaces, often situated off of the living or dining areas. Because of this, they allow your social spaces to spill out into the yard; be sure to offer a lot of comfortable seating on the patio, gentle overhead lighting, and heating for the colder months. If you have the space, adding a gazebo further away from the house provides a more secluded, private option either for socializing in small groups, or for your own private retreat. A wonderful thing about gazebos and other covered outdoor spaces is that they are usable all year round, even in the cold and rain (make sure your roof is watertight and you have adequate outdoor heating). If you happen to live somewhere with consistently sunny weather, though, you can’t go past shade trees—like sawtooth oak or red sunset maple—for a stunning natural outdoor entertaining space. Dappled sunlight filtering through the boughs, and delightful color displays in the fall, make shade trees a must-have for your outdoor spaces.

OUTDOOR KITCHE N The kitchen is often called the heart of the home. Installing a fully functioning outdoor kitchen is the perfect way to create the heart of your garden, too. Instead of separating yourself from your guests while they mingle and you prepare food, you can be right in the center of the action the whole time with an al fresco culinary area. 8


When you create your outdoor kitchen, it’s important to consider that there are some necessary differences between an indoor and an outdoor kitchen. Inside, food prep and cooking are the main focuses, and counter space is a huge consideration. When you’re cooking outdoors, you’re likely to have done your prep inside, and the outdoor kitchen will mainly be used for cooking while you entertain. Consider having the kitchen at the edge of your space instead of dropping it in the middle, so it doesn’t interrupt the flow through your entertaining area. It’s also important to remember that your outdoor kitchen will be exposed to the elements. Designing your space with hard-wearing materials, such as stone and stainless steel, will ensure that you end up with an outdoor kitchen that is both aesthetically

Situate your water feature in the open to offer a focal point to your garden, or incorporate it into the landscape itself—like a small rock waterfall at the back of the yard—to provide a more natural feel. If you have a swimming pool, you can also consider building decorative water features into its design. The benefits of this are twofold: it will help to circulate your pool water, thus avoiding stagnation; and it offers visual layering, which gives your pool area a more dynamic feel. You could also incorporate an outdoor fireplace to heat the water for your hot tub—unique, useful, and visually very appealing.

OUTDOOR FURNITURE When considering furniture for your outdoor spaces, durability is a must—but it is by no means the only consideration you should make. Too often, we make the mistake of choosing furniture that can be left out in the elements but compromises on comfort and style. Each outdoor space should have a cohesive aesthetic that ties all the pieces together, much as you might strive for with your indoor furnishings. Your furniture should provide a comfort comparable to what you have inside the house. For comfort outdoors, cushions and pillows are your best friend. You can either create a weatherproof storage space to store your soft furnishings 10


(under benches or in a small shed will work well), or opt for cushions that are themselves weatherproof, and can be left out in the elements. Modern outdoor furniture design has come a long way, and there are plenty of designs that offer comfort without cushions or pillows—think bent wood, sculpted plastic and even inbuilt concrete. These pieces look fantastic, and are surprisingly nice to sit on for the duration of a night by the grill.

L ANDSCAPING The key to tying all these elements together is landscaping. Landscaping encompasses anything you do to the land that improves either function or aesthetic, or both. This includes things like paths that will dictate the flow of movement around your space, as well as garden beds, decorative features, seating, and plants. When landscaping, it’s important to consider both the style and functionality of your space. Do you want large open spaces, or smaller, more intimate nooks? Do you want a flat or undulating yard? Do you want a lot of plants, and, if so, do you opt for hardy natives, or colorful varieties? How about water features, walls, benches, and paving? Do you want to incorporate the current topography of the land, or create your own layers and spaces? The joy of landscaping is that it provides an almost endless array of elements to add to your garden. It can be overwhelming to have so much choice, though, so consider having a cohesive design theme throughout. This will give you a more manageable palette with which to work, and will ultimately make it feel like your outdoor space has been thoughtfully created with love and attention to detail. You put a lot of effort into ensuring that your indoor design is comfortable, welcoming and well put together—and there’s no reason that you shouldn’t extend that into the outdoors. You’ll expand your livable space and create a variety of options for different events, so you’ll be the house in the street with the “mustattend” parties.  11

I’m in the Back Bay of Boston—the heart of it all. A historic neighborhood with charm, history, and personality. How long have you been at this location?

I’ve been here 18 years. The office–43 years, since 1979. How would you describe the area? What are the things that would attract people to live there?

We have Newbury Street—the “Rodeo Drive of Boston”— and 100-year-old brownstones dripping in character. Boston also has iconic sports teams—we are winners! The city is also still growing. There is plenty of culture, art, and delicious food. What are the property trends that you’re seeing in Boston? Is there anything remarkable about the properties there?

Boston has one of the largest examples of intact Victorian architecture in the United States; it’s world-renowned. I love to represent properties with a timeless feel and modern design. My job as a realtor has become aesthetic advisor and Zen communication expert, with a touch of blunt honesty. What style of homes are in the area, predominantly?

We represent historic townhomes, condominiums, and luxury high-rise towers. There are different styles of homes depending on your taste and needs. What is there to do in and around Boston? Collin Bray

I am located in the Great Smoky Mountains of East Tennessee. How long have you been at this location?

This area is a tourist destination—we had 13 million visitors last year. The Great Smoky Mountains National Park is the largest attraction, with hundreds of nature trails, and streams 18

I love our arts and crafts area, which is home to artists from around the nation and the world; they continue to creatively make pottery, weave, and carve wood into delightful sculptures. I also love to hike to Clingmans Dome—you can see five states from there. Why should people consider buying property in your area?

I own two offices in Northern New Jersey. One is in Fairfield, under the clock tower in the heart of the town, and the second is in Montville, in the Rails Steakhouse building, which is one of New Jersey’s premier restaurants. How long have you been at this location?

We have been in our Fairfield location for over 30 years, and opened in Montville six years ago. How would you describe the area?

Essex and Morris County are both centrally located and in close proximity to New York City, with lots to do, including hiking, shopping, and so much more. What are the things that would attract people to live there?

Proximity to New York City is attractive to both commuters and non-commuters. CEOs, advertising executives and many high-profile individuals, such as DJ Envy, Buddy Valastro (The Cake Boss), Kevin Jonas and a few of the Housewives of New Jersey, just to name a few, make their homes here.

Are there any property trends that you’re seeing in Essex and Morris Counties?

What are some of your favorite places in Essex and Morris Counties? Why do these places stand out?

Fairfield, which has the most Italian Americans per square mile in the United States, has some of my favorite food in the area. In Montville, it would have to be downtown Towaco (part of Montville Township), where there is an abundance of shops, restaurants, self-care opportunities, and more. 

As we continue to face the challenges ahead, and with the prediction that Americans will spend more than $100 billion on new furniture in the coming year, it is important to understand what “sustainable furniture” means, why you should invest in it, and how it can benefit luxury homeowners.

S U S TA I N A B L E F U R N I T U R E D E F I N E D It’s easy to confuse the word “sustainable” with “green” and “ecofriendly”—terms that are often used interchangeably. Green usually refers to how the materials used are sourced, and focuses on lessening the product’s carbon footprint. Eco-friendly means “earth friendly,” which is to say that it’s not harmful to the environment, and describes products that contribute to practices that help conserve resources. But that does not necessarily mean that green or eco-friendly furniture is sustainable. Sustainability is a term that encompasses much more. Whether an item of furniture is considered sustainable is based on:

the environmental impact of the materials used

the process by which it is made

whether its finishes are non-toxic and do not off-gas

the product’s life cycle

how the product arrives at its final destination

the product’s durability.

The concept of sustainability addresses the impact of each component of the process—from the raw materials used in its manufacturing and delivery, all the way through to the end of its usefulness. While there are organizations that

offer different types of sustainability certification, such as LEED (Leadership in

Sustainability in furniture design supports a lifestyle that consumes less, reduces energy consumption and resource needs, and results in products that are high quality and durable, so that they don’t fall apart and get tossed into landfill, like the 9.8 million tons or more of unwanted furniture that ends up in landfill every year. 24
