In your house, which is your favorite room?
My favorite room “in” our home is our outdoor space, complete with loungey furniture, an outdoor fireplace, fountain and a pergola. With these features, it’s my favorite because it’s a calming spot to immerse yourself in nature, soaking in the sun and enjoying the breeze. It’s also perfect for entertaining guests and hosting our friends and family, especially during the summer. Our side patio with retractable awning serves as a hardworking kitchen and intimate dining space where we can grill or guests can help themselves to their favorite beverage.
What makes this particular room special to you?
This space is special because it seamlessly blends nature with comfort, featuring a long brick driveway that’s perfect for gathering large groups of friends, family, and our dog Murphy at long dining tables. As ASID notes in its recently released 2024 Trends Outlook Report, there’s an increased need for connection, and families are prioritizing spending time with family, so I truly value having this space to host get-togethers with our loved ones where we can connect in meaningful ways. We enjoy alfresco
dining under twinkle lights with the perfect playlist playing through our outdoor speakers, creating a magical ambiance for all. Our outdoor space blends connectivity with friends and family, along with nature and overall comfort, and acts as our little retreat; we can relax, entertain guests, play with Murphy—there’s something for everyone.
What are some things that you personally feel make your house a home?
Our focus on comfort in the design of our house is what I believe makes it a home. The personal touches, like our curated furniture, performance fabrics, lush landscaping, and cozy lighting, truly make it a welcoming and inviting home, not only for us but for anyone visiting. The different spaces throughout, including our outdoor kitchen, several comfortable seating areas, and thoughtful amenities ensure that it’s a space where everyone feels at home no matter the time of day or size of gathering. Specifically in my home, our outdoor fountain holds special significance as my husband and I were married in front of it, surrounded by friends and family. It’s a cherished symbol of love and celebration that truly makes our house a home.

THE SLEEPER’S SANCTUARY
In our increasingly hectic world, sleep is perhaps the greatest luxury we have. While the act of sleep is usually centered in the bed itself, the overall aesthetics and design of the surrounds play a significant role in ensuring a restorative and uninterrupted sleep experience. When choosing elements for the bedroom, comfort and ease should be the guiding principles—from plush, acoustically unobtrusive furniture to whisper-quiet automatic shades, calming lighting, slumber-perfect temperature, and an unlimited supply of fresh air. With these enhancements to the sleeping environment, even the lightest sleeper can achieve a rich, deep sleep.
SOUND MITIGATION
Whether sleeping in a penthouse overlooking the park or in a surf-kissed seaside villa, controlling the level of sound that enters the bedroom is paramount for blissful slumber. In addition to ensuring that all windows are double-glazed, homeowners may want to install a few artful mosaic-style soundproofing tiles on the walls. And for more of a décor focus, the most aesthetically pleasing soundproofing options involve adding exquisite rugs, pillows, and furnishings to the room; soft furnishings absorb sound, minimizing reverberation throughout a space and reducing ambient noise.
EVERY COLOR IS LINKED TO A CERTAIN PHYSIOLOGICAL OR PSYCHOLOGICAL RESPONSE, SO YOU WANT TO MAKE SURE THAT YOU GET IT RIGHT.
Depending on the size of the room, a wall-to-wall hand-woven rug with custom-dyed wool creates a restful and quiet atmosphere. However, many homeowners prefer a mixture of rug sizes, shapes, and patterns. A rectangular entry throw rug with smooth threads can act both as an acoustic softener and as a tangible welcome to a restful space. Semicircular rugs featuring colorful, ridged grooves can be placed under
bookcases and side tables. These rugs provide both sound mitigation and a gentle yet firm surface on which to take one’s first morning steps.
Unwanted sounds can also be absorbed by oversized pillows placed on an adjacent settee, or a cascade of colorful cushions arranged on a window seat. Elegantly upholstered furniture with wide, soft arms and seating act both as a comfortable sanctuary for a morning beverage and as a pleasing aural shield. Hand-crafted screen dividers, especially when coupled with matching furnishings, can secure additional quiet, as can heavy curtains—particularly when kept a few inches away from the walls and windows.
COLORS AND AMBIENCE
When it comes to promoting healthy sleep, there are certain colors that work better in a bedroom than others. Every color is linked to a certain physiological or psychological response, so you want to make sure that you get it right. According to Dr. Michael Breus, Diplomate at the American Board of Sleep Medicine, soft, muted colors and natural or neutral tones are ideal; he lists blue, green, beige, white and pink as the best colors for sleep hygeine. Blues promote calm, while green brings nature’s tranquility into your space. White, beige and gray create a soothing backdrop for your slumber, and very light pinks or yellows can invoke warmth and comfort. Steer clear of reds, bright colors and very dark hues like black or dark brown, which can bring intensity and weight into your sleeping space.
For other aesthetic elements that can contribute to a better quality of sleep, consider hanging favorite artworks to bring a sense of self into the space, position mirrors to give a feeling of roominess and to amplify the ambience that you’ve designed, and for those who like the crackling comfort of a log fire, there are plenty of options to bring some dancing firelight into your slumber space.

SMART TECHNOLOGY AND LIGHTING
Dr. Breus says a dark bedroom can assist in the production of the sleep hormone melatonin, as well as creating an optimal sleep environment.
Before the advent of technology, floor-to-ceiling curtains were the preferred way to adjust the level of natural lighting within a luxurious bedroom. While lush blackout curtains remain a favorite of many homeowners, today’s array of automatic blinds and perfectly calibrated lighting offers a new realm of visual comfort and control.
Solid smart blinds (think sliding wood panels), for example, can be programmed to open and close in concert not only with each day’s sunrise and sunset, but also with the relative position of each window to the day’s expected sunlight.
For a vast bedroom with both eastern- and western-facing banks of windows, solid smart blinds can be programmed to automatically open or shutter depending on how much sunshine a sleeper desires. Wake with the dawn, or sleep until mid-morning; the blinds will soundlessly shift at your command.
Much like their solid counterparts, custom-fitted mesh and fabric shades can quietly descend or raise on automated rollers, seamlessly welcoming or farewelling the day. Whether
a sleeper prefers a pitch-black night, a gauzily fi ltered dawn, or something in between, these automated shades can be made of virtually any material, color, and opacity, ensuring that the desired effect is attained. While the shades can be programmed to function entirely on their own, any homeowner who wishes to manually operate them can do so with the aid of a portable touch screen.
A suite of harmonious lighting fi xtures, from a warm, glowing chandelier to translucent-skinned sconces, can create a custom mood and look. Some homeowners may prefer to combine headboard-mounted adjustable lamps that enable spot-lit reading in bed with soft, ambient perimeter strip lighting that gently illuminates the walls of the room without breaking the spell of sleep. Others may prefer automatically dimming arrays that mimic fi rst light or the subtle colors of twilight. Whatever scheme is most desirable, the materials of the lighting fi xtures should work in concert with the colors

of the furnishings and window shades. A sophisticated chandelier can complement the palette of a vintage bedside armchair and its adjacent blinds.
While technology comes with many benefits, it’s also well documented that our personal technology is the enemy of sleep. Dr. Breus notes that the blue light can make it difficult to get into the sleep zone, so consider leaving your devices charging somewhere else, and keep your nightstand free of screens. Adding a light-activated clock in lieu of a smartphone charger removes the possibility of jarring notifications throughout the night, and the alarm will chime sonorously when it is time to begin the day.
FURNITURE AND BED LINENS
Creamy, Italian-made Egyptian cotton bedsheets on a memory-foam or luxury mattress create a heavenly refuge— but the design of the bedframe itself is also a key component
of luxurious sleep. Canopy-frame beds, long a favorite of royalty the world over, can create a cozy intimate space within the larger bedroom. Some prefer a sleek, modern approach, with Bauhaus-reminiscent metal beams adorned with a cloud-thin white-silk canopy. Others enjoy an earthier, more colorful approach, with grooves, custom nooks, and embedded lighting set within a mahogany frame.
For the minimalists, a vast mattress fitted within an elegant, plinth-like frame can be a desirable alternative, and for those with a design eye, a sculptural wooden frame or cushioned leather headboard might appeal. A selection of pillows, from

CLIMATE CONTROL AND INDOOR AIR QUALITY
According to Dr. Breus, the optimal temperature for a good night’s sleep is between sixty and sixty-seven degrees. While central air and heating can help a homeowner select an ideal sleeping temperature, luxury bedroom climate control isn’t limited to fl oor vents. Bed-specifi c technology, including jets that warm or cool the sheets according to a sleeper’s specifi c temperature preference, can be mounted at the end of the bed, providing a constant, instantly adjustable stream of air.
As well as bringing the calming presence of nature into your bedroom, plants are wonderful air purifi ers, removing impurities from the air and creating a lush, luxurious retreat. But for something more powerful, an exceptional air
purifi er isn’t just recommended—it’s essential. A HEPA—or High Effi ciency Particulate Air—fi lter will not only produce sweet, fresh air, but it will also eliminate the vast majority of pollen, dust, mold, and any other airborne particles. The most luxurious air purifi ers are built to blend seamlessly into their environment. These purifi ers have a design that allows them to be almost flush with the wall, which makes it easy to place them unobtrusively in the room. Additionally, the best purifi ers will be equipped with an air-quality sensor that enables the machine to automatically calibrate its fi ltration depending on the weather of the day. Some purifi ers have a carbon fi lter, which will screen for gases such as benzene. In most cases, luxury air purifi ers will be designed to function soundlessly.

According to a 2023 study by RentCafe, record numbers of apartment units have been constructed in the United States since 2020, with eighty-nine percent of these built with luxury buyers in mind, suggesting a trend toward smaller spaces in the high-end market.

GETTING REWILD
Changing your landscaping practices to bring back natural settings is the ideal way to embrace our shared natural history, contribute environmental benefits like carbon capture to your community, and bring organic beauty to your home.
If luxury is defined as a state of great comfort, an abundance of ease or a sumptuous environment, you’d be hardpressed to find something more luxurious than a lush, leafy garden.
The ultimate luxury in your outdoor space combines the feeling of connection with nature, aesthetic harmony, and a feeling of enhanced mental well-being. And while you can find those things in a traditional garden—with artfully designed flower beds, well-maintained lawns and an array of trees and shrubs—there’s a deeper element of luxury that can be achieved through paying a little more attention to what your garden is actually doing—for you, for your community, and for the earth.
Many typical gardens in America are populated with plant species that are not endemic to the area. Most plants sold at nurseries are nonnatives, cultivated for their appearance and sold en masse to the greater population to help people achieve a stylized horticultural look that has been prevalent for decades. It turns out, however, that the infiltration of exotic and ornamental species into America’s gardens has minimized the prevalence of native plants in private landscapes. We could—and should— instead be using our land to reinstate a level of biodiversity and resilience, embracing rewilding for the good of the environment. And a native garden can look just as good as—if not better
than—any type of garden design that you can envision.
Bram Gunther is the Former Chief of Forestry, Horticulture and Natural Resources for New York City Parks, and is now the VP of Science and Strategy for native landscape design company Plan it Wild, which focuses on bringing ecology to the forefront of garden design. We were lucky enough to get Gunther’s insights on bringing natives back into our residential landscapes.
“What we are trying to do is to rewild private and public land, to disturb the landscaping industry as it exists now and to shift it to become synonymous with ecological restoration,” Gunther explains. “We’re hoping that it becomes common for people and for landscapers to only implement ecological restoration as a way to green up a property.”
First, Gunther says, the aim is to relinquish some of our lawn space, which is “ecologically barren,” to create space for native habitats. “As part of that process, there is then a replacement of standard horticulture, [which we can define as] a suite of plants that have been genetically modified in nurseries to be perfect for people’s backyards. [These plants have] low levels of maintenance, as well as flashiness and interesting colors to give a layered, textured look that people have favored for a long time.”
Most likely because of the lack of native plants on offer in traditional horticultural retail, many people don’t realize that the range of endemic plants can satisfy the same aesthetic aspirations that horticultural plants can, and any desired landscaping effect can be achieved using natives.
“We can do the same aesthetic layering, shaping and configurations with native plants,” says Gunther. “There is no lacking in

diversity in shape, size, colors or configuration when it comes to native plants. Designers are only recently getting more experience using them, but you can use them in the exact same ways that you would use your standard horticultural plants.”
An obstacle can be in helping homeowners to envision what a rewilded garden might look like in their space, as they’re used to a standard
horticulture palette, but Gunther says it’s just a matter of creating a new vision that works with a native palette. “You see [traditional horticulture] throughout the suburbs,” he says. “People know [rewilding is] something different, but it’s harder for them to imagine, so there’s a mental leap. But we come with a whole suite of renderings that they can look at that makes them comfortable with how things might look.”

So, with the question answered as to whether your visual requirements can be met, what else can a rewilded garden offer in terms of benefits? Well, plenty!
First, you’re likely to spend a lot less labor maintaining your rewilded garden.
“Over time, the maintenance of native plants becomes considerably less expensive because they’re self-sufficient,” says Gunther. “They’re native plants—they don’t need our help in the way that ornamental plants do. After a threeto five- year period of establishment, which is the typical time for a native habitat to establish itself, you’re not going to have to maintain it nearly as much.
“You’ll have to do some weeding, but a healthy habitat will keep invasive plants from colonizing the space because of its density and robustness. You’re not going to need to water them with the same regularity, unless you’re in a drought—and even in a drought, these native plants are used to the climate of the area.”
There is also a well-being aspect linked to rewilding your private land, which benefits both the immediate homeowner and the wider community.
“All plants—not just native plants, but native plants do it at a higher level—capture carbon and mitigate pollution in the air, so they make the air cleaner,” Gunther says. “They capture stormwater, cleaning up local waterways. They reduce heat, so the more trees you have, the cooler a community is; trees are mitigating the rising temperatures that we’re experiencing because of climate change. Then they increase biodiversity, and biodiversity is important in and of itself because it’s our natural history.”
Those in the luxury home space are more likely to lead the charge into biodiversity in private landscapes—largely because the costs of

native plants are higher than the mass-market horticultural plants that you fi nd at nurseries.
Many of Plan it Wild’s clients are upper middleclass homeowners, who prioritize environmental sustainability alongside their preferences for design, recognizing that there’s little value in a landscape that looks pretty but doesn’t offer anything beyond that.
“They’re people who are cognizant and are focused on climate change, and will read about this subject matter in the press. They’re already prone to an ecological approach to their public and private lives. They come from that space,” Gunther observes.
“Plan it Wild clients see themselves as educated enough and sophisticated enough to know about these things, and I think a lot of them see themselves as pioneers in this rewilding movement. Some of our clients also understand that because they have a lot of land, the environmental benefits are not just for them and their family. They radiate out throughout the community.”
Gunther parallels the desire to create unique garden environments with the appeal of unique architecture in a home, saying that one of the nice things about living in a luxury space is that you can have a vision, and with the right designer you can bring that vision out of your imagination and into your garden.
“In the same way that some people like to set a model for the architecture of their homes because they want to be at the leading edge, that inclination is similar to the inclination towards revival of ecosystems.”
Gunther understands that some homeowners might be more concerned with the look of their outdoor space than the benefits that they can bring to the natural environment; however, he says that it’s easy to have both. And if folks are searching for a reason to approach their garden with a rewilding mindset, they only need to consider a few things. The fi rst is that America has a long history of preserving its nature and its natural resources, so it’s a patriotic undertaking to continue that tradition. Second,
you can achieve almost any look that you desire in your garden using native plants. There are exceptions when it comes to plants that have been engineered to look a certain way, but ninety percent of garden designs can be replicated with natives. Third is the immediate and broader benefits to human health. And fourth, you can luxuriate in the biodiversity you’ve re-created on your land, where you can be close to birds, butterfl ies, plants, and animals that have lived here for millions of years.
“What you’re doing is taking a health approach to your land, which is preventative in the same way that somebody might start exercising to be healthier over time,” Gunther says. “It’s human health, community health, and sustainability. You’re creating a sustainable environment that will be inherited by your family for generations to come.”
And even if you’re not planning on passing your home down through the family, the benefits to you as a homeowner and investor are many. Gunther says that there is good data on trees increasing the value of a property, adding, “I would argue that the better we can articulate it and the wider this movement grows, it is inevitably going to lead to more value because homeowners or landowners can say, ‘We’ve made the land healthier and more sustainable for the next generations.’
“When people ask me about the value proposition, I always say that human, environmental, and community health is fundamentally valuable. If you’re creating for it, it lasts over time and people are willing to pay for it.”
If you’re interested in rewilding your garden, fi nd an organization with credible experience in biodiversity, and investigate the options for your own space. Whether it’s a rooftop terrace or one hundred acres of land, there is plenty that you can do to contribute to bringing native habitats back to America. And you’ll have a vibrant, nourishing space that epitomizes the kind of luxury that really matters—that of knowing that your actions are for the greater good.
With the right design, a rewilded garden will look just as beautiful as a traditional, horticultural garden.

As recently as thirty years ago, backyard swimming pools were thought to be the ultimate in outdoor luxury. Then, when developments in materials and construction technology brought affordable pools to the general population, they became something of a mainstay in middle-class real estate.
Today, many luxury homeowners eschew traditional swimming pools in favor of plunge pools, opting for a bijou design experience that offers indulgence, as well as wellness and environmental benefits.
