A PLANT FOR

every ROOM

Plants are a great way to decorate your home. They add vibrancy, colour, and according to some studies, they can even lower your stress levels. Know which plants are right for each part of your home based on their properties, and think about adding a few today!

For the Kitchen

Spruce up the space and your cooking with fresh herbs! Small, potted herb plants like parsley, mint, and chives do well if your kitchen doesn’t have windows. If you do have some sunshine pouring in those kitchen windows, consider basil or rosemary. Aloe vera also favours sunlight, and a pinch of the gel from the outer leaves will help soothe any cooking burns.

For the Living Room

This is where you want to make a statement! Consider orchids on your coffee table - they come in a variety of colours and sizes to complement your space, and can bloom for months. If you have a spare corner to fill, a larger pot of fiddle-leaf fig grows well in bright, indirect light (and is a popular trend on social media right now). For newbie plant owners, snake plants with their bold, upright leaves are difficult to kill.

For the Bathroom

Plants that thrive in humidity are a great addition to your bathroom. Bamboo is a low-maintenance plant that provides a spa-like atmosphere. Peace lilies are from the tropics and are easy to perk up with some water. If you have the space for a majesty palm, they love humid conditions and can handle lower light.

For the Basement

For darker rooms with little to no natural light, such as a basement, ferns are a great option. Maidenhair, button, and rabbit’s foot are all types of ferns for low-light situations - or branch out into other houseplants such as philodendrons, arrowhead plants, and cast-iron plants. Overall, plants will help you to create the mood you’re looking for. If you’re nervous around plant care, start with one room and one plant. You’ll soon find yourself wanting a plant for every room!

For the Bedroom

Make your comfort space even cozier - use plants as a method to purify the air in your bedroom, as well as help you de-stress and relax. Potted English ivy, Chinese evergreen, or spider plants are great options. Though not usually grown inside, a small pot of lavender will help you fall asleep if you tend to toss and turn all night.

interest rates We saw with the global pandemic a major drop in interest rates for homes (this wasn’t limited to houses, but for the sake of this topic, we’ll limit it to houses). The cost of borrowing money was lower than it had ever been before because of this unprecedented situation. Among the negative storm of the world being affected by COVID-19, low interest rates were a positive ray of sunshine. Buyers were able to take advantage of this side effect, which made affording a home easier than it had ever been before. Now, as the world adapts to live despite this virus, the economy is adapting in order to recover. This means that interest rates will be on the rise, affecting all types of borrowing. We are already seeing banks here rise their rates, though of course in small increments. With this new trend, buyers, sellers and homeowners alike are all concerned what the future will hold. How high will rates climb? How will these new rates affect you/your situation? How will this trend affect real estate in your area? Let’s set your worries at ease, and discuss the most logical outcomes:

Effect on Homeowners

To put it simply, more of your mortgage payment is going to be put towards the interest on your loan, instead of the principal balance. So, if you have a variable interest rate, you’re going to see that increase in your interest rate sooner rather than later. Increases and decreases can happen multiple times during the term, as you probably already know. For homeowners that chose a fixed interest rate, the increase in interest rates isn’t going to affect your mortgage payments until the time comes to renew. At that point in time, your lender will show you the new rate, and the factors that influenced it. Those factors would include: the current prime and posted interest rate, the length of your mortgage term, the type of interest rate you choose, your credit history, your earnings, and your employment status.

Renewing with a fixed rate may mean locking in a higher interest rate than the variable option. However, it’ll ensure you keep the same payments to your principal over the term of your mortgage. This is beneficial to you if interest rates continue to rise after you’re locked in.

Effect on Sellers

The market scales will balance out once again. For the past couple of years, sellers have seen the market lean in their favour. With more buyers came more competition, especially with the low amount of houses for sale in our area. Multiple offers were common, and with each offer came an increased price. This meant that sellers received more money back on their home

investment, with better opportunities to upsize or downsize into their next chapter of life more comfortably. With interest rates beginning to rise, the sellers’ market may begin to wane, eventually levelling out to a balanced state. Sellers looking to buy again will be looking at the interest rate increase if they’re still paying off a mortgage after the transaction is complete.

Effect on Buyers

There’s going to be pressure put on you to lock an affordable rate on your loan as soon as possible. Even with small interest rate increases, your mortgage total is going to be sufficiently affected (compared to no interest rate change). Instead of being pressured to send a seller your offer to purchase before other buyers, that pressure will instead start to be applied by your lender regarding your loan. This makes it doubly important for you to know ahead of time what you are able to afford, and how to lock in the best interest rate. This means making sure your credit history is good, preparing a larger down payment if possible, paying off any credit card debt you have and saving as much money as you can (high interest savings accounts are wonderful!). A SPRING

surprise Spring is in the air, and with the warmer weather comes delicious, delectable foods. From casseroles to fresh fruits and wholesome vegetables, a change of season offers something to look forward to for nearly everyone. A Spring dish that’s sure to impress is this Cheesy Asparagus Tart. It’s got gooey, melted cheeses, is seasoned well and has hearty asparagus on top. Plus, it’s a yummy way to add vegetables to your kids’ diet (and yours, too).

Cheesy Asparagus Tart

Serves: 8-10

Ingredients: • 5 Cups Water • 1 Pound Asparagus • Ice Water • 2 tsp. Vegetable Oil • 1/4 Salt + additional salt to taste • 1/4 Pepper + additional pepper to taste • Flour, for dusting • 1 Sheet frozen Puff Pastry, thawed • 1 Cup Fontina cheese, grated • 1 Cup Gruyere cheese, grated • 1 tbsp. Shallet, minced • 2 Egg Yolks • 3 tbsp. Milk • 1/4 tsp. Nutmeg • 1 Lemon, zest only

Flour surface area. Using a rolling pin, roll out pastry to 10”x16” rectangle. Transfer pastry to parchment-lined baking sheet. Prick pastry with fork. Bake about 12 minutes, or until golden brown. Cool slightly on baking sheet. In a large bowl, mix fontina cheese, gruyere cheese, shallot, egg yolks, milk, nutmeg, salt and pepper to taste, until combined. Spread cheese mixture over pastry, leaving 1” around edges. Lay asparagus over cheese mixture. Bake 5 minutes, or until cheese has melted. Sprinkle lemon zest over tart and serve.

Directions: 1. Heat oven to 400˚F. 2. In a large skillet, add water and asparagus. Cook 5-8 minutes until asparagus is bright green. 3. Drain asparagus and soak in ice water. 4. In a large bowl, mix drained asparagus, vegetable oil, salt, and pepper until combined.

Instead of having projects take up your valuable Summer, use this Spring to work on the place. We've taken the liberty of doing some project brainstorming for you! Here are five home projects you can take up this Spring:

Install a Security System

If your plans include getting away from the house this summer, Spring is the perfect time to install a home security system. These things aren't for the rich anymore. More and more affordable options have been hitting the market since the pandemic began. Check out the different places around town that offer these systems, and compare them with ones you can buy online. Weigh the pros and cons of each, making sure to think about ease of technical support should you encounter any issues - maybe the option in town is more expensive, but you know local Joe can be at your place in 5 minutes to rectify any problem.

Renovate the Shower

Prairie summers can be unbearably hot! Enhance your bathroom with a shower renovation. It won't be just luxurious, it'll be a great return on investment if you plan on selling. Or, if you spend lots of

Clean the Garage

The garage is usually the last area of the home to receive some TLC. This year, make it your number one priority! Start with organizing your things into the four standard piles: keep, donate, recycle and throw away. Once you've lightened your load, you can clean out the space from top to bottom, and then fill it with the items you have left. This will make sure everything gets efficiently washed and stored.

Change the Furnace Filter

Okay, so this one isn't a project so much as a typical home maintenance task. You could totally start with this one, and finish it in less than five minutes! Your furnace has worked hard this Winter. All of the built up bacteria, dead skin cells, dust, hair and allergens have been trapped by your furnace filter. Keep that system at peak efficiency by replacing the filter, or cleaning it gently with soap and warm water if you have a reusable one. If you have central air conditioning, that AC unit uses your furnace's air handler to distribute cool air throughout your house - which means they share a filter. A clogged/dirty filter will have your AC working harder during the summer to supply you with cool air. So just clean it! Follow this filter change up with cleaning some of the other filters around your house (dishwasher, range hood, and vacuum all come to mind).

Perform Small Engine Repair

Your lawnmower probably isn't performing like it did when you first purchased it. Maybe it's time for a tune-up! Change out your spark plug or air filter, change the oil, clean the carburetor and sharpen the blades. If mechanics aren't your thing, find a mechanic in your area who can take care of it. This also goes for your snowblower, chainsaw, boat motor, and any other item you have with a small engine. Ensuring that your home is kept in good shape will help maintain its long-term health. And, if you plan on selling, nothing sells better than a home where pride of ownership is all-too-evident.

5 Down to Business

Closing

We go over your choice with the proverbial fine-toothed comb. If things still look good after a house inspection and we've gone through all the property disclosure documents, we'll help prepare your offer to purchase, going over appraisal contingency options and home warranty options. Once presented to the seller, negotiations begin!

A final walk-through through of the home gives us the chance to go over any issues (if any) before the sale goes forward. Then, we'll monitor and inform you of the progress of the purchase agreement, including the satisfaction of all contingencies and conditions during the entire transaction.
