Winter Home Sales

We all know that winter presents some interesting challenges when selling your home. However, there are a lot of ways to make your home look more appealing for the buyer and help close the deal. Give your home the advantage over competitive listings with our tips for winter home showings:

Clear snow and ice

If a buyer has to trudge through a snowbank to get to your front door, chances are they already have a negative view of your home before walking in the door. A negative mindset is apt to dismiss a potential home, even when the pros outweigh the cons. Simply clear snow and ice from pathways, the sidewalk and the driveway to present a welcoming home.

Light, light and more light

With the shorter daylight hours in winter, it’s imperative that you make your home look warm and inviting by keeping it well lit. Make sure all of the lights are on for showings, including appliance and closet lights. During the day, draw the blinds/drapes for natural light. Darker rooms can be made brighter by adding spotlights behind furniture.

Keep your home a cozy temperature

It’s so welcoming to walk into a nice, warm home when coming in from the cold. If your home is vacant and you are keeping temps cooler, it’s important to go ahead of any showings and pump up the thermostat (even a few degrees above normal) for a warm, welcoming feel that encourages potential buyers to linger for a while.

Set the mood

If you have an electric or natural gas fireplace, be sure it’s turned on for ambience during the showing. Toss warm blankets across the couch, place winter appropriate flowers around the home and set up your dining room table for a fancy dinner. Help potential buyers envision themselves living here!

Don’t use heavy scents

Scent free is always best. Not only do many people have allergies or sensitivities to strong perfumes, candles or scents, but the smells can also make a buyer wary of what you might be trying to hide. Also, think twice about what you are cooking or baking right before potential buyers come to tour your home. If you’re baking an apple pie go right ahead, but if you’re cooking a fish dinner you may want to change your menu plan, or go out for dinner that night. Don’t forget to take out the garbage, too!

Keep your home clean

Even though it’s winter, make sure your windows are clean. Stay on top of dusting (including ceiling fans, light fixtures, etc.), re-caulk tubs/showers, polish the faucets, clean countertops, and be sure the floors are vacuumed/washed.

Use automatic timers

A great way to ensure proper lighting for your home, regardless of the time a showing is scheduled, is to use timers for your lighting. Installing a motion sensor for when buyers approach the front door is a great idea, especially for your power bill!
