Well, last time we spoke we certainly weren’t expecting the amount of change we’ve experienced in the past couple of months! We hope you are all doing well and have found some positive ways to spend this time at home. It has given us time to reflect. We are so thankful for all the many blessings - friends, family and health to name a few. It looks like we have made it through the worst of this pandemic and are looking forward to the days ahead when we can see you all in person again - we miss you! We look forward to showing you our new office (yes we finally moved!!) at Unit 29 - 230 Broadway Street East (the new Mark’s mall). In the housing market we have seen some changes in the way we protect our clients and the way we conduct business. At the time of writing, we have seen 29 Yorkton homes sell in the last 60 days (that’s an average of 1 home sold every second day)! While the outbreak of COVID-19 has negatively affected global economics, we have been experiencing a positive surge in our local housing market. Normally, Spring is one of the “hot” seasons for houses being bought and sold. The improved weather allows sellers to finish renovations and cleaning, and allows buyers an enjoyable house hunting experience. With our situation this year, both buyers and sellers have been highly motivated for different reasons. The main similarity that they have in common is that homes are a significant transaction; one not to be taken lightly or impulsively purchased. Life still continues, and some things, like moving, can’t be put on hold...even during a pandemic! With social distancing and heightened cleaning procedures in place to ensure public safety, both buyers and sellers have become more serious and more selective about properties. This reduces contact, distractions and unecessary time spending. If you are unsure about buying a home right now, here are three tips to help you better

Your Mortgage Rate is Low
With mortgage rates at an all time low, it really is a great time to consider purchasing that new home. You could be saving hundreds of dollars each month by investing in a home, versus throwing money out the window on rent. For example: A $200,000 home with a 5% downpayment and a 2.74% interest rate would leave you with a mortgage payment of approximately $420 bi-weekly (including mortgage insurance) - this could be substantially less than a rent payment! This 5 year fixed rate was taken from TMG - The Mortgage Group from their April 14th guideline. Investors should pay special attention. These rates could mean a great ROI. It may be time for you to purchase that investment property!
You Can Still See A Home in Person
Much of what we do has moved into the digital world for the time being, but when it comes to showings, digital views cannot perceive what the eyes can pick out. That’s why we are still doing showings. We are taking those extra precautions to protect both you and the seller. If you find that you’re not entirely comfortable with showings in person, we will still make it work! The next best thing is a video call where we can show you the house live, from the comfort of wherever you are.
