I t’s Here!
Fall was nice while it lasted, don’t you think? It seemed to last only a few days, and then we were hit with that bout of snow. Now we have snow hanging off of branches with leaves still attached, and snow blanketing the nearly frozen ground. Luckily, there’s still time to finish those big moves and prepare your home for the harsher winter weather. You just need to drive a little slower and dress yourself in layers! See how Yorkton’s residential market fared last month by checking out the infographic above. You can find our contact information to the left, available listings on pages 4-6, tips on keeping your home safe this winter on page 6 & 7 and our recommended businesses on page 7 & 8. We’ll check back in every other month to let you know what’s happening, what’s out there and what can work for you. That’s our connection. Together, we’ll keep real estate REAL for you. That’s our commitment. @DebCookRealtor

PRO TIPS:
Winter Maintenance
Winter; it’s here once again. This season evokes scenes of curling up indoors with a cup of steamy, hot chocolate while enjoying the ambience of a fireplace. Wait. No fireplace? No worries! You can enjoy the cozy atmosphere with the fireplace channel soon to be streaming through our televisions. As we hunker down for these long winter months, it’s important to ensure your home is in a good state of repair. Here are some tips to keep your home cozy and safe this winter.
Clean your gutters
Preferably, before the ice and snow arrives, it’s best to clean gutters, drains and

downpipes to prevent blockages and ice buildup. When these systems get clogged, the potential increases for water to enter the roof or walls of the house and cause damage.
Check your roof
Make sure your roof is in good condition. Loose or lifting shingles are another easy entrance for snow and ice to build. While it may not affect your home significantly in winter, spring’s melting temperatures will change that ice to water, and your small roof isuue will change into a large mould issue.
Check weatherstripping
Replace any damaged portions to stop any cold drafts. Not only does this keep the house warmer, it keeps your heating costs down too!
Replace furnace filters
Clogged filters slow a furnace down, causing it to use more energy and run less efficiently. It’s also best practice to have a regular maintenance check performed by a qualified professional to be sure everything is running smoothly.
Test and replace batteries
Your smoke alarms and carbon monoxide alarms give you peace of mind. They keep you safe by alerting you to the presence of harmful gases that you normally might not see. Be sure they’re operating at peak performance by replacing the batteries and testing them. This includes replacing the back-up batteries in hard-wired units.
Control the temperature
If you have your home listed and it is vacant (or you plan to be away), be sure to maintain adequate temperatures and air circulation throughout the house. Have a family member or friend check the house regularly to be sure all is in working order. Home fires tend to increase during the winter months. If you have a wood burning fireplace, be sure the regular cleaning of the chimney has been performed and no fire is left unattended. Always make sure that nothing is placed in front of heaters and all exits are unobstructed. Fire extinguishers should be maintained and kept in easily accessible locations - Safety first! Have a warm, safe and blessed Christmas season. We will catch up with you in the New Year!
