Over 40 years ago, Butch Charlan and Gary Brock were sailing on the water, discussing their ideas for the future. As young architects, they wanted to make a real impact on the world while working on projects with meaning and purpose. That’s when they decided to go into business together and Charlan Brock Architects was born.

Board of Directors CEO Doug Anderson Principal

Doug Anderson joined Charlan Brock Architects in 1982 and has been an integral part of our team ever since. He brings incredible leadership and insight, and is responsible for all aspects of developing and managing a project’s design.

From design development, to project budget and scheduling, to construction documents and construction administration, he is committed to the delivery of a quality, finished project.

He is a mentor and teacher to many of our team members, and he strives to continually advance the quality of service and end products produced by CBA.

Doug’s projects have included over 25,000 garden style and mid-rise apartment units, hundreds of condominium units, mixed-use/town centers, yacht/beach clubs, and retail centers. A tenacious reader and researcher, Doug devotes himself to staying ahead of the curve regarding the latest systems, techniques, and information to give our clients and projects an advantage in all respects and maximize their success.

As a transformational executive, David serves as the Chief Operating Officer at Charlan Brock Architects. With proven leadership and management abilities, he directs business operations, setting strategies for business growth, process improvement, and delivery of innovation strategy development. His diverse and versatile skill sets make him adept at not only analyzing situations but building and executing plans for improvement and success.

David’s leadership style is best described as collaborative and hands-on. He seeks to interact daily with individuals, coaching them to deliver beyond their expectations and overcome difficult times. Having been described as a persuader, David proactively connects quickly to build relationships grounded in mutual respect and trust with his team.

As a versatile leader, David’s skills have led to many leadership positions within the architectural field. He previously served as Chief Operating Officer and Principal with BRPH Architects and Engineers, as well as Principal and multiple Director roles with Perkins & Will Architects. He demonstrates strong business acumen, an ability to be agile and adaptable in a changing environment, and skill sets necessary to build high performance global teams that deliver.

Throughout his career, David has found success as an accomplished speaker, author, and active community leader, and he has been honored to utilize his business knowledge to serve on several not-for-profit boards.

Cristian Oquendo joined Charlan Brock Architects in 2014 with a commercial/entertainment background. Having worked in Central Florida’s theme park industry, he brings an outside the box creative problem-solving mentality to every design challenge that comes his way. As a designer for CBA, he leads the team to find artistic solutions that are in tune with the technical parameters of our projects.

Cristian’s passion is creating communities that harmonize with the existing conditions of their environments, while serving and supporting fellow team members so they can achieve the best design possible. He embraces state of the art software, utilizing it to create immersive experiences to help our clients visualize their goals and showcase CBA’s thoughtfully-designed architecture.

In addition to his responsibilities as a Partner at CBA, Cristian is a Lead Designer and Project Architect.

Mary Moltzan joined Charlan Brock Architects in 1994, and has worked on a wide variety of residential projects, from mid-rise garden apartment buildings to oceanfront high-rise condominiums with parking garages.

Mary’s expertise lies in designing luxurious living experiences at all market levels while solving the myriad technical issues that can occur. She takes great care to meet our clients’ criteria in strategic ways that will ensure compliance with all regulations and construction requirements.

Craig Garbarini joined CBA in 1996, and was named partner in 2018. He grew up in a military household and had the unique experience of never living in the same location for longer than two years until he enrolled at the University of Illinois in 1987. During his time there, he was awarded academic scholarships, made the Dean’s list, and was inducted into the Gargoyle Architecture Honor Society. Our clients respect Craig’s experience, dedication, and the way he develops and maintains relationships while keeping projects on schedule and on budget. In addition to his residential work, he was involved in the programming and master planning for Daytona Beach Shores City Center and a number of commercial buildings.

Craig’s personal philosophy is that it’s important to enjoy and respect the people you work with. He can be a man of few words, but when he does speak up, it is always thoughtful and oftentimes delivered with a sharp sense of humor.

A Gift for Teaching

Allen Dapson joined Charlan Brock Architects in 2000 with a diverse background, and from the beginning was a great fit with the CBA family. His expert understanding of how to put together a solid set of plans quickly became evident, and he was rapidly promoted to a Project Manager. Allan is a skilled and pragmatic problem solver with a congenial and personal management style which is appreciated by both clients and team members alike.

Allen’s wide-ranging experience—with projects spanning residential, retail, restaurants, timeshares, hotels, mixed use, mid-rise, and high-rise—is one of his greatest strengths. For condos and apartments alone, has developed over 15,000 units. Allen recognizes that the best designs come from healthy collaboration, not only between design and engineering teams, but owners, property management experts, and end users as well.

Allen’s exemplary leadership skills and passion for quality led him to establish our Best Practices division, which provides empowering tools and protocols for teams to excel in producing high quality work. He also established CBA’s Human Resource department, with an emphasis on preserving our unique and caring culture.

Matt Charlan grew up in Central Florida and attended Washington University in St. Louis. In 2006 he earned a Bachelor of Science in Architecture with concentrations in Urban Studies and Political Science, his thesis project exploring architectural and economic solutions for Post-Katrina New Orleans. Concurrently, Matt earned a second Bachelor’s of Science in Business Administration with focuses in International Business and Marketing.

Matt has been with Charlan Brock Architects for over 11 years. Among his achievements with the firm, he developed CBAtalks, a semi-monthly conversation with thought leaders in the industry and community.

Matt contributed to the master visioning of the RoseArts District, an ambitious redevelopment of a 128-acre golf course into a new mixed use town center north of Orlando. The plan features 5,400 housing units (10% Affordable at 60% Average Mean Iincome), nearly 250,000 sqft of commercial space, with 51% of the land reserved for open public space. With a goal of reinvigorating the Rosemont neighborhood in Northwest Orlando,the strategy aims to develop community assets, ecourage entrepreneurial growth, and create a wide spectrum of employment opportunities.

Growing up around CBA’s Central Florida office, Tanner Brock showed a strong penchant early on for making meaningful impacts in team environments. This strength would prove to shape his future educational and career trajectory when he attended Mississippi State University on a baseball scholarship, captained his team, and earned the 2001 SEC Pitcher of the Year Award. After graduating with his Bachelor of Science in Education, Tanner joined CBA in 2004 and is one of several second-generation employees.

Tanner became heavily involved in the construction side of our firm, joining our Construction Administration department and obtaining his Certified General Contractor license. In his time with CBA, he has worked on hundreds of projects and over $1B in construction, and he went on to become Director of CA. Tanner is passionate about building long-lasting relationships with our contractors, and enjoys working in the field alongside his skilled teammates. Construction Administration has grown and strengthened under Tanner’s leadership, and he was named a Partner in the firm to bring his expertise to the rest of our company.

Martin Lehr oversees Charlan Brock Architects’ Quality Assurance operations. A lifelong learner with a zeal for problem solving, he and his team provide Construction Phase Services on over 50 projects throughout the United States with a total cost of construction in excess of $2billion. Martin’s background is diverse; his early professional years were spent in the Marines and at Merrill Lynch, and it wasn’t until he was in his mid-twenties before discovering his love for construction and design.

Progressing through the trades and into project management, Martin has experience in every facet of the project life cycle. Prior to joining CBA, Martin served as a commercial construction project manager delivering projects for clients such as REI and Walt Disney World, where he served as the Owner’s Representative for Space 220, a highly themed interstellar culinary experience that he shamelessly describes as being “out of this world.” He also worked on a resort-wide program reimagining the guest flow experience at each of the resort’s park entries.

When he isn’t providing excellent client and contractor support, Martin likes to spend his time in his shop, cooking, running, diving, or being off on any number of adventures with his dear wife, Rachael.

A native of Florida, Butch Charlan co-founded Charlan Brock Architects in 1981, and for 40 years has honed his skills in the science and art of creative collaboration. His life’s mission has been to yield design solutions that are in harmony with our clients’ critical parameters; to discover what needs may lie within their subconscious, requiring only encouragement to come out.

Butch sees his work as a passionate journey of empowerment that is not complete until the architecture is built and functioning above all expectations. He draws on his own expertise, as well as the talented staff and consultants that share in the process with him. For Butch, the highest standards for marketability, constructability, and sustainability must be exceeded for the project to be considered a true success.

Butch heads the strategic planning for our firm and shares responsibility for much of our initial programming, conceptual land planning, and architectural design. He has spoken frequently at housing and resort conferences and has contributed articles to Builder Magazine, Professional Builder, Southeast Home Builder, Florida Home Builder and Multi-Housing News.

Developing great communities requires collaboration and coordination.

Vision Development

The scope of work is explored and defined prior to the design effort. Emphasis will be on gathering and analyzing data early in the process so that the design is based upon sound decisions. All current team members and their roles are established for the project, as well as the goals and objectives of the owner. Documents, agreements, and directives are reviewed and Programming Narrative summary is issued.

Feasibility Studies

Relevant information is gathered to meet the programing goals in order to effectively and efficiently begin the Schematic Design process.

Building codes, surveys, deeds, CAD files, and relevant data are reviewed. Current construction costs are used to determine the best design to meet the owner’s budget.

Schematic Design

Information gathered in the previous steps is presented in a graphic and written design solution that the owner can review and approve.

The primary objective of Schematic Design is to arrive at a clearly defined, feasible concept and to present it in a form that achieves client understanding and acceptance. Although the design is not entirely represented, the schematic drawings can demonstrate basic spaces, scale and relationship of components.

Design Development

Define and describe all important aspects of the project so that all that remains is the formal documentation step of construction contract documents. The design achieves the refinement and coordination necessary for a polished product.

Issues left unresolved at the end of Schematic Design can be worked out at a scale that minimizes the possibility of major modifications during the Construction Documentation phase.

Construction Administration

Our core responsibility during this phase is to assist the General Contractor in construction of the project in accordance with the construction documents, as approved by the owner.

Construction Documentation

This phase indicates the end of the design process. The design of the building should be finalized and we proceed with the intricate tasks of documenting the entire building and the site.

The drawings generated during the prior phases are now evolved from primarily graphic presentations to rigorous technical drawings. It is during this phase that we quantify and define the quality of the installed work.

A complete review of the Permit and Pricing Documents is conducted by Authority Having Jurisdiction, the owner, owner’s consultants and ownerselected General Contractor.
