Mid-Century Modern Detailing. Mid-century modern is now 21st century chic in furniture, elevation design and detailing. Particularly in the western United States, this style has become increasingly popular.

t’s April…and time for our Spring Parade of Homes...a great opportunity for area builders to showcase the many benefits of newly-constructed homes. Today’s new homes feature floor plans that suit modern lifestyles, with open space layouts, high ceilings, large windows and design features such as large kitchen islands, laundry rooms located near bedrooms, large walk-in closets and pantries and mudrooms for convenience and comfort. The National Association of Home Builders (NAHB) recently announced the winners of the Best in American Living Awards – a prestigious awards program recognizing excellence in designs that will influence the entire residential building industry. Award recipients are lauded as the nation’s most creative and inventive builders, remodelers, architects, developers, land planners and interior designers. Below are some of the newest trends in home design that buyers will see in the coming months and years, based on submissions from this year’s winners. Some of these elements are sure to inspire your next design project. Intimate Outdoor Spaces. Many homes include intimate outdoor gathering spaces, complete with

Indoor-Outdoor Convergence. What was once a distinct line between two living areas – indoor and outdoor – has been replaced by floor-to-ceiling retractable glass walls and screens. Families can both visually and physically move between these areas. Troughs and Spouts. Outdoor tables with open, troughlike water channels add interest, often culminating in a delicate waterfall off the edge of the table into a pool or water feature below. Interior Board and Batten. More often used as exterior cladding, board and batten is now being featured inside a large number of homes as well. This technique adds a three-dimensional layer to interior finishes and provides an interesting alternative to paint and wallpaper. Copper Bathtubs. These are a popular bathroom feature in several award-winning homes. Copper tubs are a striking addition in any home, from rustic to modern to traditional. White with Exotic or Repurposed Wood Accents. Many winning interiors feature stark, modern white paired with rich wood accents, a striking combination in flooring, ceilings and cabinets.

Modern Industrial Accents. Making its strongest appearance in multifamily projects, this trend combines sleek lighting and furniture with the brick, glass and steel elements of a building’s shell and skeleton. Vibrant pops of color offset the cooler color palette of metals and whites. Barn Doors. Barn doors are appearing everywhere, from kitchens to mudrooms to closets. These offer an alternative to traditional left- or right-hung doors and become a design feature of the home, unlike pocket doors that tuck away.

Intricate Stairways. Stairways have become more prominent and sophisticated. Designers increasingly feature curving glass railings, detailed iron newel posts, unique stair accent walls, glass treads and intricate tile work. Low-Impact Design. Many award winners and entrants included sustainable and green features in their designs, including permeable pavers, rain gardens and landscaping with native species. Waterfall Islands. Still trending are waterfall-edged islands, in which the kitchen bar is inset into the cabinetry rather than extended beyond it. These islands – whether made of wood, granite or marble – emphasize clean, modern lines. Be Realistic About What You Can Afford Figure out what you can comfortably pay on a monthly basis. Write down all your monthly expenses including loan payments, utilities, insurance, credit cards and don’t forget food, clothing and entertainment expenditures.

First-Time Home Buyers

s our nation’s housing and job markets continue to recover, many first-time home buyers are gearing up to become home owners. Yet, with stricter regulations put in place after the housing crash and the long list of paperwork that’s already required to buy a home, many prospective home buyers remain concerned about the home financing process. Advance preparation is key when getting ready to buy a home. You need to decide how much to spend on your home and which type of mortgage will work best for you, as well as understand the settlement process. Before you visit a sales office or model home, take advantage of the many sources that can help you get prepared, and take some steps to ensure you’re in the best possible financial situation. Qualifying for a mortgage and saving up for a down payment remain primary obstacles to homeownership. Recently Fannie Mae and Freddie Mac attempted to address this issue by announcing new low-down payment mortgage programs geared primarily toward the first-time home buyer market. These lenders will now offer mortgages with 3% downpayments, allowing more

When determining the monthly payment you can afford, remember that in addition to the monthly principal and interest, you will also be paying into escrows for property taxes, hazard insurance and possibly mortgage insurance or a home owners or condominium association assessment. Many real estate-focused websites have mortgage calculators that are a great way to figure out what your monthly payments would be based on current interest rates and down payment amounts. Pay Down Your Debts Debt that you carry on your credit cards will limit the amount of a loan a lender will be willing to give you. Lenders typically want to see a total debt service ratio that is less than 40 percent of your monthly income. Pre-Qualify for Your Home Mortgage To ensure that the financing process goes smoothly, buyers should consider pre-qualifying for a mortgage and having a financing commitment in place before shopping for a new home. Buyers also may find that some home builders have arranged favorable financing for their customers or

offer financial incentives. Pre-approval also enables you to quickly make an offer when you find a home, and is attractive to sellers who are considering multiple offers. A lenderâ&#x20AC;&#x2122;s preapproval would still be subject to a final verification of your credit and a satisfactory appraisal. New Home Closing Rules in Effect Closing on your new home is an exciting time â&#x20AC;&#x201D; but it also can be an overwhelming process. Home buyers are usually required to sign a seemingly endless pile of documents, most of which are written in terminology that can be difficult to understand. Fortunately, the process was recently made a little easier. Under new rules required by the Consumer Financial Protection Bureau, four closing documents were merged into two new documents: the Loan Estimate and the

Closing Disclosure form. The design of the forms and their terminology is more consumer-friendly to help home owners better understand this complex process. The Loan Estimate must be delivered to the buyer no later than three business days after receiving the application. In addition, the final Truth in Lending Disclosure and HUD-1 Settlement Statement was replaced by the Closing Disclosure form. This form must be provided to the consumer a full three days prior to the closing, and if there are changes during that 72-hour period, the closing could be delayed. This is a big change from the old process that allowed the HUD-1 Settlement Statement to be presented to the buyer as late as the day of closing and allows changes to be made to the statement during the loan closing. This extra time allows consumers to review the final terms of the loan and ask any questions before closing day.

f you’re in the market for a new home, you should shop for your builder as carefully as you shop for your home. Whether you are buying a condo, a townhouse, a house in a subdivision or a custom-built house, you want to know that you are buying a good quality home from a reputable builder. Here are some tips to help you choose a builder. Make a List of Possible Builders Once you have thought about the type of house you want, you can create a list of potential builders. • Begin with the Greensboro Builders Association online membership directory for a list of residential builders in the area – www.GreensboroBuilders.org. These builders are making a commitment to their industry through support of their local, state and national trade association. Contact information, including a link to their company website, can be found within this online directory. • Utilize the annual Parade of Homes – offered in the spring and fall - to meet area builders. These home tours provide a great opportunity to see the quality of a builder’s work firsthand…as well as tour homes in the price range and/or area you want to live. • Utilize real estate publications to become aware of area builders and projects. Looking through the ads and reading the articles can help you to learn which builders are active, the types of homes they are building and the prices you can expect to pay. • Local real estate agents may also be able to help you in your search…especially those that have experience and knowledge of new construction. • Ask friends and relatives for recommendations. Ask about builders they have dealt with directly, or ask them for names of acquaintances who have recently had a good experience with a builder.

Do Your Homework When you’re thinking about buying a new home, selecting the right home builder is a key step in creating the home of your dreams. You should feel comfortable asking a potential home builder every question that you think is important in addition to “How much does it cost?” and “When can we move in?” which are always important to know. You should request references of home owners they have built and/or sold homes to…and talk with those home owners as well about their experience. Quality and Value Look at new homes whenever you can. The Parade of Homes, along with open houses sponsored by builders and realtors, are good opportunities to tour homes. When examining a home, look at the quality of the construction features. Inspect the quality of the cabinetry, carpeting, trim work and paint. And continue to ask lots of questions, especially around customized features that you desire in your home. As the housing industry continues to show signs of a sustained recovery, today’s low interest rates combine with the benefits of new construction make now an ideal time to achieve the American dream of homeownership in a brand-new home.

What is Universal Design? winning athlete. Because of universal design, people who are very different can all enjoy the same home. And that home will be there for all its inhabitants even when their needs change. Here are some of the more common universal design features that are also incorporated into aging-in-place remodels:

niversal design is the design of products and environments to be usable by all people, to the greatest extent possible, without the need for adaptation or specialized design at a later point in time. Universal design enhances traditional design by incorporating elements that offer comfort, convenience and ease of use. By implementing universal design features in your home, it allows your home to be safe for all ages and for those with various accessibility needs. Universal design is related to aging-in-place renovations. The National Association of Home Builders (NAHB) Remodelers in collaboration with Home Innovation Research Labs, NAHB 50+ Housing Council and AARP developed the Certified Aging-in-Place Specialist (CAPS) program to address the growing number of consumers that will soon require adaptability and accessibility modifications. While most CAPS professionals are remodelers, an increasing number are general contractors, designers, architects, and health care consultants. Everyone can use universal design! It doesn’t matter if you’re young or old. You could be short or tall, healthy or ill. You might have a disability. Or you may be a prize-

• No-step entry. Build a step-less entry that will increase access and convenience without comprising aesthetics. • One-story living. Places to eat, use the bathroom and sleep are all located on one level, which is barrierfree. Many new homes are incorporating a bedroom and full bath on the main level. • Wide doorways. Doorways that are 32-36 inches wide let wheelchairs pass through. They also make it easy to move big things in and out of the house. • Wide hallways. Hallways should be 36-42 inches wide. That way, everyone and everything moves more easily from room to room. • Open and accessible floor space. Everyone feels less cramped. And people in wheelchairs have more space to turn and increase mobility. Some universal design features just make good sense. Once you bring them into your home, you’ll wonder how you ever lived without them.

ationally, the demand at food banks is at an all-time high. Sadly, Greensboro and Guilford County have been designated as one of the hungriest places in the country. Food insecurity, defined as the condition of not having regular access to enough nutritious food for a healthy life, affects 18.3% of people in North Carolina and 19.2% of people in Guilford County. Almost 30% of children in Guilford County are food insecure. Of Guilford County Schools’ 73,000 students, 67% (as of 2015) receive free or reduced price lunches and breakfasts. That is more than 49,000 children possibly needing food assistance. Is there a way the citizens of Greensboro & Guilford County can become the key source of food for its neediest? We think so and want to encourage you to join us in supporting A Simple Gesture Greensboro. A Simple Gesture Greensboro is a food collection program that supports the food banks and food pantries in Greensboro and Guilford County…especially those that are assisting the children in our community. A Simple Gesture does not store or distribute any food, but takes it directly to the food banks and pantries on the days that the food is collected.

Your simple gesture is to sign up to be a food donor. Donors are provided a reusable grocery bag to keep in their pantry and commit to buy one additional, nonperishable item every week when shopping, and place in the bag. A Simple Gesture volunteers will come to your home every other month, on the date specified on the tag on your green bag - collect your bag of food - and leave another reusable grocery bag for you to use during the next two months. The collected food is delivered that same day to several food banks for distribution to the needy. It’s that simple! Ways to Get Involved Food Donor Sign up to be Food Donor, providing a bag of food every two months that will be collected directly from your home – pick up an enrollment card at the Parade or sign up online at www.asimplegesturegso.org Corporate Donor Businesses can sign up – providing employees with grocery bags to fill and bring back to the office on designated collection days every other month – as well as provide financial donations to support the growth of this initiative Volunteer

Giving Back to the Community

reensboro Builders Association members are active, concerned citizens who live and work in Guilford and surrounding counties. The Greensboro Builders Association is involved in numerous community service projects on an ongoing basis, giving of both financial resources and in-kind contributions. GBA members are committed to ensuring Greensboro and Guilford County remain a great place to live, work and raise a family. Providing affordable housing is an ongoing area of emphasis for the Greensboro Builders Association. We have worked with various organizations such as the City of Greensboro, Home Inc., Habitat for Humanity of Greater Greensboro and Community Housing Solutions to assist with new construction and renovations to existing homes. Raising Roofsâ&#x20AC;ŚBuilders for Habitat In 2003, we entered into a partnership with Habitat for Humanity of Greater Greensboro to build 12 homes in one week...called Raising Roofsâ&#x20AC;ŚBuilders for Habitat. This initiative continues to be tremendously successful due to the generous contribution of Association members. To date through this every other year build, GBA members have constructed 55 Habitat homes in the past 12 years! ReBuilding Hope In 2011, GBA Remodelers Council members formed a partnership with Community Housing Solutions to conduct home repairs and renovations called ReBuilding Hope. To date, we have completed more than 10 home renovations. In 2014, we completed an entire house renovation on a 1920â&#x20AC;&#x2122;s home in the historic Glenwood neighborhood. Planning is underway for another home renovation this fall.

Our membership is comprised of licensed contractors, trade contractors, suppliers and service providers. With more than 185 licensed general contractors, our building professionals can help you navigate through your new construction and/or renovation project. Builder members are those companies that maintain an active NC General Contractors license. These members specialize in residential and commercial construction and remodeling. Our annual home tours - Parade of Homes and Tour of Remodeled Homes - provide a great opportunity to meet and talk with area builders and remodelers. GBA builder members work closely with a team of industry professionals known as our Associate Members – these are trade contractors, suppliers and service providers. You can find a listing of the Associate members who helped in the construction of the Parade homes on each entry page.
