Why Should I Be A Member?

I

’m often asked this question. Builders and Associates are frequently curious. Some of us that have been members for some time are tempted to respond “because.” If the person to whom you are speaking is not already a member… that may not be enough. Association membership gives access to our members. We have more than 600 members in the Greensboro Builders Association. Our membership directory is organized alphabetically and by categories. Target marketing is made easy. All members need electricians, plumbers, accountants, attorneys, etc. We encourage ALL members to Do Business with Members. Take a look through your GBA Membership Directory and learn all the information that is available…and the next time you need work done, your search will be much easier. Locally, your GBA membership provides access to numerous activities & events. Golf Tournaments, Skeet Shooting, Parade of Homes, Tour of Remodeled Homes are just a few activities that are very popular. We also have the benefit of TREBIC (our local lobbyist) activities. TREBIC provides support for us with regard to issues with local governments. They also coordinate interviews with City Council and County Commissioner candidates. This provides us with excellent insight to some of these candidates and how they will respond to our industry’s issues. Community service is another outreach effort that your membership provides…best noted by the 55 houses we have built for Habitat Greensboro and the renovations we have provided to Community Housing Solutions through ReBuilding Hope. More than half of your membership investment goes to support our state (NCHBA) and national (NAHB) associations. State legislative efforts have resulted in the repeal of the Protest Petition, restriction of aesthetic controls by local governments, excessive bonding requirements and most importantly, some of the cost of builder inventory. This law specifically could allow a tax savings of $600 to $1,200 per start for local developers and builders. National issues such as “Waters of the US” and the infamous “Long Ear Bat” pose a threat to development that could stop many future projects. Legal action and intensive lobbying by NAHB have delayed these potential roadblocks to development, saving our industry millions of dollars in additional fees and associated delays. Our Association is strongest when we work together. Builders must be able to build. Many of our Associate members need builders or there is nothing to supply. We need to recruit the best of our industry to join our Association so that we can assure our buyers that only the highest quality materials and labor are used while constructing our houses and renovations. Business to business marketing benefits all of us. I encourage you to look at who you are doing business with and if they aren’t a member…ask them to join! Together let’s build a stronger network of quality, industry professionals that are proud members of our Association!

2015 Annual Awards Governor Pat McCrory was our keynote guest for our Annual Awards membership meeting on Thursday, February 25, 2016 at Starmount Forest Country Club with more than 200 in attendance. Dwight Stone conducted a great one-on-one interview with the Governor discussing issues that are important to our industry and community. In addition, GBA members were recognized for their contributions to the Association, building industry and community. Join us in congratulating the following members.

Eugene Gulledge Award

Kavanagh Cup

The Eugene Gulledge Award for Distinguished Service is the highest honor given by the Builders Association. It is named in honor of Eugene Gulledge who founded the Greensboro Builders Association fifty-eight years ago. This award recognizes continuous, outstanding contributions to the Builders Association and the community at large over a long period of time. Scott Allred, Precept Construction was awarded the 2015 Gulledge Award. Having been involved in the building industry for the past 15 years, Scott has served in a variety of leadership positions, including GBA President in 2011, and continues to serve our Association as a National Director. He was instrumental in the formation of the Triad Green Building Council, serving as its first chair in 2008 and 2009. Scott has represented our industry serving on the GTCC Advisory Committee for the past five years. He holds both the CGP and CAPS national designations. Scott is highly regarded by his peers for his professionalism and integrity.

Builder Member of the Year Tom Hall, Windsor Homes was awarded the 2015 Builder Member of the Year Award. Tom served on the GBA Board of Directors in 2004-2005 and rejoined the Board in 2010, serving as GBA President in 2015. Under Tom’s leadership, our Association has grown and expanded its efforts to engage members, especially our Young Professional members. He has been an active member of TREBIC, our Finance Committee and Raising Roofs‌Builders for Habitat planning team; as well as serving on the Habitat Greensboro Board of Directors.

Associate Member of the Year

Jim Bowman, Bank of North Carolina was awarded the 2015 Associate Member of the Year Award. Jim has been involved in our Association and the banking industry for more than 35 years with a focus on residential acquisition, development and construction lending. He has served on the GBA Finance Committee for more than 15 years, as well as served two terms as Treasurer on our Board of Directors.

Since 1995, GBA has presented the Kavanagh Cup award recognizing individuals and/or organizations for their efforts in strengthening affordable housing in Guilford County. The 2015 Kavanagh Cup was presented to Gene Brown for his work to make homes warmer, safer and drier through the initiatives of Community Housing Solutions focused on low income families, especially senior citizens in our community.

Lewis Award Ron Foister, Ron Foister Custom Homes was presented the 2015 Lewis Award for utilizing the most Association members in the construction of his Parade home, working with more than 37 Associate members.

Membership Recruiter Leticia Nieto, Ilan, Inc. was presented the 2015 Membership Recruiter of the Year award for recruiting the most new members this past year.

Life SPIKES

NAHB provides sponsor credits know as SPIKES for each new member recruited and retained. Life SPIKES are awarded for members who achieve 25 credits. Spring Parade of Homes •

The benefits of new homes are not just in their design.

Analysis by the National Association of Home Builders, using data from the Census Bureau’s latest Residential Energy Consumption Survey, shows that on a per-square foot basis, the newer the home, the less energy it uses. Compared to homes built before 1950, the average consumption of energy other than electricity is 46% lower in homes built after 2000.

Today’s new homes are built with environmentally friendly features such as energy-efficient tankless water heaters; Energy Star appliances, HVAC systems, insulation and windows and doors that make the home more comfortable and can save the home owners money over the long term.

The Census Bureau’s American Housing Survey shows that maintenance costs on average were 56 percent lower in new homes; $547 a year for all single family homes versus $241 for homes built after 2008.

New homes not only benefit the home owner, they benefit the community. The estimated one-year local impacts of building 100 single-family homes in a typical metro area include: o $28.7 million in local income o $3.6 million in taxes and other revenue for local governments o 394 local jobs

s we celebrate the beginning of spring…it’s also time to celebrate our Spring Parade of Homes to be held on two consecutive weekends – Saturday & Sunday, April 23-24 & April 30 - May 1 from 1-5 pm each day. More than 50 homes will be on tour throughout Greensboro and Guilford Country, representing 31 builders. There are some great features and amenities that you don’t want to miss this year! When talking with clients about the VALUE of building or buying NEW homes…below are some key points provided by NAHB to share with anyone considering a new home: •

New homes feature floor plans that suit modern lifestyles, with open space layouts, high ceilings, large windows and design features such as large kitchen islands, laundry rooms located near bedrooms, large walk-in closets and pantries and mudrooms for convenience and comfort.

New homes are safer, with electrical wiring systems that can accommodate “smart” appliances and components such as high-definition televisions, security systems, fire alarms and complex lighting and audio setups.

As the housing industry continues to shows signs of a sustained recovery, today’s low interest rates combined with the benefits of new construction make now an ideal time to build or buy a new home. We encourage all members to come out and see these newly constructed homes during the Spring Parade of Homes.

Builder News May is National Remodeling Month

Builders Council

According to NAHB, Americans spent $116 billion on improvements to owner-occupied units in 2013, down from a peak of $146 billion in 2006. NAHB’s remodeling forecast expects these expenditures to increase gradually as the broader housing market recovers. Beyond general recovery in the housing market, key factors driving increases in remodeling expenditures will include: the aging housing stock, needed aging in place renovation work, and increasing interest in improving home energy efficiency.

Why earn the national Certified Agingin-Place Specialist (CAPS) designation? There is continued growth in the Baby Boomer market segment, currently totally 75.2 million in the US, that have increasing interest in universal design and aging-in-place modifications. Of this group, 80% own their homes, and 67% of those want to stay in their existing home and not be part of a retirement community. This group will spend 1.9 trillion in the next five years on new homes.

It’s time to start planning for the Fall Parade of Homes to be held Saturday & Sunday, October 15-16 & 22-23 showcasing new homes and neighborhoods throughout Greensboro and Guilford County. Take advantage of the opportunity to market existing inventory, pre-sales and spec homes.

Be prepared to assist them…or their children who are helping make necessary transitions. Earn your CAPS designation locally. Our next course will be held Wednesday – Friday, May 18-20 from 8:30 am – 5 pm at the GBA office. There are two specific CAPS classes – Marketing & Communications Strategies for Aging and Accessibility and Design/Build Solutions - along with the Business Management course. Discounts are available for members and/or when taking multiple courses.

Spring Golf GBA Invitational – June 2

Bryan Park Golf Course

Join us at Bryan Park on Thursday, June 2 for a fun afternoon of golf and networking! Put a team together or sign up as an individual player for our spring GBA Invitational golf tournament to be held on the Players course this year. Registration includes 18 holes of golf, cart, practice range balls, mulligans, lunch and Awards dinner in the Enrichment Center following play. Sponsorships on the course are a great way to market and promote your company. Majority of sponsorships provide an opportunity to have face-to-face time with players.
