I have had the startling realisation this month that the countdown to my wedding can be measured in weeks rather than months…so please, if you spot me out shopping with anything but fruit or veg in my trolley you have my full permission to snatch all the naughty stuff straight back out! In all seriousness this year is flying by and I cannot believe it is June. It has been a very exciting month in the office as we are pleased to announce that one of our team members Teresa has had her little boy, Josh, and what a cutie he is! Congratulations to Teresa and the rest of her family. We have also had two new staff members join us – Claire Abbot who is working on the sales team and Vicky Senkey-Dunn who is responsible for all the editorial in the magazine. So, with this in mind you will be getting double value and each month Vicky will be guiding you through what is in the issue.

ENERGY SWITCH
REMINDER
The Lincolnshire Energy Switch Scheme is helping Boston householders save money on their gas and electricity bills - an average of £210 for those who switched in the first offer which finished in March. The latest scheme was launched on Tuesday, April 15, and already 642 households have registered. It is easy to register – all you need is a recent gas or electricity bill which shows your current tariff and your energy consumption. Then visit www.boston.gov.uk/LESS to register your details. Alternatively you can call 01529 301990 between 9am and 4.30pm, Monday to Friday (excluding Bank Holidays). There is no obligation to switch so there is nothing to lose by registering. Once the registration period deadline has passed on Monday, June 9, the energy companies are invited to offer a competitive tariff. The lowest tariff will be offered to households in personalised emails or letters. Residents will then have four weeks to decide whether or not to switch. It is a simple process that could result in substantial savings on household energy bills. Cllr Mike Gilbert, portfolio holder for housing, property and community, and who switched his energy supplier under the first scheme, said: “We are encouraging as many people as possible to register with the Lincolnshire Energy Switch scheme – it only takes a few minutes but could result in substantial savings on your energy bills. The biggest savings are likely to be achieved by people who have either never switched, or not switched for a long time” A similar switching scheme for small and medium businesses (SMEs) is also available using the same website address.

Flood misery: There is help out there There is help available to those whose homes were affected by Boston’s December flood, but, for some, applying for that assistance may be daunting. Help is at hand. Assistance with filling out the Government’s flood grant application form will be available from Boston’s Citizen Advice Bureau at Boston Mayflower’s offices at Chantry House, Lincoln Lane, from 9am to 4pm every Tuesday until August. Please contact the Citizens Advice Bureau on 01205 318645 to arrange an appointment. You will need to take with you an application form which you should already have received from the flood team at Boston Borough Council when you registered your address

with them as having been affected by the December 5 flood. Applications can be made for a repair and renew grant. Owners of flood-affected homes or businesses can apply for up to £5,000 per flood-affected home or business to pay to fund additional flood resilience or resistance measures for homes and businesses that have been flooded since December 1, 2013. These measures could include things like a new driveway barrier, replacing doors and windows with water-resistant alternatives or moving electricity sockets to a safer level. This measures over and above repairs that would normally be covered by insurance. If you do not have the application form it is not too late
to register your flooded property in order to receive one. Call Boston Borough Council on 01205 314315 or email flood. support@boston.gov.uk leaving your name, address and phone numbers. The deadline for applications from this fund is August 31 and the deadline for applications under the Business Support Scheme is June 27. This covers a range of things including nonrecoverable insurance excesses for repair or replacement of buildings, equipment and stock; removal of debris; additional business accommodation or extra staff costs; structural surveys; security measures; additional marketing; exceptional costs; to improve access to/for suppliers and customers etc.

Leading up to this event a baton is travelling round every county of England and Wales giving many members the chance to see it and celebrate their membership of the WI and all it offers today. The phrase ‘Jam and Jerusalem’ is often applied to the organisation but they offer much more than that. There are book discussions and education as well as social activities, crafts, friendship and fun! Twelve institutes in the Boston area, with a total of 886 active WI years, will be hosting the WI Baton on Wednesday June 4th with a parade from Burton Corner to the Community Room in Boston. Everyone is welcome to and meet them there, see what they get up to and enjoy some real WI hospitality with cake!
Laval Students Visit Students from Boston’s twin town in France, Laval, finished off their “marvellous” month’s stay with a VIP visit to the borough’s council chamber as guests of the Mayor of Boston. The students were given a close-up viewing of the borough’s famous gold and silver regalia, normally hidden from view behind special security systems in the Council Chamber. Five visited Boston with day trips to Skegness and Lincoln. Boston celebrates its 56th year of being twinned with Laval and has played host to visiting students for the past few years. Whilst on their visit they were accommodated by Boston College. Mrs Solange Bruneau-Frileux, president of the Laval-Boston twinning association thanked the Mayor and presented him with a gift of produce from their region and praised the host businesses and the college for taking care of the teenagers whilst here on their stay. She said: “They have had a brilliant time, and this is always such a great experience for our students, it helps build their self-confidence and gives them more understanding of the English language.”

Meet Boston’s 480th Mayor Adoption is a theme running through Alison Austin’s life. She was adopted as a baby, has an adopted sister, adopted three children herself and has now been adopted as Boston’s next first citizen. Cllr Austin will be the 480th Mayor of Boston when she takes office next month. Born in Essex in 1943, she came to Kirton aged only a few months old as the adopted daughter of Dr and Mrs Hardwick. She grew up in a happy, protective and busy family environment, with her father a pillar of the community. Alison was educated until she was 11 at Miss Green’s “dame” school. Despite Alison’s admission of having atrocious handwriting and being “incredibly erratic” she passed her 11-plus and moved up to Boston High School for Girls. Having passed her O-levels and A-levels she went to the University of Wales in Cardiff where she graduated with an honours degree in mathematics. Before finishing her degree, Alison gained a summer job working in the Ministry of Agriculture’s entomology laboratory and met Richard, agricultural adviser for Holbeach Marsh. He was engaged in helping farmers to grow more and, after just a three-week courtship, was also engaged to Alison. They married two years later, in July, 1966, and lived in West End Road, Wyberton, by which time Alison had qualified and started teaching maths at Sleaford High School. After two years there she taught for another two years at Boston High School before taking
seven years off to raise their adopted children, Lucy, Christopher and William. They have five grandchildren who live in Dublin. As their children grew Alison found herself volunteering at the local Brownie pack going and ended up as Brown Owl for 15 years. She was also active in the Ladies’ Circle and Wyberton Parish Church and, for a short time, took round Meals on Wheels. She went back to teaching part time for six months at Sleaford, and stayed for six years, before moving closer to home to teach at Boston Grammar School where she stayed for almost 15 years before taking early retirement in 1999. Her life took another turn when she was persuaded to stand for election to Boston Borough Council. Richard was a parish councillor and had been a county councillor, and his Boston Bypass Independent party swept to power at borough level in 2007. Richard wanted a candidate for every seat and eventually Alison was persuaded to stand for the south ward. Last year she was also elected to Lincolnshire County Council as a Lincolnshire Independent.
Mayor’s charities cheque presentation Boston’s outgoing Mayor, Cllr Paul Kenny, has handed over a total of £8523.02 raised for his nominated charities during his year in office. Boston Salvation Army and Boston Citizen’s Advice Bureau both received a cheque for £4261.51 when representatives met with the Mayor in the council chamber on Thursday evening, May 8. Fundraising events ranged from a Victorian evening and a mulled wine stall in the Market Place to a jazz concert at the Gliderdrome. Cllr Kenny thanked all who had supported the events and made donations. He praised his committee who he said had all worked hard together throughout the year. Paul Brown, Director of the Citizens Advice Bureau, accepted their cheque and said: “Thank you very much
indeed. Paul’s support for the community is always second to none, not just in his Mayoral year but always. We are extremely grateful.” Majors Sarah and Mark Price, who accepted the cheque for the Salvation Army said: “Our charity is mainly based on practical work and at the moment it is getting busier and there is a tremendous strain on us and Paul’s support has been a great help and this amount of money will make a big difference in how we can help people.” Cllr Kenny assisted his two charities to receive further grants of £5,000 for The Citizens Advice Bureau and £10,000 for The Salvation Army from The Medlock Charitable Trust.

Each issue Peter Bedford, leader of Boston Borough Council, discusses the important topics in and around Boston Boston Borough Council’s Fen Road depot will fall silent as the bin lorries move out in preparation for environmental operations to be based at a new purpose-built site. The move will be a winwin-win: • It will save council taxpayers hundreds of thousands of pounds in rent – the council does not own the Fen Road depot, but does own the land at St John’s Road; • It will see the development of a dedicated customer service, reducing delays and improving responses; • All services connected with waste disposal, recycling, garden waste and grounds management will be centralised closer to the town centre, reducing the carbon footprint, and will be better positioned to serve the villages. Management of how your waste is dealt with will also enter a new high-tech era using state-of-the art communications equipment to offer a no-nonsense, one-stop-shop service. The new depot is at the former lorry park near the docks entrance. The environmental services administration team will be joining all other office staff at the council’s main offices in Municipal Buildings in Boston, but latest “cloud” and “smart call” technology will be used from June 2 to ensure that customers phoning with enquiries on the former Fen Road numbers – 01205 311112/366007 – will be fast-tracked through and not clog up the general enquiries queue. Cloud technology will enable faster access to enquiries by any one of a number of responders thanks to computerised connectivity. Customers will not have automated button-pressing options imposed upon them. Operations will cease at the Fen Road depot after June 13. Personal callers will not be able to call at the new site, but will be able to access all the former Fen Road services at Municipal Buildings, including collecting blue bags for excess recycling waste. So, it’s all change from June 2… but you should still use the usual numbers for environmental services – 01205 311112/366007 – and prepare for smart-call cloud technology. Services can also be accessed via the council’s website – www.boston.gov.uk/waste Concerns have been raised about the viability of our town centre. Traditional town centres are changing and retailing is not necessarily the future anchor points for high streets. Centres these days need the ability to begin to offer something new and different - they can’t necessarily simply stay as retail centres. Boston, however ,continues to buck the trend of the more significant shop closures and high street changes we see in other towns and cities. Morecambe, for instance, has some 30 per cent of its shops boarded up – that is not the case in Boston and we should be celebrating that fact.
We need destinations to create a magnet for consumers. A decline of traditional shops may be inevitable as more people look to the internet and to town centres for their leisure, community and evening economy, eating and drinking needs. And as part of such decline the gaps that occur require to be filled, but maybe not by just new/more shops. Boston is fortunate in already having lots to offer as a destination and attracts visitors, especially holidaymakers who visit when they are at the coast. Boston has performed pretty well, compared to many and continues to do so, with its vibrant Saturday and Wednesday market and Thursday craft market, all organised and managed by the borough council. Town centres are occupied and managed by the shops and the businesses themselves, not borough or town councils and while the borough council can assist with ideas, can facilitate and support, one must ask the business community itself what is IT is doing to react to these large structural and economic changes - how is it working together to find new markets and new opportunities. Successful shopping centres are those where everyone works together r – a town requires the right mix, the right products, the right rental levels and forever innovative offers and meet consumer need. Who is best placed to do this? I think the businesses and landlords themselves, working closely with the likes of the Chamber of Commerce and the borough council. So far the shop frontage and buildings repair grants scheme – initiated, led and promoted by the borough council in partnership with English Heritage - has invested more than £80,000, benefitting 15 different properties with a further nine currently in development and to be started this year – having the effect of increasing visitor numbers and creating further leisure and retail opportunities by providing regeneration through investment in local businesses – making the town centre a more attractive place. In partnership with the Lincolnshire Chamber of Commerce the borough council has played its full part in completing and now assisting to work through a tourism and action plan and also look at the lead the council takes in the Boston Bloom initiative each year. In terms of vacant retail units and footfall generally, nationally the vacant percentage average appears to be about 13.9%, and in Boston the percentage we have (31st March 2014) is 13.6%, so about the same. This involves 36 identified vacant shops out of a total available 265 units (A1 authorised uses). In 2012 the equivalent percentage was 14.7%, and in 2013 it was 15.3%. With regard to footfall this is 3% up compared to last year and compared to 20062009 levels is some 14% up.

Advice
Scams – don’t get caught out! by Stuart Hellon
Keep your wits about you to avoid our top five scams and rip-offs…
1
Car matching You place an advert to sell your car and get a call to say an immediate buyer has been found. You are asked to pay an upfront fee which you are told is refundable if the car isn’t sold. The car isn’t sold and you aren’t refunded.
2
Doorstep electricity meter credit If you use a pre-payment meter you are offered cut-price electricity. For example, £50 of electricity is offered if you pay just £25. Criminals then use cloned keys to top up energy credit illegally. Electricity companies don’t get paid for energy used, and you end up paying for the energy twice – first to the fraudsters and then to the company at the correct rate. Never buy electricity from someone who knocks at the door. Electricity is not sold in this way by companies.
3
Prize draws, sweepstakes and foreign lottery scams You’re told that you’ve won a prize in a competition that you haven’t even entered. To claim the prize you have to pay an administration fee. You pay the fee and either get back nothing or get something worth less than the fee you’ve paid.
4
Miracle health cures Miracle health cures or ‘scientific breakthroughs’ offer you health products to cure a problem such as arthritis, diabetes, cancer, or to help you lose weight. The seller often promises a no-risk money-back guarantee or a free trial. There are often quotes from doctors and happy customers. These types of products and medicines
“Never buy electricity from someone who knocks at the door. Electricity is not sold in this way by companies.” are unlikely to do you much good, and might even harm you. Talk to your GP before you buy any of these products
5
5
Working from home You see an advertisement offering work which you can do at home, for example, stuffing envelopes or putting together home assembly kits. You’re asked to pay a fee upfront and then find there’s no work on offer, you only get paid if you get others to sign up, or you do the work and don’t get paid for it. For example, you assemble a kit and are told the work isn’t up to standard and you won’t be paid. A genuine home-working scheme won’t ask you to pay money upfront and will explain in writing what you are expected to do, how much you will earn, and when you will be paid. You should also be paid at least

I am very pleased to report that the Boston May Fair passed off very uneventfully from a Policing perspective with only a handful of arrests for drunkenness
T
here was an increased police presence to prevent the type of disorder that occurred two years ago and this year my officers all commented how good natured everybody was that attended. The Police were also supported by the Boston Borough Councils Community Safety Team who had additional officers working in the town’s CCTV centre and more officers on the ground. Special thanks also goes out to Enigma Security who provided Security Officers for the event and whose staff played a major part in ensuring the Fair passed off peacefully. They made our job much easier due to their professionalism and friendly engagement with the visitors to the Fair. On a more sombre note and unconnected to the Fair, a 22 year old Lithuanian male was the victim of a serious assault on St Botolphs Bridge several weeks ago in which he received some nasty injuries. He has since been released from Hospital. The attack was caught on the town’s CCTV and for several days afterwards Police and Boston Borough Council’s Community Safety Team worked closely together viewing the footage and identifying the offenders. On May 1st Boston Borough Council and Police made an emergency application to the Magistrates Court to get an Interim ASBO on all ten persons identified on the CCTV involved in the incident. The Interim ASBO was granted and later that day

all those named in the order were visited by police and Council Officers and served with the ASBO which prevents them associating together, bans them from the town centre and places them on a night time curfew. This will run alongside the criminal investigation which has seen several arrests and two people charged with Wounding with Intent. All officers who watched the footage of the assault, myself included, were shocked and angered by the level of violence used in the attack and agreed it was some of the worst footage we have ever seen. The Police and Council response in getting the ASBOs sends a message out that violence will never be tolerated on our streets and people committing these offences will have the full weight of the law directed at them. Fortunately these attacks are rare and Boston is a safe town to visit and live in and my main priority is to keep it that way - that’s why we took the action we did. As the weather is getting warmer can I remind everyone to close their windows when they are out as thieves will go around looking for open windows as an easy way into peoples houses. Now that people are starting to use their pushbikes more, Boston is experiencing a rise in the theft of pushbikes so can I ask everyone to ensure they have a strong lock for their bike when leaving it out in the open.
“Now that people are starting to use their pushbikes more, Boston is experiencing a rise in the theft of pushbikes so can I ask everyone to ensure they have a strong lock for their bike...”

Boston Bike Night
Boston Bike Night 2014 ❱ BY VICKY SENKEY-DUNN
F
Thousands of people are expected to visit Boston Bike Night, which will be held this year on ThursdayJuly 3rd
ollowing on from the fantastic night last year, it is expected that Bargate End, Pescod Square, Straight Bargate and the Market Place will be full this year. Undoubtedly one of the biggest motorcycle events in the county, Boston Bike Night offers something for all bike enthusiasts! The event is organised by the Boston Motorcycle Riders Association (BMRA) and is the perfect way to combine your hobby with having fun. Founded in 1990, the BMRA has been meeting every Tuesday night ever since, but their main event, Boston Bike Night, is their annual celebration of all things two and three wheeled - provided it has an engine! The Bike Night, now in its 16th year, has continued to go from strength to strength and is now one of the biggest and best of its kind, attracting thousands of riders from all over the country. It really has to be seen to be believed - the event will see riders of motorcycles, scooters, trikes & sidecars descend upon Boston’s Bargate End and the Market Place filling the car parks and the surrounding areas with a spectacular array of machinery, including all types of makes and models, from sports bikes, tourers, to the classic varieties. See Appendix A for more detail.
Not only is the event a Mecca for riders and fans of motorcycles, it is also a great family night out. Last year it was estimated that over 1000 people visited the Bike Night and this year there will once again be road closures in Pen Street, Wide Bargate, Bank Street and the Market Place so that the area is purely for Bike Night traffic. As well as entertainment in the form of live bands, there will also be a variety of food stalls and around 40 trade stands to keep riders and the public interested, featuring displays of the latest machinery, tyres, clothing and accessories. There will also be several specialist stalls! The BMRA will have its own stand and will be encouraging any potential new members to sign up and join them on the night. Those who sign up with the club will receive a joining pack - anyone is welcome, male or female of any age group. The BMRA is well-known for organising activities throughout the year, such as ride outs, barbecues and fun nights, as well as an annual Toy Run to Pilgrim Hospital at Christmas. The group is based at the Hammer and Pincers pub during the winter months and ride outs begin from the Wide Bargate car parks during the summer months. If you would like more information about the club please visit their stand at the event, and perhaps even support them by buying a new T-shirt. More information about the club can also be found on their website, www.boston-motorcycleridersassociation.co.uk.

Focus on Donington
Celebrating Flinders ❱ BY KATE CHAPMAN
C
It may be 200 years since his death, but 2014 marks an important milestone for explorer Captain Matthew Flinders
aptain Matthew Flinders is due to be honoured with a statue in London this summer. Distinguished navigator and cartographer Flinders was born in Donington, on March 16, 1774 and went on to become the first person to circumnavigate Australia, name it and identify it as a continent after setting out in 1801. Today the name Flinders is associated with more than 100 geographical features and places in Down Under, where he’s considered the main explorer of the state. These include the Flinders University, Flinders Ranges and Flinders Chase National Park, while back home it’s a different story - the only memorial is a statue in his birthplace. However, all that’s set to change this July, when on the 200th anniversary of his death, a commemorative statue will be unveiled on the concourse at Euston Station, in London. A campaign backed by South Australia’s Government was launched for a memorial at the station, where Flinders is said to be buried, to commemorate his legacy. Celebrations in Donington will take place on July 11 this year, and will include a church service and special meal.
“...this July, when on the 200th anniversary of his death, a commemorative statue will be unveiled on the concourse at Euston Station, in London.”

FLINDERS was born in Donington, the son of a surgeon, and joined the Royal Navy in 1789, after being inspired by reading Daniel Defoe’s Robinson Crusoe. He was just 15 years old when he took to the sea aboard HMS Alert, and the following year sailed with Captain Bligh on the Providence to Tahiti, where he honed his navigation skills. In the following years Flinders befriended George Bass, and the pair made a number of small journeys, redefining the charts of the New South Wales coast. In 1798 they circumnavigated 16 | www.simplyboston.co.uk | SIMPLY BOSTON
Tasmania, proving it was an island. By 1801 Flinders had been given command of the Investigator and a commission from Sir Joseph Banks to explore the entire coast of Terra Australis in a voyage scheduled to last four years. Flinders completed his historic journey in June 1803 but was jailed by the French in Mauritius, where he had stopped for repairs to his ship as he made his way back to Britain. He remained in prison for six years before returning to Britain in 1810, when he was able to work on his map and account of his journey.
The three volumes took four years to complete, and were not published until 1814, as the mariner lay on his deathbed. He died on July 19, 1814 aged 40, providing a lasting legacy as one of the world’s most accomplished explorers with key contributions to the science of navigation.

Sugarhill Upholstery We’ve got it covered
Sugarhill Upholstery are pleased to be able to assist you with all your upholstery and re-upholstery needs
W
e are dedicated to providing excellent, reliable, high quality service and maintaining high levels of customer satisfaction at competitive prices. No job is too big or too small for us and we offer services for both residential and commercial customers. A recent example of our work comes from the recent flooding in Boston. St Botolph’s Church suffered extensive damage which included 400 prayer kneeling pads that had been created for the church over many years. This was a very devastating time for the church and the community in general so we were delighted to be able to provide our restoration services and bring the kneeling pads back to life. The process began with the pads being professionally cleaned before the foam inside was replaced along with the back board to provide extra strength. It has been extremely labour intensive as all of the kneeling pads needed to be hand stitched, but we have taken great pride in restoring them for the church and are delighted to know they will be used to for many more years. If you need a piece of furniture revamped, we are proud to be able to work our magic on just about anything - sofas, chairs, headboards, cushions – and we’d love to get our teeth into something different so if you’ve got a project in mind that you think is a little bit different then give us a call - all reasonable requests are considered. And don’t forget us if you are thinking about changing your furniture - why spend money replacing your furniture when you can give it a new lease of life with our upholstery service. We also offer a full re-upholstery and custom redesign services for caravans, campervans and motorbikes. Our made to measure curtains and blinds offer a wide range of choices including pencil pleats, pinch pleats, eyelets, pelmets and roman blinds. We also offer a delivery and fitting service as standard. We offer FREE home and in store consultation to ensure that you get that you not only receive a personal touch but you can also be confident that your order will be 100% correct as our fully trained team will have taken any measurements required. Once in store, you are free to browse through a huge selection of materials and patterns.
On top of this we also offer a collection and delivery service to and from our workshop, and you can rest assured that we will take the very best of care of your items. Sugarhill Upholstery is currently undergoing a total refurbishment which, when completed, will offer a unique shopping experience with various rooms and furniture which will demonstrate to our customers exactly what our services can do for you at a high quality standard.

Often an employer will pay to put you through your theory and your test but you can self-fund if you wish. There are four different categories of licence which dictate the type of HGV you can drive and are as follows: Cat C1 Licence – this allows you to drive HGVs weighing between 3500 and 7500kg with or without a trailer weighing no more than 750kg. Training for this type of licence usually takes around 4-5 days. Cat C1 + E licence. This is the same as a C1 licence but with a trailer weighing more than 750kg. Training for this type of licence usually takes around 8-10 days. Cat C licence. This is your standard entry level HGV licence. The average Cat C vehicle is the most common in use in the UK and is usually an 18 tonne rigid. You must be at least 18 years old to undertake this training. Training for this licence usually takes around 4-5 days. Cat C + E licence. This is the same as a Cat C licence but with a trailer over 750kg. This licence will allow you to drive the largest vehicles allowed in the HGV industry. To obtain this licence you must already have a Cat C licence. Training for this type of licence usually takes around 8-10 days. Horsebox. If you passed your driving test after 1st January 1997 then you will need additional tests if you want to drive a horsebox which weighs over 3500kg. As well as training on not only the different types of horsebox you will also cover topics such as loading / unloading, driver and load security, driving hours, rules and regulations, international driving and tachographs. Expect to spend a week on this.

Moving House
Moving House ❱ BY VICKY SENKEY-DUNN
I
With the housing market finally back on track, many people are choosing to move house
f this is something you have been considering then now seems to be a good time with demand rising. For most people the first port of call is their lender or a financial adviser. Find out what your total cost will be and by this I don’t just mean your new mortgage payments and arrangement fees but also stamp duty, conveyancing and removals. Once you have all of your numbers worked out and your new mortgage agreement in principle from your lender then it is time to consult your local estate agents for marketing advice and valuations. You can check the average prices in your area using Rightmove or Zoopla as a starting point but local agents will have a better idea of this than national websites. Simply Property’s Karen Elvin has this to say about choosing the right agent: “Always make sure you speak to 2 or 3 agents and try to arrive at a valuation that is somewhere in the middle of them. Beware of any agent that comes in massively high as marketing your property at that price will not help you at all. By arriving at a realistic asking price you are far more likely to get people through the door and the offers coming in more quickly.” Once you have decided on your estate agent and negotiated your terms and fees then it is time to prepare your home for sale. Make any necessary repairs or gain quotes for repairs to pass on. Most people like to do a quick paint touch up and while this is not necessary, if you do then make sure you use neutral tones to appeal to a larger section of buyers. In order to get the most out of your viewing make sure kerb appeal, that is, how your home looks from the outside, is high. It might be that your front door needs a fresh coat of paint or your front garden or drive need a really good tidy. Giving a good first impression is crucial. Once you receive an offer for your home, provided it is not the full asking price (which is generally not the case) then you have a decision to make as to whether or not to accept it. If your home has just gone on the market then you can afford to take your time. It is worth remembering that the price being offered is sometimes not as important as the position that the buyer is in – are they a cash buyer, do they have a property to sell, are they in a chain and if so how big? All of these will play a part in deciding who you sell to. Once you have accepted an offer you are happy with the next step is Conveyancing. Conveyancing is the legal process involving the transfer of property ownership titles from one person to another. This can be done either by a solicitor (all are qualified to do this work, although it pays to hire a licenced conveyancer. As with
“Always make sure you speak to 2 or 3 agents and try to arrive at a valuation that is somewhere in the middle of them. Beware of any agent that comes in massively high as marketing your property at that price will not help you at all.”
estate agents, make sure you get 2 or 3 quotes from conveyancers and where possible try to negotiate a no sale, no fee deal should the worst happen and the sale fall through. When all of this is in hand you need to prepare to move out. Start by deciding if you are going to hire a removal firm or move yourself. If you want to hire a removal firm then start by finding your local removal firms and contacting them for quotes. Remember to check what their insurance covers in the case of loss or breakages. Even the best firms have the occasional accident! If you are moving yourself then investigate van hire and who will be around to help you on your moving day (all help welcome!!). Source some boxes (your removal firm may be able to provide these) to begin packing and consider designating a room (perhaps the garage or spare room) to put your pre-packed items into ready for moving day. Once your searches and conveyancing have been completed then contracts will be exchanged and within a couple of weeks completion day will see monies handed over and you being presented with the keys to your new home! Time to let the removal company do what they do best, take your final meter readings and leave a note for your buyers with useful information.

hilst it looks quite small from the outside, inside the premises are huge with a large pottery painting room and two rooms dedicated entirely to fancy dress for adults and children. There’s also a wide section full of partyware - plates, napkins, balloons, cake candles, banners, tableware. There’s even a high chair decorating kit so the very little ones can still feel included! The pottery painting room is bright and spacious and with no booking necessary you can just turn up and decorate an item of your choice. Pottery costs from £6.50 for a mug and £3.50 for hanging decorations. Once you’ve finished painting and decorating then your masterpiece will be fired in the kiln and glazed within the week ready for pick-up. Don’t forget that special occasions such as Father’s Day, Mother’s Day and Christmas are great times to give gifts with a personal touch. Pottery painting parties start from £9 per child. The price includes invitations, a piece of pottery to paint per child, 90 minutes of studio time with use of all paints, stencils, brushes and sponges, party food box and drinks and free tea and coffee. Party bags can be added for just £1.20 per child. On top of this the birthday child receives a free large plate to personalise with their favourite design and for their friends to sign. Even if your child isn’t having their party with us then remember we have all the supplies you will need from balloon displays at £4.60 to ready filled party bags for £1.20 and everything in between – banners, party poppers, face paint and much, much more. If you are throwing or attending a fancy dress party then you’ll find pretty much every theme within
the fancy dress room. Fancy dress hire costs £20 with a refundable £20 deposit. There are also plenty of costumes to buy. You can choose from 1940s, Super heroes, Medieval, Disney characters, Decades, Pirates, Little Britain, Victorian and hundreds more. You will also find any accessories that you might need – wigs, hats, tights and inflatables. There is also a room set aside specifically for fancy dress for children which costs £8.50 to hire as well as a large selection to buy. As well as children’s parties there are often occasions at school where a costume is required. World Book Day is the biggest event and there are plenty of literary characters to choose from such as Harry Potter. We are also able to help with themed class days such as World War Two, Romans and Greeks. School play costumes are also available.

If you would rather do everything over a couple of days then extend your stay at Springfields with ease at the 43 bed Spalding Travelodge at the centre. With all this to see and do it is hard to believe that this has all come together over the last decade. We spoke to Retail Director Simon Stone about the anniversary. I begin by asking how has the outlet changed over the past 10 years. “The biggest change has been the addition of South Ave in July 2008 when we spent £11 million enhancing the centre which included over 12 new stores, a new 43 bed Travelodge hotel and new garden attractions. We now have over 55 outlet stores in total”.
It certainly is a pull to visitors. What do you think makes people return? “There’s always something new to see new retailers, new gardens to explore, new restaurants and eateries, children’s attractions and events throughout the year.” What plans do you have to mark the 10th Anniversary? “When you mention to shoppers that we’re 10 years old this year, they can’t believe it as the centre is in great shape, this is testament to the teams behind the scenes that keep the it clean and tidy. To celebrate we are going to be running 10 weeks of competition starting 16th June through to Bank Holiday Monday 25th August, open to our VIP card holders offering them the chance to win 10 great weekly prizes and one lucky shopper will win a £10,000 car in association with WH Brand.” To find out more about becoming a Springfields VIP and receive even better value for money with an extra 10% off at over 40 stores plus as well as being kept updated with all the latest news and events simply visit springfieldsshopping.com. Children’s Parties
Children’s Parties ❱ BY VICKY SENKEY-DUNN
O
Can you believe it - your darling son or daughter is another year older nce you’ve finished wondering where all the time has gone, it’s time to start thinking about a birthday party and with more options available than ever before, planning can be a great deal
of fun. Begin by setting the budget (and then spend the rest of your time trying not to blow it!). Deciding how much you are prepared to spend will influence most of your decisions so it’s a good place to start. Always make sure you have a small contingency because, with the best will in the world, there may be areas where you overspend!! Once your budget is in place, start looking at how best to spend it -time to nail down the specifics – date, start and finish time, theme, venue, guest list, food and party bags. Although it can mean more work it can be useful to pick a theme, you can choose something your child is particularly interested in or something completely random. A theme can sometimes influence where you hold the party so it’s best to decide it first.
Here are some of the most popular children’s party themes : ✯ Superheroes ✯ Pirates and Princesses ✯ Football ✯ Jungle ✯ Farm ✯ Halloween ✯ Circus ✯ Dinosaurs ✯ Gymnastics ✯ Horses ✯ Swimming party
28 | www.simplyboston.co.uk | SIMPLY BOSTON
Another danger area for the budget is party bags and favours. If you are making your own party bags you can either buy them ready filled online, you can buy party bags with fillers from local shops or you can buy plain paper bags, personalise them and fill them with favours of your choice. Popular fillers are: ✯ Items for the pencil case – pens, pencils, sharpeners and rubbers ✯ Mini chocolate bars/ boxes of raisins/ sweetie bags ✯ Plastic jewellery ✯ Colouring books/ notepads ✯ Balloons ✯ Whistles/kazoos ✯ Games/puzzles ✯ Hair accessories ✯ Stickers ✯ Bubbles ✯ Key rings ✯ Yo-yos/bouncy balls
Next is the venue. Your theme might be tied up with the venue – unless you’re lucky enough to have one in your home, you’ll only ever hold a swimming party at the swimming pool! Otherwise you have three choices. You can have the party at home, a dedicated party venue such as soft play / bowling alley or a village / community hall. Having the party at home means you won’t incur a hire cost and it can be handy in terms of not having to travel out but bear in mind all the tidying up you will have to do afterwards!! Using a party venue usually means that you will have to do very little, these places often have their own invitations and can supply food and party bags. It is, however, usually the most expensive to hire. Using a village or community hall sits in the middle ground and gives you complete control over time and entertainment. Once you know where and when your party is going to take place you can move on to your invitations. You can make them yourself and get your children involved which can be a fun activity or you can buy them ready made. If you are having a theme then the invitations should match it. On your invitations make sure you include the start and end times, venue, details of anything specific each child should bring, for example, swimming costumes and RSVP details. You can then have fun buying decorations – balloons, streamers, table cloths, piñatas, plates and cups. You may find that this is the first place you exceed your budget! Use a party store if you can as they will stock the widest ranges. The next big hurdle is to plan the entertainment. Will you hire a professional such as a disco, magician, clown or face painter or provide games and activities yourself? Games can be centred around the theme or traditional party games such as pass the parcel. If you are hiring a professional then ask about – who have your friends used before? Use local press and the internet. Once you have decided then get in touch and discuss price and times. Finally, plan the party food and, most importantly, the cake. Where you can, plan your food around your theme. Decide between hot and cold food. Hot dogs and mini pizzas are popular choices but can be hard work when you consider that cold food can be made in advance. If you are getting the birthday cake made professionally make sure the person making it can deliver it in good time (preferably direct to your venue to save any accidents!). Also consider the other parents who will be at the party and make sure that you at least provide a drink and some snacks for them.
Stress-free for the grown ups and fun-filled for the children - perfect!

Home Project
Extending your house ❱ BY VICKY SENKEY-DUNN
A
When space becomes an issue in your home you are ultimately faced with two options – extend or move
t this stage it is worth getting your calculator out and doing your sums. If it is cheaper for you to move then your improvement plans end there, but if you feel adding more space (and thus more value to your home) is the best way to go then the next step is to work out how and where you will get the most benefit from an extension. From a small porch to a two-storey extension we explore your options. Before you get too far down the line with your planning it is worth taking some time out to consider who is going to undertake the work for you. Make sure you only use professionals – not only will they do the job properly but they are conversant with planning restrictions and building regulations which will ensure you don’t fall foul of the law and end up having to (in the worst instances) take down all that has been built. As well as a builder you may need an architect so make sure you factor in a cost for this as well. The best way to find these people initially is word of mouth – Ask friends and members of your family to recommend workmen they have used in the past who did a good job. You could look in local newspapers and magazines for advertisements and ask a selection round to give a quote – always get several quotes for comparison purposes. You could also visit www.ratedpeople.com which provides a similar service. So before you get plans drawn up and planning permission filed think about being smart with your space. Where is the need greatest and what will add the most value to your home, for example, extra bathrooms and a larger kitchen will add more value to a family home than any other room. So which extensions give the best value?
“Where is the need greatest and what will add the most value to your home?”
A new porch. This is a small extension and can be added to the front, side or rear of the house. Because of the size they generally do not require planning permission but your builder will be able to advise you on this. You can expect to pay anything from £2,500.
A sunroom. Picture a conservatory but with a roof and walls and there you have your sunroom. These cost more than a conservatory but have more of a “room” feel to them and tend to be warmer so they can be purposed, for example, used as a dining room. Expect to pay anything from £12,000.
Over structure extension. We’re talking here about building over your garage. This is often work-intensive as usually the brickwork and outer walls will need altering. That said it is an easy way of adding a bedroom. Because of all the work involved expect to pay anything from £22,000.
Single storey extension. A ground floor extension built onto the house. This is a popular extension as it presents minimal intrusion in your day to day life during building and you are unlikely to need planning permission. A single storey extension is a good bet to extend your kitchen or turn your kitchen into a kitchendiner. Expect to pay anything from £10,000.
Two storey extension. Also known as a multistorey extension this is the largest extension you can do, adding space to all floors of your home. Planning permission is likely to be lengthy and consultation with neighbours will be necessary. Make sure your architect is involved from the outset and working closely with your builder. Expect to pay anything from £22,000 upwards but this will add the most value to your home long term so well worth considering. SIMPLY BOSTON | www.simplyboston.co.uk |

Gardening
Your garden in June ❱ BY VICKY SENKEY-DUNN
June is a very busy month in the garden with attention now needed in all areas, from your lawn and borders to vegetables and fruit “You can also begin to harvest most of your herbs. Pick and use fresh as required or pick them all and dry for future use.”
L
ate spring is a great time to reap rewards from your garden after all the hours of preparation you have put in. June is the month to shade your greenhouse to make sure they stay cool and to avoid scorch to any of the plants or vegetables you are growing in there. June is one of the drier months and during dry spells this area is particularly susceptible so you may find yourself needing to give additional water to your plants. Keep an eye on the weather forecast – don’t wait until your plants have begun to wilt. Whilst you have your watering can or hosepipe in your hand make sure you keep your bird bath topped up to keep encouraging wildlife into your garden. And speaking of wildlife you may start to notice aphids, vine weevils, slugs, snails and caterpillars in your garden. Make sure you take the necessary steps to control them. To keep your garden in tip-top condition heading into the summer make sure you keep an eye on the following;
Lawn & Borders
Weeds love this time of year so grab a hoe and weed your borders. Whilst lawn cutting can be sporadic while the weather is cooler, now is the time to begin cutting the lawn at least once a week. It’s also worth considering a good quality feed to keep your lawn verdant all summer, for the best results read your instructions carefully and use as directed.
Plants & Flowers
For a great burst of colour on in the garden now is the time to position hanging baskets and containers outside. Plant out summer bedding plants. Tackle ground elder as these weeds can quickly become intrusive. The warmer weather and longer days really accelerates growth in the garden. To stay in control, stake tall or floppy plants. Also tie-in
and train climbing plants such as Clematis. To ensure a good nutrient uptake and a good performance next year take the chance to prune springflowering shrubs and deadhead Rhododendrons and Camellias. In the herb garden you can pick the flower heads from lavender to dry or use in your cooking. You can also begin to harvest most of your herbs. Pick and use fresh as required or pick them all and dry for future use.
Vegetables
June is a real harvest-fest in the vegetable patch. You can start with your salad items - lettuce, radish, pea-tips and delicious early potatoes. Also, get ready to harvest onions and garlic – an indication they are ready is to look for their leaves beginning to turn yellow. To ensure tomatoes are getting as many of the plant’s nutrients as possible, pinch the side-shoots. Once the salad potatoes are up, plant out Charlotte and Maris Piper potatoes along with courgettes, squash, tomatoes, sweetcorn. It’s also a great time to sow more vegetables. You can get beetroot, carrots, courgettes, French beans, lettuce, marrows, pumpkins, runner beans, pak choi, peas, radish, sweetcorn and turnips into the ground.
Fruit
June in the fruit garden is all about pruning! Keeping your fruit in check now will make for bumper harvests down the line. Start by pruning plum and cherry trees. You should also prune soft fruits such as gooseberries and red and white currants. Although fruit trees naturally shed during the month (otherwise known as the June drop) you should try give them an extra thinning- out for extra help. A good guide is to take one extra piece of fruit per cluster. 34 | www.simplyboston.co.uk | SIMPLY BOSTON

Volvo V40 Cross Country
Gone are the days of ‘wardrobe on wheels’ or ‘only teachers drive those’ jokes...
V
olvo now has some seriously stylish cars in its stable - and the V40 is one of them. The V40 Cross Country combines class-leading driving dynamics, interior comfort and a rugged personality with low emissions, impressive fuel economy and pioneering safety technology. Start/Stop is fitted as standard across the range, together with Bluetooth hands-free communication and wireless music playing, plus City Safety autobraking technology and the V40’s world-first pedestrian airbag. The Cross Country is also the only car in its class to be available with Pedestrian Detection technology. It has a more rugged style than the standard V40, and is distinct to the sports styling of the R-Design model. It features a number of unique details which include: silver roof rails; contrasting front bumper, honeycomb mesh grille and upright day-running lights; sculpted sills and contrasting rear bumper with integrated skid plate.
“Put simply, the V40 delivers unprecedented choice in the premium hatchback sector without compromise. It’s a great car; not the cheapest – but you get what you pay for - usually.”
In D2 SE Powershift guise, the 1560cc, fourcylinder, eight valve, oil-burner delivers 113bhp, with 62mph from standstill arriving in a conservative 12.1 seconds. However, the relatively wide car is planted well on the road and takes corners with little body lean. The diesel rattle is barely noticeable, even on start up, and the seats are ultra supportive on long commutes. The V40 provides enough space for four-up, or five if you have two adults in the front and three small children in the rear on booster seats. The boot, although not massive, is decent enough to shove in everything a young family might need – from a week’s worth of shopping to a couple of baby buggies and all the gear that goes with young kids. Of course, safety is never an issue with Volvo - and the V40 is no different. It is one of the safest cars in its class, having achieved high scores recorded by EuroNCAP in crash tests. And, as you might expect with a diesel turbo, the £24,805 D2 Cross Country SE Powershift is an efficient motor. On average it can return up to 68.9mpg, so it certainly endorses Volvo’s thinking that it “offers the solution for drivers who want a premium vehicle experience with low emissions and low running costs, but who don’t want to sacrifice equipment, styling or safety features”. Put simply, the V40 delivers unprecedented choice in the premium hatchback sector without compromise. It’s a great car; not the cheapest – but you get what you pay for - usually.
