I lead a team of a few to consistantly review the construction drawings, and did travels for site inspection even during covid period, after which travels become much more freqent.

Hongshoufang houses were built in the 1920s. Most of the houses are two-story brick-wood structures, which are closely arranged without separate toilets and gas equipment. They are typical second-level old houses. The project will retain and rebuild some of the old houses, revitalize and convert them for commercial use, and at the same time will build two office towers to give this old neighborhood new vitality.

A competition of three competitors, we win this by introducing an urban framework that links the 5 parcels across the giant park in-between. At the left hand side there is a MTR station and to the right of our site it is an ancient village. The 24/7 urban connection becomes so important that it does not only drive the retail footfalls, but it also creates a life, work and play circulation to serve the local people. We also introduce a 3-km bikeway that connects back into the mall. So that the park becomes part of the programs of the retail development.

At the far end is the MTR station. We plan a 120 million GFA mall on top to make use of the urban footfalls. At the other end, along with the ancient village, we plan a foodie street so that the ending 2 parcels becomes an anchor to drive people from either the east and the west.

Connecting both sides, the bridge becomes a semi-public open space where people can shop and play around. A feature at the facade create an ambient atmosphere from the inside-out.

The bridge above the MTR station contains the most footfalls. Opening it up to make it into an urban theater, where people can see each other as mutual actors in the play.

Whole massing is like a canyon, with a stream of water cutting though it. Water also presents itself in some sculpture architecture elements inside the canyon - eg. a water driplet at the mall entrance so create a focal point in the city, a waterfall-like media wall at the other side of the entrance to take advantage of the best exposure, and some bridrges with curvy decos to to bring people together.

Program-wise, hotel retreat housing and a local relocation re-branded market are the key characters. With such opportunities, this type of development can be summarized after its shape - Delta Beach.
