Making sense of buildings Architects today are preoccupied with ‘green’ thinking, ‘eco’ design and carbon footprint. Fundamental to designing and realising all this, it is vital to have an understanding of what makes for a good performance, healthy and cost effective environment. Architect Christopher Sykes examines how our senses are influenced by what we perceive, what we see and what we hear.

oney apart, many things deeply influence our lives – such as food, comfort, appearance and our own physical senses. Daylighting, for example, not only changes building envelope design and the ambience of interiors but positively influences people. It affects how they behave in their environment, changes their circadian rhythm and improves their well-being. The wellness benefit of natural daylight in educational facilities is well documented.

In a study by the Heschong Mahone Group, consultants in the field of energy efficiency in buildings, students in classrooms with the most daylighting progressed of a year 20% faster on math tests and 26% faster on reading tests than those with the least daylighting. Similarly, comparison between students with and without skylights showed 19-20% faster improvement. Community School in Santé Fe, one of 57 around the country named a Green Ribbon School by the U.S. Department of Education. It was designed by Greer Stafford/SJCF Architecture. It does more than help students learn how to be environmentally conscious; it also helps them live it.The winners were recently honoured in a ceremony in Washington, D.C.The school is now touted by administrators for its environmental awareness, which includes being LEED certified and incorporating energy saving

the other hand, the Peachey House Ilford reverses this; people actually get a kick seeing the restructuring and refurbishment of apartments converted from a large decaying 1970s office block and car park. Here, we have a building which not only meets all the requirements of eco/green performance but has being dramatically highlighted with Rockpanel Chameleon cladding to make a bold aesthetic statement which lightens our lives. It’s the first use of this cladding in the UK outside of Holland. Equally good external lighting, especially at night, is not only paramount to our visual sense but also to our security – as proven by the Golborne bridge, a bit of history which spans the Brunel designed great Western Railway in Kensington, London. Designed by Urban Eye, it has been illuminated using Roblon fibre optics and LED fittings supplied by Light Projects.The company has several ranges of fittings and accessories manufactured for their high energy efficiency coupled with long life, low maintenance and low life-cycle costs. Many of the new light sources can save up to 90% energy when compared to traditional incandescent light fittings. In the same way that daylighting affects us, so also do acoustics. We all like peace and quiet and minimum noise and distraction. This is a particularly sensitive issue for children. Noise is now a major issue for designers, not just in schools and public places but also in the home – noisy

The benefits of great daylighting apply just as much to public and commercial buildings

neighbour behaviour, banging and blaring music and will blight people’s life, sometimes generating retaliatory violence. That’s why in schools, sports centres, public areas and homes, the simple solution of using acoustic panels on ceilings and walls will make such a major contribution to comfort. In schools, for example, they not only reduce reverberation time but offer high performance noise absorption in the study areas which need to be quiet, calm and healthy and in the play areas which, because of their hard surfaces, are traditionally very noisy.

The new Danish Bagsværd School, which amalgamates two local schools, gives the impression of a modern building with a sense of harmony and space. It’s a good example of how Troldtekt acoustic panels have been used throughout, providing architectural cohesion in the school’s many rooms and ensuring good acoustics in claswsrooms and the double-height canteen. Similar acoustic ceiling tiles are used in many UK schools, such as those which were specified by Architype architects for Oakmeadow School, Wolverhampton, one of the UK’s first Passivhaus primary schools.

We sense it and we know it – there are many important green technological developments about. For example, photovoltaic modules are commonly being integrated into glass facades. In other words, the glass facade is no longer just a daylight introducer, it’s a fundamental, source of both power generation and solar shading and energy saving. It’s similar nanotechnology which gave rise to the remarkable increase in glass insulation performance – essential when architects have to tussle with the twin conflicts of maximising daylight while saving energy. This has been achieved with materials such as low-E coated glass or aerogel, the world’s lightest and best insulating solid. This is used, for example, within the Kalwall diffused daylight system achieving a remarkable U value of up to 0.28W/m2K – making it almost as effective as a solid insulated cavity wall. Last but not least, an important innovative concept which has taken almost a decade to develop, are modular systems, used in other industries but never before been viable in house building. This technology means that a house can be constructed in a factory environment – a process which is almost three times faster than existing methods. With a strong focus on sustainability techniques and a 98% waste recycling rate, modular building means is not only fast and cost effective but very green enjoying superior thermal and noise insulation and lower energy costs.

A visionary development scheme is approaching completion on the former site of Kingston Power Station on the banks of the River Thames, 15 years after the land was acquired by NHP Leisure Developments and 20 years after the power station, complete with its twin cooling towers, was demolished.

oday the site is home to not one but two very different new buildings for which NHP and Paul Brookes Architects drew up the original detailed plans and specifications and secured planning permission from the Royal Borough of Kingston Council back in 2008. Despite the different styles of architecture the development has a cohesive appearance because both buildings have been clad using the same Sureclad ceramic granite ventilated cladding system supplied by Shackerley. The planners had originally wanted NHP to use white render and Canadian Red Cedar cladding across the project, but the developer was keen to ensure that the high quality appearance of the development would be retained in the long term. In consultation with the Council, NHP chose to specify Shackerley’s system instead, specifying that the external facades of both developments should be constructed

On the south of the site is Kingston Heights, a mixed-use development comprising 137 residential units together with an upmarket 142-bedroom hotel with meeting, banqueting and conference facilities.This complex has been constructed for NHP by main contractor United House and includes 81 private apartments (pre-sold to Redrow London) and 56 affordable homes which are being managed by Affinity Sutton, one of the largest providers of affordable housing in England.The scheme incorporates a ground breaking district heating scheme which has won numerous environmental awards.Abstracting solar energy stored naturally in the River Thames as the base energy source for the advanced Mitsubishi heat pump system results in high energy efficiency and produces zero carbon emissions.The system is the first of its kind in the UK and will provide all the heating, hot water and cooling requirements for the entire Kingston Heights development. On the west side of the site is Kingston

NHP sold this part of the project to Redrow London in 2010 and the apartment complex was completed for its new owner and their scheme architects, Broadway Malayan, by main contractor Midgard and their project architects, Sprunt.

Quality ceramic granite The architectural designs for Kingston Riverside have also changed significantly from the original plans, as a result of political pressures, as Mike Spenser-Morris explains: “When our first proposals were submitted for planning consent, building heights in Kingston were very restricted. However, over recent years political pressures to increase the residential density of development sites have come to the fore, and this led to us drawing up new plans for the luxury apartment complex that you see today.” One aspect of the specification for both buildings which has remained unchanged throughout the development period is

the choice of high quality ceramic granite facade finishes selected by NHP. “We always wanted these buildings to conform to a very precise colour palette and were looking for premium quality external cladding materials that resembled timber and natural limestone,” says Mike Spenser-Morris. “We found that Shackerley’s Sureclad ceramic granite facade system could provide exactly what we were looking for.” He continued:“One of the facade panels we selected looks just like limestone but has the great advantage that is supplied in a much thinner, stronger format than could be achieved with actual stone, with a much lower load on the building. Most importantly the cladding material is virtually impregnable to water ingress with almost zero porosity and is not affected by sunlight. It will therefore maintain its original appearance in the long term, whereas the appearance of real limestone, which is porous, would deteriorate very quickly.The second complementary ceramic granite panel we specified is very innovative and looks just like natural oak. However, unlike timber, it is totally resistant to all climatic extremes, UV light and airborne pollution.That means our stunning facades will never weather, fade or rot.” He concluded: “We are confident that we have specified a superb low-maintenance cladding solution for this outstanding development scheme that will stand the test of time and look just as good in 15 to 20 years as it does today.”

different political, legal and technological challenges along the way.” One of the main hurdles was the need to encapsulate a fully functioning substation in a steel-lined concrete box right in the middle of the site. Mike said: “Working closely with UK Power Networks we managed to incorporate this ‘box’, measuring around 200 metres long, 38 metres wide and four storeys high, into the design of the final scheme, enabling the development to proceed, and totally transforming the surrounding area.” He added: “We are also pioneering the use of water-source heat pumps to power Kingston Heights which has been an enormous challenge but all our efforts will be worthwhile as the installation is expected to save more than 500 tonnes in CO2 emissions and is forecast to cut residents energy bills by up to 20% once it is fully operational.”

A different picture With more and more main contractors putting themselves forward to carry out both the design and construction work on a project, architects are finding themselves more squeezed when it comes to the projects that are exclusively available to them. whole project, while saving time and money and improving communication. Given that, it’s little wonder that trusted contractors now earn themselves such a high percentage of repeat business in this way. In previous years, clients may have only considered design and build for the simpler projects, deeming it inappropriate for larger or more complex jobs, requiring a heavier design input. However, as main contractors have developed a more sophisticated sell, adding to their teams to support a design offering and steadily building strong, designled portfolios, the balance is increasingly tipped in their favour, particularly when the pros of saving time and money are taken into account. There is also room for a degree of flexibility in the design and build route in terms of how the initial stages of the work are carried out. The contractor can be employed to carry out all of the design work or can initially provide a concept design.The contractor can then complete the design him or herself or employ the client’s specified designer to

Similarly, they can team up with a design company from the outset if they haven’t got the capacity to take on the design in-house. Hiring architects and designers independently hasn’t always resulted in the best communication, which is where the structural, material, cost and time-frame conflicts have come into play. Quite often, when things went wrong with these projects a blame game would be played out between the architect and the contractor, frustrating for all concerned – not least the client. A benefit of appointing the contractor to have a hand in the design from the outset means that he or she can contribute to

ood design is no longer the sole domain of the architect and, while there will always be a call for the traditional, it is certainly no longer the only or, indeed, the preferred approach. Although the industry is moving on from recession, with more projects out there to keep the wolf from the door, clients have become more accepting of the design and build approach as it has proved a satisfactory and often cost-efficient anecdote to the architect-led option – not to mention the fact that the designs are really good too. Providing lower risk procurement options and reducing project times while producing both functional and creative designs, the design and build option rightly continues to enjoy the same level of popularity that made it more of a necessity in harder times prompting thought that the change in method to how a project is structured and managed is here to stay. the development of the design at each stage and consult as to the practicalities. There are less chances of mistakes being made as design and build contractors are inevitably experts in both fields – they have most likely been doing it for years now – and it also makes them more accountable, taking away the liability of a defect falling between design and construction. If there is blame, there is only one single party whose door it can be laid at, which in itself reduces risk as there are no stools to fall between.

Creative choices A common criticism of the design and build route is that if a designer is in the employ of a contractor that designer will work to the contractor, never pushing the envelope by taking the design to new and exciting boundaries. This may be true to an extent but we live in a more knowing commercial world where clients expect creative choice from the outset and want their limited vision and what can be the obvious choice to be challenged.Years of increased competition means that the canny contractor will have architects in their employ who are capable of the grandest designs but also savvy enough to design practically and with the clients’ needs in mind. The man or woman I’m describing is an architect/designer with a foot in both camps and with the ability to woo the client with flair and creativity while keeping an eye on the budget and practicalities.

Inclusive methods

Clients have become more accepting of the design and build approach

Going the design and build route also removes the ego often associated with the traditional. It’s an inclusive and consultative method that enables the client to be a part of the process and the decision-making so that he or she feels fully involved in the operation. The client is consulted rather than told and, as a result, they feel empowered. It’s ultimately a results-driven process and, with the margins for error significantly reduced by the single team approach and the broad expertise, there is far less likelihood of a decimation of the budget. Sea change in construction thinking Mike Stevenson, Development Director of offsite fenestration specialist Sidey, and founding partner of the Fabric First Academy explains why there has been a real sea change in construction thinking, and why offsite construction is now a very genuine option for many.

A

s a company which carries on much of its business in the offsite market you would expect that I can see the benefits of this method of construction and that I would champion them. However there has been an undeniable sea change across the sector in recent months and where in the past people would reject the idea of building offsite out of hand, there is now a genuine sense that it is a viable option. The reasons for this? I think there are a number of very high profile reasons; reasons which have left the traditional construction sector in a very difficult position, and their clients with a need for viable alternatives. Firstly we have had the recent reports and much discussion amongst the construction fraternity about the fact

that less than 50% of projects are being delivered on time. This is not denied; it is not a sensationalist headline; it is a fact. It is inexcusable and not sustainable and with an acceptance that we have a major housing crisis generally accepted as being at its peak, a shortfall in delivery is not something which the housing market can accept. A major factor in the shortfall in delivery performance is the accepted shortage in skilled labour available in the UK after many years of under investment; even more alarmingly, a significant number of people that have retired or due to retire in the coming few years. There is a clamour for more to be done in terms of training and re-skilling and this is essential, but the reality is that this is not going to impact the market positively for many many years to come. There is also the question of cost. Government targets aiming as far out as 2025 are to reduce the cost of building by a third and the delivery time by a half.The processes and practices to enable these targets to be met need to start happening now, but in reality things are falling further behind. It is why offsite construction is now being considered by many more people as a genuine alternative method to guarantee not only delivery but improve cost control, negate the impacts of skills and labour shortages and close the performance gap between required and actual performance. I think most in the construction sector, if they think about it, would accept that building offsite with its factory controlled processes delivers a genuinely more energy efficient building at the end of the day. The argument has always been about cost and capacity, and these are the reasons why so many major contractors have avoided championing its cause. But the fact is that there is a growing movement from government downwards; through major housing clients looking to invest in their own offsite factories with commercial partners; and through major construction companies all of whom are realising that offsite construction can be the answer to many of the problems being faced by the sector. Offsite construction can deliver within cost – there is little disparity now between offsite and traditional construction in this regard – it can offset the skills and the labour shortages, and it can deliver fantastic energy efficient and truly sustainable buildings on time to meet client and society’s needs for housing. 8 www.sidey.co.uk

F

ire curtains offer three levels of critical performance; integrity (fire), smoke (leakage) and radiance (heat). A fire curtain can replicate a fire door or non-load bearing wall in all three ways. Furthermore, compared to shutters they are more compact and lightweight and cover many metres in span without the need for additional columns, pillars or secondary steel work. Meanwhile, smoke barriers form a critical element of smoke and heat exhaust ventilation systems (SHEVS). In their fire operational position, smoke barriers provide essential smoke containment and channel the smoke for extraction from the building.

Curtain requirements When specifying fire curtains there are a number of factors that need to be considered which will normally be affected by the application. If the curtain is for compartmentation, then the integrity of the fire curtain needs to be taken into account. This is determined by the letter ‘E’ and is rated in terms of minutes. If the fire curtain is required to protect a means of escape, then an insulating zone

may be necessary. This is an area that allows occupants to pass by a fire curtain without the radiant heat temperature being too high. The radiation of a fabric is noted by the letters ‘EW’. Fire curtains should always come with a classification that gives a rating for integrity and insulation. A classification of E120 EW60 would mean the curtain has been tested and offers integrity (E) for 120 minutes and insulation (EW) for 60 minutes. Fire and smoke curtain barriers must be protected from a short circuit and or total power failure.This usually takes the form of an electromechanical fail safe system, such as Coopers Fire’s Total Gravity Fail-Safe system. Once fire and smoke curtains have been installed it is essential that they are regularly serviced and maintained.

The gap between the internal and external wall allows to control the flow of air and temperature within the building interior, using the air exhaust louver on top and the air inlet louver at the bottom to create a ‘chimney’. In winter, solar gain can be collected in the buffer zone, brought into the building and offset the heating costs, while in summer, when overheating can be an issue, windows can be closed and heat rejected using mechanical ventilation. Banks of bespoke, top hung, open-in AluK 58BW window system are located on the internal wall open and close automatically depending on weather conditions, regulated by sensors located on the face of AluK’s SL60 curtain walling system. Manual operation is also possible to introduce further air. With a visual sightline of 60mm and a mullion depth of 150mm, the SL60 ensures that stringent aesthetic parameters set out by the architect were adhered to. The horizontal Vierendeel members, also designed to incorporate a 60mm face, ensured that the requirement of visual transparency of the main facades was attained. With demanding structural requirements, the 150mm deep mullion was adequate to conclude and surpass the project specification.

A new dimension

Internally, the SL60 system seemingly spans 12m unsupported between structural columns.The support comes from a bespoke design of the aluminium Vierendeel Truss walkways, fixed at floor positions and supported by hanging stainless steel rods that are structurally retained in tension.These in turn act as a carrier for the glass Brise Soleil blades which run the full width of the building following the spectrum of the rainbow. The glass wall is structurally supported back to a series of internal 525mm deep, 19mm thick toughened low iron glass blades. The 12m span of the blades was achieved with one joint to minimise the amount of stainless steel bracket components.

Efficient selection The Ecodesign and Energy Labelling Directives for water heaters and hot water storage tanks come into force on 26th September 2015, and will ensure that only the most efficient water heaters are being manufactured, specified, sold and installed, says Jonathan Tedstone, Category Manager for Andrews Water Heaters.

Economic Area from 26th September 2015. The Energy Labelling Directive complements and works in conjunction with the Ecodesign Directive. From 26th September 2015, water heaters and hot water storage tanks of up to 500 litres will require an energy label (but the energy efficiency requirements still apply to units of up to 2000 litres). The energy efficiency bands will initially range from A to G, but will eventually extend to A+++. Conventional water heaters will have an A-G classification, while A+,A++ and A+++ will be reserved for products that use renewable energy. Additional performance and efficiency parameters will need to be conveyed via a ‘technical fiche’; this must be included in the product installation manual and be available in product literature and on company websites. For specifiers, contractors and installers, product labelling is likely to make many things simpler and more straightforward. For example, it will be easier to select the most efficient products, helping to reduce end users’ carbon emissions and energy costs. It will also be easier to explain product efficiencies to customers, as they will already be familiar with the product labels seen on white goods such as fridges and washing machines. rom 26th September 2015 water heaters and storage tanks with an output of up to 400kW and storage volume of 2000 litres will need to meet minimum energy performance criteria; and those with outputs of up to 70kW and storage volumes of 500 litres will require an energy label. This is in line with the EU Directive 2009/125/EC: establishing a framework for the setting of Ecodesign requirements for energy-related products (ErP), adopted in October 2009. Commonly referred to as the ErP Directive, Ecodesign applies to energy-related products sold in the domestic, commercial and industrial sectors in the European Economic Area. Energy-related products are those that use energy, or that do not use energy but have an indirect impact on energy consumption. They account for a large proportion of energy consumption across the EU, and also have significant potential to be improved to reduce their environmental impact and achieve energy savings for businesses and consumers. The minimum energy performance criteria required for water heaters and hot water storage tanks are set through the Ecodesign Regulations.These limits will need to be met in order for water heating products bearing the CE mark to be legally placed on the market in the UK and other countries in the European

Design & Desire The scheme reactivates the streetscape with an active frontage containing a restaurant and cafe with outdoor seating

Refined character

T

he Pavilion is a Grade II listed building dating from 1923. Designed by Frank Verity and originally constructed as a 3000 seat cinema, the building was awarded the RIBA Award London Street Architecture Award for the best London facade. After heavy damage caused by a V1 flying bomb during World War II, the building was vacant until 1955 when it was restored and reopened as a bingo hall. Before the recent redevelopment of the building into a hotel, the building had been disused for over a decade and had fallen into a state of disrepair. While the front elevation maintained much of its original design intent, the interiors and the rear

facade had been extensively added to and adapted over its lifetime. The proposal to convert this dilapidated building into a new 4 star hotel presented an ideal opportunity to give a much loved, but neglected building a new lease of life while revitalising and securing the retention of this important heritage asset and landmark on the green. The new brief called for the conversion into a new four-star, 320 room hotel with associated leisure and retail facilities. This new accommodation was discussed with the Local Authority and was deemed to be suitable due to being sustainable use, but also due to the positive impact on the surrounding environment of Shepherds Bush. The scheme reactivates the streetscape with an active frontage containing a restaurant and cafe with outdoor seating.

Modern materials The design concept was derived from a detailed understanding of the building’s history and context and the result is a contemporary response that complements and refines the original character of the building. The final scheme retains the original award-winning brick facade, with minor alterations to ensure natural light within the hotel rooms

behind, and recreates the original roof form with modern materials. The use of glazed ‘shingles’ as opposed to the original use of metal shingles, while following the original curved profile, again allows light within the upper floors of the scheme, which previously would have been unusable space. The rear of the building, having retained little architectural merit, was replaced with a contemporary version of the main front facade, using similar materials, however visible discernible from the retained facade. The overall scheme is a composition of hierarchy between old and new, both in the facades, but also in the contrast between the inside and outside. To incorporate the new functions, the interiors of the building were mainly removed. The historic building is once again a prominent landmark on Shepherd’s Bush Green; without the refurbishment and inclusion of a sustainable new use, the future of the building would have been in question due to the state of disrepair. The conversion and revitalisation of the building exemplifies good practice in managing to maintain an historic asset through the injection of new life and purpose. The conversion

Design & Desire not only saved existing building stock within the townscape, it also extended the life of the building through the inclusion of new building materials and a new sustainable use. This new hotel use was acknowledged by the Local Planning Authority to be one of the few sustainable uses for the existing building, with the original uses been seen as not economically viable.

Revitalised frontage The scheme also forms part of the overall regeneration and re-surgence of Shepherds Bush generally and builds on the upgrading works of the nearby station, Westfield and indeed the green itself, all contributing to the overall sustainability of the Shepherds Bush community and providing a new source of revenue – tourism. The hotel development has also been the catalyst for the re-development of the adjacent Walkabout pub. The street frontage, which was boarded up for more than a decade has been revitalised through the inclusion of two

restaurants on ground floor. This activity provides a new space for the local community and tourists alike to meet whilst providing a destination and focal point for the Green. In both construction and in operation, the hotel has also generated increased local employment, with circa 90 staff operating in the hotel at any one point on a shift basis. In addition to the social and economic sustainability of the new hotel, the overall environmental performance of the building was increased as much as possible within the confines of the existing listing. The environmental performance of the building was improved through the inclusion of new, energy efficient plant and services generally throughout the building. This includes a gas fired CHP system which can be connected to a future heating and cooling network.

established through a number of inclusions/adaptions to the building. The first being step-free access into and through the building itself. Automatic pass doors are provided at the main entrance, with discreet internal ramps being included where a change in level was unavoidable. The existing main entrance arch suitably identifies the main entrance through the architecture, where a canopy has been provided for protection to users. Lighting also assists with way finding around the site. Coach drop off and two disabled parking bays are provided at the secondary entrance to the building, where level access is provided directly into the building.

Desirable amenities

The project’s inherent functions including conference facilities, cafe, restaurant, bar and roof-top spa, provides both new employment opportunities for residents as well as new desirable amenities for the local community. Furthermore, these functions will bring additional footfall in an area that had been neglected for decades.

complemented this commitment to bold illustration by illuminating the screen wall to showcase the graphic, ensuring that the light fixtures are hidden to draw the focus solely onto the brand. An important part of the brief was to keep lighting installation and maintenance costs low and use durable fixtures that would survive against the vivacity of their environment. In response PNLD has utilised all low-energy luminaires with fluorescent and LEDs sources that provide longevity and durability. Claire Hamill, Lighting Designer, said: “As one of the most powerful influences on atmosphere and mood, it was crucial that the lighting concept delivered a solution that not only stimulated the students but energised them. Urdang’s brand is very clear; it is edgy and vibrant and we used this to create a lighting language that spoke to the students in a way that motivates and drives them in what they do.”

he practice, which has a reputation for pushing the boundaries in innovative lighting concepts, was brought in by Caulder Moore who needed a lighting solution that would emphasise the school’s industrial interior through cutting edge lighting design. As part of the brief, PNLD was asked to express the school’s vibrant language through light and deliver a concept that would capture the various forms of musical and dance teaching. With contemporary, street, theatre and jazz just some of the dance taught at the school, the different musical characteristics needed to be represented through mood and atmosphere. In response, PNLD has created an illuminated representation of the flow and beat, and rise and fall of musical scores, using an irregular display of fluorescent luminaires and spotlights to convey the punctuation of dance. The lighting along the length of the corridors creates permeability, pulling students through into the main circulation zone, emphasising the sense that people are moving fluidly through the space. With Urdang’s cool and edgy East End reputation, PNLD’s lighting approach complements and highlights the raw, industrial nature of the materials used for the interior design. An illuminated mesh soffit casts dramatic shadows onto the walls, creating depth and a sense of urbanism.The strip corridor lighting channels a brightness and energy through its unpredictable layout of tubes. However, this contrasts with the sudden uniformity of the crisp 4,000K luminaires that perfectly line the soffits of each of the dance studios; this transformation from unsystematic to methodical balances the freedom of the corridor with the focus of study within the studios. With play and relaxation vital elements to support and inspire dance, the school provides ground floor, circular beds that students can step on to and lie out after a session in the studio. PNLD integrated coloured lights into the edges of these beds, drawing out the playfulness and creating warmth to encourage calm. The Urdang logo is reinforced throughout the academy and PNLD

Modern Methods of Construction Offsite manufacturing brings stringent quality control measures and processes

T

he UK’s hotel sector is viewed as one of the key barometers of the general economic health of the nation, and the leisure industry as a whole makes a hugely important contribution to the country’s prosperity. Hoteliers would have been cheered to see occupancy rates increase year-on-year in 2014; in October,Visit England reported an increase of 2% on the previous year. With greater demand for bed space comes new demand for hotels, providing a welcome boon for a construction industry regaining its mettle after several difficult years. To wit: the last 12 months were a positive period for the UK construction industry, with the commercial building sector experiencing steady growth. Encouragingly, the outlook for 2015 is also bright for many construction firms, according to December‘s Markit/CIPS construction PMI. However, the welcome upturn in activity is not without its challenges. Skills remain a challenge, and 2019’s target of zero carbon emissions for new non-domestic buildings looms on the horizon. Whitbread plc, which owns the Premier Inn chain of hotels, has embraced these challenges as an opportunity, demonstrated well by its six storey 144-bed Premier Inn hotel and restaurant complex on Glasgow’s

Upfront collaboration A large and complex project, Premier Inn Pacific Quay required significant upfront design and collaboration between the different construction teams. The building comprised six storeys in all, with four storeys of timber frame integrated on top of two levels of concrete and glass. Timber frame was selected for the project for its qualities as one of the most technologically advanced and sustainable forms of construction available. Critically, it enables the achievement of project objectives within rigid deadline and quality requirements. It ensures a high quality build with reduced costs and a shortened build programme. Offsite construction of the timber system components of the project further enhanced the quality, cost and time elements of the build. In fact, Buildoffsite, the UK industry body for offsite construction methods, reports that offsite manufacture techniques can help firms deliver completions 50% faster than traditional builds. Offsite manufacturing brings stringent quality control measures and processes,

means timber systems are not weather dependent, and guarantees manufacturing consistency. This increases speed of build, with a more streamlined programme and less waste on site, with the added benefits of a reduced need for labour, savings on prelims, and lower overall project costs. Timber systems can also be precision engineered to meet a particular project’s design and performance objectives, with adjustments of mere millimetres further reducing material use and associated outlay. This flexibility and predictability makes timber frame the perfect choice for many construction projects. Finally, timber frame is renewable and extremely sustainable. It reduces the embodied carbon of a building by up to six times compared to projects which use more energy intensive materials, saving an estimated 0.8 tonne of CO2 for every cubic meter of timber used.

Ambitious targets Whitbread plc’s corporate social responsibility programme aims to reduce carbon emissions by 26% by 2020. This target goes beyond existing building regulations for commercial buildings in Scotland and the rest of the UK. Timber frame’s low embodied carbon, combined

with our fabric first approach, meant that Stewart Milne Timber Systems was able to precision engineer the building’s insulation and air tightness values to achieve this reduction. Glasgow’s Pacific Quay Premier Inn encapsulates well why timber frame is the ideal choice for commercial developments. As increasingly ambitious energy efficiency targets approach, timber frame is perfectly placed to meet the challenges of the future in a cost-effective, commercially-efficient way. Since this project we’ve completed 26 new hotels and hotel extensions in timber systems, delivering an additional 1000 bedrooms as part of a nine month roll out programme.

They also reduce the requirement for bolt-on technologies which are often used to reach energy efficiency targets. Not only do these technologies add costs, they also tend to rely on end users to modify their behaviour in order to maintain the energy efficiency of the building. Instead, timber frame buildings have energy efficiency designed into their very fabric, meaning a building is more likely to achieve its targets.

in this area, we were able to suggest and engineer a solution which used a system of large floor cassettes and stressed skin wall ply clad wall panels containing key element posts to achieve this objective. Working in conjunction with the Lawrence McPherson and Ogilvie teams, we designed an open panel timber frame solution which enabled seamless integration of the different materials and elements of the building, while staying true to the architects’ vision for the hotel. Once designed, we manufactured the build system offsite in our state-of-the-art factory and delivered them according to the schedule.The reduced requirement for work onsite resulted in less of a need for health and safety equipment, lower labour costs, and less onsite traffic, thereby cutting risk on the entire build programme. We also used our experience and established site processes to proactively contribute to the design and build of the project. By working with each partner on the build schedule, we were able to identify efficiencies and cost savings from the very beginning. A vital element of this was ensuring that all materials and additional trades were sequenced correctly.This helped streamline and reduce the build schedule, while also increasing the safety and efficiency of the construction site. Furthermore, the reducedwaste benefits of offsite manufactured timber frame helped keep the site clear and reduce health and safety risks. On completion, timber frame buildings are better insulated and more thermally efficient.

Awash with colour

Richard Besant, Sales Director at Powdertech (Corby) Ltd., the architectural metal finishing company, discusses the use of colour across the building envelope and how powder coatings are ideally suited to meet trends in design requirements.

T

he powder coating process has not changed greatly since it was first introduced around 50 years ago. It is regarded as a stable process, one well understood and highly reliable. One of the earliest buildings to be powder coated was the Wimpey building, Hammersmith, in 1973. It still has the original powder coated surface on its facade and stands testament to the quality and superiority of the process. Naturally, over a 50-year period, there have been improvements in application equipment and electronics and these have made the process faster, more efficient and able to accommodate larger fabrications.

The powders too have been continually evolving in order to adapt to new regulations and meet the latest design trends, though their primary purpose, to protect against corrosion, is never compromised. The first architectural powder coatings offered were in a few standard colours with a matt finish. Henry Ford might well have said “Any colour you like as long as it’s black” about powder coatings then. Not any longer. Not only has the colour range extended to match that of designer paints with equally arresting names, but there are numerous choices for designers and architects to consider.There are textured choices ranging

from smooth, medium, coarse, velvet matt and different gloss levels to leatherette and hammer finish. There are metallics, glints and pearlescent powders. Dual coats are available too – clear lacquer added over a base coat to give additional depth. in further education, part of the £24.5m ‘Building Schools for the Future’ programme in the City of Hull. Approximately 1000m2 of 3mm aluminium panels were installed.These were concealed fix, baffle-jointed cassette aluminium rain screen cladding, fixed to a lightweight steel frame. Where panels are being used for such a highly decorative effect, colour consistency in tone and depth is essential. Powder coating provides this consistency.The powders are manufactured, packed and sealed by specialist companies and applied in controlled conditions by the powder coater, minimising the possibility of error and inconsistency.You can also achieve a more uniform colour with lower film thickness in one application with powder coating than with conventional wet paint systems. Whilst colour statements are still very popular and enhance many city- and townscapes, recently we have noticed a leaning towards the more organic and natural look of stone, terracotta, copper and wood. Powder manufacturers have been quick to react and there are now many shades that reflect the colours of our natural landscape. In the same category, Powdertech Wood Finish (PWF), gives the natural appearance of wood to a metal structure. In a recent project we used PWF Roughwood in ‘purple heart’ shade, after the tree of that name, to coat the mullion and transom cappings within the new grass-roofed and oak-beamed Gloucester Services motorway service station. By combining the strength and versatility of metal, with the Roughwood finish, there was no jarring effect of introducing metal into the natural looking interior. Due to a very challenging environment, the Bentall Centre, in Kingston upon Thames, required a rigid and heavy duty floor covering for its glass tunnelled footbridge – linking the car parks to the shopping centre. The floor covering had to remove moisture and soil from the soles of shoes and wheeled traffic, as well as cope with the major movement caused by the interior high temperature fluctuations.

The design of the system also allows for the modules to be turned over or changed completely – if one was to be accidently damaged – increasing the longevity and functionality of the floor covering.” What’s more, the design requirement for access to the bridge inspection hatches was achieved by the use of easily removable modules on Forbo’s Nuway Tuftiguard HD, allowing sections close to the hatches to be lifted and replaced without disturbing the remainder of the installation. Due to the substantial movement caused by the temperature fluctuations inside the tunnel, the rubber tiled floor covering had been stretched and so it was lifting up from the adhesive and bubbling – causing a major trip hazard for anyone using the bridge. Therefore, we required a floor covering that could cope with the temperature fluctuations and one that would not show visible signs of movement – both critical to maintain the safety of shoppers and employees, as well as achieve a pleasing aesthetic. Gilgen Door Systems wins landmark contract Gilgen Door Systems has won a landmark £1.5m contract to supply high-security shutters, sectional overhead doors and security grills for the new 24,000m2 Louvre Museum in Abu Dhabi, UAE; one of the world’s highest profile building projects.

ue for completion in 2015, Louvre Abu Dhabi will be a cultural institution of global importance, housing priceless works of art from around the world. The contract includes the supply of SR4 security rated shutters providing high levels of physical protection and operational efficiency for the museum. The shutters are specified with unique stainless steel profiles which further add to their durability and aesthetics, supporting the museum’s unique location on the water’s edge in the Saadiyat Island’s Cultural District. The contract was awarded to Gilgen following a successful trial of three full size Rolegard shutters within a working prototype of the Louvre building. The intensive trial was designed to test the suitability of equipment to the unique

Tiles are very durable and offer many qualities not found in other materials. Even so, old tiles are often replaced with inferior products, just because they have become slippery. We have a treatment that is quick, safe and extremely economical as well as being eco-friendly. Our anti-slip treatments eliminate accidents at a fraction of the cost of replacement.

“Effective under dry, wet and even greasy conditions, the SLIPSTOP process, that is guaranteed for five years, also removes most stains and calcium deposits and is approved by the Health and Safety Executive. It is good to see more and more architects and building owners choosing treatment before replacement,” he adds. SLIPSTOP was recently called in by a company that had to pay out tens of thousands of pounds for a slip accident, as its own insurance company refused to pay compensation because the problem had been highlighted in a previous Health and Safety Audit. Remmers industrial flooring system earns its stripes Cystic Fibrosis Unit renovated with Uzin system Uzin products were used to install over 1600m2 of safety flooring within the Cystic Fibrosis Unit at Nottingham City Hospital. The flooring contractor, CD Northern therefore selected Uzin’s products to ensure that these health standards were upheld. A suitable range of Uzin products was therefore used for the installation. Some areas had to be built up with Uzin NC182, a rapid drying repair compound to allow the installation to be handed over on time. When cavity walls require something different Opportunities arise to introduce more thermally efficient and speedy-to-install solutions when constructing cavity walls replicating or reflecting traditional construction designs. Whilst standard solutions can normally be found within the extensive range of preformed Cavitrays and Caviclosers offered by Cavity Trays, sometimes a bespoke approach is appropriate. This example project is built of blue lias stone with a 100mm cavity and an inner skin of lightweight thermal block. The openings within the blue lias are framed in hamstone incorporating a central mullion. The thermal and damp-protection solution offered comprises of a bespoke ready-moulded profiled Cavitray supplied in sections that interconnect to form a protective wrap around each opening. The horizontal Cavitray protection across the window head extends downwardly to link with the reveal protection that is similarly profiled.The hamstone is thus separated from

but linked with the outer and inner masonry skins. At the bottom of the opening the insulated reveal protection interfaces with a sill cavitray, so the protective thermal and DPC wrap forms an uninterrupted arrangement. Bonded to the rear face of each protective frame is phenolic insulation to provide thermal zoning around the entire opening, addressing the requisite regulation levels. One of the benefits of this bespoke design approach is the formalised solution ensures every opening is accurately and identically protected yet the approach permits openings of different and variable dimensions to be

addressed.The mason can adhere to an uninterrupted build sequence with each opening packaged and numbered for easy identification and stock control. Corrugated Nordic Brown copper, from Aurubis Architectural, defines the character of a new secondary school in Strømmen, Norway, and is reminiscent of the town’s industrial heritage. White Arkitekter’s competition-winning design is a rigorous interpretation of its programme. Conceived as a hilltop plateau, the entrance level is open in character with extensive fullheight glazing, accommodating specialist areas including a library, workshops and studios. Floating above is the more introverted copper box, housing all the classrooms and related spaces, organised into three different grades. Copper satisfies the client’s requirement for a 100-year lifespan school and its sustainability credentials are important in this low-energy building. But the unique visual characteristics of the corrugated Nordic Brown copper proved central to the design, both as a thoroughly contemporary material changing over time and as a memory of the riverside sawmills and later heavy industries in the town. Nordic Brown products are pre-oxidised at Aurubis’ factory to give straightaway the same oxidised brown surface that

otherwise develops over time in the environment. The thickness of the oxide layer determines the colour – either Nordic Brown Light or the darker Nordic Brown – and the darkening oxidisation process continues in the natural environment. Other Aurubis Architectural surfaces include Nordic Standard ‘mill finish’, as well as Nordic Green and Nordic Blue factory-applied patinas – developed with properties and colours based on the same brochantite mineralogy found in natural patinas all over the world. Complete privacy Complete privacy in a school washroom is one way to stamp out the feeling of being afraid to use the toilet. Almost every child at secondary school now carries a smart phone and the unfortunate truth is that some students are likely to slide phones underneath or above cubicle doors and divisions.

As a measure against toilet troubles, cubicle manufacturers should be able to offer completely self-contained units with minimal floor clearance to avoid any likelihood of a camera phone being slid underneath or over the door. Divisions should be completely concealed running in to the ceiling and in to a channel on the floor. Bathroom flexibility makes the world of difference The ability to adapt their bathrooms to meet the needs of each resident has been fundamental at Blind Veterans UK’s centre in Ovingdean, Brighton in Sussex, where they have opted for height adjustable products from Pressalit Care. As part of a refurbishment of 14 ensuite bathrooms, height adjustable wash basins and shower chairs have been installed along with toilet support arms and shower rails. Blind Veterans UK is a national charity dedicated to providing help for blind and vision impaired ex-Service men and women. Evinox Energy packaged plant is the perfect fit Evinox Energy is working with Bowmite Electrical & Mechanical on a new mixed-use development in Walthamstow that features a communal heating system serving 80 dwellings. Unity Place is located in the Blackhorse Lane regeneration area of Walthamstow. Evinox’s engineers provided design support and liaison with Bowmite Electrical & Mechanical and CHP suppliers to provide an energy efficient and cost effective solution for the LTHW system

at Unity Place. The bespoke pre-fabricated skid for the central plant was designed and supplied, tailored to the project requirements and limited plant room space. This new scheme benefits from the installation of ModuSat FS heat interface units with integrated hot water tanks in each apartment, and a prefabricated skid for the central plant, which feeds the communal heating system. The prefabricated plant room skid includes Evinox ADI CD boilers, which provide a total output of 460kW, and feature excellent seasonal efficiency performance and extremely ecological combustion with impressive class 5 NOx

figures of <10ppm and CO around 47 ppm. The skid is also fitted with a MaticPro pressurisation unit, expansion vessel, circulating pumps, heat meters and other accessories. Clever biomass for the home Euroheat has unveiled a new range of high performance pellet boilers for domestic properties, which qualify for tariff payments under the RHI. The PNA Thermocomfort features four models ranging from 15kW to 30kW, designed for maximum efficiency and minimal user maintenance. There is a choice of pellet storage systems including a 170 litre hopper located on the side of the boiler, to a variety of different bulk storage solutions featuring either vacuum or auger transfers. Out of sight automation for historic doors As part of a £3m restoration at Hexham Abbey, TORMAX was contracted to install three advanced iMotion underfloor swing-door operators, successfully automating key entrances without affecting the aesthetics of the interior. Designed in-house, iMotion 1401 operators represent one of the most cutting-edge solutions on the market today, combining exceptional reliability with minimum maintenance. Housed in a steel box located within the floor, invisible iMotion 1401 door drives have been installed in buildings of historic importance worldwide. The work at Hexham Abbey was carried out by principal contractor, William Anelay and included the complete renovation of

the former monastic buildings and adjacent magistrates’ court. The Abbey now welcomes visitors with a fantastic interactive exhibition, functions room and new cafe, The Refectory. TORMAX worked with Glass Design Solutions and architects Purcell to automate a traditional external entrance, as well as two full-glass internal doors. “It was essential that the newly renovated areas could be easily accessed by all members of the public,” comments Toni Bush, Education and Community Officer at Hexham Abbey. “However, we also wanted to preserve the historic features of each doorway. Underfloor operators was the ideal solution, allowing clear access whilst keeping pedestrian foot-traffic moving smoothly at busy times.” TORMAX iMotion operators are unique in that the powerful synchronous motors do not have any abrading parts to cause friction wear, such as brushes or gears.
