ccording to recent figures construction activity continued to rise in May, however experts claim that the recent high rate of growth is losing momentum. Provider of construction intelligence services, Barbour ABI revealed last month that the total value of all new construction contracts awarded in May increased by 5.3% compared to April. However, the total value of construction contracts in May was 3.7% lower than the same month last year, and economists believe this indicates that the recent high levels of growth are beginning to slow. Barbour ABI went on to reveal London was once again the UK’s hotspot for construction activity in May, accounting for 24% of the UK total as a result of big ticket projects. To illustrate the high value projects being commissioned in the country’s capital, FC&A this month profiles the launch of an exclusive W2 development, Westbourne House. Working with award-winning architects Stiff + Trevillion, London development expert Alchemi Group has taken a dismal 1980s office building and created a highly contemporary 28,000ft2 development of 20 exquisitely detailed one, two and three bedroom apartments together with a penthouse commanding 360 degree panoramic views from its 1,386ft2 terrace. Luxurious sustainability ‘Eco-holidays’ might usually conjure up images of yurts, compost toilets and getting back to nature. This doesn’t have to be the case; for those that like their creature comforts, going green on vacation has come a long way, with luxury no longer at odds with reducing your carbon footprint.

Meeting the code The Emerald meets level six of the Code for Sustainable Homes – the highest possible grading. The code covers nine categories to measure sustainability: Energy and CO2 Emissions, Water, Materials, Surface Water Run-Off, Waste, Pollution, Health & Well-being, Management and Ecology. To score the highest rating possible, The Emerald had to gain points consistently across these categories and earn 90% to be considered ‘Zero Carbon’, in fact, this project currently stands at 92%.

To do this, The Emerald generates its own electricity, boasts exceptional levels of insulation, water provision from its own bore hole and grey water recycling for toilet flushing. Other water saving measures in the bathroom come courtesy of Roca’s dual flush toilets and taps with built in flow resistance measures. Wherever feasible, recycled materials have been utilised in the building work. Waste is recycled and landscaping includes the planting of large numbers of native trees. The net result is an estimated 90% reduction in energy consumption, compared with similar properties. Intelligent design also means The Emerald complies with the Lifetime Homes

very little electricity for water heating. As The Emerald is highly insulated the cost of heating is very low compared with the average domestic building. “To qualify as truly zero carbon you have to produce more energy on site than is required to run the buildings – we have achieved this by installing 120 photovoltaic panels in our bottom field. The panels produce up to 35kW per hour which is 10 more than is required to run all four houses. Since February 2012 they have generated 55,062kWs of electricity. “Roca helped us to calculate water usage in order to meet Code six’s stipulation of
a maximum of 80 litres per person, per day. The baths in the one bedroom studios are very large, in order to add to the luxury experience – not conducive with the Code. To combat this, a grey water recycling system has been installed, so that water from the emptied bath is reused to flush the toilets. “Roca’s The Gap and Meridian-N WCs flush just 4.5/3 litres compared with standard dual flush at 6/4, whilst Touch basin mixers include an Eco-Disc cartridge that provides resistance at 50% of water flow capacity, encouraging end users to stop before they turn the tap on full.

Standard. Accessibility design features, such as wider doors and level access showers, add comfort and convenience, allowing the properties to better accommodate the varying needs of their guests. The Emerald’s owner, Tim Kemp, explains how this project met just some of the Code’s categories. “One of the hardest elements of meeting the Code were the very low U-values, as follows: Floors: 1, Walls: 1, Party walls: 0, Roof terrace: 15, Sloping roof: 14, and Windows: 9. “From the early stages of the project it was clear that it’s virtually impossible to build a Code six house with four external walls, so the decision was taken to build two, semi-detached dwellings. The houses are timber framed, 60 x 400mm Steico framework, sheathed with 9mm of WBP plywood and incorporating wide gaps to accommodate enough insulation to bring the U-value of the outside walls down to one. “Triple glazed windows are fitted throughout, using only wooden frames and all internal walls and ceilings are covered with a foil film. This foil had to be stuck on as we couldn’t use nails or screws for fear of compromising the U-value. For maximum energy efficiency and comfort, a vapour control layer (AVCL) was fixed to the walls and ceilings to improve airtightness and reduce condensation. “On the roofs, we have installed solar thermal panels, one per house, to help heat the hot water which, in conjunction with the air source pumps, means we use

“We set out to offer high-end, zero carbon self-catering accommodation and in the bathrooms, Roca – its products and design team – have helped us do this without compromising our green ambitions. “Materials with a low carbon impact were used wherever possible, including all our kitchens, doors and skirting. We used solid oak from a sustainable source which doubled the cost of this element of the build. It’s a shame that at the moment ‘green’ often means more expensive when
it comes to fixtures and fittings. “All waste contractors were audited to make sure they recycled what was taken off-site – very little waste went to landfill. “We even gave away our massive wooden agricultural barn to a neighbour, rather than burning it or having it transported off-site in a gas guzzling lorry. We brought in a concrete crusher and crushed the base of the barn and then re used this hard-core to build the road. “As well as making sustainable building

choices to meet the code, we also had to score highly on the considerate contractors’ scheme, paying particular attention to health and safety and the wellbeing of contractors, while encouraging them to also make green choices. A car sharing programme was implemented, with prizes offered to the best participants. Overall, The Emerald won a Bronze at national level for our well-run site. “Prior to the build, bats had to be rehoused and surrounding wildlife and trees protected. A wildlife corridor has been created around the building to enhance the sites ecological value. 150 native trees have been planted and a sedum roof covers the studios. “We are extremely proud of our achievement and I think we have proved that ‘green’ fits very comfortably with high standards of modern living, if you’re willing to put in the effort! There are some great manufacturers and contractors out there that want to share this goal too and we couldn’t have done this without their help and support. “We wanted to show that you can be environmentally friendly and still have the finest quality of everything – that was always our dream, a dream which I can confidently say we have realised.”

Sustainability in Development craftsmen, and structures that help people connect or reconnect with green spaces and/or the countryside. They are interested in projects, large and small, which show creative use of brownfield land and/or regeneration of existing buildings and those that use density to maximise the use of available land. Warren Park Primary School in Leigh Park, Havant was given a Countryside Award from CPRE Hampshire in 2009, for the environmental qualities of its new outside ecology classroom. The school had successfully secured funding to build a state-of-the-art outside ecology classroom, incorporating designs that have enabled it to be a totally carbonfree/green facility. It has a wind turbine, solar panels, solar-power lighting pipes and water heated underground. The classroom is dedicated to teaching children about the environment, whilst being outdoors. Teachers use an array of outside activities to engage children with their surroundings, whilst studying the important issues of ecology and the wider environment.

his growing, vibrant awards scheme is run by the Hampshire Branch of the Campaign to Protect Rural England (CPRE Hampshire), a charity that stands up for the Hampshire countryside. There are now four categories of entry: Rural Enterprise, Youth, Community/Voluntary and Green Buildings.
CPRE Hampshire and Radian aim to encourage development of sustainable communities. Innovation and sustainability in refurbished and new build properties are an important part of this ethos. The Green Buildings category is looking for buildings which maximise the use of ecotechnologies, enhance the nature of rural settlements, projects that employ local

air quality and ecology. As well as clean, comfortable homes, the timber cladding and sedum roofs give the new community a unique look as well as an ecological side. The homes have also been built with advanced levels of insulation which heavily reduces the amount of noise pollution. Utilised correctly, these measures implemented ensure that the new residents will benefit from warm, comfortable homes and lower fuel bills. All the homes are designed to reduce the impact on the environment and maximise the use of renewable energy sources
timber framed construction with timber windows, brickwork to ground floor level and thermowood and zinc cladding to the first floor level. Ecological technologies incorporated in the properties include high levels of thermal insulation and air tightness, Mechanical Ventilation with Heat recover (MVHR) in each home, which extracts hot, stale air from bathrooms and kitchens. It utilises the heat contained in it to warm fresh air, which is then circulated around the home. Other technologies in the homes include photovoltaic panels on each home, and sedum grass roofs on the single storey buildings, to assist with water runoff,

the impact on the environment and maximise the use of renewable energy sources, with each home fitted with a fully interactive Energy Dashboard to help residents get the most from the technologies installed. By doing so, Radian
Inclusive living Two of the three bed houses have been designed specifically for residents who have a need for a ground floor bathroom and bedroom. Radian converted the ground floor WC into a wet room with a shower seat under the guidance of Hampshire Council Occupational Therapists. Both houses benefit from ample turning spaces for wheelchairs, strategically placed hand and grab rails, and have level access to both front and rear gardens. Each home has further adaptations installed expressly for the individual resident’s needs. Stoneham Green is the first Code for Sustainable Homes Level 6 development in Southampton. Indeed, the 11 family homes that will provide a variety of affordable accommodation for Radian’s residents, is one of the few schemes to reach zero carbon standards in the south of England. Strategic placement The development site is a narrow strip of land located to the rear of an established residential development in the Mansbridge area of Southampton and is adjacent to a cemetery and the Ford Factory.These factors restrict the site’s size and have meant that careful consideration has had to be given to the orientation and placement of the homes to ensure maximum use of daylight, solar gain and solar shading and to gain the maximum output from solar renewable technologies. Therefore, the

homes are grouped into a row of terraced houses and three pairs of semi-detached homes. For those that think their development has what it takes, the competition closes at 5pm on 18th July. All shortlisted entrants will be invited to an awards ceremony in September, with the opportunity for a free display stand and associated publicity. The criteria are simple and the form is easy to fill out online. Buildings or projects must be within Hampshire. They must also have been completed within three years of the closing date of application (i.e. between August 2011 – August 2014).

Stoneham Green’s significance was twice recognised with the Innovation Award for Building Technology at the Sunday Times British Homes Awards and the Green Energy Performance Award at the Sustainable Housing Awards. Heating and hot water at Stoneham Green are supplied by a communal biomass pellet boiler, with fuel from a local producer. Residents’ bills are based on actual use and electricity is generated by a large photo voltaic array on each of their roofs. Every property is equipped with a touch screen ‘dashboard’ displaying data about energy use to help residents keep their costs as low as possible. It even shows live bus timetables for the stop around the corner to reduce car reliance too.

CPRE Hampshire is a small charity that stands up for the Hampshire countryside. Affiliated to national CPRE, the charity works to influence communities to make them better places to live and work, and also ensures the countryside is protected for all to enjoy for now and future generations.

Voice of the Industry Morgan Sindall’s construction team in London is working with local school, boroughs and organisations to engage with young people
With an aging workforce, uneven gender divide and just 2% of workers coming from ethnic minority backgrounds, the UK’s construction industry is facing a number of challenges in the battle to attract, develop and retain a skilled, diverse and sustainable workforce. Here, Tony Dixon of Morgan Sindall talks to FC&A about supporting apprenticeship schemes.
T
he looming skills shortage is something which can’t be ignored. It’s important we take action and invest in breaking down industry stereotypes and proactively promoting construction as an attractive, professional industry with good career prospects. We need to ensure we’re creating an environment that appeals to a range of ethnicities, young people and women. Morgan Sindall currently invests in over 100 permanent apprentices across its UK business and supports over 60

additional apprentices through its supply chain. Recruiting, empowering and training talented individuals is central to Morgan Sindall’s vision to be the best in the industry and is one of six commitments in its sustainability policy.

and challenging existing norms, it also helps the business in its journey to become an increasingly inclusive employer. As part of our commitment to this process, Morgan Sindall’s construction team in London is working with local school, boroughs and organisations to engage with young people, encouraging them to get involved and consider an apprenticeship or even a career in construction. We’re currently on site in the Borough of Newham, expanding and upgrading nine schools as part of Newham’s wider pupil expansion programme. Works include the extension and refurbishment of Kensington Primary, Earlham Primary, Woodgrange Infant, Hartley Primary, Central Park Primary, Godwin Junior, Upton Cross Primary and Portway Primary Schools. One of the key areas of focus includes ensuring that we engage and connect with local young people. Newham has one of the youngest populations in England and Wales and Morgan Sindall is partnering with the borough to offer work experience to local youngsters as part of a wider movement to increase engagement with young people who may be thinking of entering the construction industry. The work experience scheme, which is being run in partnership with the London Borough of Newham, will see nine teenagers take part in two-week

placements across the nine school project sites during the summer. Although not able to work on the active construction sites, the students will work from the project office – giving them an insight into the realworld workings of various aspects of the industry – including project planning, design and project management. The ongoing work on the schools across Newham has an immediate impact on people living locally at all levels – from present and future pupils, parents, teachers and school users to neighbours and local residents. The implementation of schemes which draw in and benefit young people from nearby schools and colleges is important in helping local people feel the economic and wider social benefits of these projects. We’ve also welcomed Imran Khan, the first apprentice to start work on one of the nine primary schools in Newham which Morgan Sindall is expanding for the East London Borough. The 17 year-old from Newham, who is now part of the team working at Calverton Primary School, once planned to go into the auto industry, but his interest in construction was piqued after watching his older brother, an architect, at work. Morgan Sindall’s track record of employing apprentices, even in challenging economic conditions, demonstrates our commitment to young people. The borough’s modern procurement methods provide added encouragement to seek out potential talent from the local area. Imran is now working for four days

a week as a trainee project manager at Calverton Primary School, as part of a Level 3 Apprenticeship in Construction Contracting Operations at Barking and Dagenham College. As part of his apprenticeship, he will also spend time working at Upton Cross Primary School and Portway Primary School in Newham, where Morgan Sindall is also on site. In addition to the work we’re doing in London, we’re working hard to drive apprenticeship engagement across the UK. Our business is working side by side with local authorities, sub-contractors and suppliers to help inspire and engage with young people.

like TrAC’s Shared Apprentice Scheme, an innovative collaboration between TrAC, CITB and regional partners provide an important and effective model in delivering successful, sustainable apprenticeships. The scheme has been established in response to industry demand, as a way of providing construction contractors with an opportunity to meet local training obligations, and to maximise additional training opportunities for apprentices. Employers are able to take on an apprentice, even when they can’t commit to the full two or three year duration. Meanwhile, apprentices get even more opportunities for apprenticeship training. They are fully employed from the first day of training, in their trade of choice, and will be placed with a range of different contractors to work towards completing their apprenticeship. Schemes like this encourage companies and young people alike to take part in apprenticeship initiatives and streamline and stabilise the process. This sort of innovative, collaborative approach is invaluable if we want to continue to encourage the next generation to consider construction as an exciting and viable career option.

esigned by LA Architects and operated by Parkwood Leisure for Bristol City Council, the £35m Hengrove Park Leisure Centre was built by Kier Construction on a former airfield. The scheme is the centrepiece of a major regeneration programme to transform South Bristol into one of the most sought after areas in the South West. It occupies the site of the former Whitchurch Airport which closed in 1957 and in subsequent years, has been used for informal recreation. Now an important local community amenity and a sub-regional centre of excellence for sport, the building’s facilities comprise a 10-lane, 50m internationalstandard swimming pool, a 20m teaching pool, a four-court sports hall, a dedicated spin studio, climbing wall, a 150-station fitness gym, two group exercise studios, a healthy living centre with spa pool, sauna and steam room; cafe and creche. The privately-financed project also has a 321 space car park serving the leisure centre, and a new landscaped central plaza

separates the scheme from the adjacent hospital and park.
‘Invisible’ walls The architectural design of the scheme features large areas of curtain walling to give the impression of ‘invisible walls’, allowing unobstructed views from the interior looking out on to the landscaped central plaza, and greater visibility from the outside of the pool and activities inside the centre. The glazed facades also provide high levels of natural light and a good night time appearance for the building.

acoustic glass between the two swimming pools, and as full height glazing to a recessed space in the building envelope that provides courtyard views from the circulation area, offices and creche. The GEODE-MX curtain walling system can be used to create a wide variety of architectural compositions from a single grid – low to high rise facades, horizontal or vertical emphasis, and ribbon, structural, faceted, beaded and sloped glazing. The curtain walling for the Hengrove Centre was finished in a light grey polyester powder coating. It is complemented by Technal’s double pivot commercial doors around the building and FXi65 top hung actuated casement windows inserted into the GEODE-MX system for natural ventilation. GEODE-MX sloped glazing was used above the main circulation stairwell to allow light deep into the centre of the building.
Copper cladding The external envelope for the Hengrove Centre also features copper cladding in the central plaza and on the north elevation between the main pool and the teaching pool, to striking effect. The building itself has a structural steel frame and the roof is supported on cellular beams which span 37.5m. An elevated ‘bubble effect’ has been created over the centre of the pool to allow natural daylight deep inside the building and to add visual interest. Here, the steelwork is partially concealed by a suspended ceiling which helps to filter sound. Another prominent architectural feature is a large ‘golden egg’ that extends to one side of the building. This houses the cafe
and kitchen facilities. Several pieces of public art are also on display in the plaza area. Hengrove is one of the first centres in the UK with a 50m swimming pool to achieve a BREEAM ‘Excellent’ rating. It has a range of sustainable features, which include: • A woodchip biomass boiler that provides ‘green’ power and a low carbon footprint • The use of grey water and reduced flow rates to conserve water • A combined heat and power unit • High standards of air tightness throughout • Building materials such as aluminium which have low embodied energy
Award-winning design Following its completion, the scheme has received an award from the Royal Institute of Chartered Surveyors (RICS) in the Community Benefit category which rewards schemes that can demonstrate reach across the community. RICS Judge, Michael Wyldbore-Smith, says: “The Hengrove Park Leisure Centre demonstrates what can be achieved by careful consultation and planning. The centre blends well within the campus and is very well used and enjoyed by the local community. It is a terrific facility.” The scheme also won the Sustainability category at the Galvanizers Association Galvanizing Awards (GAGAs) for the innovative use of galvanized steel for the main structure.

Technal worked closely with LA Architects and specialist fabricator Glassolutions Installation from the earliest design stages to develop the specification for the curtain walling. The slim 50mm profile of the GEODE-MX Visible Grid system met the architects’ requirements for unobtrusive sections which were sufficiently robust to carry the heavy glass units, some of which were laminated and toughened, and span up to 2.75 x 2.2m. Commenting on the curtain walling specification, Manolis Datseris, Project Architect at LA Architects, says: “We have used Technal’s systems on other projects, which we have been very happy with so their products were a logical choice for this scheme. We wanted to achieve a crisp, sharp edge to the curtain walling here and to create a building that is filled with light. Our aim was to bring the landscaped plaza inside the centre by having perimeter walls that are almost transparent, giving a greater feeling of space. We are very happy with the finished effect and the glazing systems are performing well.”

retentions, not delaying or withholding payments, and making payments electronically. These assurances have been made with a view to delivering the government’s Construction 2025 strategy, which looks to build a strong, more competitive economy and a fairer society. To ensure compliance, all those signing up will be monitored against a set of agreed key performance indicators. A number of industry ‘big-hitters’ have already signed up to the charter, including Barratt Developments, Laing O’Rourke and Skanska. I am delighted that the STA – which represents over 200 member companies – has joined the NSCC and we will be actively encouraging our membership to sign up to the new charter. I am proud that the timber industry is leading the way in terms of tackling late payments across the construction sector. However, commitments such as this cannot be made in isolation – they will only be successful if we are able to instigate a sector-wide culture change. Yes, businesses compete against each other every day, but to ensure we continue to grow and thrive in an increasingly globalised economy, we must work together to create the best operational conditions possible and I look forward to working with partners from across the industry to make this a reality.

E
veryone knows that money doesn’t grow on trees, and working in the timber industry, I can wholeheartedly confirm this fact. As both chairman of the STA and owner of Young Black, I spend much of my time on the road, visiting members and customers alike. The one issue which appears to unite them all – no matter what part of the construction industry they work in – is late payments. Many businesses are currently benefitting from the well documented upturn in the construction sector, with many STA members reporting an increase in customer enquiries. However, we are still seeing far too many successful companies, run by experience individuals, going out of business due to cash flow issues. At our AGM in May, this point was further reinforced by Suzannah Nichol MBE of the National Specialist Contractors Council (NSCC), who highlighted how a casual approach to payments was damaging our

industry by hampering both growth and progress. During her presentation, it was astounding to witness how many of our members have had issues in this area, with many now unfortunately considering it standard practice.
Reduced terms This is an issue which the STA is looking to tackle head on, and as of 1st June, we have joined the NSCC and we are asking our members to consider adopting the principles of the Supply Chain Payment Charter.The agreement sets out eleven ‘fair payment commitments’, which includes a pledge to reduce payment terms to 30 days from January 2018.This may seem like too long to wait, so the charter also sets out two stages before this: terms of 45 days from June 2015 and 60 days with immediate effect. Other commitments, which have been agreed by the Construction Leadership Council, include not withholding cash

Liquid membranes
Applied knowledge CPD presentations have become one of the key tools used by architects to ensure that they remain up-todate with the latest technologies in building products. It’s essential, however, to make the distinction between knowledge sharing and sales presentation, explains Stuart Hicks, Marketing Manager of waterproofing membrane specialist, Kemper System.
A
CPD presentation should be independently accredited and provide neutral information about generic product types,” says Stuart. “It may include an introduction about the company but the purpose of a CPD should be to make you think rather than to persuade you to buy.” It’s an area of which Kemper System has considerable experience. The company’s latest CPD presentation ‘Sustainable Liquid Roofing – The Cold Facts’ has been delivered to architects from across the UK. The presentation outlines the sustainability of four generic flat roofing types based on service life, environmental impact and resource depletion: • Mastic asphalt/Hot melt bitumen • Built up felt roofing (bitumen based) • Single ply • Liquid applied systems
Bitumen-based systems Natural asphalt and bitumen lake deposits are no longer commercially viable so most of these systems use crude oil derivatives instead, which has significant environmental implications relating to the extraction, processing and consumption of fossil fuels,

with oil companies now using methods including slash and burn forest clearing to reach new deposits. Neither temperature nor U/V stable, bitumen-based systems can degrade causing the roof surface to become brittle and crack. They are not vapour permeable either, causing any moisture retained in the substrate to create bubbles or blisters in the roof surface. Bitumen-based systems are also heavy to transport and rely on LPG and naked flames for installation, typically requiring 6kg of gas per tonne for torch on systems.
Single ply membranes Made of polyvinyl chloride (PVC), single ply membranes require energy intensive cracking of natural gas to obtain the raw ingredients and use a variety of additives including chlorine-based plasticisers and stabilisers. Service life of single ply membranes can also vary because the plasticisers they contain are not chemically bound to the PVC so may leach out over time, leaving a brittle membrane that is vulnerable to shattering due to thermal shock. The membrane can also fail due to

The presentation outlines the sustainability of four generic flat roofing types
Lightweight and UV stable, most liquid membranes bond directly to the substrate and remain elastic throughout their service life. They also eliminate common waterproofing system failures, such as seams, joints and laps especially around details, outlets and penetrations, and can often be overlaid on the existing roof substrate removing the need to rip out the old surface and deposit it in landfill. Various chemical technologies are used in the manufacture of such systems, including versatile and elastomeric polyurethane systems; PMMA-based systems; polyesterbased membranes; GRP (Rigid Polyester) and Epoxy. The latest innovation in wet-on-wet membranes is based on a solvent-free, renewable resin extracted from the seeds of the tropical castor plant, which uses a reinforcement fleece manufactured using recycled plastic bottle content. A reinforced system is preferable to provide the flexibility needed to cope with heave, structural movement and maintenance footfall. Wet-on-dry systems require each layer to cure before the next application, running the risk of contamination between layers, which can lead to membrane failure. Conversely, wet-on-wet systems can be applied in a single process to provide a seamless, monolithic membrane with no laminations.

Sustainability in ventilation New build domestic properties have far greater levels of air tightness to minimise heat loss, leading to a subsequent increase in the use of mechanical ventilation, explains Jon Hill, Technical Manager of Polypipe Ventilation. This has been reinforced by changes to Building Regulations Parts F and L, which are driving the need for good quality and sustainable ventilation solutions.

to a distribution manifold, providing a more even air flow. The manifold(s) is then connected to the mechanical ventilation appliance. It is vital to insulate ducting in colder areas such as loft spaces, to remove the possibility of condensation forming and to maintain thermal efficiency, as well as between a mechanical ventilation appliance and the external terminals; this may need to include an integral vapour barrier in certain applications, as noted by the NHBC. To meet Building Regulations the insulation material must be of ≤0.04W/(m.K) at 25mm thickness. Mechanical Ventilation with Heat Recovery (MVHR) systems are increasingly being used within new properties as they
recover up to 95% of waste heat (from the bathroom and/or kitchen) using a heat exchanger. The heat is transferred to filtered fresh air and distributed around the home. The best performing MVHR system models are easy to identify by their heat exchange performance and Specific Fan Power (SFP), which are listed on the Product Characteristics Database (PCDB). Polypipe’s Silavent Green Line HRX2 currently tops the list with a heat exchange efficiency of up to 95%. Bathroom and kitchen fans also play a key role in most aspects of domestic ventilation, be they axial, centrifugal, wall or window mountable, or in-line versions. The SFP requirement for fans is set by Building Regulations but make sure you only use fans that have a low energy consumption when in standby mode – otherwise this can add an extra 10-20% to the overall power used. MVHR systems are becoming ever more popular as a relatively low cost way of moving towards the zero carbon goal. But simply fitting any MVHR system isn’t good enough. Take the time to research the most energy efficient, well designed and well made ventilation system and ensure it is designed, installed and commissioned competently, for a highly sustainable, long lasting, energy efficient ventilation solution. hese ventilation systems and component parts must be highly energy efficient if they are to play a part in reducing a property’s overall carbon footprint and ongoing energy usage. A fundamental part of any ventilation system is the ducting. The ducting must have exacting tolerances, i.e. a good fit of rigid extruded systems, such as Domus rigid duct. If the duct doesn’t retain its shape, it can be difficult to fit together and result in air or condensate loss. Alternatively, you might want to consider semi-rigid duct systems, such as the Domus Radial duct system. With a Radial system each room vent is served by twin or single Ø75mm semi-rigid duct which connects

Sustainability vs cost Sustainability was one of the first topics tackled by the panel, and the debate centred on achieving the balance between environmental considerations and cost. While sustainability has come to the fore over the last few years with Government legislation tightening and energy having greater meaning in the public psyche, concurrently, the UK has been through a double dip recession, with budgets being squeezed and the supply chain pushed to deliver more with fewer resources. As our panel advised, there has been a push from those in construction to focus on ‘the must haves’ rather than the ‘nice to haves’. But as we have made our way out of the recession and as a society, our understanding of environmental issues matures, the term ‘sustainability’ has come to mean more than just being green. The MCIAT Professional Assessment is a flexible, rigorous, robust and quality assured qualifying process, based on performance and designed to recognise the diversity of Architectural Technology. Candidates must provide an in-depth critical analysis clearly summarising their professional experience. This should be a reflective report and should refer to challenges and successes encountered whilst working on projects and how any issues were resolved. Applicants should also undertake a self-evaluation highlighting their strengths and weaknesses in relation to their area(s) of practice. The Professional Assessment process is based on four core competencies: • Designing • Managing • Practising • Developing (self)
Who can apply for the MCIAT Professional Assessment? Any applicant working in or on, for example, academia, general practice, component design, refurbishment, small residential projects, large commercial projects etc within Architectural Technology, should be able to apply their own experience to the Professional Assessment process, but they must hold one of the following membership grades: ACIAT, TCIAT or profile candidate. Each application will be assessed on its merit. However, each applicant will need to demonstrate a sufficient level of knowledge and understanding and professional competence/experience in relation to their sphere/s of practice and demonstrate to the Institute they can meet the expectations of a Chartered Architectural Technologist, MCIAT.
How much does it cost? To apply for the Professional Assessment, applicants are required to pay £300 for the assessment of the application and the Professional Assessment Interview.

By working closely with material manufacturers, architects can develop truly forward thinking buildings
Building with BIM The next topic tackled by the Leading in Specification Construction Panel was Building Information Modelling (BIM) and its impact on the sector to date. Around the room, the view of BIM was split, with some heralding it as the future of specification, while others feeling it will have limited impact in revolutionising the industry. Adoption and use of BIM has, naturally, been most common in public sector projects, and here results have been achieved. For instance, one panellist believes that when making a specification on paper, you often procure 10% more materials than you would using BIM, so there are significant advantages around cost and waste. Yet while there are tangible benefits, the panel felt that education around BIM across the entire supply chain from architect to contractor and installer, needed improvement. To an extent, the construction industry is lagging behind other sectors, such as oil and gas, where modelling tools have been used for 10 to 20 years, so to keep ahead of the curve, it’s

critical that the sector gets to grips with BIM but is also focused on ‘what’s next’.
Specifying for the future Future thinking was a further issue tackled by the panel as part of a discussion around roles and responsibility in specification. While who had the final say on materials used varies from project to project, the panel shared the view that everyone who is involved in delivering a building is responsible for ensuring the right products are used, and this is particularly the case when it comes to specifying the latest systems and technology. Soon people will demand things that manufacturers and specifiers haven’t thought of yet, was one comment from a panellist.Yet with specifications being drawn up anywhere from 18 months to

three years in advance, there is a danger that while a building maybe revolutionary now, when it is complete, that might not be the case. By working closely with material manufacturers however, architects can develop truly forward thinking buildings. From BIM to sustainability, this need for greater joint working was a theme running across all the topics covered in the Leading in Specification Construction panel and created a platform for lively and fruitful debate. Summarising the thoughts from the session, as one panel member put it: the key to success is greater collaboration between the architect, contractors and manufacturer, and the need to focus on all aspects from a people, planet and profit point of view.

As aluminium is a natural conductor, rather than insulator, it is important to have a polyamide thermal break which separates the aluminium frame into interior and exterior pieces, joining them together with a less conductive material. This break acts as a thermal barrier, reducing the flow of thermal energy through the aluminium. Folding sliding doors can also have thermal glass installed for those who prioritise thermal efficiency.
High durability
Design flexibility Incorporating bi-folding doors into a building project may not be considered as the most energy efficient option, due to the large expanse of glass. However many suppliers of bi-fold doors certified compliant by the British Fenestration Ratings Council exceed all building and thermal regulations. As a result, bi-folds have become more popular as they provide flexibility in building design. Neil Ginger, CEO of Origin Frames explains more.

ll bi-folding doors must have a U-value rating of at least 1.8W/ (m2K) when replacing existing doors and 2.0 W/(m2K) for new builds or extensions. This should be for the overall U-value, rather than the centre pane U-value often quoted by bi-fold door suppliers. This relates to the amount of heat lost through the glass and framework of the bi-fold doors.

Rockspan Extra wall panels finished in jade green and ultra black are a stunning visual feature of the new Energy Recovery Facility [ERF] at North Hykeham. The facility forms part of Lincolnshire County Council’s solution to meet environmental targets set by the Landfill Directive which aims to recover 67% of waste by 2015.
T
he new Energy Recovery Facility is designed as a combined heat and power plant to incinerate 150,000 tonnes per year of residual waste and it will generate enough electricity to power 15,000 homes [11 MW] for sale to the national grid. The project will be fed from a series of new waste transfer stations strategically situated throughout the region. Household waste will be collected, sorted and then sent to the facility for processing. The low environmental impact of Eurobond Laminates’ Rockspan Extra wall panel makes it particularly suitable for a project such as this ERF facility that is driven by environmental concerns.The 150mm thick green and black Rockspan Extra panels have a high density stone wool core and are fully tested and approved 2 hour fire rating to LPCB LPS1181 and LPS1208 insurance standards. Rockspan offers a carbon neutral envelope solution when registered with the Tata Confidex Sustain guarantee.The low environmental impact of Rockspan is fully qualified via EPD’s for BREEAM assessment and both the steel and stone wool used in manufacture are fully recyclable at end of life. The long spans offered by Rockspan reduce the need for secondary steelwork,

save on build costs and create a weather tight envelope quickly to help shorten construction time. Architecturally a curved roof ‘shell’ houses the tipping hall and boiler hall and softens the visual impact of the building from elevated views from Lincoln. This curved shell is intersected by a refined rectilinear form containing the other process areas which extends at roof level to create a grand colonnade that reinforces the ‘civic’ facade of the building where the visitor centre and administration facilities are sited. The building is 190m long, 30m wide, at its peak reaches 45m high and has a 75m chimney stake. The project is estimated to have cost £145m and will operate 24 hours a day creating 33 new jobs. Waste transported to the facility is stored within a large underground bunker before being used as fuel to power a hot water boiler.This in turn drives an 11MW turbine. Electricity which is generated is then exported to the National Grid thus reducing the need to burn fossil fuels to create electricity. As a by-product of the process IBA or Incinerator Bottom Ash is produced. This material is then used in different applications including as an aggregate replacement in road construction.

If the growing medium is too porous, additional irrigation measures may be required. If the growing medium has too high a proportion of organic matter, there is a risk of water clogging the plants’ supply of air; leading to suffocation (not to mention higher-thananticipated loadings). LCN provides delayed door closing Secure front doors and frail elderly residents are not always a happy combination. In sheltered housing blocks the individual apartment doors will usually be fire doors and so need to have some form of closer fitted. This is also a good idea for conservation of heating and security as well as fire safety but can create difficulties for elderly or infirm residents to open or negotiate, particularly with wheelchairs or Zimmer frames.

o alleviate these problems, South Lakes Housing decided to fit LCN door closers at their Birthwaite sheltered housing and extra care facility in Windermere. LCN door closers are supplied by Relcross and they were able to advise South Lakes on the best specification for their circumstances and the 1461 model, some with delayed action, was chosen. The LCN 1460 series has been designed to be used on metal or timber, hinged, commercial, interior/exterior doors and is ideally suited for hospitals, nursing homes, sheltered housing, educational and institutional applications. These are standard duty, non-handed, universal fixed closers that can be fully adjusted on site to suit the door size and required closing force.

The LCN 1461 is designed for reduced opening force and can be set to a strength that makes it suitable for use by people who are frail, aged or disabled. This closer can operate at between 14-20Nm from initial opening up to 90째.The speed at which the door closes can also be adjusted to allow the appropriate momentum to close the door in a safe and secure manner. Closing speed adjustment operates from the maximum opening to 15째 from where the latching speed takes over to close the door quietly and firmly. Latching speed is also adjustable to assist with the final stage of the closing cycle to help overcome stubborn latch bolts or air pressure conditions. Pure Leisure switches to Calor Since switching from oil to a bulk LPG tank from Calor for the heating of its swimming pool and gym area, South Lakeland Leisure Village is anticipating increased energy savings, with a payback on investment in just one and a half years. Air Design brings fresh air to seaside complex Air Design has supplied two large heat recovery units (HRU) to Bunn Leisure’s holiday park in Selsey, West Sussex. The units provide fresh air to the stage, dance floor, bar and seating areas, whilst saving energy by warming the fresh incoming air. They do this by transferring heat from the outgoing, stale air. This has been warmed by the heating systems inside the building and is used to warm the incoming air by means of a heat exchanger. The incoming and outgoing air supplies are kept apart when passing through the heat exchanger so there is no danger of cross contamination of any sort. *

Lights, camera, action for Sika’s flooring When the construction of ITV’s new Coronation Street studios at MediaCityUK, Trafford, called for perfectly smooth anti-static floors, the project lead and Architectural Consultants, Jenkins Design Services worked alongside Stewart Draper, owner of resin floor installers Zircon Flooring, to devise an innovative solution utilising Sika’s high-performance, selfsmoothing, epoxy resin floors. Designed for use in areas with sensitive electronic equipment, the system, comprised of Sikafloor Level 30 and solvent-free, anti-static Sikafloor 262 AS, was expertly
applied by Sika approved industrial flooring contractor Zircon Flooring across four studios totalling 3800m2. Sika and Zircon Flooring have a wealth of experience in delivering TV studio quality flooring and worked closely with construction manager Mace throughout the three month installation in Salford, Manchester.The finished floor was flat to within 1mm over a 3m straightedge, which exceeds British Standards. Why approved curved cavitrays? Curved trays for curved walls present the designer with many additional design considerations compared with standard flat surfaced/straight walls. A good example is where a pitched roof abuts a concave or convex cavity wall. The pitch of the abutting roof may be constant, but where the roof actually strikes the wall the angle of intersection changes throughout the slope. For a brief moment at the commencement of the slope the intersection may be horizontal, but as the wall turns the angle changes and those changes continue until the top of the roof. Cavity Trays manufactures bespoke curved cavitrays for concave and convex cavity walls. Each cavitray matches the arc of the wall, the masonry coursing and its specific location up the slope. Trays are numbered so the builder can literally start laying by numbers – with assured interfacing and compatibility.
Compared with a straight wall, the effect of a concave or convex arc is to accentuate the water-wash blown across the curved surface. Cavity Trays calculates the wind direction demands so each attached ready-shaped flashing is appropriately proportioned to guard against rain blowing into the flashing lap as well as with the direction of the lap. The concentration (build-up) of waterwash traversing a square metre of curved surface can (subject to the radius of the arc) increase by up to 200% compared with a flat surface. The Cavitray lapping arrangement provides a second layer of water arrestment and flashing anchoring within a bosem jaw guards against capillary ingress.

T
he Brick Industry is very supportive of the Government’s Help to Buy initiative and is conscious that Help to Buy has improved the confidence which underpins the market. As we recover from recession, we look forward to steady growth in the housing sector which is in response to demand including changes in population and household composition. Modern housing with brick facades are energy efficient, attractive and durable. A brick house would be expected to last well over 150 years. The house building sector has helped the UK economy in recovering from recession and the initial pump priming emphasis has come from the Help to Buy initiative which has been both effective and timely.There is a massive pent up demand for homes supported by potential purchasers who may well be paying more for rents than repaying a mortgage.The majority of Help to Buy

mortgages have been to first time buyers, increasing the demand for new homes. However, in the south east and London, the high house price inflation has been caused by shortage of housing supply. We have to realise house building is at a historic low. In 2013, 121,000 houses were completed and this year it is predicted this will only increase to around 133,000. So when we consider that in 2007 we were completing 177,000 houses per year, we can see the recovery is only partly complete.While we have a partial recovery, both our customers and the wider construction industry would like to see steady growth which is both sustainable and predicable.

Monuments made for historic park A leading galvanizing company has teamed up with a renowned sculptor to create and protect various historic monuments which are to be unveiled to the public in the coming weeks. Edward Howell Galvanizers was called upon by sculptor Luke Perry to provide its hot dip galvanizing treatment to larger-than-life-size sculptures which are to be situated in Colne Valley Regional Park as a memento of the area’s historical importance. Portakabin sees 19% rise in orders
The upturn in UK manufacturing has seen increasing demand for new buildings from Portakabin, one of the UK’s leading modular building manufacturers. Make space for cladding expertise A key feature of the Southwater Regeneration project in Telford is the construction of a 600-space multi-storey car park with potential for expansion by a further 350 spaces in future years.
A
ssociated Architects of Birmingham discussed the cladding requirements with car park specialist Berry Systems at an early stage in the project’s development. This enabled Berry Systems to demonstrate its ‘in depth’ expertise by designing a cladding system that met the pedestrian loading requirements of BS 6180 and so removed the need for additional pedestrian handrailing on exterior faces.
Complete package The expanded metal mesh cladding was then produced and installed by Berry Systems’ own team for contractor Morgan Sindall. It also installed vehicle safety barriers at the split levels inside the car park from the extensive range of floor and column mounted barrier systems. Installation was
completed in April 2014 in good time for the planned August launch event for phase 1 of this £250m project. This also involves the development of a new 11-screen IMAX cinema plus four restaurants, an energy centre, an 83-bed Premier Inn, a visitor centre and new restaurants to the front of the existing Ten Pin Bowling Alley and the recently refurbished Ice Rink.The regeneration of the Southwater area is a partnership between Telford & Wrekin Council, Southwater Event Group, private sector investors and is part funded by the Homes & Communities Agency. Phases 2 and 3, in future years, will add residential properties as well as more commercial units plus the car park extension to ensure that the facility maintains the capacity to support the total development. Ronacrete products help reinstate facade Repairs to the concrete facade of an Art Deco apartment block on Brighton sea front were carried out using RonaBond HB40 and RonaBond Flowable Micro Concrete. Astra House is an Art Deco apartment block built in 1938 and situated on Kings Road on Brighton’s sea front. The building houses commercial premises on the ground floor with 61 flats above. Decades of exposure to salt spray had corroded the reinforcement in pre-cast concrete facade panels causing spalling of concrete. Despite several repairs over the years cracks continued to appear, eventually causing pieces of concrete to fall from the building. Ronacrete Approved Contractor Constructive Solutions carried out a survey to establish what repairs were required and they were then contracted to remove the damaged concrete and debris from

old repairs and to carry out the necessary repairs to the panels. After removal and replacement of all reinforcement, RonaBond HB40 high build repair mortar was used to reinstate the concrete to the facade panels. RonaBond Flowable Micro Concrete was used to re-form damaged sills. RonaBond HB40 is a pre-packed high build, medium strength repair mortar for repairing concrete and protecting reinforcing steel. It is used to repair concrete facades and soffits, where its combination of ease of application and strength makes it an ideal product. RonaBond HB40 can be applied in thicksection layers up to 50-75mm on walls and 30-50mm on soffits, maximum layer thickness is dependent on the size of a repair. RonaBond Flowable Micro Concrete is a repair concrete used in place of hand applied mortars to repair and replace sections of concrete. Designed for pour and pump application, the material is poured into shuttering to reform concrete profiles. It is shrinkage compensated and provides high early and ultimate strengths.

However, the company’s real heritage is in its whiskey brands, particularly Jameson Irish Whiskey, which is produced at the main distillery in Midleton, County Cork.

he site has a production capacity of 33 million litres of alcohol a year, but even this is still insufficient to meet increasing international demand. As a result, €100m is being invested in new plant to double the capacity. When complete, Midleton will be one of the most modern distilleries in the world, boasting three 75,000 litre pot stills, and three column stills.
The 21.5m high pot still hall building envelope is designed to a very high level of thermal performance and one of the design factors that had to be taken into account was the prevention of thermal bridging. There is of course a regulatory need to reduce local heat loss and CO2 emissions. But in addition, condensation can be a potential problem too, frequently resulting in structural integrity problems, and even

The Isokorb modules dramatically reduce energy loss in connective areas by guaranteeing that there is uniformity between cantilever structures and the internal structure at the thermal envelope. They also transfer load and maintain full structural integrity, while at the same time enabling inner surface area temperatures to remain well in excess of those likely to cause mould formation and condensation. The units are easy to fit with regular endplate connections and all available steel profiles can be bolted on. The entire Schöck Isokorb range provides BBA Certification and LABC Registration, and comfortably exceeds the requirements of BRE IP1/06 and Part L of the UK and Irish Building Regulations. These state that the temperature factor used to indicate condensation risk (fRSI), must be greater than, or equal to, 0.50 for commercial buildings, a requirement comfortably exceeded by incorporating the Isokorb into the design. 8 www.schoeck.co.uk
