n last month’s Queen’s Speech, the industry responded to a number of important announcements concerning the efforts to keep Britain building.

In a new Housing Bill, there will be help for first-time buyers, with 200,000 starter homes made available to under-40s at a 20% discount. Alongside this, the Bill intends to introduce a statutory register for brownfield land, to help achieve the target of getting Local Development Order in place on 90% of suitable brownfield sites by 2020. Responding to the announcement, Melanie Leech, Chief Executive of the British Property Federation, comments: “It is welcome to see the announcement of a Housing Bill. The government has a huge task on its hands if it is to deliver enough new homes to house future generations, and must focus on supply-side solutions to meet demand. The devil will be in the detail, and there is an opportunity for innovative suggestions to drive forward supply.” Elsewhere, a Full Employment and Welfare Benefits Bill is being introduced to achieve full employment “and provide more people with the security of a job”. The aim is for two million more jobs and three million new apprenticeships to be created. According to the Federation of Master Builders, the Government must succeed in its aim to create millions of apprenticeships over the lifetime of this Parliament if it is to solve the housing crisis. Sarah McMonagle, Head of External Affairs at the Federation of Master Builders (FMB), adds: “The new Government is right to bring forward legislation on both apprenticeships and housing in its first Queen’s Speech as one cannot succeed without the other.” To read the Federation of Master Builders’ full response to the majority Government and what it has in store for the construction industry, turn to FC&A’s Legal & Business focus on page 26.

Graham is making the move from Indigo Planning Ltd where he held an associate directorial role that focused on identifying development opportunities, co-ordinating and submitting planning applications and appeals.

The Mayor of London is planning to redevelop Albert Island, a slab of land owned by the Greater London Authority in London’s Royal Docks, where there is the potential to create hundreds of new jobs and build vital new marine facilities. Developers are being asked to respond to the Mayor’s vision of a development that would include industrial space plus a working boatyard and marina facility, with the potential for a small amount of housing.

Balfour Beatty to deliver primary care programme Balfour Beatty in a consortium with Prime and InfraRed Capital Partners Limited (as the investment adviser to HICL Infrastructure Company Limited (HICL), the listed infrastructure fund) has been selected as Preferred Tenderer to deliver 14 primary care centres across Ireland. The project, with a combined capital value of circa €140 million, is the first programme of its kind in [the Republic of] Ireland’s primary care market.

Green light for St Joseph’s expansion Architectural and planning consultancy, Cassidy + Ashton, has been granted planning consent for a £750,000 expansion and alteration of a primary school and new chapel near Hurst Green in the Ribble Valley. Commissioned by the Society of Jesus Trust, a new chapel is to be created in the upper storey of the existing fine stone building, with an additional classroom created on the footprint of the old chapel, by the addition a 170m2 twostorey extension to St Joseph’s RC Primary School.

The team achieved an excellent score of 37/40 in the independent Considerate Constructors Scheme assessment

The Cross Street Eco Town Development is an awardwinning sustainable development which involved the construction of four new 2 and 3 bedroom dwellings ranging in size from 63 to 102m2.

T

hese were the first Code for Sustainable Homes (CfSH) Level 5 dwellings designed and built for L&H Homes and were just two credits off achieving Level 6. Designed using ‘Fabric First’ principles to improve the Fabric Energy Efficiency, these properties have a reduced heating demand therefore limiting the potential for fuel poverty. The site was previously occupied by a surface car park and the area was in much need of regeneration. The car park was owned by West Lindsey District Council, a partner within the project and the land availability and financial support of the Council was an important part of making the project a success. West Lindsey District Council utilised a grant from the Department of

Communities and Local Government as well as substantial section 106 funds for affordable housing in order to make the scheme possible. The project team have now completed the final year of the performance monitoring in use. This article details the final results, findings and insights to help build better, more efficient homes for tenants that last into the future; ahead of new changes to the Building Regulations focusing on Fabric Energy Efficiency (FEEs). The collaborative ethos present throughout the project was key to delivering an exceptional scheme, ultimately providing better, more sustainable homes for tenants. Early engagement of the contractor who had experience of delivering similar highly sustainable

Areas of success The fabric first approach reduced the amount of complicated technologies incorporated into the building to achieve the high levels of sustainability required for the Code. This approach helps to tackle the growing problem of fuel poverty. SIPs were used in construction to form the walls and roof to provide superior thermal and air tightness performance. Internal walls were produced using timber frame. A carefully planned build and lifting schedule enabled the SIP structure to be completed from sole plate to practical completion inside a three-week time period. This rapid schedule was designed to minimise disruption to the local residents. The team achieved an excellent score of 37/40 in the independent Considerate Constructors Scheme assessment. This was only possible due to the engagement with the local community, consideration to the environment and safe working practices. The project partners agreed the desired outcomes from the development at the outset and put in place a clear framework to deal with any variation or issues that arose, which worked well in the delivery of a successful project. A major challenge for this project has been to get buy in from everyone and retrain new colleagues involved with these properties, as these homes are the first built to Code level 5 in the West Lindsey District Council area and for L&H Homes. Tenant education has been key, as the team has seen an improvement in energy use as the tenants have become more aware of how and when they are using energy compared to their neighbours. The real success of the project can be seen in the positive comments from tenants, the warm temperatures recorded during winter and the low energy bills.

Monitoring lessons learned Construction lessons learned Quality of the construction achieved excellent results in the performance of the building compared to how it was designed. Such quality measures included pre-plaster air tests to highlight any defects that could be rectified prior to plaster works. Highly sustainable homes do not need large amount of ‘bolt on’ technologies to achieve the required levels of Code. Investing in the fabric early and monitoring the fabrics performance at key stages of SIPs were used in construction to form the walls and roof to provide superior thermal and air tightness performance

has enabled the project team to identify opportunities for improvement, to build smarter homes for tenants in the future, including:

Better tenant education and induction to the mechanical and electrical installations; potentially on-line video demonstrations of the gas boiler with better MVHR and PV instructions. This could potentially further enhance performance in use.

Innovate UK is a government funded organisation, that has funded over 100 domestic and non-domestic projects across the UK in 2 phases. Only eight projects received phase 1 and phase 2 funding.This funding will enable the project team to understand how tenants live in and use their homes and see if the buildings perform as predicted. The overall results of the Cross Street project demonstrates that the properties are performing better than the average home in the UK.

With warmer summers expected, the next challenge facing the industry will be to keep homes cool in the summer, in the same manner as they have stayed warm in the winter. The collaborative ethos of the project continues post completion with the results and performance monitoring data being

Sustainable developments are proving that they can save the occupants money and are beginning to receive higher valuations. Each building’s performance has been greatly influenced by the occupants and how they use their homes. These properties have multiple benefits to the tenants due to their location close to amenities such as shops, schools and public transport links. This reduces tenant’s carbon footprint and expenditure through not requiring a car. The homes are improving health and wellbeing not just by the fabric of the property, but location. Tenant lessons learned The MVHR systems do not cool houses in the summer. Being part of the monitoring study has been very useful and helped the tenants to see exactly how much water, gas and electricity they have used and when. The stable internal conditions have helped to improve the health of the tenants. Blyth Workspace is the epitome of ‘bespoke’, right down to the bricks that were used

Catalyst for regeneration

D

esigned by Newcastle-based, award-winning architectural practice, xsite architecture (xsite), the £7m Blyth Workspace is the catalyst and key element of an ambitious and wider three-year plan by Arch, The Northumberland Development Company (Arch). This will see the transformation of the historical riverfront site, playing its part in the wider regeneration of Blyth town centre and South East Northumberland. Other plans for the three-phase development at Commissioners Quay include construction of a 40-bed inn with bar and restaurant facilities, which was granted planning permission in March of this year. In Phase 3, a residential scheme is also planned which is currently at the design stage. This will create a community feel in an area which was once known for shipping and ship building. In fact, during World War One the first ever Ark Royal was built at Blyth Shipyard.

A further aim of Arch’s plans is to contribute to improving the image and quality of Blyth town centre, which has suffered in recent times like other towns. Combined, it is hoped that the redevelopment of Commissioners Quay will not only attract new businesses, it will also raise aspirations within the local community, as well as boosting the revitalisation of Blyth.

Contemporary workspace Considering all of Arch’s aims and ambitions for Commissioners Quay, xsite’s brief was to design a contemporary managed workspace facility. The requirements translated into a building which was to be: An exemplar, highly sustainable, environmentally friendly and energy efficient office space Arch’s first bespoke ‘Workspace’ building (the development company operates four

Bespoke design challenges From a design aspect, the creation of a contemporary building adjacent to a conservation area which would fit comfortably into its surroundings was one challenge. However, the bespoke nature of the fourstorey building’s design, which was based upon a steel frame clad with slop moulded brick, presented both the design and build teams with a number of additional challenges. On this occasion 3-D modelling software was utilised to design the steel framework and BIM technology was applied to the coordination of the structural information. Further to this, the majority of detailed design was undertaken in a traditional manner.

Arch also wanted to create a building which was highly sustainable so xsite focused on a design to incorporate as much passive ventilation and natural light as possible. Large opening windows have been installed throughout, which not only allow light to flood in, they also create a framing effect of the views over the estuary. To increase the energy efficiency of the building all south facing windows feature externally fitted motorized blinds, the key benefits being that they provide greater control over the amount of solar heat and light entering the building and they also aid the visual and thermal comfort of the building’s users eliminating the likelihood of overheating and solar glare. Pop up roofs act as the mounting blocks for 100m2 of Photovoltaic cells and these are expected to generate some 17kW of energy. According to Robin Parsons, xsite’s project architect on the scheme, bespoke is often an overused word. However, Blyth Workspace is the epitome of ‘bespoke’, right down to the bricks that were used. As a project which proved to be one of the most complex structures he has so far designed, certainly in terms of project coordination, Robin said: “This project has been challenging for a number of reasons but from the feedback we’ve had, I think it is viewed as a great success. Arch has been very hands-on and enthusiastic in wanting to create something outstanding and I believe we

Reducing project risk In this article, Kevin Jones, Business Development Director at the Portakabin Group, looks at why demand for off-site construction from major contractors is increasing and how the approach can significantly reduce their project risk.

T

he single biggest issue for contractors is the reduction of risk – how to minimise the possibility of budget overruns and delays, accidents on site, and mitigate the impact of an increasingly volatile labour market. Recent research from Aecom has shown that up to a third of bidding opportunities are turned down if projects are deemed to be too high risk. Contractors are certainly becoming far more selective about which clients they will now work with. We are experiencing a significant increase in demand for Yorkon off-site construction solutions from the UK’s leading building and civil engineering contractors and in every sector. The approach can radically reduce risk for contractors on a number of levels.

The impact of skills shortages Fresh concerns are being raised about serious skills shortages as analysts increase their forecasts for output growth this year. The loss of thousands of skilled jobs through the economic downturn has left the sector struggling to attract new talent to meet the surges in construction activity. The situation is set to worsen when construction work starts on HS2 which will need a monthly average total workforce estimated at more than 11,000. A report published by the London Chamber of Commerce and KPMG has also highlighted a labour and skills shortfall of up to 20% for London and the South East to deliver projects already planned for 2015-17. This could equate to a shortage

of 150,000 workers, which would severely restrict the delivery of UK construction projects. Leading off-site specialists such as the Portakabin Group, however, benefit from a permanent and highly skilled workforce, and a robust, long-established supply chain. This approach significantly reduces the reliance on subcontracted labour, which in turn helps to address the skills shortages and geographical volatility in the labour market that can impact heavily on major contractors.

Guaranteed delivery on time, on budget Off-site construction has been proven to deliver cost and contract certainty and consistent delivery on programme. The Portakabin Group, for example, has completed 99.7% of its projects on time and on budget since 2003 – which is an unprecedented performance. This is in sharp contrast to construction industry figures, which have shown that only 46% of non-housing projects were completed on time and just 75% on cost

according to the UK Industry Performance Report 20142. Constructing buildings off-site in a controlled factory environment is more predictable and reduces the effect of poor weather conditions, especially in the winter months, leading to much greater assurance of completion on time and on cost. Quality control is also much easier and the target of achieving zero defects much more realistic.

Reducing accident rates

The construction industry is one of the UK’s largest employers but its health and safety record is still a major concern. However, by working in an engineering environment, maximising work off site and avoiding work at height, reportable accident rates can be radically reduced. This is because off-site working results in much improved safety for a permanent, highly trained labour force, as well as increased productivity.

Employees at every level are involved in writing procedures, including the production and site teams, to ensure the most effective systems are in place and that everyone is fully engaged Health and safety procedures are promoted via bulletins and ongoing information campaigns to create behavioural safety awareness Objectives and targets are set and the results shared across the business There is an open door policy to health and safety, and near miss reporting is actively encouraged There is an overall vision for an accident and incident-free workplace.

The importance of programme reductions Off-site building solutions can reduce programme times by up to 50%. This is a key benefit for contractors needing to achieve a watertight building envelope for earlier fitting out, thereby reducing time on site and all the associated preliminary, staff and security costs.

These programme reductions and increased off-site working can also facilitate projects that are part of much larger schemes and where there is a need to move elements and enabling works off the critical path in order to start on site in other areas. Recent applications of this approach include two healthcare buildings at Royal Sussex County Hospital which were crucial to unlocking the space for the main contractor to proceed with a major redevelopment programme, and a number of track-side buildings which formed part of the £54m Reading Train Care Depot for main contractor VolkerFitzpatrick.

Mainstream method of building There is a clear sea change across the construction industry and a much better understanding of the benefits of off-site solutions. The concept of moving the construction process into a tightlycontrolled engineering environment holds considerable appeal to contractors and clients, particularly on constrained and challenging sites – whether track-side rail, high security nuclear or fully operational hospital and school sites. Other applications include production support facilities for manufacturers, highly complex chemical laboratories, headquarters office accommodation, and convenience stores. Off-site solutions are increasingly being recognised as a mainstream method of building and the advantages to contractors and the reductions in risk that these techniques can bring are proven – which is reflected in the increased demand. And when combined with a technicallyadvanced modular building system, the quality of construction that can be achieved is as good as any site-based method. Kemperol protects Royal Liver Building Part of Liverpool’s UNESCO designated World Heritage Maritime Mercantile City, the Grade I listed Royal Liver Building is one of the city’s ‘Three Graces’ and an iconic waterfront landmark.

he building’s imposing facades are crowned by a cupola in each corner, each forming the roof of a feature boardroom office below.The huge clock towers either side of the building mirror this pattern, with a ‘mini’ cupola on each of their four corners.All 12 cupolas direct the eye upwards to the summit of the building where a verdigris Liver Bird perches eternally on each of the final, central cupolas. With Cunard, one of Liverpool’s greatest companies, celebrating its 175th anniversary this year, it was time to refurbish the distinctive cupolas of one of its most famous buildings in the world in time for a celebratory flotilla. Kemper System’s 1K-PUR cold liquid-applied waterproofing system was selected to complete the challenging scheme.

Limited access The cupolas are of concrete construction and have been protected by various waterproofing systems over the years but water ingress was becoming an issue and in some areas the concrete was failing and had to be repaired to return the surface to its original domed shape. Roofing contractor, K Pendlebury & Sons was appointed by main contractor Quadriga, specialist restoration contractors, to carry out the challenging task of working at height on the roofs in an exposed waterfront location. Comments Neilan Symondson from Pendlebury:“Scaffolding was erected on a small area of the roof at a time and an upgrade

to localised areas of the roof beneath each cupola, along with a larger stretch on the Strand elevation, was incorporated into the scheme to capitalise on the accessibility we had to those locations while the scaffolding was in place. “For these areas, we installed an inverted insulated roof build up, using Kemper System’s V210 cold applied waterproofing system to waterproof the substrate, followed by insulation and then paving. “The Kemperol 1K-PUR we used for the cupolas works in the same way, with a combination of liquid resin and reinforcement fleece, but it is much more viscous that the Kemperol V210, making it more suitable for the cupolas’ vertical surfaces.”

Specialist approach Pendlebury selected the Kemperol 1K-PUR systems following trials carried out prior to commencing the project to ascertain the best approach to delivering the project with the level of finish required by the building’s management company, CBRE, and English Heritage while managing the time constraints of the project. The challenging weather conditions of the building’s waterfront location and the need to identify a system that was suitable for the varying surfaces on and around the cupolas also influenced the specification.The method of fleece application and ease of use of the Kemperol system was ideally suited to meeting

these criteria on a scheme that involved working up to 14 storeys high. The installation team began the restoration of each cupola by repairing each concrete structure using Kemper System’s primer mixed with quartz sand to make a mortar that could be used to build up the eroded areas. The large cupolas have a two metre high vertical surface before the structure starts to curve and gradually become flat over the top. Pendlebury used a combination of Kemper System’s EP5 primer and quartz sand to create a key on the substrate before applying the liquid Kemperol 1K-PUR resin with brushes and rollers. Kemper System’s 120g reinforcement fleece, cut to size and shape on site, was then laid onto the wet resin. Finally, further resin was immediately applied over the top to allow complete saturation of the reinforcement fleece in a single wet-onwet process to provide a totally seamless, monolithic membrane. 8 www.kempersystem.co.uk

Delivering through an appropriate offsite method truly comes into its own in terms of delivery predictability

A

fter the general election it appears to be business as usual in parliamentary circles – with one exception. Everybody is talking about building more homes. If this were pre-election rhetoric I would be somewhat sceptical, but the fact that it is post election gives me real confidence that finally there is an acceptance that the housing crisis – so often left for a discussion on another day – is real and that measures are going to be taken to address it. There is talk of using local authority land to guarantee that houses can be built; there is talk of giving more opportunity to residents to buy their existing homes from social landlords to free up funding for them to undertake more building; and there is talk of less restrictive legislation to allow social landlords greater freedom to invest their money into new-build projects. These are all really good indicators that the intention is genuine and that build programmes will start to eat into the massive and unsustainable estimated shortfall of over 1.5 million homes that the UK currently faces.

The problem comes when we start to address the issue of delivery. I was at a debate very recently with stakeholders from across the industry on the subject of the housing crisis, and what came out was a clear message that the construction industry in its current state cannot get anywhere near to the delivery of the number of new homes required. Skills and labour shortages – understandably borne in part out of the recession – has left the industry devoid of its key asset, people, and with the best will in the world those numbers are not going to be built back up anytime soon. It is why our future contractors and architects, as well as our current ones need to have a far greater knowledge of the benefits and proven delivery performance of offsite construction. As an advocate of offsite construction you would not expect me to say anything other than it is these methods which will have such a massive role to play in delivering the construction numbers the country requires. It is accepted that when it comes to

the construction phase, delivering through an appropriate offsite method truly comes into its own in terms of delivery predictability – a critical factor in trying to get more homes built more quickly and to the timeframes needed and agreed. There is also a general acceptance that where costs are concerned there has been a convergence between offsite and traditional building methods and this too is going to be so important when trying to build huge numbers. It is also widely accepted now that what you get from offsite is better quality and a higher standard of building. So what needs to happen to enable offsite construction to help deliver the housing needs of the country? As one of my colleagues from the architectural sector at the debate pointed out architects need to design with offsite construction in mind at the outset of their thinking and need to be more aware of it in practical ‘construction’ terms. Too many projects are designed based on traditional methods of construction with little consideration given to alternative methods, and with little hope that they can really deliver to the client’s needs, performance requirements and timescales. A concerted effort is required by all parties to get the housing shortfall under control and into a downward trajectory. I have no doubts at all that offsite construction can play a major part in this given the opportunity. 8 www.sidey.co.uk

however, with his help the blow was softened. Too often governments needlessly switch Ministers around so these re-appointments will bring some refreshingly consistency. One issue that will count in the ‘con’ column for the Conservatives is the EU referendum.This is a topic that will pick up steam at an almost astronomical rate as more details emerge regarding timing and red lines. It is essential that the business community comes together to make the case clear to the voting public. Our EU membership provides huge but largely unpublicised benefits to British business.Whatever the outcome, we know that markets do not like uncertainty and a referendum of this magnitude is the very epitome of uncertainty. A potential ‘pro’ is the Enterprise Bill, which was expected in the Queen’s speech. Late payment has plagued the construction industry for far too long and we are relieved that the new Business Secretary is looking to tackle this in a comprehensive manner. A solution to the late payment problem will have hugely positive effects on the whole construction industry but in particular, it will help encourage more SME to form part of the supply chain for public contracts. A major ‘con’ with the new Conservative majority is their lack of ambition when it comes to energy efficiency within our existing homes.There is a universal understanding that we need to build more new homes, but an issue that hasn’t hit the front page is the urgent need to refurbish our existing ones. However, let’s remember that the previous Government oversaw the installation of energy efficiency measures in around five million homes.This new downgraded target is pretty meagre in comparison. Despite the various pros and cons, Ministers seem to understand the importance of construction SMEs and how we can help government meet its economic, environmental and social objectives. But as ever, when it comes to the regulatory and legislative programme for the next five years, the devil is in the detail.

ne rule that we hear repeated time and time again is that markets do not like uncertainty. All industries waited with baited breath to see which Government would be concocted off the back of a hung Parliament. We were therefore shocked to see on the morning of 8th May that the Conservatives had not only won the most seats, but had managed to squeeze out a majority government.The FTSE 100 surged 2% on opening, which is the square mile’s version of a standing ovation. But now, through all the dust and smoke, sits a solely Conservative Government (albeit with a wafer-thin majority).With it, come a few pros and a few cons for the construction industry. Let’s begin by looking at some of the positives.We are very pleased to welcome back Brandon Lewis and Nick Boles to the housing and construction briefs. Lewis, returning to his post as the Housing and Planning lead, is an excellent Minister and one that quickly got to grips with the key issues when he was first appointed to the role last summer. He has already made the lives of small house builders a little easier, stripping away some of the barriers they face – particularly in relation to access to finance. Nick Boles steps back into the Department for Business, Innovations and Skills in his role as Skills Minister with responsibility for construction. he Whitworth is one of Manchester’s historic cultural institutions. It is a creative laboratory for ideas about art as well as a visual research library for students and researchers from all over the world. It is this mix of intellectual inquiry and quirky spirit which will characterise the Whitworth’s next 10 years in its newlyexpanded building.

McInnes Usher McKnight Architects (MUMA) was selected in November 2009 through an architectural competition run by RIBA, held following the Whitworth’s award of a Stage 1 pass from the Heritage Lottery Fund in February 2009.The completed

design remains true to that submitted under the competition and is a response to the client’s aspirations and clear and considered requirements, the site, and the inherent potential of the existing gallery. MUMA’s design responds to the existing characteristics of the site and building.The new extension encapsulates the unresolved west end, creating a new frontage to the park. The architectural hierarchy and scale has been considered carefully to ensure that the clarity of the principal entrance off Oxford Road is not undermined. Two new wings of contrasting character extend into the park containing a garden court and new entrance – a setting for art and events, which can bring new life to this part of the park.To the south, the transparent, slender wing of the café and its south-facing terrace celebrate the park context and the avenue of mature trees.To the north, the

New openings have been created in the existing building at significant locations connecting the new extension and providing the heart of the building with a range of long views – each connecting the green space beyond. A promenade gallery wraps the existing exhibition galleries and provides a vantage point to view the garden and park.This glazed link maximises the visual connections to and from the park, and connects the central exhibition gallery to the garden.Thus, artworks inside can connect with artworks outside.The promenade also provides an environmental buffer, critical to the passive approach to environmental control, additional display space most suited for sculpture and a more informal environment within which visitors can relax. In plan, the promenade is repeated at lower ground floor – a space of a very different character, which turns the former windowless basement into a generous lower ground floor. This lower promenade engages with the Art Garden and creates a welcoming informal park entrance at the west of the Whitworth. Located as a destination on the main gallery level promenade, the Landscape Gallery to the north can provide a calm environment for the enjoyment of art. For a gallery often displaying landscape drawings and paintings, natural light and a visual connection with the park were fundamental.The gallery is rooflit and has a view addressing a single tree and the park beyond.To allow for flexibility there are light control mechanisms to both the rooflight and the window. The solid elements of the north wing and lower ground floor are formed out of red brickwork (a bespoke ‘Whitworth Blend’ developed with brick manufacturer Northcot) – this is often articulated, sometimes with handmade faience elements. The brick bond patterns draw inspiration from the Whitworth’s textile collection.The brick articulation at entrances and particular openings creates shelter and casts shade – the depth of the reveals emphasising the mass of these elements. By way of counterpoint, the structure of the transparent café and promenade has been reduced to a series of slender polished stainless steel mullions – triangular in plan, they reflect the trees beyond, such that structure dissolves, visually, amongst the leafy reflections. The glazed west elevation is protected from solar gain by the depth of the brickwork at lower ground level, incorporating sculpted Purbeck stone seating facing the garden and oak seating in the lower promenade. A dedicated stainless steel brise soleil veil shades the ground level promenade. Designed to cast shade whilst also maintaining views, the fine stainless steel fins are engineered so that they may flex in the wind.

Internally the materials are influenced by the Bickerdike interior – self finished materials; brick, Purbeck stone, timber (oak and ash) and terrazzo. Exposed concrete (with a high GGBS content) and lime plaster, provide thermal mass and a hygroscopic buffer in the collection zones. Layering and patterning is considered throughout – from the rhythm of structural and architectural elements such as the promenade mullions and brise soleil, to the detail of the striated glass frit and slatted timber screens – as are the qualities of light and the interplay of shadow, reflection and transparency.Together these are intended to enrich and enliven the building whilst the restrained material palette serves to retain a sense of calm that is appropriate as a background to the building’s function. Minismising environmental impact was a clear aspect of the brief and the project has responded to this in the logical distribution and use of spaces, (both in the existing building and new extension), the specification of sustainable materials and a passive approach to environmental servicing. By these means the target carbon consumption reduction of 10% will be achieved for the whole building (against the emissions of the existing building), despite the building size having increased by one third.The assessment carried out by the BREEAM consultant to date has confirmed that the ‘building is on track to be awarded BREEAM Excellent’.

A dual system of waterproofing

Sika’s Watertight Concrete System is now the most widely used system of its type in the UK

Water ingress is attributed to 75% of building failures, which is why it is absolutely crucial to get the below ground waterproofing of new build structures correct at design stage.

W

hilst British Standard BS 8102:2009 considers three forms of construction and structural waterproofing protection, specifiers have traditionally chosen one solution over another for a new build application. But with water ingress having such financial implications, there is now a growing trend to incorporate a dual system of watertight concrete and a membrane system to provide two layers of protection. It is a given that buildings and structures need waterproofing, which in the long term is the most cost effective way to maintain the value of a building. Defects can occur in any waterproofing system but the risk can be minimised through design, planning and a skilled application, and a waterproofing specialist who can offer expert specification advice. For the specifier, BS 8102:2009 gives recommendations on three different waterproofing methods, the choice of which should take into consideration all of the relevant project requirements.The three types of waterproofing are external or internal ‘tanking’ typically using a membrane or cementitious render system; integral protection using an appropriate concrete mix

design and admixtures providing a watertight barrier; and an internal drainage membrane (or water management) that collects and disposes of water that enters the structure. While each system has its own advantages and suitability for specific projects and applications, most manufacturers only offer one type so are only able to ‘recommend’ their system. However, with projects becoming increasingly complex, specifiers are moving to a more integrated approach, one where different solutions are combined and used to their strengths, to create a highly robust waterproofing strategy. As the UK’s only manufacturer to provide a complete range of structural waterproofing systems, including tanking membrane, cementitious render, watertight concrete and cavity drain, Sika is ideally placed to provide the impartial advice on the creation of the optimum waterproofing strategy.

a combination of systems.This approach could see the application of tanking and watertight concrete to provide an impenetrable structure. External waterproofing membranes are by far the most widely used in the UK and many other countries. Often they perform a dual purpose – waterproofing as well as offering an additional protection measure (APM) for the concrete where aggressive ground conditions prevail. For projects that combine both refurbishment and new build, different systems could be specified for different applications – for example render systems for retro installation as part of the refurbishment and watertight concrete and/or membranes for the new build element. In heavy civil engineering and tunnelling applications, as well as aggressive ground conditions such as those found in the Middle East, membrane strength, durability and

performance are key considerations in the specification process. For example, a flexible Polyofin (FPO) membrane can reasonably be expected to have a service life of more than 75 years whereas a bitumen membrane of a similar thickness is expected to last approximately 25 years in service. Flexible materials such as PVC-P and FPO have superior crack bridging ability and stress crack resistance when compared to HDPE.

effect on the durability of the structure, as internal drainage membrane systems effectively allow water to ingress the structure. Contaminants such as chlorides and sulphates, entering the structure as a solution, have a detrimental effect on concrete and embedded steel. These systems are well suited to refurbishment projects but perhaps should be used as a backup in combination with a tanking or integral system for new build projects. Continual maintenance will be needed for sumps and pumps to ensure the system does not fail.

Long term approach To ensure buildings remain impenetrable to water whilst meeting the building standards of today and the future, a measured and

evaluative approach to the selection of a product needs to be taken.A single solution may not be the right approach. The NHBC has also upped the ante having raised standards of waterproofing most notably in terms of habitable below ground accommodation, insisting that a combined approach to waterproofing should be used. As the all-round solutions provider, Sika is able to consider the entire waterproofing process.Through specification advice and guidance, as well as detailed assessment of a project and on-site support, Sika ensures waterproofing solutions are designed, delivered and maintained in line with BS 8102 recommendations.

Due to their inherent buildability, repairability and reduced cost, integral waterproofing systems have gained in popularity.When relying on the concrete to provide a watertight barrier, the detailing of joints and penetrations, as well as achieving a “crack free” concrete are important. Design and execution should also consider a limited crack width, correct mix design, an effective curing regime and pour sequencing in order to avoid shrinkage or cracking. An integral waterproofing system is not suitable for an application such as a podium deck, where thermal movement and shrinkage may lead to cracking. Additional measures are necessary where, for example Radon is an issue. Even “crack free” concrete will contain micro-cracks which are a potential path for Radon and Methane to enter the building. The guaranteed Sika Watertight Concrete System offers a comprehensive solution in the waterproofing of concrete structures. Armstrong Ceilings shows its global head for heights In this new, five-page specification spotlight, FC&A takes a look at the global ceiling tile manufacturer, Armstrong Ceilings. Along with product updates and technical insights, we profile the projects that have pushed the boundaries of acoustic and aesthetic design. The first of which being this United Global First Lounge and United Club at Terminal 2.

hen global architects 3DReid were looking for a UK ceiling tile manufacturer, which was “critical” for the costing and timescale of their project, there was really only one option – Armstrong Ceilings. But specifying Armstrong Ceilings, which has production facilities in Tyne n Wear, Stafford and Sittingbourne also came with a bonus, it being part of the global Armstrong World Industries group based in the US where 3DReid’s client, United Airlines, is also based. This enabled Armstrong’s global Architectural Specialties team to deliver samples to the airline and advise them directly when it came to the complex

ceiling design for the 2000m2 United Global First Lounge at the new Queen’s Terminal (Terminal 2) at Heathrow airport. This is one of two new United Airlines facilities at Heathrow’s new Star Alliance terminal and gives testament to the airline’s commitment to Heathrow as its hub for Europe. It reinforces their new design concept recently launched at Chicago O’Hare airport which aims to signpost passengers with distinct design elements which reflect the lounge’s location. The first carrier to operate out of the new terminal when it opened in June, United Airlines’ brand is key to future lounges and 3DReid worked closely with Chicago-based practice Solomon Cordwell

It had been critical that the ceiling tiles complemented the skirting, flooring, trims and sockets

Buenz on designs for the interiors of the United Global First Lounge aimed at first and business class passengers. Features include a long, sweeping bar, floor-to-ceiling windows with views of the airfield, and high-quality finishes throughout including a large Big Ben replica clock in the tea lounge section. The United Global First section had a bronze colour theme and the United Club section had a silver/ chrome theme, both reflected in the ceiling choices. Some 800m2 of Armstrong’s Axiom Knife Edge 9290 x 1200mm canopies with a mixture of perforated metal MicroLook 8 tiles in a pearl beige finish with fleece, the bespoke RH-225 hook-on ceiling system, also in pearl beige as well as brushed aluminium satin and signal white, and the Microperforated 600mm x 600mm S-Clip F swing-down tiles with fleece installed on the System 3000 concealed grid in signal white, were specified to complement this design. 3DReid’s Felicity Hurling said there were a number of metallic finishes within the project and it had been critical that the ceiling tiles complemented the skirting, flooring, trims and sockets but Armstrong provided a number of iterations through design development and worked hard to achieve a finish that matched the client’s design aspirations.

She said: “The ceiling layout is particularly complex, utilising a number of ceiling finish levels and interfacing with joinery products. Additionally there are a number of access requirements from the ceiling due to the quantity of services and the final outcome achieved full void access without reducing the integrity of the aesthetic.� 3DReid originally approached Armstrong due to their previous work with the practice. It was critical that they worked with a UK supplier to achieve the cost and programme requirements of the project as the construction programme was particularly tight, from July 2013 to May 2014, with the terminal opening in June 2014. The added benefit of Armstrong being able to deliver samples and advise their clients directly had provided reassurance and a cohesive working environment. The Armstrong systems were installed by HLS Installations for main contractor ISG Group.

As well as being Class A acoustically sound, the Ultima+ range also performs in terms of air quality, being rated VOC A+ for ultra-low emissions and ISO 5. It is also resistant to fire and humidity (95%) and available with a 30-year system warranty. British beauty British Ceramic Tile’s latest commercial project has seen the company selected by AmaZing Venues to enhance a landmark hotel in the middle of the sea, one of the most exciting new venues in the UK.

elected for its British manufacturing heritage and design expertise, British Ceramic Tile was commissioned to specify wall and floor tiles from its Kreate collection to No Man’s Fort, a private island in the Solent that boasts 22 bedroom suites and has its own lighthouse with spectacular views. The green matt stone-effect tiles are easy to install, hard-wearing, waterproof and require no special sealing or maintenance unlike real stone. The multi-use range is also available in Beige, Terracotta and Grey, in a 298 x 498mm size.

A delicate balance There has been a definite increase in demand for materials not traditionally associated with washroom design in recent years. This is due in part to the surge of new offices which has forced new and existing office buildings to fight to stand out. ashrooms in particular are frequently used by visitors as a benchmark to judge the rest of the building by, so ensuring washrooms are finished to a high standard will reflect well on the rest of building.Whether a new build or refurbishment, one thing is clear, clients are looking for washrooms that stand out to meet the quality increasingly expected by office staff. Materials such as Corian, granite, marble, glass, anodised aluminium, stainless and textured steel and cast acrylic, are not traditionally associated with washroom design but are increasingly being utilised.All bring differing aesthetic qualities to the design and can be used to create a unique, stylish space. Balancing practical requirements with aesthetic properties is the key to great office washroom design. Future maintenance, whether planned or reactive, should be considered at the very outset to ensure that washrooms continue to make an excellent impression on visitors. The resulting design is an intricate matrix of convex shapes, producing a deliberate kaleidoscopic fracturing of the streetscape.” The reconfiguration of the entrance and lobby area involved the realignment of the lobby facade with the main building envelope, using frameless glazing to create a seamless connection between the reception area and the street beyond. The coherence of the design is further enhanced by a new floating canopy and the introduction of a large, acid-etched steel reception desk. The project also includes new steel gates to the rear of the building, featuring a punched design that reinterprets the geometry of the lobby’s distinctive feature wall, a visual reference that successfully reinforces Bogle Architects’ coherent re-imaging of the entire building. The wider brief also involved stripping out three floors of office space, introducing a simpler and more rational ceiling grid, together with new lighting, updated servicing and redesigned lifts and WCs.

he client, aik, required a distinctive intervention that would announce the building and increase its visibility from Fenchurch St, as well as the rationalisation and full refurbishment of the 1st, 2nd and 6th floors, to create 11,700ft2 of class ‘A’ office space. The project’s ‘signature’ element is the dramatic, multi-faceted ‘feature’ wall. Precision engineered, the refined geometry of the new wall is achieved using interlinked highly polished stainless steel convex panels, extending from the lobby interior through the glazed facade to wrap around the building’s street facade. From the 23rd-25th June, the UK’s housing industry will converge on Manchester for this year’s Chartered Institute of Housing annual conference and exhibition.

London Build 2015 Preview

Construction boom spurs new event London Build 2015 is the new construction exhibition to focus on the construction boom in London and the South of England. The event will take place at the O2 London, accommodating in excess of 200 international exhibitors and thousands of quality attendees showcasing the latest projects, developments and investment opportunities.

– a new qualifying route What is the MCIAT Professional Assessment?

The MCIAT Professional Assessment is a flexible, rigorous, robust and quality assured qualifying process, based on performance and designed to recognise the diversity of Architectural Technology. Candidates must provide an in-depth critical analysis clearly summarising their professional experience. This should be a reflective report and should refer to challenges and successes encountered whilst working on projects and how any issues were resolved. Applicants should also undertake a self-evaluation highlighting their strengths and weaknesses in relation to their area(s) of practice. The Professional Assessment process is based on four core competencies: • Designing • Managing • Practising • Developing (self)

Who can apply for the MCIAT Professional Assessment? Any applicant working in or on, for example, academia, general practice, component design, refurbishment, small residential projects, large commercial projects etc within Architectural Technology, should be able to apply their own experience to the Professional Assessment process, but they must hold one of the following membership grades: ACIAT, TCIAT or profile candidate. Each application will be assessed on its merit. However, each applicant will need to demonstrate a sufficient level of knowledge and understanding and professional competence/experience in relation to their sphere/s of practice and demonstrate to the Institute they can meet the expectations of a Chartered Architectural Technologist, MCIAT.

Luxury transformation with Selectaglaze New life has been brought to the former Bartlet Hospital, with Gipping Homes transforming it into 34 luxurious residences, while maintaining the beautiful features of this Grade II* Historic Site. Bartlet Hospital closed in 2008 and had fallen into a state of disrepair, until Gipping Homes took up the challenge of giving it a new purpose. With the hospital being Listed, serious consideration had to be given to ways of raising thermal performance and comfort levels to modern standards. Tile Association Awards recognise top achievers This year the city of Solihull hosted the Crystal 15th anniversary celebration of The Tile Awards. This is the event when The Tile Association celebrates all that is best in tiling – people, products and projects. Venting the extension where it joins? There is commonly a requirement to provide roof ventilation when extending a property. Where a flat roof extension is added to an existing building, provision is required at the attachment point (the roof/wall intersection) with corresponding ventilation opposite on the outer edge of the extension. With an airflow rating of 25,000mm² per running metre, the Roof Abutment Ventilator from Cavity Trays of Yeovil provides a novel way of achieving compliance, and does so in a manner that is compatible with the damp protection measures demanded within the Building Regulations. A timber upstand is fixed to the existing wall utilising vertical stand-off battens to maintain an airflow path between it and around the decking edge. Complex roof uses structural adhesive The stylish, umbrella shaped concourse roof of the new railway station at Madinah uses a lightweight advanced composite solution to meet both the architectural design and natural light access requirements, alongside demanding build specifications.

A key factor in materials selection for this complex modular station building design was the need for the interconnecting roof panels to be structurally lightweight and relatively easy to install onsite during construction.This was achieved by using a foam cored sandwich FRP laminate.The composite panels also need to be fire resistant and able to cope longterm with prolonged exposure to strong UV sunlight and the extreme temperature cycling that is typical in the Middle East. To help minimise the overall installed roof weight, Crestabond M1-30 structural adhesive was specified wherever possible in preference to using mechanical fixings.The galvanised

steel Rock Wool pins, metal C-brackets and stainless steel chequered sheets used in the construction were bonded to the FRP roof panels using Crestabond M1-30. A total of 41 individual FRP roof sub-panels fit together to make up each of the 27m2 interlinked square shaped curved modules of the station’s concourse roof’s eye catching umbrella design. The lightweight FRP composite panels specified for the Madinah station roof were fabricated by Dubai based Premier Composite Technologies (PCT).The FRP sandwich laminate panels were moulded using glass fibre reinforcements, a fire retardant epoxy resin and a closed cell foam core. Each moulded FRP roof panel was then finished with coloured glass mosaic tiles on the external surface. PCT manufactured a total of 1312 lightweight composite sandwich panels to cover the massive 26,400m2 surface area of the new Madinah station concourse roof. Natural stone creates a cohesive style

Designed by Rogers Stirk Harbour and Partners, The Leadenhall Building, informally known as the Cheesegrater, is a 225m high skyscraper located in the City of London. Positioned directly next to the Lloyds Building, it is bold in design setting out to create an architectural icon.

T

he building, co-developed by Oxford Properties and British Land, combines spectacular landscaped open space, retail and dining facilities with modem, flexible office space, in the heart of the City’s insurance district. Marshalls, the UK’s leading hard landscaping manufacturer which launched its internal flooring collection last year in association with The Society of British & International Design (SBID), was approached by specialist stone installer Vetter UK to supply natural stone flooring to a number of areas within the building, including the large reception area and to the new public realm space. The architect was looking for a stone which would perform technically, whilst complementing the modern design of the building, helping to bring their vision for the space to life. Marshalls’ Mountains West granite was chosen for the scheme to provide a perfect illustration of the dialogue between the outside and inside of the building, and of how the two areas work together to create a single, integrated whole.

This subtle, patterned black Chinese granite is an extremely durable stone, which when textured with a flamed finish provides a stunning slip-resistant interior flooring solution, ideal for high-footfall areas. The company supplied over 2000m2 of Mountains West granite to the project, along with 1000m2 of Indian granite which was selected for its similar but contrasting tones. The public realm space offers a halfacre extension to the adjacent piazza of St Helen’s Square, providing a rare breathing space and making up the largest areas of open space within the dense urban character of the City of London. Inside the building, the office floors have been designed to meet the highest quality office space standards taking the form of rectangular floor plates which progressively diminish in depth towards the apex. This design was achieved in part by using large format tiles, the largest being approximately 1800 x 1200mm. The challenge therefore was to achieve a consistently black finish throughout the building using these extremely large floor tiles.

The solution was to use Mountains West and Indian granites from Marshalls which are both high-end, true-black stones that when textured with a flamed, waterjet finish, provide a high-slip resistant surface, ideal for use both internally and externally. The water jet dual finish process also brought out the rich black colour to attain the desired consistent look. Platon sealed system supplied for iconic fire brigade building Triton has supplied 3000m2 of BBA certified Platon P8 cavity drain membrane to waterproof several basements at the iconic West Midlands Fire Brigade building at Lancaster Circus in Birmingham. The membrane forms part of a Type C drained waterproofing system (as defined in BS 8102 2009) to the area, which is being converted to residential accommodation for 463 students from Aston University. The system is being installed by Triton approved contractors, Protectahome, working for Watkin Jones Construction. Cavity drain membranes work by allowing any water ingress to continue to enter the building through the walls, but then controlling it and diverting it down the wall to a perimeter drainage conduit. In

this project, the conduit diverts the water to one of 10 sumps, each housing a Triton Aqua Pump Pro Plus kit (each comprising mains powered and battery back up pumps). Moisture had been penetrating into parts of the basement for several years through the wall/floor joint and various cracks in the original floor slab. Although large floor areas have been excavated to allow for greater head height and replaced with new floor slabs, many of the original floors have been left in situ. As the Platon system allows moisture to enter the

structure there is no hydrostatic pressure on existing floor slabs and no need to replace them. Wrightstyle protects London tower block Wrightstyle, the advanced steel and aluminium glazing company, has helped to transform a tired London 1960s high-rise block, building in new and improved levels of fire safety.

T

he 10-storey Leyton Green tower block, in Leyton, east London, has been extensively refurbished, with Wrightstyle completing a glazed tower to provide enhanced staircase access and, more importantly, a protected escape route. The Waltham Forest completion comes only weeks after the London Fire Brigade (LFB) announced that there had been 684 fires in high rise flats in 2014, with the LFG launching a Know the Plan campaign to better ensure people know what to do in the event of fire. Although fatal fires in high rise buildings are very rare, nine people died at Lakanal House, Camberwell in 2009.A contributory cause was a lack of fire resistance around doors, meaning that the fire wasn’t adequately contained.

Underlining how most fires begin from an insignificant cause, the Lakanal House fire was started by an electrical fault in a TV in a ninth-floor flat. For the Leyton project, Wrightstyle supplied approximately 400m2 of EI 60 (60 minutes integrity & insulation) SR60 series curtain walling, the integration of a smoke evacuation system, and specially configured fire rated panels to ‘cloak’ the existing structure. The contract also involved internal stair landing screens on each floor, including unlatched door systems, replacing heavily degraded wooden fire screens with wired glass. Strict planning regulations required the replacement of existing hot-rolled external stair windows with new window systems

that, while similar in appearance, provide fire protection for 60 minutes, as well as compliance to revised thermal regulations and heat loss. However, the contract was complicated by the existing structure being incapable of supporting the new fire rated curtain walling systems. Working with structural engineers and the client, Wrightstyle developed a solution using its large-span 60 x 140 x 4mm profiles, allowing the new systems to fix into the main building support columns. This gives the effect of a free span curtain wall, but removed the need for new supporting steelwork. Wrightstyle, which is based in Devizes, Wiltshire – but supplies its specialist systems worldwide – supplied, fabricated and installed its glazing units to the Leyton Green tower. Wrightstyle has supplied to many public sector projects, both here and internationally. Last year, for example, a project shortlisted for the Prime Minister’s Better Public Building Award, Brent’s new civic centre, the UK’s first “outstanding” BREEAM rated public building, was completed using Wrightstyle advanced glazing systems. “The Leyton Green tower block was built when fire regulations were less stringent and modern glazing systems weren’t available. Flexible to change In 2014, Firman Glass supplied four replacement walk-on glass floor panels at One New Change, the major office and retail development in London. In spite of one panel being over the size limit of the company’s toughening plant, Firman rose to the challenge outsourcing the largest single leaf toughened glass panels whilst ensuring that the low iron glass bought in would match as closely as possible to Firman’s own stock low iron glass. The originally installed glass included a bespoke sandblast anti-slip treatment which Firman Glass was able to closely match.
