n June 23rd, the UK will settle the much debated question, should Britain remain in the EU, or depart and leave its union privileges behind? According to numerous independent polls that have been carried out to date, the results are showing no shared consensus either way.

According to a survey by the Federation of Master Builders, nearly half of the UK’s construction sector SMEs backs Brexit. 40% of SMEs said the UK would be able to “freely legislate” to meet the needs of British business if it left the EU. Meanwhile, Construction Marketing Experts recently found that 59.4% of its audience think it’s best for the construction sector if we remain in the EU, with 40.6% voting to leave. For those that insist on remaining within the EU, one of their main arguments is that if Britain were to depart from the EU it would hit workforces hard. In an industry that is supposedly already suffering from a shortage in skilled labourers, the repercussions of this withdrawal could be disastrous for the sector. In this edition, Michael Page reiterates the importance of nurturing and encouraging employment in construction, but more specifically, taking a more proactive approach to upping the female quota of the industry’s workforce.Turn to page 20 to find out how changing perceptions is crucial if we are to save a shrinking workforce. Meanwhile on page 24, the Midlands Construction Summit highlights three interlinked themes at its forthcoming conference – Image, Skills and Productivity. Negative perception, lack of training and reduced output are emerging and are only going to escalate if we don’t take action now, according to the board members of the event. Designed by shedkm, this important construction milestone is the last major hurdle before the scheme’s first commercial building reaches practical completion by the end of the year.

ReardonSmith appointed for 30 Grosvenor Square ReardonSmith is acting for Qatari Diar, the owner of 30 Grosvenor Square, currently the American Embassy in London. Its role as advisor is to help facilitate the conversion of the building into a world-class luxury hotel. As an internationallyrecognised hotel architectural specialist, the practice is working in collaboration with lead architect, David Chipperfield Architects, providing a range of expert advice and, eventually, will take on the role of executive architect to oversee the successful implementation of the project onsite.

In Brief Salterns Marina in Poole to get £100m upgrade The redevelopment will change the face of the Marina with a brand new seven-storey development overlooking Poole Harbour, a five-star hotel and 73 luxury apartments being developed on the site of the old hotel. Richard Carr has acted on behalf of Salterns Marina to put together the application. Carr revealed that he is in negotiations with the owners of the iconic popular restaurant in London’s West End, The Ivy, about potentially opening a rooftop branch at the new building, which is set to replace the Harbourside Hotel.

Auction raises over £1m for new Design Museum construction A contemporary design auction hosted by Phillips for the development of the new Design Museum has raised over £1.1m towards the construction costs of its new building. The museum, which moves to the former Commonwealth Institute on Kensington High Street and opens to the public on 24th November, received works donated to the auction from leading design figures including Stella McCartney, Jonathan Ive and Thomas Heatherwick.

GRAHAM Construction appointed by Oxford Brookes University Oxford Brookes University has appointed GRAHAM Construction to its new major works framework to support the delivery of its £130m 10year estate investment plan. The estate investment programme is set to upgrade the facilities on all of Oxford Brookes’ campuses to help deliver the University’s long-term vision. GRAHAM Construction has been selected as part of the framework panel which will deliver all projects worth over £5m with a total value of £65m over the next four years.

It is more crucial than ever before for architects to participate in shaping a cohesive vision on both macro and microlevels, taking stock of the building, neighbourhood, area and city. What do you think is the greatest challenge for architecture students at the moment? Architectural schools take you on a journey through the fascinating world of design and architecture. The real challenge is for students to prepare themselves for the hard work and long hours that lie ahead of them during the fiveyear program. Persistence and perseverance helps a great deal, as students have to deal with a lot of critique.

Please tell us a bit about your career background Graduating from the American University of Beirut with a BA in architecture, I travelled to Paris and undertook my Masters in architecture from École Nationale Supérieure de Création Industrielle.Working in Marseilles and Paris, I honed my skills, whilst learning more about architecture. Finally in 2006, I returned to Lebanon and opened my design firm, Rabih Geha Architects.

What has been your most notable project to date? When I take up a new project my team and I focus all our energy and give it our undivided attention – be it the speakeasy Off&On, a club like Uberhaus or a restaurant like the Villa Badaro, I have enjoyed working on them all.

What do you think is the greatest challenge for designing in sustainability? Sustainable building design is gaining prominence in the industry. I am keen to play an active role in such projects and do my bit as an architect in reducing the ecological footprint. Energy efficiency is undoubtedly the corner stone of any green building.Another key aspect we need to focus on is balancing comfort and resources efficiently, this being the core of any sustainable project. What do you think is the greatest challenge for architects today? A key challenge faced by architects today involves the design and creation of elements and experiences that are deemed as positive.We need to focus on architectural expressions that can be crucial to a city’s

What advice would you give to newly-qualified architects? Having a bachelor’s degree is not enough anymore; in today’s industry, people tend to look for a specialisation. Honing your skills in a specific area of architecture is a bonus. Newly-qualified architects should study further and undertake a masters second degree of specialisation. What can we expect to see from Rabih Geha Architects over the next year? We’ve started the year on a high note, with an interesting line up of projects.You can expect a lot of diversity in our discipline in terms of residential projects, a bakery, gym and a pop-up roof top bar at the Four Seasons to name a few.We are also looking forward to more versatile architectural creatives coming our way this year.

An artistic interpretation of multicultural interaction To bring the 100-year-old infrastructure between the Twin Cities of Saint Paul and Minneapolis in line with current requirements, the state of Minnesota implemented the biggest municipal rail throughout its history. To ensure protection from the sun, its transport hub has been provided with large-scale cladding in the form of metal fabrics and additional stainless steel birds.

ith 3.5 million inhabitants, the region surrounding the Twin Cities of Saint Paul and Minneapolis is among the 20 largest metropolitan areas in the United States. The Mississippi separates the capital of Minnesota, Saint Paul, from CedarRiverside, which is also known as West Bank. Day by day, tens of thousands of people commute between these three communities to get to work, university or school. The state implemented a comprehensive municipal rail project to bring the 100-yearold infrastructure consisting of buses and congested roads in line with these requirements.A key element of this mammoth project is the so-called Central Corridor Light Rail Transit (CCLRT) with the transport

hub West Bank Station.The AECOM firm of architects designed a two-story station at this location.To ensure protection from the sun, the building was provided with large-scale cladding in the form of Omega 1510 and 1550 metal fabrics from GKD.Through etching and the addition of stainless steel birds, the shimmering facade was transformed into an expressive work of art that reflects the eventful immigration history of the region. Scandinavian immigrants sought a new life in the settlement on the upper stretch of the Mississippi in Minnesota, USA, in the middle of the 19th century. These initial settlements grew to become the Twin Cities of Minneapolis and Saint Paul, which are today an important economic and cultural centre in the Midwestern United States.


Greenhouse As the manufacturing industry went from strength to strength, the region attracted increasing numbers of migrants from all over the world from the beginning of the 20th century onward. Today, the region is viewed as a melting pot of nations, where over 100 different languages are spoken. However, the rapid population growth also took the transport infrastructure of the densely populated area to its limits as early as the 1970s. As a result, planning work on the largest local transport project in the history of Minnesota began in 1981, which also comprised the Central Corridor Light Rail Transit with the METRO Green Line. Today, this connects the centres of the Twin Cities with several of the most populous areas in the conurbation, also crossing the Mississippi.

A real eye-catcher The architectural firm AECOM, which was charged with the task of realisation, concentrated not only on functionality and aesthetics, but also on public art when designing the stations. For the particularly well-frequented West Bank Station, they chose a solar protection facade made of GKD metallic fabric. The textile skin in front of the extensively glazed station reflects sunlight, thus preventing the two-story building from heating up excessively in summer. At the same time, its transparency grants unhindered views of the outside surroundings and also, through the interior lighting, from the outside in. This visibility conveys a feeling of subjective safety to passengers. Meanwhile, the high light transmission of the woven structure ensures a pleasant atmosphere and lots of natural light. Despite its intricate feel, the robust

stainless steel fabric will withstand the adverse weather conditions that often prevail here with wind, rain, snow or frost for many years. The fabric even provides effective protection from the vandalism so often seen at public transport stops. What’s more, the material guarantees the cost-effectiveness required for transport buildings thanks to its durability and freedom from maintenance. The shimmering membrane couples this complex and broad range of functions with an extraordinary visual appearance – as a delicate veil, it follows the stepped architecture of West Bank Station and lends a sense of visual peace to its detailed facade. The AECOM firm of architects designed a two-story station for the West Bank Station

Signs of life This effect is given an additional dimension thanks to a creative interpretation by Nancy Blum, an Artist, Critic and Art Lecturer who is very well-known in the USA. The architects’ concept for three of the city stations for CCLRT included her integrated artworks. The woven stainless steel fabric skin at West Bank Station inspired Nancy Blum to create an artwork visualising the eventful history of Cedar-Riverside as a transit point for people from many different nations. That’s why the metal fabric panels in front of the stairways were to be decorated with ethnic patterns, with designs reminiscent of the three main regions of origin of the immigrants – Scandinavia, Asia and Eastern Africa. GKD realised this artistic idea by means of etchings on the Omega 1510 fabric. The smooth upper surface and relatively dense structure of this fabric make it particularly well-suited for this procedure, in which the fabric surface is modified slightly. On the basis of the patterns designed by Nancy Blum, GKD

produced a screen that covered all surfaces that were not to be altered. The fabric specialist then used a blasting agent to modify the metallic surface precisely according to the artist’s specification. The durable patterns created using this method were instantly resistant to UV and severe weather conditions without the need for any special treatment. Daylight transmittance also remains just as high. Depending on the incidence of light and the viewing angle, the patterns can appear either transparent or opaque. However, they derive their special effect through their seamless integration into the building. Nancy Blum added a third dimension to these etched patterns by having silhouette-style pictures of migratory birds typical of the regions mounted on both treated and untreated woven panels. These large stainless steel motifs link the coming and going of the various migrant groups with that of the migratory birds, which follow them on their journey along the Mississippi. Combined with the ethnic patterns, this creates an almost poetic image of dynamic interaction in a region steeped in such a rich tradition.

Setting the standard for sustainable regeneration A regeneration project in Ancoats, Manchester, which has seen three derelict and redundant apartment blocks brought back to life, has been recognised in the industry as one of the most sustainable housing developments of the year.

esigned by national architects Pozzoni, the studio was recently awarded ‘Sustainable Housing Scheme of the Year’ at this year’s prestigious Housing Excellence Awards for its work on the three 13-storey blocks. The apartments in the three towers, known as Tribe New Islington, Tribe Ancoats and Tribe East Quarter, will offer a saving of at least 28,000 tonnes of carbon over their lifetime.

Prior to refurbishment, the tower blocks had been empty since 1994.They required extensive remedial works and modernisation to make them suitable for new residents as well as significantly reduce carbon emissions. To help minimise the development’s carbon footprint and create energy savings for tenants, a number of sustainability measures were put in place throughout the refurbishment. windows and high standards of thermal insulation were used on the roofs and in the buildings’ over cladding.The apartments benefit from low energy lighting, low water consumption appliances and sanitaryware as well as 400kW biomass boilers, which were installed in new energy centres constructed at each block.These boilers account for approximately 80% of the CO2 emission reduction (the regulated CO2 emission improvement over existing building is 95%). Areas of green roof were also included to the low-level energy centre extensions. Each apartment is connected to a wet central heating system, providing a more efficient heat source than electric panel heaters, which are common in many new apartment schemes.Thanks to this system as well as the biomass boiler, occupiers at the three tower blocks, collectively known as Tribe apartments, typically benefit from energy prices that are half those of electricity users. Andrew Smith, Project Lead and Technical Director at Pozzoni, said:“When we were first appointed on this project we knew that there was an opportunity to create a sustainable development and reduce the carbon footprint of each of the buildings.This started with the retention of the original structure of the tower blocks instead of demolition, site clearance and starting again. “Our extensive experience of regenerating tower blocks and our understanding of the spaces that can be created within an existing

from lower energy bills.This was driven through the buildings’ design and servicing strategy and the many sustainable features and technologies built into the scheme ensured the apartments would be more affordable for future occupiers on the rental market. All of the apartments and communal areas are linked to a wireless computer network and monthly readings are taken for heating and hot water usage.The performance of the biomass boilers are also monitored on a monthly basis and Plumlife, the firm managing the apartments, also send regular satisfaction surveys to apartment tenants.

We also infilled the balconies to increase the habitable floor area in each apartment which significantly enhanced the amount of natural daylight into the internal spaces.� Another key priority for Pozzoni was to ensure that the finished buildings all benefitted

but also the right aesthetics for the scheme concept. By giving careful consideration to each of these elements, we were able to select the best features and specifications to improve the refurbished blocks that would continue to be effective long in to the future.” The apartments have proved to be incredibly popular and all 192 apartments were fully let within two weeks of each block completing and being handed over. The £17m high-profile scheme received a £7.9m build to rent loan from the Homes and Communities Agency, the first loan of its kind to be approved in the country. This loan was granted as the regeneration project met the criteria of providing a good quality, largescale development in the private rent sector. The development also benefitted from £1m of Energy Company Obligation (ECO) funding from EDF Energy which allowed the biomass heating systems to be installed across the three apartment blocks. said: “Tribe was the first bespoke, single block ownership scheme to complete in the North West and has been a great success in terms of regeneration, design, occupier satisfaction and financial performance.” Every apartment is fully furnished to a high standard with low maintenance in mind, designed to endure the rigours of everyday life. All bedrooms are fitted with built-in contemporary wardrobes and finished with floor-length, flame retardant, blackout curtains. Each apartment also has a media point with access to 1MB broadband available on occupation as part of the rental package. With over 30 years’ experience, Pozzoni has built up an impressive portfolio of public and private sector developments including offices, industrial, education, retail, housing, leisure and care projects from its offices in Manchester and London.

Due to the effectiveness of the design, the delivery of the scheme and the significant sustainability measures put in place, the apartments were also accredited with a BREEAM ‘Outstanding’ rating. The Tribe scheme was made possible by a new collaborative partnership between Manchester City Council, Ancoats Residential Holdings and Rowlinson Construction, which regenerated the area and created 192 homes for local people. Andrew said: “Due to the length of time the towers had been vacant before the refurbishment, they had become a serious social issue in the area, attracting vermin, social drug use and there were remnants of asbestos throughout the buildings, as well as other problems. “The regeneration of the apartments has not only provided new sustainable homes in the heart of Manchester, but it has helped to significantly improve and breathe new life in to the local community.” Pozzoni worked closely with Rowlinson Construction, the subcontractor team, supply chain and the BREEAM assessor at the Energy Council throughout the refurbishment process. This ensured that design decisions and specifications met sustainability and BREEAM criteria so that the ‘Outstanding’ rating could be achieved. “By working closely with our BREEAM consultants, we ensured that we were reviewing and then specifying the most appropriate systems available at the time,” explained Andrew. “This included comparing fuel types as well as its present and future availability, carbon cost of the fuel, ease and availability of delivery and the size of each biomass boiler per site. “We worked closely with sustainable insulation suppliers, Rockwool in reviewing the most appropriate insulation systems to achieve not only the desired target U-values and recycled content within the material,

We need to invest in an earlier education that encourages girls to design and build

Women in construction: changing perceptions Joint Managing Director of workplace consultant Saracen Interiors, Michael Page, believes that the industry, at large, needs to be considerably more proactive when it comes to upping the female quota of its workforce and, in doing so, it may well be able to address the current skill shortage in a far more positive manner.

D

o we want to bring more women into the industry? It’s a blunt and challenging question to ask but then it needs to be. Simply put, there aren’t enough women in the construction industry and there is a major skills shortage. If you address the first issue, you will, no doubt, be making steps towards resolving the other. It’s pretty crucial, therefore, that we pull out all the stops to attract more female candidates and bring them into the ranks. We’ve got a scenario where there is a shortage of labour all around, particularly skilled labour. We desperately want new blood yet, perversely, we may be blocking access to the industry, in some form or another, to roughly half the potential candidates. Ours is an industry that doesn’t easily appeal to women and we need to look at, and address, the reasons why.

Construction is still viewed as a predominantly male industry and a sexist one at that – despite the efforts of our best PRs. The general perception on the street has been that it’s a bit of a boy’s club and that the majority of the jobs involved are more suited to, and best filled by, men. Historically, the general consensus has been that women are not particularly encouraged, and could certainly be made to feel unwelcome and inadequate, if they attempt to pursue a career in the industry. This perception may well be antiquated and past its sell-by date, but that doesn’t make it less true in some quarters. So, is the sexist tag born of a misconception, or are we all a little bit implicit in keeping the door pushed shut? I think there are most definitely institutional assumptions made over the years, that are incredibly hard to shake

eg. a woman wouldn’t want to get her hands dirty; she’s not up to the job in the same way that a man is; and, once she’s had children, she’s not going to work as hard – although the latter example is a prejudice shared across many industries, unfortunately. If we really want to make a difference and effect change then it’s up to all of us – each individual company, regardless of size – to make every effort to shake these assumptions and encourage a higher female ratio within the workforce. It really does lie in our hands. There has been some movement to make changes in recent years. The construction industry has generally become more female-friendly, with more female professionals and skilled workers engaging at higher levels and in secretarial roles. However, there’s still a major gap


Voice of the Industry when it comes to construction sites, which remain male-dominated environments. Statistics reveal that men make up almost 86% of the total workforce in construction and it’s estimated that on building sites, 99% of the workers are men. This is pretty over-whelming. No wonder then that various polls have been registered that reveal that the public at large and, most importantly, women consider the construction industry as likely to be a sexist environment. Other polls have gone further and revealed that this would be a fundamental negative and enough to put off a majority of female candidates.

Changing perceptions

The construction industry has generally become more female-friendly

Construction jobs need to be promoted in schools – and the earlier the better. Children are influenced from the cradle by what society expects from a boy and what it expects of a girl – what is ‘the norm’. Much has been made of this inherent sexism when it comes to clothes and toys and it’s proven that a lot of play from a very early age is divided between the sexes. The influences have to start early and we need more female role models for a start. We don’t need a ‘Bob the Builder’; we need a Wendy to take on the title role and smash it instead. Similarly, we

need to invest in an earlier education that encourages girls to design and build and we need to visit children in their own environment and talk. When it comes to secondary education, we need some leading female industry figures to pitch up in the schools and address the masses and, like any initiative, it needs to be driven through at Government level. We need politicians, including Government ministers, to get behind this and to campaign on behalf of the industry. Finally, if the answer to the opening question is ‘yes, we do want more women in the industry’ – and it has to be! – then, as always, we need to take some responsibility ourselves and act. Most of us have experienced first-hand the fall-out from the recession and the struggle with labour shortages, and it’s incredibly frustrating to know that potential female candidates are being turned off by the perceptions of the industry overall. In order to combat that, we can start by creating a workplace environment that has zero tolerance when it comes to sexism and then, get out there and try our hardest to recruit more female staff, including female apprentices. If we start by creating the right environment then, when perception does eventually start to change a little bit, we can help to validate that change.

Whichever way you cut it, there is one definite and fundamental truth – it’s the perception that truly counts. Much of the problem lies in the perception of a sexist environment rather than a sexist environment itself. We can change the environment, but if we don’t change public thinking then our efforts will count for nothing. We need to shift perception in order to make any head way – but where do you start? Last year, the CITB conducted a poll of industry employers across the UK and its findings revealed that over three quarters believed increased career promotion in schools would help to improve opportunities for women. I’m definitely in there with that 75%. ‘Education, education, education’. I’m old enough to remember Tony Blair’s mantra back in the 90s and, when it comes to this conundrum for the construction industry, it’s never been more relevant.

The key to successfully realising the benefits of building offsite is for partners in the supply chain to have design team involvement

WDH – awake to the benefits of building offsite Building infrastructure in the UK is under review again. The recently-created National Infrastructure Commission is due to deliver its first report shortly, and better insulation of homes is one of the areas it could address. Here, Mike Stevenson, Development Director of offsite fenestration specialist Sidey, talks about the company’s work with WDH in Wakefield through its in-house construction team, Homebuilder.

he 39 dwellings built at Ripley Court are in fact a case study of how to access all the benefits that can be achieved through building offsite. Mike takes up the story:“It was clear that WDH had an understanding of the value, to their residents, of building to a high specification, and understood how building offsite could deliver this for them costeffectively and in line with their timescales.

“Our involvement with the scheme at Ripley Court came from long-term discussions we had been having with the Homebuilder team about the benefits to be had from installing high specification windows in the factories of offsite manufacturers, with the time, costs savings and efficiencies in process which installing windows this way would bring. “Through ongoing discussions, it became obvious that through collaboration with the

It meant we could design and deliver the optimal specification to WDH without compromise. It was a true offsite development, rather than having to convert a previously designed ‘traditional build’ scheme to offsite construction. “WDH adopted the innovations we suggested, following thorough due diligence to help realise the overall benefits.This included using our patented KitFix bracketing system, which enables windows to be fixed into the apertures of the timber frame panels at the offsite manufacturer’s premises.The windows are ‘contained’ within the panels in a transport position enabling the panels to be stacked, banded and transported to site as normal. “The structures were wind and watertight. Immediately the panels were erected allowing follow-on trades to commence earlier, while the windows being delivered in the panels meant there was reduced overall site traffic, reduced site attendance and reduced health and safety risks by removing the traditional impact of site delivery and manual handling of windows. “Ripley Court is an ‘exemplar’ of what can be achieved when the client or developer drives a collaborative agenda. he skills shortage in the construction sector has become a major issue which looks set to continue for some time to come. Industry leaders have begun to consider and debate the reasons behind this ongoing crisis.Three major and recurring themes are emerging – a negative industry perception which impedes on the recruitment of a skilled labour force and in turn, reduces productivity. A lack of training in the industry has been viewed as a major barrier in tackling productivity, with the Chartered Institute of Building (CIOB) claiming that one of the solutions to resolving the skills shortage is a long-term training programme designed to engage with students from an early age and highlight the breath of opportunities within the construction sector. Attracting more women into the industry is another area for focused engagement, but a clear strategy needs to be developed to resolve issues that have been highlighted. UCATT reports that women make up only 11% of the construction workforce, with just 1% of women on site. Statistics also show that more than half (51%) of women in construction commented on a lack of

promotion prospects; lower pay and feeling isolated in the workplace.

The domino effect Gender is not the only image issue facing the industry, as following mass redundancies

in the recession; figures indicate that many are simply not willing to return to construction. These three themes are all interlinked and have a domino effect. A poor image of the industry creates a skills shortage as the young and upcoming generation are seeking more appealing career prospects. This results in poor productivity as the industry lacks the workers and resources to keep up with demand. W

hen it comes to basement construction and the specification of waterproofing materials for basements, specifiers need to consider BS 8102:2009, the Code of Practice for Protection of Structures Against Water from the Ground. It outlines best practice when planning a basement waterproofing scheme, providing guidance on methods of dealing with and preventing the entry of water from the surrounding ground into

a structure below ground level, covering areas such as the use of waterproofing materials and structurally integral watertight construction. Construction of basements has become more and more common, especially in densely populated areas such as London where land costs are high. BS 8102 was updated in 2009 from a previous version written in 1990, to reflect the increase in deep urban constructions and residential basement conversions.

BS 8102:2009 defines four grades of basement, namely: 1. Basic utility (e.g. car parks and plant rooms excluding electrical equipment) 2. Better utility (e.g. plant rooms and workshops requiring drier environments than Grade 1) 3. Habitable (ventilated residential and commercial areas) 4. Special (archive storage) The Code of Practice also outlines three types of water-resistant construction and waterproofing methods: Type A - Barrier protection Type B - Structurally integral protection Type C - Drained protection Threats to the effectiveness of a basement waterproofing system include poor workmanship and defects caused by materials that are inadequate for the job. There are structural waterproofing products on the market that are classed as Type A systems and are designed to provide a completely dry internal environment, defined as Grade 3 within BS 8102. This optimum grade is for ventilated residential and commercial areas where no water penetration is acceptable. Equally, these structural waterproofing products can be used as part of a combined waterproofing system, for example in conjunction with a Type C internal cavity drain system. BS 8102:2009 suggests that consideration should be given to the use of dual systems in areas of highrisk where the likelihood of leakage is high.


Technical Focus

The National House Building Council (NHBC) has produced a guide to basements and waterproofing which states that ‘basements should be constructed to ensure they are structurally robust, durable, able to resist water ingress and appropriate for their intended use’. NHBC requires basements which are to be used for habitable accommodation to be constructed to Grade 3. The publication states that whilst the number of claims relating to basement failures is relatively small, the organisation has had experiences

There are several examples of Monolevel RM being used in practice. One example is a commercial office building under construction in Manchester’s busy Spinningfields district. The secant pile construction in the basement required a waterproofing system that was capable of resisting negative water pressure, even at critical points with upstands, floors and capping beams. Due to the large surface area, Monolevel RM was applied by wet spray techniques.As the product is fibre reinforced, it provides excellent tensile and impact strength, whilst preventing cracking. Its high bond strength exceeds the tensile strength of concrete and the physical properties of the cured material are similar to base concrete. Another example is a refurbishment project at a major theatre in London’s West End.The streets around the theatre are washed every night, which had subsequently caused major water ingress problems in the basement. A quick turnaround was essential, as the theatre was soon opening for a major new show. Monolevel RM was amongst a series of products chosen because of their speed of installation and reliability in ensuring a durable solution was achieved. Monolevel RM was applied to the complete surface of the walls in the stalls, bar and corridor areas to provide effective waterproofing.A major advantage to the waterproofing contractor was the ability to apply the Monolevel RM in a single coat with no need for primers, significantly reducing the project time over traditional waterproofing render systems.

Construction of basements has become more and more common, especially in densely populated areas such as London

of individual claims costing up to £500k. Products available for creating a Grade 3 environment include Monolevel RM, a prebagged cementitious render for structural waterproofing. It can be used as a complete one-coat render system for basement waterproofing, offering significant benefits over alternative products which require the application of multiple coats. As the contractor simply needs to mix Monolevel RM with water onsite and only needs to apply a single coat, there is no need to go to site several times and it can prove far more cost-effective for the end client. It can be applied in thicknesses ranging from 5-50mm, even on a vertical face, and is resistant to 7 bar positive and negative hydrostatic water pressure at just 10mm applied thickness. The NHBC’s advice is to only use waterproofing systems that have independent certification and Monolevel RM is CE Marked to EN 998-1 as a one-coat render (OC). A useful publication to refer to is ‘Basements: Waterproofing – General Guidance to BS 8102:2009’ produced by The Basement Information Centre. Is Joint Names insurance under threat? Many in the insurance industry, and in particular in the construction sector, will have taken note of the recent Scottish Court of Session decision in the case of SSE Generation – v – Hochtief as it relates to the core principle of ‘Joint Names’ insurance. Phillip Lamb of MPW explains more.

F

or many years, insurers specialising in insurance of construction and engineering works have been comfortable with the Joint Names insurance provisions for the works under NEC and JCT Forms of Contract. Revisions to the JCT Forms of Contract over the years have established the principle of Joint Names insurance coverage and the basis of the hold harmless provisions that this effectively provides to the employer, contractor and any other party to the Joint Names policy. Whilst there are of course differences between the NEC and JCT Contract Forms themselves, the fundamental concept of a Joint Names insurance cover remains constant and has certainly formed the basis of the insurance industry’s consideration of risk allocation and insurance/indemnity. Insurers have long accepted that the named parties to the insurance are fully protected thereunder and there are no effective rights of recovery against a Joint Insured in respect of claims costs incurred, howsoever the loss might be caused, irrespective of causation, fault or negligence.

Whilst this might seem inequitable in many eyes, a full and effective waiver of subrogation rights is in place and any insurance claim for loss or damage to the insured property would begin and end with the Joint Names’ insurers. The decision in the case referred to does not necessarily alter the underlying nature of the Joint Names insurance, but opens up a much wider area of concern and potential uncertainty, regarding contractual claims under other clauses. The decision essentially states that whilst the Joint Names insurance provisions prevail, it does not preclude any potential recovery under all other terms and conditions of the contract. It is clear that if this is upheld (assuming that an appeal is a strong likelihood), then we may see contract provisions amended to provide an effective route of recovery through other clauses in the contract or by bespoke amendment. The position could become even more difficult where the Joint Names insurance provisions extend to an existing building being worked upon, and loss or damage caused to that structure during the contract works being undertaken.

For many years construction insurers providing public liability coverage, in respect of third-party properties being worked upon have been able to rely upon, an effective relief of any liability under their policy arising from loss or damage caused by the specified perils, even if their policy holder was negligent in causing damage to the third-party property. Where the insurance policy is arranged for the contractor on an annual basis, the rate charged on the forecast turnover would ordinarily take into account the perceived risk allocation and a discounted premium would be derived as a result, where it was assumed that insurance was arranged by the employer on a Joint Names basis under contract. This assumption could now be fundamentally undermined, and insurers might need to consider a different approach to rating and premium evaluation for risks in the future. In summary, if the decision is upheld, if the logic is applied to JCT Contracts – this would certainly seem a possibility – or if the decision becomes a benchmark in contractual law in England and Wales, then the contract employer could well be advised to amend the provisions of the contract to allow an effective route of recovery against the contractor in respect of damage arising from his negligence or that of a subcontractor acting on his behalf. This could potentially see the landscape change completely for the construction insurance market when considering the impact of Joint Names insurance provisions. We must all now wait for further developments and see if this case does indeed deliver a decision that fundamentally alters the way in which construction insurance risks have been underwritten in the past and more importantly how they will be appraised in the future.

sourcing materials and creating features that would be in keeping with the building. “From our experience of refurbishment projects in heritage buildings, our approach to addressing buildability issues within the design and our in-house joinery workshop in Whitstable were all critical to realising the design aspirations and delivering 67 Pall Mall.” The scheme involved extensive remodelling of the existing building, while reimagining some of the original features. The basement level has been converted to back of house facilities and glass washing. It also provides an ideal environment for storing wine and the bank’s original vault has become the secure cellar for the club’s most precious bottles and those of its members. ISG constructed a dumb waiter system featuring two hoists; an anti-vibration dumb waiter to carry wine up from the basement to the club and another to transport food from the lower ground floor kitchen to the members’ lounge on the ground floor. In addition to a full commercial kitchen, the lower ground floor has been remodelled to include an events space that can also be

Pall Mall is no stranger to extraordinary buildings. Even amongst its impressive peers however, 67 Pall Mall is something special.

he former bank was designed by Sir Edwin Lutyens and features a Grade II listed facade and interiors of historical interest. Little wonder then that entrepreneurs and wine enthusiasts, Grant Ashton and Niels Sherry, should earmark the building’s rich history and ideal location for their new Private Members’ Wine Club concept. Explains Grant: “My vision for 67 Pall Mall was to create a traditional private members’ club where members and their guests can taste some of the world’s finest wines, dine in style, store their own precious bottles in our climate-controlled cellar and learn more about wine through our wine events calendar.

“Our brief to ISG was to make the concept work within the existing space, while using retained architectural features to inject new life into the building and maximise its character.”

Design development The strip out had already been completed when ISG became involved as the scheme’s fit-out contractor, but the design for the interior was still at concept stage. Explains Andy Demetriou, Divisional Managing Director of ISG’s Hospitality business: “We worked with our customer to develop the design and look at ways we could maximise the re-use of existing materials within the new layout, while

Re-use and replicate While ISG was not involved in the strip out, the company had ensured that all the original wood panelling and parquet

flooring was salvaged and retained. The oak panelling has been used throughout the ground floor lounge but reinstating it was far from simple. Andy continues: “Remodelling the building to create an open-plan lounge on the ground floor meant that we had to carry out an extensive cut and carve exercise, and the wood panelling became a giant jigsaw, which our joinery department pieced back together again.” The joinery team was also responsible for reconfiguring the layout of the salvaged parquet flooring, which has been installed in the library on the mezzanine level. Meanwhile, new parquet flooring has been hand-crafted and aged to look original,

ensuring a good aesthetic match across the ground and lower ground floors. In addition to using the expertise in its own workshop to deliver the very highest standards, ISG handpicked a supply chain of specialists from across the UK to deliver distinct elements of the build. The toilets feature bespoke wooden cubicles and privacy screens built by specialist joiners in Birmingham, while the existing ornate GRG plaster ceilings and large coffer ceiling on the ground floor required the attention of skilled restoration specialists. Andy adds: “A building like this needs genuine attention to detail and our supply chain contacts were critical to the

used as a gallery area, with private dining capacity for up to 60 guests. Meanwhile, the ground floor has seen the addition of a mezzanine at each end of the now openplan members’ lounge, maximising the potential of the building’s high ceilings. On entering the building, members can opt to go either directly into the lounge or upstairs to the library on the mezzanine. The southerly mezzanine, at the far end of the lounge, houses the club’s office areas, plant room and inclusive access toilet.

ISG was responsible for a full FF&E package as part of the fit-out and, where the company’s own joinery team was not involved, the engaged specialists were the very best in their fields. Grant adds: “We wanted beautiful handturned tables that would be in keeping with the surroundings and ISG took us to

Birmingham so that we could be involved in choosing the veneers. We felt involved in the scheme every step of the way.” Not all of the specialist works were about glamour and tradition, however; ISG also had to tackle significant practical challenges due to the location and layout of the building. For example, a birdcage scaffold structure was erected on the ground floor to enable installation of the essential building services, with all plants brought into the building in component form through a window at the front of the property, and transferred across the scaffold to the rear mezzanine and rebuilt in the plant room. Meanwhile to mitigate flood risk in the

basement 6m below ground, ISG excavated and installed a large underground sewage holding tank to provide 4-hour containment on site. Andy concludes: “The location, the nature of the building and the goal of reinventing it to the quality standards of a bygone era were all key challenges of this scheme. Our customer had a very clear vision of what they wanted to achieve and our team responded in the best possible way to deliver an outstanding private members’ club, entirely fit for the purpose of enjoying some of the world’s finest wines.”

The use of a green roof was always an important part of the design concept

Eco lodge to last a lifetime John McMullan from single ply roofing specialist, Firestone, discusses the specification and installation of a RubberGard EPDM Roof at an eco lodge at the Asha Centre in Gloucestershire.

T

he word unique is overused and, often, overstated, but the Asha Centre in Gloucestershire is truly a place like no other. The home of a charity that works for ‘the empowerment of young people, sustainable development and peace and reconciliation worldwide’, it is a place designed to inspire and encourage spirituality and collaboration across

political, cultural and religious boundaries. The centre takes its name from a word that has multiple meanings across numerous Asian and Middle Eastern cultures, including the Sanskrit “eternal law”, the Avestan Persian “the righteous way” and the word for “hope” in several Indian languages.All of those meanings are apparent in the buildings and gardens that make up the Asha Centre.

The centre comprises a Georgian manor house and a number of refurbished outbuildings set in more than five acres of picturesque grounds on the edge of the Forest of Dean.The estate includes around 4.5 acres of biodynamic gardens, with numerous pathways and spaces for contemplation, where staff and volunteers cultivate plants, fruit and vegetables through a combination of traditional methods and hard work driven by the biodynamic agricultural philosophy that the earth is a living, sentient organism. All of this provides a backdrop for youth activity programmes delivered free of charge in partnership with the EU Erasmus programme, adult education courses, volunteering opportunities and a number of sustainability, peace and spirituality programmes. Facilities within the centre can also be hired and it has become a popular venue as a retreat for organisations as diverse as yoga schools and bereavement charities. Against this backdrop, it is no surprise that the latest development project at the Asha Centre seeks to create a new space for contemplation that connects holistically with the natural environment of the gardens while respecting the environment in its design and specification. This scheme is an eco lodge, located in the Asha Centre’s biodynamic gardens, and specification of Firestone’s RubberGard EPDM single ply roofing system as the waterproofing membrane beneath a green roof was part of a low environmental impact specification that aimed to deliver the Asha Centre’s goals both philosophically and aesthetically.

Natural light and materials Designed by Architect, Paul Thornton Building Design, the eco lodge at the Asha Centre is set within the gardens and has been created as an ideal base for meditation or nature watching. It will also be used as an extra break out space for groups, courses and conferences. A square-shaped timber frame building, the lodge features floor-to-ceiling windows on every facade in the style of an orangery with a gently pitched roof, topped by a rooflight lantern to ensure that natural light pours into the building at all times during the day and in any weather conditions. The use of a green roof was always an important part of the design concept for the building because it is envisaged as an indoor space that is very much part of the centre’s outdoor environment.The design has been developed to deliver that goal both from the inside, where the building’s raised position and extensive glazing gives uninterrupted views of the gardens, and the exterior, where the natural colour palette, use of timber and a green roof helps it blend in with its surroundings.


Roofing, Cladding & Insulation Wood has been used extensively throughout the building, including timber framed windows and internal timber panelling on both the walls and floors. The roof also has a plywood substrate and green roof specialist, Landmark Living Roofs, contacted environmentally-friendly flat roofing specialist, Envirotek, to advise on the specification of a warm roof system that would complement the environmentallyresponsible design, while providing excellent thermal and waterproofing performance.

Roof build-up

Envirotek began the green roof build-up by installing a vapour control membrane onto the plywood roof, followed by a rigid PIR insulation board

offers both excellent thermal performance and high compression strength to maintain performance, despite the weight of the green roof build-up. The RubberGard EPDM membrane was then adhered to the insulation board using Firestone’s Bonding Adhesive. Firestone worked closely with Envirotek to calculate the layout of the EPDM membrane, ensuring optimised use of materials and minimising waste.Where joints were required, the membrane was laid with a 100mm overlap and

Firestone’s QuickSeam Splice Tape system was used to securely seal the joins. The custom-made brackets used to support the green roof’s retaining angle were fixed to the edge of the roof and these were waterproofed using Firestone’s QuickSeam FormFlash, an uncured EPDM strip, which is factory laminated to QuickSeam Tape and used to flash the inside and outside of any corners, pipes penetrations or roof details. Once installation of the waterproofing membrane had been completed, the green roof medium was installed by Landmark Living Roofs.

Sustainable specification The completed green roof will grow and change with the seasons, in harmony with the Asha Centre’s commitment to biodynamic principles.The use of an EPDM membrane, with a proven track record of root resistance and an expected service life of more than 50 years, will ensure that the building also delivers the Asha Centre’s sustainability goals, with an eco lodge that has been constructed and specified to last a lifetime. As Neil Jones from Envirotek said: “The Asha Centre is a very special and peaceful place and the completed eco lodge reflects its natural surroundings with an attractive green roof that will remain waterproof for decades thanks to Firestone’s advanced EPDM technology.”

Envirotek suggested Firestone’s 1.5mm RubberGard EPDM fully adhered single ply waterproofing membrane for the project. With more than 1,500,000,000m2 of RubberGard EPDM waterproofing membrane installed on roofs worldwide, the system is proven across a wide range of environments and climates, from the icy temperatures of Alaska to the desert sun of the Arabian Gulf. RubberGard EPDM is also widely used as part of both warm roof and green roof build-ups. Lightweight and flexible, it has passed the FLL test for resistance to root penetration and can therefore be used in conjunction with extensive vegetation, giving the green roofing system a durable, reliable foundation. What was unusual about this project, however, was that the green roof was being installed on a pitched roof design, so the roof build-up had to be designed to incorporate specially-made brackets to support the green roof medium and prevent any slippage. Envirotek began the green roof build-up by installing a vapour control membrane onto the 120m2 plywood roof, followed by a 120mm rigid PIR insulation board, which

t is the desire for openness, transparency and communication that has inspired the architectural design of Oxford University’s new Blavatnik School of Government (BSG) building, which utilises Pyroguard’s fireresistant glass. Founded at the University of Oxford in 2010, the Blavatnik School of Government is the UK’s first school of government and exists to inspire and support better government and public policy around the world. Officially opened in 2016, the school’s stunning new building was designed by Herzog & de Meuron to support the mission of inspiring and supporting better government and public

policy around the world, while standing side by side with Oxford University’s best-known traditional architecture. In order to successfully combine traditional architecture with symbolic representations of political openness and transparency, Pyroguard’s T-EI30/24-2 SWS VI has been combined with a low-iron 10.8mm sound control laminated counterpane to provide a solution with impressive visual appearance, high acoustic performance and fire safety performance. Light transmission is at the heart of the BSG building so, with 76% transparency, our T-EI30/24-2 SWS VI glass flows seamlessly

into the building’s ethos.The circular central forum ensures that light is able to reach each of the surrounding lecture theatres, while this design also reflects the traditional courtyard formations of Oxford University’s other renowned buildings, such as the Radcliffe Camera and Sheldonian Theatre. Not only does the BSG combine modern design and practicality with classic architectural features, its use of our T-EI30/24-2 SWS VI ensures that optimal light transmission is achieved within an open and transparent space. Furthermore, as a butt-joint system, the glass is installed using only a partial metal frame system, as opposed to the usual frame that completely surrounds the glass. It therefore achieves a far less interrupted vision, more in keeping with the architect’s original concept. Further to the need for a light, open space, the high acoustic performance of Pyroguard’s fire safety glass means that the BSG building incorporates necessary sound requirements outlined by Building Bulletin 93.The T-EI30/242 SWS VI glass allows for an acoustic range of 40dB, up to which point it will dampen the noise of heated political discussions to a more comfortable level.This avoids the problem of echoed sound which can often make it difficult for users to hold conversations effectively in buildings where the glass does not fulfil acoustic requirements. Of course, in addition to incorporating impressive aesthetics and comfortable sound management, Pyroguard’s main aim is to ensure people and property are protected if a fire occurs.We were approached by Waagner Biro to provide toughened, fire-resistant glass for the BSG project, and we were pleased to provide a solution which combined safety and design. Pyroguard’s T-EI30/24-2 SWS VI provides 30 minutes of integrity and insulation in case of a fire.The glass is composed of three toughened layers of glass and two clear intumescent interlayers.This prevents the passage of flames, gas and heat for 30 minutes.This time is crucial in ensuring that building users are able to leave safely and without injuries in the event of a fire. This was a rewarding project for everybody involved. In working for such a reputable institution, it was essential that we achieved a finished building that was as close to the architect’s vision as possible. Glass is at the heart of Oxford University’s Blavatnik School of Government’s building and Pyroguard was able to guarantee an impressive visual appearance to emulate modern day politics, while also ensuring high acoustic performance and integrated fire safety performance.

Luxury apartments warm to renewable heat A brand new luxury apartment complex in West London has been fitted with a range of air source and exhaust air heat pump systems from NIBE – providing residents with a cost-effective, sustainable and dependable supply of heating, hot water and ventilation.

ocated directly opposite Ravenscourt Park on Goldhawk Road, in the desirable Hammersmith area of London, Parkside Place comprises 40 high-spec, one, two and three-bed homes.As well as the NIBE systems, the properties boast a range of other efficiency-enhancing measures – including state-of-the-art underfloor heating systems, highly durable, aluminium powdercoated double-glazed windows, and lowenergy LED lighting throughout. Tasked with ensuring the complex met Code for Sustainable Homes Level Four standards, developer Linden Homes needed to find a reliable solution to efficiently meet the properties’ space heating and hot water needs, while simultaneously supplying

sufficient ventilation for the well-insulated, new build homes. Providing residents with optimum efficiency and a comfortable indoor environment – as well as a system that would be both economical and easy to use – were also key considerations for the project. Having specified NIBE products for previous developments,Alex Jordan,Technical Manager at Linden Homes, opted for NIBE F470 exhaust air heat pump (EAHP) systems for each of the development’s 23 single-level apartments.The remaining 16 split-level duplexes and one mews house were each fitted with an air source heat pump (ASHP) package system made up of an 8kW NIBE F2040 ASHP and a NIBE VVM320 combined water storage and controls unit.

Alex explains: “With a strong focus on sustainability at the heart of the whole development, performance, efficiency and reliability were top priorities for us when it came to choosing the right heating systems for Parkside Place. Not only do the homes boast high levels of airtightness, they are also fitted with water-based underfloor heating throughout – making them ideally suited for heat pumps (which operate at similarly low flow temperatures). NIBE’s F470 EAHPs were just right for the smaller, single-level apartments, particularly as they offer the added benefit of keeping the homes properly ventilated – which is crucial given how wellinsulated they are. “However, Parkside’s 16 duplexes and mews house are bigger than its standard apartments, and therefore have a higher heat demand, so the output provided by a NIBE F470 EAHP wouldn’t have sufficed. For this reason, we opted for 8kW NIBE F2040 ASHPs instead, as these are the perfect size for slightly larger domestic applications. Conveniently, the duplexes’ terraces provided the necessary outdoor space to accommodate the external ASHP units. We also coupled the ASHPs with compact, all-in-one NIBE VVM320 hot water storage and control units. All of the NIBE systems are now fully up and running, and are doing a great job of keeping the homes warm and comfortable.” NIBE F470 EAHPs work by recovering warm stale air from inside a property’s ‘wet rooms’ (e.g. its kitchen and bathroom) and feeding this back to the heat pump via a ducting system. Toxic gases: The most common, carbon monoxide (CO), can be deadly, even in small quantities, as it replaces oxygen in the bloodstream. Hydrogen cyanide results from the burning of plastics, such as PVC pipe, and interferes with cellular respiration. Phosgene is formed when household products, such as vinyl materials, are burned. At low levels, phosgene can cause itchy eyes and a sore throat; at higher levels it can cause pulmonary edema and death.

SHEV systems to lead the way For years, European Building Regulations have stipulated the inclusion of Smoke and Heat Exhaust Ventilation (SHEV) systems, as a standard fire safety measure in new buildings. As the UK becomes increasingly inclined to follow suit, General Manager of Jet Cox, Chris Lister, looks at how the building industry needs to prepare for the already-growing number of SHEV specifications.

O

n the basis that Europe is well-versed in the manufacture, installation and commissioning of SHEV systems, there seems little point in reinventing the wheel, when the UK can benefit from tried and trusted techniques. Since September 2006, Europe has required all SHEVs to be certified in accordance with DIN EN 12101-2 and whilst a number of UK manufacturers already work to these standards, Jet Cox has its history firmly rooted in Germany, where the inclusion of SHEV units is compulsory in all cases where Building Regulations require a natural smoke vent. As such they boast a long and successful track record of SHEV installations both across Europe and the UK, in accordance with these standards.

Why the need for SHEV systems?

The greatest immediate danger to the occupants of a large building in the event of a fire comes from the smoke rather than the heat of the fire. Only 20% of fire deaths in the UK are caused by burns. Worryingly, 61% of UK fire deaths are caused by smoke inhalation or injuries involving smoke

Even a small fire can rapidly fill a large building with smoke to an extent where people escaping the building cannot seem to find the escape routes and can be overcome by smoke inhalation. It is the responsibility of the building owners, designers, developers and all of its stakeholders to ensure steps are taken to reduce the risk of fire and if fire does occur, that its occupants are suitably protected. Often smoke incapacitates so quickly that people are overcome and can’t make it to an otherwise accessible exit. The synthetic materials commonplace in today’s buildings, produce especially dangerous substances. As a fire grows inside a building, it will often consume most of the available oxygen, slowing the burning process. This ‘incomplete combustion’ results in toxic gases. Smoke is made of components that can each be lethal in its own way: Particles: Unburned, partially burned, and completely burned substances can be so small they penetrate the respiratory system’s protective filters, and lodge in the lungs. Some are actively toxic; others are irritating to the eyes and digestive system.

GEZE UK is ahead of the curve with the Library Walk Link Manchester’s stunning new elliptical Library Walk Link was designed to connect two of the city’s historic buildings – it needed doors that not only allowed people to enter and exit with ease, but reflected the dramatic glass architecture. GEZE’s energy-efficient Slimdrive SC was chosen for its sleek appearance and versatility, as it can be tailored to bespoke radii and door dimensions

EZE UK was appointed by Waagner Biro to install Slimdrive SC automatic, curved sliding doors to create the two main entrances into the Library Walk Link, as well as four Slimdrive SL NT automatic sliding doors providing access into Manchester’s library and town hall. The Link building echoes the curve of the passageway and features 26 glass panes, 7.4m-high. Perhaps the most spectacular feature is the rooftop sculpture of a cloud formation created from 30 tons of mirrorpolished stainless steel.The overall effect is one of maximum light and space into the impressive atrium. To reflect the unique curve of the building, two gently curved, automatic, bi-parting sliding glass doors were installed at either end of the building. GEZE’s energy-efficient Slimdrive SC, a curved automatic door operator, was chosen for its sleek appearance and versatility as it can be tailored to bespoke radii and door dimensions, as well as meeting the highest efficiency and quality standards. The doors are open to the public between the hours of 6am and 10pm, enabling the public to use the passageway as a thoroughfare, but they, and a gate at the end of the passageway, are locked at night for security. As well as the main entrances into the atrium, GEZE installed automatic sliding doors positioned on either side of the pod providing access to the historic library and town hall. Here, Slimdrive SL NT drives were chosen to provide consistency of design throughout. Both the Slimdrive SC and the Slimdrive SL NT automatic operators are part of GEZE UK’s popular Slimdrive range.The operators are just 7cm-high, allowing the head track to be mounted discretely and partially concealed within the soffit detailing/facia. Designed to be virtually silent in operation, the Slimdrive range is ideal for glass doors. Levolux touches down at the ESA

The £12m Roy Gibson building, which will host the European Space Agency’s (ESA) UK branch, has been fitted with a solar shading solution, courtesy of Levolux. Located on the Harwell Campus, Oxfordshire, the 4500m2 building includes a fully automated solar shading solution. Levolux developed the solar shading and screening solution which has been applied internally and externally. A combination of external Venetian blinds and curved aerofoil fins have been incorporated into the facade, providing shade to office areas, the reception and conference wing. lectricity House has stood at the very heart of Bristol city centre since its construction in the late 1930s and was perhaps best-known as the home of the South West Electricity Board. Designed by Architect Sir Giles Gilbert Scott, who also famously created the much-loved red telephone box, this building has commanded attention for generations.

With its Portland stone facade and magnificent curved frontage, the building embodies the grace of the Art Deco era. ESG sheds light on Base Soccer’s London offices Base Soccer, based just off of London’s Oxford Street, is one of the UK’s premier football agencies, working with some of the Premier League’s biggest names across Europe. With its offices situated on the first floor of a Central London office block, natural light transmission into the offices was very limited, creating a very dark environment. When an office redesign was commissioned, a key part to the brief was to make as much use of natural light as possible, in as much of the office as possible. Yet at the same time, providing the levels of discretion and privacy that the company’s clients require. The initial designs were for the meeting rooms to be situated on the side of the building with the main windows – this would allow natural light transmission through these meeting rooms into the main reception area. To allow this light transmission, glass partitions were added to divide the areas and

provide an acoustic barrier.Traditional blind options were looked at, along with curtain options. It was decided that neither of these options would suit such a modern design. This is when ESG was approached to create a fully bespoke solution. Three separate areas of 12mm switchable glass were installed to the reception area, totalling 16m. One office and two meeting rooms were installed with the glass, with a single, four button, wireless remote control switching each area off and on independently. ESG Switchable has provided a ‘wow’ factor for all that visit the office.

Marlon Clickfix1040 from Brett Martin proved the most adaptable solution for Belfast Waterfront and ensured a fast and straightforward installation

Brett Martin clicks coloured facade into place at Belfast Waterfront For what is one of Belfast’s most important civic buildings, the transformation of the Belfast Waterfront has seen the creation of a stunning, new £29.5m extension which has doubled the size of the existing facility and features a semi-transparent and colourful facade to form a dynamic frontage to the waterfront.

he 7000m2 extension features two interconnecting multipurpose halls and has been designed by Todd Architects and built by McLaughlin and Harvey, in collaboration with McAdams Design. In an attempt to regenerate the river frontage and re-establish the building’s connection with the Lagan River, a key design consideration for the public-facing facades was the incorporation of high-quality materials used to create a building of high architectural quality. Brett Martin’s innovative and thermally efficient glazing system Marlon Clickfix 1040 played a vital role in achieving this aim, whilst helping the extension establish its own identity. The building’s 150m-long riverfront facade was wrapped with over 1750m2 of multiwall polycarbonate, with many panels approximately 14m in length. For a glazing system which would not only maximise daylight, but also offer exceptional air tightness, durability and UV stability, Marlon Clickfix1040 from Brett Martin proved the most adaptable solution and ensured a fast and straightforward installation for roofing and cladding contractor,Thornton Roofing.

Colourful elevations Another key consideration for this project was the colour of the glazing panels, with Brett Martin creating a palette of seven colour

samples in a range of tint variations.These were installed at a high-level onsite to allow the design team to decide on three completely new colours – petrol, viola and glass green – which were each extruded in two different intensities, creating a graduated flow of colour along the elevation. “The use of Marlon Clickfix 1040 polycarbonate glazing panels enabled us to create a stunning variation in colour and transparency, so that the facade almost changes during the day, depending on how the light hits the building,” comments Peter Minnis, Director at Todd Architects.“Combine this with the fact that Marlon Clickfix 1040 offered us a full-height 14m panel and it is manufactured locally, this made it an ideal choice for the prominent riverfront facade.” Offering high levels of light transmission, the polycarbonate panels provide naturally diffused daylight. Central to the Marlon Clickfix1040 system is the lightweight polycarbonate panel with integral interlocking connections that simply click into place, forming glazed areas of unlimited sizes and shapes.The 40mm structured polycarbonate glazing panel has 10 insulating walls to achieve a U-value of 0.99 W/m²K, for a high-performing and thermally efficient glazing solution. It also has a choice of thermally broken aluminium glazing bar systems, depending on the application.The

TTA Awards recognise the tiling industry’s brightest and best The TTA Awards’ gala dinner and presentations have recently been held, where the wall and floor tiling industry celebrated and rewarded its very best. With a Brazilian theme to tie in with this summer’s Rio Olympic Games, the event saw the winners from 18 award categories claiming their trophies and certificates. Hosted by ITV’s Emma Jesson, the event raised almost £3000 for the TTA’s chosen charity, Children Today. A highlight of the evening was the presentation of a Lifetime Achievement Award to James McCann whose contribution to the tiling industry is viewed as inspirational. He founded Armatile in 1975 in his father’s shed in a small village in Northern Ireland. The company, now in its 40th year, is a major player in the Irish and UK market and Mr McCann, aged 74, still leads from the front, driving success, innovation and product development. Armatile also won the award for Best Use of Tile in a Commercial Contract for its work on St Patrick’s Church in Donaghmore, Co Tyrone, which features intricate tiling work

created and fitted by the tile and marble specialists at Armatile. The TTA offers congratulations to all of the winners and all of the businesses and individuals who were finalists in a year when the competition was intense alongside all the businesses who submitted entries – the quality of the award’s submissions proves what a healthy state the industry is in. The 1600m2 workshop facilities at The Trade Centre Wales in Neath, required a breathable anti-slip system due to the uncertain moisture levels of the relatively new substrate. Moisture levels were measured during the installation and to facilitate the curing process, temporary heating and ventilation systems were used to reduce moisture. UZIN sets the floor for Islington Customer Centre

A UZIN system has been used to install luxury vinyl tiles at the Islington Customer Centre. The installation was situated in open areas containing large windows, so the floor would be subject to natural light and the floor preparation had to be perfect. UZIN’s premium product systems were selected to resolve these problems. Firstly, a Wolff Samba machine with diamond bits was used to remove all contamination and loose latex. UZIN PE 280 primer was then used to create a barrier between the cementitious subfloor, followed by UZIN NC 110, a calcium sulphate-based smoothing compound. Kemper system underwrites roof refurb success at Royal & Sun Alliance Kemper System’s Kemperol V210 has been used yet again to repair the roof of Royal & Sun Alliance’s headquarters in Horsham following the success of a project to refurbish the building’s balconies last year.

W

ithin the central part of the building there were three individual roof areas, covering a radius of 400m2. These areas were overlaid to address leaks in the existing single ply membrane. Roofing contractor, All Angles Roofing, carried out the six-week project on behalf of principal

contractor, RCL Services, which included repairs to the existing insulation. The scheme follows on from three previous projects spaced over two years, to repair three balcony areas covering a total of 710m2, on the same building where water ingress was putting refurbished areas below at risk. Several attempts to repair

the roof with other systems had failed to address the issue, but Royal & Sun Alliance has had no further leaks thanks to the Kemperol V210 overlay. All Angles Roofing, having cleaned and prepared the existing roof surface, applied Kemper System’s D primer. The installation team then laid the Kemperol V210 resin in a single wet-on-wet process that ensures complete saturation of the reinforcement fleece. Once cured, the resin forms a seamless, elastomeric waterproof membrane that bonds directly to the substrate. Structural deterioration of the cavity wall – dampness and ratcheting Parapet cavity walls differ from conventional cavity walls because both faces are exposed. The British Standard detail shows a stepping DPC within a cavity parapet built into both the inner and outer skins. The parapet masonry is thus effectively separated from the masonry beneath it – resting on a DPC slip-plane at the highest and most exposed part of the building. Expansion of both skins takes place when parapet masonry becomes saturated with rain – also when external air temperatures experience high and low extremes.The parapet DPCs offer the least line of resistance and cracking results followed by masonry movement within both skins. Where the amount of expansion movement is not fully compensated by contraction, progressive movement will occur as a result of ratcheting.This term is used to describe where expansion movement is not fully matched by the retraction movement and masonry above and below, the DPC progressively moves out

of alignment. Consequently, the upper masonry overhangs the masonry below the DPC, forming a ‘ledge’. Curved parapets can accentuate the ledge problem; especially if the curve is between two resilient structural points.Thrust direction at 90º to the arc results in a radius eyebrow ledge. Such movement is commonly accompanied with coping dislodgement at the top of the parapet, where coping pinching occurs. Using a preformed, profiled Type P parapet cavitray can eliminate such problems. Type P is ready-shaped and self-supporting and requires building into one skin only.An

A great picture inside and out

Following the complex extension and conversion of an existing office block in London’s Crouch End, a new picture house cinema has been created by Panter Hudspith Architects. The project forms part of a wider initiative within the borough of Haringey, designed to re-establish the area as one of London’s cultural and arts centres.

The unique style of this four-screen cinema has attracted much interest, not only because of the dramatic transformation, but also because of its new external elevation. Here, Panter Hudspith Architects has replaced the original curtain wall and specified Kalwall. Unusually, this unique translucent cladding is fitted with a tight 150mm wide grid, known as Verti-Kal, which not only serves to emphasise height, but is the first of its type in the UK. On this scheme the Kalwall panels also insulate to a U-value of 0.78. Unlike conventional glazing, Kalwall eliminates shadows and glare and the stark contrasts of light and shade.The system also enhances simplicity by eliminating the need for blinds, curtains or solar control. Even on cloudy days, the interior is bathed with natural daylight, which means less artificial lighting and, because Kalwall is highly insulating, energy costs are reduced. Apart from being specified for all types of new build projects, Kalwall is increasingly used for the refurbishment of cladding or rooflights on aged buildings.

When Paul and Cathe Hazlewood decided to leave the agreeable urban living environment they had enjoyed for years in the centre of Oxford, looking for a new life in the country, they, and Cathe’s brother and sister-in-law, decided to head for deepest Dorset.

he sale of their properties allowed them to shop around for an idyllic setting that they could remodel to suit the lifestyle choices they wanted to make, with energy efficiency, green living and utilising modern renewable technologies important factors in their decision-making. Along with solar PV on the roof and a switch from halogen lamps to LED lighting, they decided an air source heat pump would fit in with their new lifestyles. The feed in tariff (FIT) and renewable heat incentive (RHI) weren’t essential decisionmakers for the solar PV or the heat pump, although it was a significant help especially for the heat pump.The LG Therma V high temperature air source heat pumps – one for each home – have been a huge eye opener to the couple.They had got used to over 20 years of heat on demand using a traditional boiler.There was concern initially about how responsive the air source heat pumps would be to deliver heat and hot water when it was needed. But with the latest ‘high temp’ system from LG, they say they shouldn’t have

worried.“It’s not a flippant remark,” says Paul, “but the heat pump is up and running and commissioned and the biggest complement I can pay it is that we don’t actually notice the difference.” System Designer and Installer, Bublshop’s Martin Perrin, says this is the beauty of the new high temperature heat pumps from LG: “Low temperature air source heat pumps really need to be on 24 hours a day to bring the temperature of the home up to the required temperature and keep it there.They work well and for the right home, they do a great job. But if you need the security of an almost instant response, the high temperature ASHP is the one to choose.The key to success is to get the heating system design right from the outset.” We know it’s far more energy-efficient and much more environmentally-friendly to use renewables than fossil fuels. But what about costs? “It’s difficult to be exact because we don’t have historical oil usage figures for the properties here, so we can’t measure or compare the costs, but in our experience the

savings over oil are in excess of 50% per year, and that’s impressive,” says Martin. The building features a Grade II Listed facade and is located in a prominent position looking over Regent Street and the Soho area of the West End. Rinnai low NOx, sustainable, on-demand hot water heating units Rinnai’s range of condensing hot water heater units, using LPG, are more economic to run than other sources such as oil or electric counterparts. Delivering lower carbon emission figures and greater energy efficiencies, they are a first choice for off-grid installations. For installers, helping an off-grid user select an energy-efficient water heater is critical and a condensing continuous flow water heater, using LPG, is one of the most efficient and environmentally-friendly options. By choosing a continuous flow water heater, an end user can reduce energy costs by up to 50% and reduce greenhouse gas emissions by up to 61% (compared to electric equivalents). Tests show that a Rinnai Infinity condensing water heater has 107% efficiency and is low NOx, compared with an oil boiler that emits approximately 364mg/kwh NOx.That means a Rinnai condensing water heater emits approximately 10% of the NOx that an oil boiler emits.Therefore, combining a gas boiler and a Rinnai water heater will radically reduce NOx.

The EU is recommending that the maximum NOx level be reduced to just 56mg/kWh by 2018. Rinnai water heaters are already compliant with this standard.This forms part of the new rules under the Eco-design of Energyusing Products Directive (ErP). The Meath chooses Pressalit Care bathrooms for residential wing Bathrooms in the new build residential accommodation at Bradbury House, run by The Meath Epilepsy Charity, feature specialist equipment from Pressalit Care. The accommodation in Godalming, Surrey, offers a high-level of support for residents, most of whom have challenging disabilities in addition to their epilepsy. Therefore, bathrooms that allowed for wheelchair access and full carer assistance was of the utmost importance. Senior care staff from The Meath visited the test centre used by Pressalit Care at Brunel University, where they were able to determine specific requirements through recreating different layouts and mocking up room dimensions. As a result of the visit, each bathroom at Bradbury House has been fitted with the Pressalit Care PLUS track system, which sets new standards in accessible bathroom design, with new and improved height and horizontal adjustment.

The wall-mounted track allows easy movement of individual bathroom elements such as washbasins, support arms and shower seats. Horizontal adjustment of these items provide additional space for both wheelchair access and for carers to work effectively. The vertical track enables simple height adjustment by means of an easy to operate grip lock. The shallow ergonomic form of the washbasin gives seated users the leg room and manoeuvrability that they

need underneath the basin, while the specially shaped support arms provide a sense of security and facilitate the task of transferring to and from wheelchairs. The versatility of the PLUS system means that support arms can be folded up flat against the wall when not in use to create more space, and detach quickly and easily.

Washroom’s makeover for Victorian office Washroom Washroom designed and installed male and female washrooms alongside disabled facilities, replacing the existing washrooms.Washroom’s flush fronted Alto toilet cubicles, designed to provide a virtually seamless facade, were finished with an attractive dark wood effect engineered veneer to ensure a consistency of colour for each cubicle door. Laminated ducts were installed behind the toilets and urinals in a soft grey colour to complement the engineered veneer cubicle doors and complete the high specification design. Aurubis transforms Moon art centre At the heart of the renovation and upgrading of the Moon children’s art centre in the Belgian city of Mechelen is a new, small theatre complex – a golden cube defined by its extraordinary, creased Nordic Royal copper alloy cladding. The project’s designer, import.export Architecture, was inspired by associations of the moon with the Apollo 11 lunar module and its crumpled golden metal underside.This aesthetic is presented as a contemporary reflection on the intricate stone tracery of the neighbouring medieval cathedral tower, despite being achieved within a modest budget. The architects worked with fabricator, Ridder, experimenting with pressing and folding flat metal over a blade, resulting in a series of gentle creases. Seven designs of panels were produced using press moulds, each with folds running at various angles and intensities. By rotating and intermingling panels, a rich, random effect was created.The verticality of the overlapping panels is retained, giving structure to the facades, but most transverse

joints are not horizontal, further fragmenting the surface. Nordic Royal is produced by Aurubis, part of one of the world’s leading integrated copper group and one of the largest copper recyclers. Nordic Royal is an innovative alloy of copper with aluminium and zinc, giving a rich golden through-colour that is very stable.The surface retains its golden colour and simply loses some of its sheen as the oxide layer thickens with exposure to the atmosphere, resulting in a protective matt finish. It behaves differently to other copper products over time and does not develop a blue or green patina.

Hauraton customised drainage solutions Hauraton manufactures a vast selection of surface water drainage channels for civil and landscaping applications that cover all loading categories, from Class A15, to F900, and storage volumes up to 443.0 litres per metre. Its FASERFIX channel components are cast from the company’s Fibre Reinforced Concrete (FRC), whilst the RECYFIX channels are moulded from 100% recycled polypropylene (PP). These channels are available with a wide range of slot or mesh gratings made from ductile iron, galvanised steel, stainless steel or FIBRETEC, a composite reinforced material (PA-GF) developed specifically by Hauraton.
