efurbishment, retrofit, renovation – all buzz words of the moment and rightly so. With energy bills rising and the UK committed to reducing overall CO2 emissions by 80% by 2050, it is critical that our existing buildings, which are among the oldest in Europe, are made more energyefficient. According to the English House Condition Survey 2007, of the 22.2 million homes in England, 39% were built before 1945, with more than 21% built before 1919 and the introduction of cavity walls. According to Scotland’s 2009 survey, pre-1945 homes accounted for a third of all stock, of which 19% were built before 1919. But we’re not just talking about domestic properties. Developing a lean healthcare estate is now more important than ever, with trusts having to find more affordable ways of upgrading their existing accommodation. And we await with interest the plans of the fledgling Education Funding Agency for the future of school building. But it’s not just our houses, hospitals and schools that are in need of refurbishment. Our historic buildings are constantly in need of repair, often only achieved by the fundraising efforts of sympathetic benefactors. However, from October this year, the Treasury plans to charge VAT at 20% on approved alterations to listed buildings – work which is currently exempt from the tax. The Church of England has already warned this could lead to many planned renovations being scrapped. This issue of FC&A features some outstanding refurb and renovation projects including the Bicton EaRTH project, The Ice Plant designer apartments in Manchester and The Grove office development in London. All of these projects address not only tougher climate change laws, but show how buildings can be revitalised to create sustainable spaces and pro-active communities.

EaRTH summit Two years ago a fledgling consultancy called Granted Ltd., knocked on the door of David Henley the principal of Bicton College. The conversation that followed marked the start of the Bicton EaRTH project. A project designed to create a skills training centre that would inspire, educate and enthuse the rapidly growing ‘green collar’ workforce in the UK.

nnovative is an overused word these days, but the innovation of The Environmental and Renewable Technologies Hub at Bicton College (EaRTH) is beyond question. The originality of EaRTH is not just existent in the mix of heat and power technologies but more significantly in the way that the EaRTH visitor is compelled to engage with them. This is a building with its heart on display. A heart that works hard to explain, demonstrate and discuss our shared low energy, low carbon future. To the average consumer (and possibly the average installer too), the relatively new technologies of solar thermal, PV, biomass heating, air source heat pumps and rainwater recycling, are all a bit of a black art. The designers of the EaRTH building, Simon Glanville of TFQ architects and Jonathan Davis of Granted, made strenuous efforts to take these technologies out of their traditional

settings and place them where guests and students at EaRTH would have no choice but to see and engage with them. “The future of buildings in the UK is no longer an ‘either/or’ scenario as

Greenhouse around the globe. The UK has a much more compartmentalised approach to construction and M&E and this is reinforced by apprenticeships and training pathways. However, this project and the main contractors (Skinners of Sidmouth), have shown that perhaps it is more important to possess a flexible skills set, an open mind and a “can do” attitude.”

Building on a budget

Strenuous efforts were made at Bicton College to take new technologies out of their traditional settings and place them where guests and students would have no choice but to see and engage with them

over winter. Large, swinging louvered shutters, have been fabricated on site and offer shading when required whilst also dividing the decked area into neat little bays when open. Internal space heating is provided by an integrated thermal/ASHP/biomass system that is designed to deliver water at approx. 55° to the under-floor heating system returning at about 45°. Initially the thermal takes the strain but if the 1500ltr cylinder is calling for heat and its night-time or cloudy, the 10kW air source heat pump kicks in. If the heat pump CoP falls below 2° (approx. air temp of 8°) the wood chip boiler fires up. “When you average over approx.

1000kW hours a year in Devon, why wouldn’t you use that energy for heat and power?,” asks Davis. “We are habituated to staying in our comfort zones and lots of the guys on site were challenged by much of what we did, but by the end of the project they were all really proud of what they had achieved and without exception they all wanted to do more.” During the summer there will be a significant excess of hot water from the thermal array, this will be piped via an underground heat main, to the dairy where it will be used to heat 1500ltrs of water for the twice daily wash downs in the milking parlour. All this pipe work, so elegantly and proudly installed, is on

Bicton, near Budleigh Salterton, Devon, is historically an agricultural college. As such it was keen to show the rural community that good farm buildings can be retrofitted in a way that improves function, creates new and beautiful form and dramatically reduces running costs. And given the imminent Green Deal and the newly arrived non-domestic Renewable Heat Incentive, you have to say that they are on to something. This is still however, a building on a budget. As such it makes no bones about sharing the decision-making processes it went through. The floor finish for instance was ‘value engineered’ from Cornish slate to Chinese, the insulation was predominantly conventional rather than the desired sheep’s wool and the number of solar light tubes and rooflights was halved. The two existing buildings on site led Simon Glanville to adopt two different approaches to establishing thermal efficiency in the existing envelope. The upper stable had a wall void and Glanville decided controversially to maintain this without any filling or treatment opting instead for internal insulation. This was supplemented by significantly adding to the glazing and kicking the entrance pods out to face true south. Coupled with the new thermal mass of the low carbon concrete floor pad, the building warms its self during the day and holds that heat overnight. The lower barn is solid in its wall construction and here we see the ‘tea cosy’ approach with the new insulation installed externally under the locally sourced western red cedar cladding. The whole of the southern elevation of the barn has been opened up to give massive solar gain. This infuses the internally exposed brickwork with heat, creating a pleasantly warm zone with little or no additional heat required, even

Where the biomass boiler is installed, the wall of the boiler room (on the main thoroughfare) has actually been removed and replaced with sheet glass and an adjacent light switch. This enables anyone in the building to see the 50kW Guntamatic wood chip boiler. An additional vision panel has been installed between the boiler room and the fuel store in order that guests can see what wood chip actually looks like and ‘join the dots’ of the ‘wood fuel in, under-floor heat out’ cycle. Perhaps more by luck than design, the 10kW of roof-mounted PV is actually at eye line for the terraced walkway, again enabling an impressive ‘up close’ feel to the technology. The team opted for a roof-mounted system rather than an integrated approach in order to futureproof the array. Any future developments in technology that significantly lift the performance of PV can be easily retro-fitted, keeping EaRTH contemporary and relevant.

skip is sacrilege.” The project attracted approximately half of its cost value (£1.2m) from a variety of funding sources using the resources and expertise of Granted. This enabled EaRTH to gather momentum and develop briskly whilst the college worked on the Skills Funding Agency to access the matching 50%. Some of the funding required that a BREEAM rating of ‘Very Good’ was achieved. Given the nature of the existing building, this was factored in right from the start and John Thorn of TFQ (Project Manager), set the goal of aiming for ‘Excellent’ with a view to dropping some points along the way. This prophetic approach was totally vindicated, though in the end the team were slightly disappointed not to achieve ‘Excellent’, (though this was always near impossible) and the strategy worked beautifully, also enabling some cost savings from original forecasts. Throughout the build a sense of ‘special’ was engendered and actively fostered by the main contracting team. Virtually all the artisans involved in the project came from Devon, most from East Devon, (though there was one Cornishman apparently!). David Henley the college principal is delighted with the project: “We are proud of the impressive feat of engineering in an agricultural context that this building demonstrates. We look forward to welcoming everyone to EaRTH over the coming months and years, and hearing about the successes resulting from this centre.”

This is achieved by a reverse cycle ASHP that can also be activated to actually chill the slab (though the BMS will open the skylights and dump the heat before this is necessary!).

n the days when tenements were built, people were almost forced to be a community because they had to share so many things.There was a great community spirit in those days but gradually over the decades we have moved away from that and it can take a considerable time for communities to be born and often it requires a major problem to achieve that. It may be an issue which brings them together for a negative reason – to battle to make their own environment as pleasant as possible. Often when development plans are first published, they include facilities which do not materialise, which may be why we sometimes receive a bad press. It is understandable that the public become upset but although the planners and politicians say they want community facilities, shops, schools and many other things, and space is allocated for them, the reality is they don’t happen because of lack of money. We are pioneering a groundbreaking development, Kincluny Village, Scotland’s first sustainable village

which I hope may provide a blueprint for the future. At the heart of the Village is a community-owned social enterprise, one which will give those living there control over their own environment. It will look after the common areas and also encourage local business development. In years gone by when developments were completed, councils took over

responsibility for amenity areas and playgrounds and I feel that meant people did not have the same sense of ownership – if there was problem it was the council or the councillor you complained to. good service, there is still not a huge sense of ownership. It will be different at Kincluny where the social enterprise will be run by a Trust of which residents will be members.There will be a factoring system but the residents will have a direct say in how the money is spent and there will not be a company in the middle taking a profit. We are looking to create a community and that means you can’t build all £500,000 houses. You need mixed tenure because to create a community you need those who need some help alongside those in a position to help others. I believe you need a complete mix to create a successful community and I am convinced that part of the reason we have social problems is because we don’t have that. Some people say that if you put affordable housing next to high value housing you will get social friction but I don’t think that has been proven. You get private buyers who can be undesirable neighbours just as you can in affordable housing. I hope that giving residents responsibility for their own environment will help create a community. In one project by designer Wayne Hemingway, the developer, rather than do the landscaping, laid the topsoil and gave the residents the money which had been allocated for planting and landscaping and told them: “Spend the money as you wish – do it yourselves.” When they did that they found there was

no vandalism.That was a great success because I can tell you from experience, that as a developer, we have to return and replant the trees after a year because the kids have broken them all. A key factor in making Kincluny feasible is that we own the 100 hectare quarry site and don’t have to go and pay out millions for it. For every house we build we are going to give the social enterprise £1000 and establishing a £1.5m purse for them to get them up and running. To create a

community you need shops and businesses and with that money they can take over some of the units and try and find the types of shopkeepers and tradesmen they want by offering them a peppercorn rent. Often the first thing which arrives in a new development is the pizza parlour but we hope they will be able to attract the businesses which are vital to any community. It may be a shop where you can get your milk, bread and papers in the morning or perhaps they can persuade a joiner or mechanic to start a business if they offer the premises for nothing for a couple of years. For it to be a self-sustaining community, the provision of business and employment, land within the village, as well as incorporating working-from-home house types, are all key factors. The social enterprise will own the pond on the development as well allotments and an historic 19th century tower which can all create an income. Because it is a charitable trust, it will also have great potential to pull in external funding. There are grants available from the Scottish, UK and European governments for environmental projects. To build a community you must make it a desirable place to live and for other developments that may require government support. Planning gain is quite heavy on developers at the moment and increasingly it is to fund infrastructure, which has until now been built by the government. If that is a road which leads to a development there may be some justification, but if that is not the case, then maybe the developer’s contribution should be directed to the community. We plan to build the type of houses which will make people want to live at Kincluny. Sustainability over affordability As the effective implementation of the Sustainable Drainage Systems (SUDS) legislation draws near, it is clear there is still significant disquiet within the construction industry. Andrew Gill of Brett Landscaping, explains why sustainability must be the key driver of this reform.

here are a couple of key issues with the proposed implementation – a signiﬁcant one is the obligation to include drainage systems that comply with the new national standards; this could substantially raise costs and is therefore prohibitive to the development of much needed new-build housing. Secondly, there is also the feeling that too much weight is being given to SUDS in the planning decision process. The affordability argument has only limited merit if the drainage systems are incorporated during initial design stages. This early consideration of drainage systems negates the need for additional budget; it also maximises the chance for them to be almost inconspicuous, and with no additional maintenance requirements makes them very cost-effective. I believe, similar to the regulations for thermal efﬁciency to reduce Carbon emissions from developments, there should be no provision for the relaxation of this legislation. Since these regulations

are intended to protect lives, properties, businesses and communities, it would be wrong to allow them to be set aside based purely on the grounds of affordability. Brett has been involved in a number of new development projects which have successfully incorporated SUDS, including social housing, which have very tough budgetary constraints. Our permeable paving is used frequently in developments where flooding or pollution, might be a threat. Permeable paving is designed to work by allowing surface water to pass between the blocks and into the pavement subbase where it is retained before being allowed to drain from the site essentially mimicking the natural flow of water from a Greenfield site. Where it would not be viable to allow water to drain into the sub-grade, for example on a Brownfield site where there is a significant threat of pollution, it is possible to sub-tend the pavement sub-base with a polythene layer so surface water run-off is allowed to permeate into the sub-base but is

prevented from entering the sub-grade, stopping pollutants from leaching into the water course. The essence of a successful SUDS design is careful planning and correct product specification, if this is done then additional drainage costs should not be a concern. The cost savings become even more stark if one considers that taking such measures will save future costs in the event of flooding. A significant concern for the industry is the time DEFRA is taking over this consultation. The longer it takes, the more opportunities there will become for doubt and confusion to grow. In addition, the lack of clear, comprehensive information about what the Government is planning to say when the SUDS standards are published, is creating greater uneasiness within the industry. It is clear from past incidents we cannot afford to delay any longer and need quick action. The application of SUDS must be universal, to ensure its effectiveness in protecting the urban environment and prevent downstream flooding in the context of continuing ‘urban creep’, climate change and pollution. We support the call for enforcement powers to the SUDS Approving Bodies as well as the local planning authorities, and call upon DEFRA not to delay any further in publishing definitive national standards.

Exceeding expectations In order to ‘future-proof’ new buildings, architects need to take steps now to ensure they specify doors and windows whose performance meets the tougher new insulation and CO2 emissions standards that are expected to be included in the new Part L of the Building Regulations due out in 2013. FC&A examines how Schueco is already exceeding these expected changes.

t is probable, depending on the type of building, that window and door ‘U’ values in the new Part L of the Building Regulations, will be reduced to 1.4 W/m2K, meaning that both frame materials and glazing will need to be more thermally efficient. Fortunately, as an international company working in a variety of climate zones, Schueco already has a range of window and door systems that can easily exceed these expected changes. So whether aluminium- or steel-famed products are required, Schueco can provide a highquality and cost-effective solution. Together with the changing requirements for thermal efficiency, the market has seen a growing demand for windows and doors with improved levels of security. Much of this has been driven by the police initiative Secured by Design, which specifies test standards to which products must comply. This year, SBD will have to accept the European security standard EN 1627, a development that puts Schueco in a prime position because while many of its doors and windows are tested to current UK standards, there is

an even larger range conforming to the EN standard. This standard allows for the speciﬁcation of different levels of security on a wider variety of product types, including sliding doors and the increasingly popular folding doors.

The drive for sustainability Schueco’s AWS insulated aluminium windows – which meet these security requirements, together with severe functional and weather performance criteria – provide a comprehensive range of aesthetic and practical solutions. Available in all kinds of opening type including casement, tilt-turn, pivot- and side-hung, bottom-hung and inwardopening, these windows come with frame depths from 50mm to 90mm depending on the level of insulation required – either thermal or acoustic. In line with Schueco’s commitment to continuous product development and ever-improving thermal insulation values, there is now one window system, the Schueco AWS 90.SI, which, when combined with 0.6 W/ m2K triple glazing, will achieve PassivHaus levels of insulation. With a whole window

‘U’ value as low as 0.8 W/m2K, this is a first for an aluminium window. In addition, a PassivHaus-certified window will be launched later this year. But Schueco’s drive for sustainability is not limited simply to conserving energy: the company now offers for example, a Green Guide ‘A’ rated option (Green Guide element 831500023) across its AWS aluminium commercial casement and tilt/turn range. While not mandatory, ‘A’ rated windows are a way to score additional credits in buildings constructed under the BREEAM Scheme. An increased level of credits can be achieved by opting for the higher thermally performing windows such as Schueco AWS 70.HI, AWS 75.SI and AWS 90.SI, thereby improving the building’s energy efficiency and reducing CO2 emissions. Thanks to Schueco’s partnership with leading steel systems specialist, Jansen, specifiers also have the choice of working with steel when this is appropriate. A notable new product here is Janisol Arte, a highly insulated steel renovation window that won a Gold Medal for Innovation at Batimat 2011. As a result of a narrow

Doors, Windows & Entrance Systems face-width of just 25mm or 40mm, this window not only satisfies the concerns of local authority planners and building conservation officers, but with impressive ‘U’ values of 1.6 W/m2K using standard Low ‘E’ double-glazed units, it also meets the current energy-saving requirements of Part L. By using higher-performance glazing, the anticipated changes in this regulation can also be satisfied. Schueco’s insulated aluminium door systems are fully compatible with Schueco AWS windows. There are two ranges: Schueco ADS – where the emphasis is on thermal performance – and Schueco ADS HD (heavy duty) where high levels of traffic are the dominant decision-making factor. Both ranges are characterised by the possibility of large sizes and high leaf weights combined with a wide variety of robust hardware options and security levels. As well as standard hinged doors, there are panic exit doors and specialist fire protection doors offering either 30- or 60-minute tested integrity. As with aluminium windows, the door range is complemented by a steel alternative from Jansen. Available in noninsulated or thermally-insulated versions as well as stainless steel, Schueco Jansen doors offer an attractive alternative providing slender sight-lines, robust performance and a choice of security options. Additionally, Schueco Jansen glazed steel fire-protection doors and screens allow specifiers to choose from a wide selection of tried and tested products. While the construction sector has yet to regain its pre-recession vigour, Schueco has seen a growing demand for its sliding and sliding/folding doors across all markets. As in other product areas,

developments here have concentrated on higher thermal insulation so architects and specifiers will have no problems meeting present and future regulations. One system in particular, the versatile Schueco ASS 70 FD folding/sliding door is proving particularly successful, having been installed in a variety of locations including domestic housing, local authority properties and commercial premises. A newer version, the ASS 80 FD, can achieve Uw values of < 1.3 W/m2K, making it compatible with Schueco’s range of SI (super-insulated) façade, window and door systems. In addition, Schueco has just launched the ASS 77 PD range of supremely elegant, motorised, ‘panoramic’ sliding doors. Offering varying levels of thermal insulation and capable of accommodating very wide openings with two, three or four leaves each up to 3.2m wide and 3.5m high, these ‘frameless’ premium doors are ideal for high-end residential and commercial buildings. Available in three frame versions – non-insulated (NI), high-insulated (HI) and super-insulated (SI) – the doors can accommodate glazing up to 60mm, allowing double- or triple-glazed units

for optimum thermal insulation values (as low as 0.8 W/m2K on the SI version). Striking an excellent balance between performance and cost, the ASS 77 PD.HI is expected to be the most popular version for the UK market.

Beyond the label From January 2013, the climate control system market is going to see some big changes that will result in more energy efficient installations and a new labelling method. Graham Wright, Legislation Specialist at Daikin UK, explains how the new system will provide specifiers with a much more realistic idea of how air conditioning systems will perform in practice than current ratings provide. shift in the way anyone specifying a climate control system can assess the energy efficiency of new products and predict the likely running costs and emissions. Although it might seem like things are getting more complex, what it means in practice, is that it’ll be easier for specifiers to identify the best climate control systems for each application. The thinking behind the new Seasonal Energy Efficiency Ratings (SEER) required by the ErP, is to take into account the highly variable local climate zones and the expected seasonal temperature variations throughout the year. This acknowledges that in typical European conditions, climate control equipment runs at partial load capacity for most of the time. Compared with the existing nominal efficiency rating, which assumes a set temperature and full load all year round, SEER provides a more realistic view of energy efficiency. Instead of a system that gave a general high/low idea of peak performance but little in-between, the new system takes into account much more realistic circumstances.

Unrealistic conditions

Graham Wright, Legislation Specialist at Daikin UK A qualified mechanical engineer, Graham has worked in the AC industry for some 30 years covering roles from project management of some of the largest chiller projects in London, through to Europe-wide product marketing and engineering.

If a weather forecaster were to tell you that the temperature across Europe was going to be the same across the whole continent, and only varied between ‘very hot’ and ‘quite cold’ the whole year, you’d be sceptical. But until now, that’s how climate control systems were rated. These conditions are unrealistic for many parts of Europe and, in fact, most of the time systems won’t run at anything like these temperatures. The new SEER ratings take into account the capacity requirement at realistic temperature ranges

experienced within different climate zones. Based on which climate zone the product is being used in, it will receive a different rating, which will be displayed on its Energy Label. Previously these only had to show cooling performance and energy consumption. They now need to show the SEER, Seasonal Coefficient of Performance (SCOP) and energy consumption in both heating and cooling modes. The climate zones are much more reflective of the likely operating conditions than the current nominal ratings, which are unrealistic for around 70% of the time. Of course, the location based scale isn’t perfect but it’s better than just having the single setting of ‘Europe’. The new ratings will be appearing on products up to 12kW from January 2013. Any products that don’t make the new minimum standards will no longer able to be sold. The rules for the smaller systems will also tighten again in 2014, ensuring further energy efficiencies. This means that anyone supplying or buying climate control products must be ready for this new legislation and know how to understand the labelling, so they can choose the best product for the location and accurately compare products for their energy performance. One size does not fit all when it comes to climate control installations and now specifiers can be more confident that predictions they make for comfort levels and energy use will be more accurate. This means they will be able to optimise more effectively, with reduced risk of over or under estimating an application’s particular requirements.

With the Government’s chief construction advisor, Paul Morrell, demanding the adoption of Building Information Modelling (BIM) on all public sector projects within five years, the UK’s first timber frame detailing tool from Wolf Systems, allows 3D modelling of construction projects, making it a prime component of collaborative BIM in building design.

Horizon is the result of almost two years of research and development and was developed as a specialist application for Revit 2012, the latest generation of BIM. “It’s generally accepted that Revit is the future for building design,” comments Foster, “and we believe that Horizon represents the way ahead for the timber frame industry.”

The 3D modelling allows immediate visual checking of the scheme and the automatic clash detection ensures potential problems get resolved before they reach the site.” Foster continues: “Too often projects get drawn multiple times by multiple people. To complicate matters further, most of the timber frame detailing currently undertaken by manufacturers is done in a

2D environment. It’s obvious that working this way not only increases the opportunity of error but is also hugely inefﬁcient.The process of working in a true 3D model can eliminate these problems but also offers more as well.The model used in the Horizon software is parametric. Every ‘view’ is linked; you could say: “a change anywhere is a change everywhere”, as changes are made in just one place and the 3D model and all of its associated views are automatically updated.” Wolf Systems is already seeing widespread interest from the private sector and, in this new collaborative method of working, timber frame manufacturers may indeed ﬁnd themselves being asked to ‘collaborate’ in future projects; even relatively small scale ones. Horizon offers manufacturers that opportunity to collaborate and share with other specialists adopting BIM methodology.

preferred option rather than demolition and reconstruction, and the opportunity was taken to transform the existing building and create a contemporary, sustainable and flexible working environment. The design team worked to a complex brief which was based around four key design objectives: • to rationalise floor plates in order to maximise usable internal areas and improve aspect through design and improved efficiency; • to comprehensively reorganise and improve all common areas, particularly the reception area; • to replace all M&E elements of the building to maximise building efficiency and tenant flexibility, while minimising running costs and environmental impact; • to introduce enhanced common amenities including showers and cycle racks.

Striking features

One of the most striking features of The Grove is the reception area which incorporates a stunning graphic installation by artist Morag Myerscough entitled “Earning My Stripes”

In this special feature, Gary Stoakes, Partner at Jackson Coles LLP, which acted as cost consultant and contract administrator on the project, discusses the property’s amazing transformation.

rove House was built as ofﬁces in 1989-90 and enjoys a prime site at the junction of Marylebone Road and Lisson Grove. It is considered to be a good example of Postmodern architecture, and is adjacent to a conservation area and a number of listed buildings. Despite its

relative youth, the building had become outdated and was in need of signiﬁcant work – particularly to the mechanical and electrical systems – in order to bring the operational and environmental performance up to the standard expected by West End business occupiers. It was decided that refurbishment would be a

Throughout the project, the design team’s strategy was to bring the building into the 21st century with a sensitive approach to its original character and seek to maximise ﬂexibility for future use. We were also anxious to maximise the environmental performance of the building, and we are very pleased that it has secured an EPC level ‘B’ and a BREEAM ‘Excellent’ rating. The façade of Grove House is very prominent and features striped masonry cladding reminiscent of better-known Postmodern buildings in the capital such as Number One Poultry. It had become dirty however, and work was carried out to clean the façade to bring it back to its former condition. The façade was then enhanced with a new entrance screen, subtle night-time lighting and an extended window that improve the street frontage and lifts the building’s identity on a busy thoroughfare. Windows were replaced throughout the building as the thermal and acoustic performance of the originals was extremely poor, while many window mechanisms were broken and difﬁcult to clean. By replacing windows with high performance double-glazed units that were sympathetic to the character and style of the original building, we were able to meet the latest acoustic and environmental standards and give a new lease of life to the building’s façade.

One of the most striking features of The Grove is the reception area – the first point of contact for visitors and the

heart of the building for all who use it. The design team recognised the importance of this area and were determined to create a welcoming, light and airy space. The artist Morag Myerscough was therefore commissioned to create a two-storey graphic art installation ‘Earning My Stripes’, that creates a dramatic, uplifting and memorable environment. At Jackson Coles we’re proud to have partnered with AHMM on a great commercial project. It has been a pleasure to work with Kajima Properties, and we’re proud of the part we have played to deliver an outstanding office development in a prime West End location. It’s now fit for purpose once again, and equipped to meet the needs of future users for many years to come.

Inside the building, the office floors were particularly dated and were in urgent need of refurbishment in order to create high-spec and desirable office accommodation. We stripped the office spaces back and installed up-to-date services. The new office spaces are light, airy and extremely flexible, creating great office environments for tenants and incorporating flexibility for a wide range of organisational needs. The building can be available as a whole but can also be split into individual floors without additional services implications. By moving the plant room from the top floor to the basement, we have been able to transform the sixth floor of the building into a stunning glazed penthouse office suite. More than 57,000 industry professionals visited this year’s Ecobuild

Once again Ecobuild united the sustainable community with a world-beating exhibition and conference programme. FC&A takes a look at the highlights of this year’s exciting event.

cobuild, the world’s leading event for the built environment and sustainability, brought together more than 57,000 industry professionals from 20-22 March 2012 at London’s ExCeL. Over the three days, visitors explored the products, services and innovations from more than 1,500 exhibitors. In addition to the industry’s heavyweights, visitors were also able to explore up and coming companies in the exclusive entrepreneur’s zone, Green Shoots. Running alongside the extensive exhibition, visitors were able to attend more than 130 free-of-charge conference and seminar sessions featuring a host of high proﬁle politicians, cuttingedge industry experts and renowned commentators. Well known names on the programme included: Jack Straw, Michael Portillo, Kevin McCloud, Monty Don, Janet Street Porter, Alan Johnson, Jonathan Dimbleby, Mark Prisk MP and Sir John Armitt. The success of the comprehensive education programme

was clearly evident with many sessions having standing room only. Solar Hub showcased a range of solar innovative systems and Renew gave practical advice on achieving one of the most important aspects of attaining an energy efficient building, a highly insulated, air-tight building envelope. This year saw an even bigger international presence, with national trade associations from Austria, Latvia, Canada, Italy and the Netherlands all there with prominent stands. There were some amazing art installations too, including Ideal Standard’s eye-catching bottle thinker and the world’s first velvet concrete wall from Tactility Factory on the LafargeUK stand. The distressed dark red velvet and concrete panels clad a 6m high tower on the ‘Cool Concrete’ stand which eventually won the UK Green Building Council’s prestigious Ecobuild Sustainable Stand Award. With the Government requiring BIM for procurement and management of all public projects from 2015, it was no surprise that there was a significant presence for BIM at this year’s event. Professor Andrew Thomas ran an excellent session on Tuesday morning on BIM’s potential for sustainability and avoidance of waste. Cool roofs can help beat summer heat

With average summer temperatures rising, many commercial buildings will not only rely on costly and carbonheavy air-conditioning to keep office space cool, but will also exacerbate the problem by contributing to urban heat levels and air pollution. FC&A takes a look at the ‘cool roofs’ concept Sika Sarnafil is now pioneering in the UK.

The cumulative effect of heat gains in cities and built-up areas – aka, the urban heat island effect (UHIE) – is increased thermal discomfort, reduced air quality and increased risk of smog. Solid wall insulation The ongoing issue of hard-to-treat walls in the UK can be overcome using Spacetherm, an ultra-thin insulation for thermal upgrades, saving valuable space without altering the exterior fabric of the building. One project that beneﬁtted from this ultra-thin insulation was 20 Follet Street, Tower Hamlets, London. Using innovative technologies, the solid wall Victorian house in a conservation area, was upgraded with an 80 per cent carbon emission reduction. The A. Eurobond panels specified for prestigious St Helens projects Langtree Park in St Helens has undergone massive redevelopment and Eurobond panels have been used on St Helens Rugby League Club and the largest Tesco in the UK. A private house in Seeheim, Germany features Aurubis Architectural’s Nordic Brown™ pre-oxidised copper panels to clad its exterior, creating an elegantly smooth shell. The archetypal form of the gabled house was taken up thematically as a monolithic form where a homogenous appearance for both roof and external wall surfaces was essential. Cladding all these surfaces in Nordic Brown made it possible to realise this monolithic character in the form of an abstract, sharp-edged geometric body, while providing a weatherproof skin. SkanDek – super solution for supermarket roofs An independent study has been undertaken to assess the suitability and economic advantages of using SkanDek elements for the roof of a typical single storey supermarket. GRP roofing stops lead theft on church Hambleside Danelaw believes a major precedent has been set for churches and other historic buildings by the first ever installation of a modern glass reinforced polyester (GRP) roofing system on a Grade I listed English church. EWI creates warm front over Southend Residents in Leigh-on-Sea, Essex, are turning down their thermostats as a ‘warm front’ has recently spread across this area of Southend. The temperatures inside properties at Blenheim Chase have risen as U-values have been cut with the installation of the award-winning weber.therm XM External Wall Insulation (EWI) system. Proctor Group and Energyflo Insulation Technologies have delivered 2 and 3-bedroom general needs houses for the 2012 Housing Innovation Showcase in Dunfermline, Fife, using the Jablite Dynamic Frame insulation system. By channelling incoming ventilation air through the building fabric, the Dynamic Frame system allows the timber frame walls to meet U-values of 0.15, in a 140mm stud, with no increase in wall depth, maximising internal space for the residents, while minimising energy bills. Flex heat pump system fills gap in UK market The award-winning breakthrough technology ‘Daikin Altherma Flex’ multi type air/water heat pump system is designed to replace the conventional fossil fuel central heating system while reducing carbon emissions and lowering energy bills, particularly for apartment buildings. Integration is key for security Committed to providing the best possible security for its tenants, the landlords of the prestigious new St Botolphs Building in the City of London, specified an integrated security installation from Security Products from Siemens, that would combine CCTV and access control and offer unlimited user flexibility. Appointed by Skanska to provide the security installation at St Botolphs, independent electronic security specialist Quantum (UK) Ltd., selected the SiPass integrated access control system from Security Products from Siemens as the basis of its design.

The SiPass integrated system was chosen not only because of the tight integration it provides with CCTV installations, but also because it offers almost unlimited flexibility to cope with changes in end user requirements, and because it combines high end performance and features with very competitive pricing strategy. The St Botolphs Building is one the largest new developments in the City, providing more than 500,000 sq. ft. of highly specified and flexible office accommodation. Quantum (UK) Ltd., devised and implemented an access control system that includes

more than 70 door readers in the landlord’s area of the St Botolphs Building as well as speed lanes in the foyer to facilitate rapid and convenient entry and exit for staff. The system also works in conjunction with card readers in the building’s lifts, so that staff access can easily be restricted to the floors that they are authorised to visit. The SiPass integrated installation works in conjunction with a CCTV installation, also provided by Quantum (UK) Ltd., which is based on Siemens Sistore digital video recorders and unobtrusive Solaris dome cameras.

CAB supports university research CAB and its membership work closely with institutions and associations to further the understanding and education regarding aluminium in building. One recent initiative with the University of Nottingham has seen CAB support the department of architecture in a particularly interesting study of our ‘modern’ buildings.The resulting data drawn from the research will form a body of work, which will be publicly available for both students’ research and the wider construction industry to better understand aluminium’s durability and extensive life expectancy. The proposed initial case study is New Castle House, Castle Boulevard, Nottingham, originally designed by Owen William and refurbished in 1987. One of the most dramatic Kalwall projects in Europe is part of the conversion of old railway maintenance buildings in Antwerp. The brief for architects Verdickt & Verdickt was to use as much as possible of the original to create a major leisure complex. Maximum natural daylighting with minimum energy loss has been achieved by cloaking the envelope entirely with translucent Kalwall. This highly insulating system comprises a very large pitched roof, supported by laminated timber trusses, together with vertical clerestories at each end and along the long side elevation. Internally, the other long side forms an upper level viewing gallery. When lit up at night, the building exudes an ethereal glow.

Outdoor learning opportunities Logwise has designed and built nine new buildings for the Danbury and East Mersea centres of Essex Outdoors, providers of high quality outdoor learning opportunities for young people. Comprising five small residential units, a classroom, catering unit, large multi-occupancy residential unit and toilet and shower block, the log buildings were designed at the Logwise design centre in Devon, utilising laminated spruce logs of 88mm thickness. The buildings were actually timber frame in construction with the logs acting as an external cladding material. Triple glazed doors and windows were also supplied by Honka to complete the package.

Oregon project wins Green Gown award A low-carbon volume housing project based in South Lanarkshire College, which used a structural timber frame now developed as Oregon’s IP™ Intelligent Panel System, has just won a Green Gown Award from the Environmental Association for Universities and Colleges. Designed to meet Level 5 of the Code for Sustainable Homes and Building Standards for 2013 and 2016 in Scotland, this successful project was built using a timber frame supplied, designed and erected by Oregon. Challenging cranage operation Off-site construction specialist,Yorkon, has completed a challenging cranage project at Ninestiles School, a new high achieving academy in Birmingham. The site operation involved the use of a large 350-tonne crane to lift the steel and concrete building modules over the top of an existing building and into a completely enclosed courtyard in the centre of the school. Energy efficient style Natural Building Technologies’ Pavawall and Pavaroof systems have been used to construct a ‘garden city’ development of highly energy efficient, low carbon homes for social housing provider, North Hertfordshire Homes. Taking its inspiration from the Edwardian Arts and Crafts movement, the development incorporates design features typical of the era but updated to reflect a contemporary feel. The U-values for the walls and roof of the properties are 0.13 W/m2K and 0.13 W/m2K respectively. Airtightness tests undertaken on the properties returned impressive figures of under 3m3/hr/m2@50Pa, greatly outperforming the Building Regulations’ requirement of under 10m3.The thermal mass of the Pavawall and Pavaroof systems means the properties will also benefit from effective protection against summertime overheating. s.honey@natural-building.co.uk 116

Remmers drives corrosion away Eastgate Shopping Centre in Inverness, is the largest shopping area for the highlands of Scotland. Built in 1983 and extended in 1993 and 2003, the centre now houses a car park with 1350 spaces. CCCP (Concrete Corrosion Consultancy Practice), were the on-site consultant engineers who tested the car park structure for levels of chlorides in the concrete. From their findings, they created the full project specification which recommended the use of Remmers MCI and Remmers Betofix concrete repair systems. Essential works were then carried out to protect the embedded steel reinforcement. Finally a bonding bridge was applied and a new fibre reinforced slab was laid to protect the concrete from any further damage.

Call for Brick Awards 2012 As the search begins once more to find the best brickwork in action for the 2012 Brick Awards, the Brick Development Association looks back at some of the 2011 winners and reflects whether new trends are emerging in the use of brick.

he supporters of brick are always quick to emphasise its timeless quality, and last year’s Supreme Winner, the Lyric Theatre by O’Donnell + Tuomey Architects, was a perfect example of a truly modern building expressed in brick that is indeed ‘timeless’. The exterior is clad in sumptuous planes of brickwork that contain large theatrical spaces and yet thanks to the use of Ibstock’s Heritage Red Blend, these large elements fit in well with the surrounding streetscape. The brick is used internally as a common theme to link the series of interlocking spaces that make up the public realm of the building. There were two trends which were discernible not only in the winning buildings, but also in those on the shortlist. The first was the use of the blue/black engineering brick and the second was a developing interest in the textures and patterns that brickwork can produce. The Best Commercial Building in 2011 was judged to be the Holiday Inn Express in Manchester by Stephenson and Bell who used Michelmersh’s Blockleys Smooth Black to clad the city centre

hotel. The architects overcame the problems of the difficult triangular site by designing a building that plays frame against solid and yet by the consistent use of brick and precise detailing, has a unity. The Best Education Building was awarded to the Charles Carter Building at Lancaster University by John McAslan and Partners. The building occupies a key site in the University campus and it was decided to use a brick that contrasted with the Williamson and Cliff brick from which the majority of the campus is constructed. Wienerberger’s Midnight Unsanded blue/black brick was chosen and it has produced an elegant wellproportioned building that makes a positive contribution to the campus.

Two other winners also featured dark bricks. Bermondsey Island, Best Housing Development 6-25 Units, designed by Urban Salon used Ibstock’s Tile-Brick to produce the ‘tile-hanging’ effect. The mortar joint is obscured by the ‘tile-face’ of what is essentially a masonry unit. The strong horizontal lines of the’ tile face’ contrast with the smooth white elevations of the private part of the scheme. The Best Housing Development 1-5 Units was won by 31-32 Dolben Street. Designed by architects, Association of Ideas, Ibstock’s Copper Glazed brick was used. A dark green glazed brick that shimmers in the sunlight and gives the curve of the main elevation a magical quality, is another example of the use of a material beyond the ordinary. However, if the use of dark brick characterised the 2011 Brick Awards, there were also hints at what might be about to become the norm. The use of a lighter blended brick is evident at Union Phase B where architects Maccreanor Lavington used a blend of Ibstock bricks to produce an external wall that has a lighter mottled effect. Light bricks are also in evidence at the Newton and Arkwright Buildings, completed for Nottingham Trent University by Hopkins Architects. This scheme links two post-war buildings with the original Victorian buildings which were built in a light brick matched by Ibstock’s Coalville brick. A major piece of work that has revealed past glories and formed a new external space that links the old with the new, the scheme was a worthy winner of the Best Refurbishment Project. Entrants are judged on a wide range of architectural design factors including demonstrating the building fabric’s sustainability credentials and the aesthetical choice, blend and bond of brick. The judges are also seeking attention to structural and aesthetical brick detailing, the building’s contribution to its context and quality of craftsmanship. The 2012 Brick Awards will be presented at the Marriott Grosvenor Square Hotel in London on November 13th.
