Located in Brussels, these new offices are built around a central atrium that spans seven storeys high under a bulging, transparent roof that ensures constant natural lighting. Maximising user comfort was a key design consideration for Dutch architectural practice Cepezed. Whereas the external aluminium cladding of the building is black to absorb the sunlight walking through the main entrance you are struck by the light, airy, spacious atmosphere of the main atrium, which feels like a giant greenhouse. Clugston to construct £10m events hall
Clugston Construction has started work on a £10m state-of-theart events hall at the historic Great Yorkshire Show Ground in Harrogate. constructed close to the entrance to the site, opposite the car park, is the space designed to celebrate funeral services of all kinds and also offers a contemplative space from which to enjoy views across the picturesque woodlands. Explains Tom Cowley from GreenAcres Woodland Burials: “Our Rainford site is one of five burial parks we own and operate across the UK and high quality, sustainable buildings are an integral part of each of them. “We strongly believe in the importance of a funeral as part of people’s bereavement journeys, regardless of their faith, values or beliefs, and our buildings provide a setting as natural as possible for the celebration of funerals before the deceased is returned to nature in a grave marked by a wooden plaque or carving rather than a grey headstone.”

Reflecting nature The Reception Building at GreenAcres Woodland Burials’ site in Rainford is one of a number of schemes that FCB studios was commissioned to design as part of a scheme that also included landscaping works to expand existing planting, an access road, woodland pathways and car parking. “The design of the Reception Building was driven by the aspiration to respect and respond to the natural setting and embody the characteristics of the site and our ethos by providing a low energy, sustainable building with a low embodied carbon footprint,” explains Tom.

he selected roofing material was part of a specification designed to reflect the natural surroundings and environmental ethos of the building and its peaceful location. While selecting a final resting place might not be most people’s idea of a fun day out, the GreenAcres Woodland Burials site in Rainford is a little different from your average cemetery, and more than a little bit special! Set amidst two 19th and 20th century woodland plantations, Emma Wood and Grace’s Wood, the 65 acre site is part of the Knowsley Estate and has been designed to welcome people of all beliefs and denominations, conducting either faithbased or secular funerals on site in line with the wishes of the deceased and their loved ones. “The ceremonial space within the Reception Building needed to be ‘spiritually strong’, without being too iconic to appeal to a wide range of users, with an emphasis on the relationship between the indoor space and the external landscape, the filtering of light and the views from outside the building.” To achieve this, FCB studios designed a single storey timber framed structure with timber cladding, finished with vertical ribs of untreated larch, which not only reflect the materials and colour palette of the surrounding woodland, but are also reminiscent of the trunks of saplings in some areas of the building. The building’s striking angles fan gradually upwards and outwards towards the ceremonial space, which is finished by a glass facade that looks out onto the woodland. Tom continues: “Looking towards the ceremonial space from outside the building, it appears like the stage of a proscenium arch theatre, with the glazed facade framed at the top and both sides by wood that will age naturally with the building. The effect is emphasised by the triangular shaped wings that lead the eye towards the central glazed area.” The glazed facade both enables those inside the building to look out onto the woodland and reflects dappled light and mirror images of the trees onto the building to help it merge with its surroundings. Flexible roofing While the building’s facades are characterised by the use of wood as a
building material, the architect needed a roofing solution that would offer flamefree installation due to the location’s inherent fire risk. “As a practice we would normally opt for a PVC-based single ply system as a default non-flame roofing solution,” Tom continues. “However, we discussed the alternatives with both the client and the contractor and decided to use a TPO system for both buildability and environmental reasons.” Firestone’s UltraPly TPO was selected for the roof of the Reception Building because it offered a cost effective and durable option with accelerated testing indicating a service life in excess of 30 years. Offering rapid and flame-free installation to waterproof the building
quickly with no fire risk, the system is also flexible enough to map the contours of the roof exactly but does not contain any plasticisers that can be released into the atmosphere as a pollutant. Explains John McMullan, Commercial Manager at Firestone Building Products: “UltraPly TPO is a flexible Thermoplastic PolyOlefin (TPO) roofing membrane suitable for a variety of flat roofing commercial and industrial roofing applications. “Light in colour and environmentally friendly, it is robust enough to withstand extremes of weather but light enough to facilitate ease of installation.” The UltraPly roofing system was laid onto the building’s insulated roof and adhered to the substrate. wooden brise soleil to reduce solar gain, while continuing the theme of connecting the building with the landscape. Meanwhile, the lower section opens up to help brings the outdoors into the ceremonial space. “Natural light floods into the building through the glass facade,” Tom continues, “and, thanks to the wooden brise soleil, this creates shadows that dapple the floor with patterns that imitate the shadows created by trees in the light outside. “The window also enables those inside the building to feel connected with the outdoors, helping to create the sense of a natural celebration.”

were hot air welded to form a permanent watertight bond. A ballast of pebbles was then used to cover the waterproofing membrane, creating a finish that complements the wooden structure and the ‘natural materials’ design brief. Tom continues: “The UltraPly TPO membrane provided a low profile, flexible and environmentally sound waterproofing system that offered robust puncture resistance, allowing the roof to be finished with decorative ballast.”
Energy efficient build

While there are no solar panels on the roof of the Reception Building, a PV installation on the maintenance barn roof helps towards the electrical requirements for the building as part of an energy conservation and renewables strategy across the site. Tom comments: “The Reception Building has been designed with an inherently low energy use profile, with extensive use of natural light and natural ventilation and a building fabric that has been designed with high thermal insulation performance that exceeds Part L. “As a result, the principle energy demand for the Reception Building is space heating during the winter months.” Once again, the answer to the energy for the building’s space heating requirements has been provided by the woodland, with a wood boiler that uses timber coppiced from the surrounding woodland used as the only heat source. Tom adds: “Once again, the heat energy source demonstrates just how much the natural environment of the setting has been built into every aspect of the Reception Building project, proving that low impact construction schemes are possible in even the most eco-conscious environments.”

Giving new meaning to the sustainability concept Simply put, sustainability is the capacity to endure. Yet, we live in an age of greenwash marketing where a cacophony of ‘sustainababble’ has undermined the sustainable concept. Darren Evans of Darren Evans Assessments explains more.
A
s a direct result of this overuse and dilution, many people still don’t see the true benefits of being more sustainable. The worry is that greenwashing itself offers more benefits for businesses than actually adopting sustainable practices. It could also be argued that most construction professionals simply see it as an extra cost and a hoop jumping exercise, or they just don’t really know how to harness its potential. So how can we ensure those working at the sharp-end understand not only its importance, but the potential it holds for improving processes and building performance in the long term? The last Government might not have been the greenest ever as promised, but

our industry made significant progress over the last five years to reduce environmental impact across all aspects of our work. Now for continued improvements under the new administration, we need a collaborative effort that involves the Government, construction professionals and users themselves to help the green agenda climb back up the pecking order.
Changing mentalities
We must not kid ourselves; sustainability will never be at the top of many company agendas. Construction is and always will be driven by cost, with individuals and organisations only acting on the measures that are being forced upon. And across the length and breadth of the industry there has been a lack of incentive when it comes

to building sustainably. We must build a link to financial incentives. By offering stamp duty or council tax discounts or exemption – sustainability will soon become a key consideration. Achieving high sustainability standards need not be difficult or expensive but it does require an understanding of the interrelationships between costs, risks and benefits. With no obvious advantages to inputting sustainability measures, will they be given the attention they deserve? We must work to change learned behaviour and a deeply ingrained herd mentality. For example, 49% of UK drivers admit to flouting road regulations – with half of those saying they did so deliberately because they thought they could get away

However, with the Government announcing that it “does not intend to proceed with the zero carbon Allowable Solutions carbon offsetting scheme, or the proposed 2016 increase in on-site energy efficiency standards” – this seriously questioned how we are ever going to reduce the carbon footprint of the UK’s building stock.
Driver for change
Elements of the Code have been incorporated into Building Regulations, which have been retitled as “the new national technical standards” and set at the equivalent of a Code level 4. But instead of encouraging disruptive innovation and a culture of sustainability, we are becoming ever more reliant on Building Regulations
to be the main driver for change – which in reality are quite limited. Building Inspectors are primarily responsible for checking compliance, by relying on a certificate or identifying something so we must consider whether they are technically minded enough, or have the time and expertise, to perform this task. In 2014, the Sustainability Champion was introduced into the UK building level schemes as part of BREEAM’s continuous drive to encourage greater sustainability. If a ‘sustainability champion’ worked closely with the Building Inspector or this was included into domestic builds then surely standards would improve, as they can focus on the key sustainable issues rather than general structural and safety performance.

With no clear reward for obeying the ‘rules’, and little punishment for breaking them, we will continue to drive 10mph over the speed limit until we reach a speed camera or hit traffic – because it’s all about getting to where you want to be as quickly as possible. The UK Green Building Council was pushing for a new code for sustainable buildings that would require existing buildings to undergo an ‘MOT’ to monitor energy performance and environmental impact. In New York City, a similar scheme has been launched that forces owners to comply with strict requirements and make improvements every ten years – dependent on the results.

A mark of quality In a bid to address our inefficient housing stock, the BRE recently launched the new Home Quality Mark (HQM), a voluntary scheme for house builders which will ultimately give prospective homeowners a stamp of approval when it comes to choosing a place to set up home. As a replacement option for the Code for Sustainable Homes, which was generally not understood by people outside the construction industry (and even some within the industry), the HQM is a massive step in the right direction and takes the principles of code further as it will impact and effect homeowners in terms of the value and desirability of properties. It’s also good to see an alternative to other assessment methods, such as BREEAM and LEED developed by the US Green Building Council. This new stamp of approval has potential to give confidence to people when choosing homes and house builders the differentiation and a step up in the marketplace. Through a simple 1 to 5 star rating, homebuyers will gain a picture on the quality of the property – “Knowledge Sharing, Our Surroundings and My Home” – through an independent assessment from BRE Home Quality Mark

Assessors. The backbone to the ‘My Home’ section will be the energy efficiency and thermal comfort of a home. According to BRE consumer research, 97% of people said they would buy a home that was more energy efficient and sustainable if they had better information. The Home Quality Mark clearly seeks to address this and will provide some indication of the green credentials of a home as well its desirability. As with any new approval system, there will be sceptics with house builders no doubt thinking it will be another costly exercise but the BRE will need to stress the value that will be added by the HQM.

The BRE will also need to promote the HQM and ensure that local authorities, lenders and insurance companies are up to speed and fully understand the new sustainability standard.
Making a difference In order to achieve true sustainability, business efficiency must be improved at all levels and to do this we have to get the basics right and implement best practice, common sense and innovative, practical working from the ground up. If we make sustainability a core element, more buildings will deliver what they promise. One way to do this is by keeping the contractor or designer involved after project completion. The Government’s ‘soft landings’ process certainly helped to bridge the performance gap – but this could go a whole lot further. If end users really understood how sustainable buildings work efficiently, they could perform even better. A more comprehensive approach would include better briefing, realistic performance benchmarking and reality checking of design and procurement decisions to bridge the performance gap. And it would encourage sustainable assessment methods that reward outcomes and not inputs – an approach that has sadly been lacking in the past. Overcomplicated design and build processes means sustainability has been lost in translation. It’s up to us to simplify what ‘sustainability’ actually means to our industry and our customers, if it is to be a real success now and in the future.

It’s also hugely important to simplify processes where possible and set targets and standards that customers actually understand. In the building industry, clients, contractors and end users alike will always see the true benefits of sustainability if it is explained to them in a language they understand – how much will it cost, and how much money will it save? It really can be that simple.

A
special report published in the Sunday Times recently by Raconteur Media led with the claim that the UK is now the world leader in the financial technology sector. Reports like that create a buzz that is only set to increase in volume. Fact is, the way in which we do business and communicate is constantly evolving and more and more sectors are partnering with, and investing in, technology as a result. The power offered by digital is open to everyone and digital technology is awash with business opportunities. Any company fully embracing digital automatically has a good deal more on its radar as digital technology enables businesses and people to reach out and become more in touch and better acquainted.

And it’s official – we are now a digital nation. As the vast scope afforded us by technology continues to grow, we’re constantly adapting the way we work to fit with this fluid world of digital. Gone are the days of nine to five. Forward thinking employers are no longer chaining us to our desks and the line between the personal and the commercial has become quite blurred. Sometimes we work in an office, sometimes we work in our homes and we walk around with both our social and our business connections stored in our phones along with the platforms to post content to both at our fingertips. In the last couple of years, our industry has witnessed a shift in the attitude of the majority of our customers as the final shreds of antipathy for all things digital

In as much as we are taking into consideration staff frequently working from home and hot desking as trends of our generation, we are also thinking about how best to facilitate clients so that they can work responsively, accommodating all staff with tools that allow them to access the most cutting edge communications.
Specific consideration is reserved for up-to-date screens and telecom systems, visual sharing systems, conference calling and security. There is a common requirement now for the technology to allow people to attend meetings, in some capacity, from a separate locale. There’s no reason why individuals in France or Germany can’t remotely attend a meeting in Wapping and for the big internationals that is the norm. Digital technology allows us access to a far bigger world than we have previously been used to and the potential that better communications afford us is enormous. All of the newer tools of the last 20 years has led to an overwhelming increase in productivity while technology-related costs have steadily fallen. Investing in IT improvements is done to improve on overall productivity and it’s essential that we continue to do so. Productivity is the main driver of economic growth and helps to propel us into the future. But perhaps it’s our understanding that needs the major investment. By not avoiding all things digital and making an effort to understand and work with the new technologies, we can deliver a more holistic approach to the workplace environment with a view to always improving on it. This, in turn, makes way for greater successes and enables us to free up more time for the non-work related stuff – and that’s, ultimately, what really counts the most.

These doors provide safe, secure access being supplied complete with Dorma panic hardware. Stephen Anderson, Director of the Aluminium Division at CMS said: “We’re extremely pleased to have been involved in the construction of this outstanding new facility and we wish Yorkhill Family House Ltd every success with it. The design is excellent and provides exactly the kind of high quality accommodation that is only right for families going through tough times.” The Ronald McDonald House at the Royal Hospital for Children, Glasgow is one of 14 that the charity operates across the UK. It is a crucial facility within a hospital which handles around 90,000 out-patients, 15,000 in-patients, 7300 day-cases and 35,000 A&E attendances every year.

he company has completed the £200,000 fenestration contract awarded by main contractor CCG for the new Ronald McDonald House. This ‘home from home’ facility provides free to use amenities and accommodation, including 30 bedrooms and plenty of outdoor green space, for families of sick children from all over Scotland. Designed by architects Keppie on behalf of Ronald McDonald House Charities and day to day operator Yorkhill Family House Ltd, the facility is located on the new Queen Elizabeth University Hospital Campus – one of the UK’s flagship new healthcare development projects. Architecturally impressive whilst delivering a calming feel, the building is characterised by white brick and slate roof tiles, with the grey aluminium curtain walling and doors by CMS providing the perfect complement. ollowing the General Election, the construction sector has continued to build up speed, experiencing a surge in growth and confidence, despite the government’s withdrawal of certain ‘green initiatives’. But what does the future hold for the UK construction industry? The August Economic & Construction Market Review (EMR) from Barbour ABI, which supplies construction data to the Office for National Statistics (ONS), Cabinet Office and Treasury, highlights improved performance in a number of key markets with increases in output within infrastructure, commercial and retail, and education. The good news is that construction

sector as a whole saw a 5% increase from June with the value of new contracts in July awarded being £6.5bn, a 28.7% increase on the value recorded in July 2014. One of the biggest gains was seen in the infrastructure sector which increased in July with the total value awarded at £2bn based on a three month rolling average. This was an impressive 88.5% higher than the same period in 2014, and potentially a boost to overall growth in the construction industry if this trend continues. The growth in infrastructure was driven by an uptake in renewable energy contracts and a number of significant road investment schemes being given the green light, all of which had possibly been stalled by election uncertainty. With a number of major London projects reaching contract award stage in July including the £300m 22 Bishopsgate, the commercial and retail sector saw a 10.4% increase from June and an 80% increase

from the July 2014 figure, driven by clients seeking to expand commercial space as the UK-wide economic recovery continues. Activity also increased in the education sector, with contracts recording a threemonth average of £666m, a 6.9% increase from June, but a slight decrease in activity compared to the same time last year. London projects made up the vast majority of contracts in July, followed by the South East. There has been a slight decrease in the residential sector which is down 5.9% compared to June and 9.3% lower than in July 2015. However this recent slowdown in housing activity follows a strong performance in the first half of 2015. It should be said that the debate on housing continues with the Government making it a key priority for wider productivity.The unlocking of planning and essential brownfield sites will help the overall upward growth in housebuilding in 2015. Despite a pre-Election dip in figures, there remains a momentum and growth in the industry, particularly in terms of commercial office and infrastructure contracts. The greater certainty in the industry has led to some key larger construction projects being given the go-ahead, driving increases in contract values across sectors. The dust may well have settled following the General Election but the latest surge in growth, particularly in several key sectors, is critical to the stability of the UK construction industry. Hopefully this growth will continue, with Ecobuild 2016 well placed to report and reflect on this ongoing success on numerous levels with the conference programme changing, very much in line with these growth areas and in line with market priorities.

Natural connections American cherry brings its natural colour and warmth to Europe’s largest passive office building.
E
urope’s largest entirely passive office building was inaugurated last January on one of Brussels’ major urban regeneration sites called Tour & Taxis on the inland port’s quayside. This area owes its original name to the founders of the Belgian postal system, the Von Thurn und Tassis family. Once a major freight hub at the end of 19th century with both waterway and railway facilities, Tour & Taxis is set to become today a model of sustainable urban regeneration that will attract the population back towards the canal quayside. To set this major urban scheme on the right footing the Brussels region decided to launch a flagship project by locating the new headquarters of the Brussels Environment Agency on the Tour & Taxis site. The powerful, easily recognisable design of the new building acts as an icon to mark the launch of this new sustainable neighbourhood programme. With its bulging dark roof the building was quickly nicknamed “the toaster”. Designed by the Dutch architectural practice Cepezed it showcases all the latest technology in terms of energy efficiency.

The supporting metal structure is all painted white whilst the concrete floors are staggered as you go up the different floor levels. This central atrium is not only architecturally spectacular; reflecting the open square outside, it also captures heat and stores it for recycling. The large open space of the ground floor with its oval information desk acts as a link with the adjacent square and will host a permanent exhibition on the major environmental challenges facing 21st century cities from 2016. The main staircase runs around the central atrium and dovetails into a series of open balconies overlooking the atrium from the different floor levels. This large wooden staircase is, in fact, an extension of the bleachers in the adjacent auditorium, located on the west side of the building.

With its colourful 415 seats and its wooden floors, the auditorium is fully equipped with state of the art audio-visual equipment and can be hired for external events. A restaurant conveniently located on the first floor and overlooking the central atrium, serves organic menus both for the agency’s staff and for the general public. The upper floors include a laboratory and open-plan offices allowing a lot of flexibility to organise work spaces. The top floors are bathed in natural daylight and provide striking views of the Brussels skyline.

The rich, warm tones of cherry stand out very effectively against the plain white and light grey tones
pervade the building whilst the solid screens hide certain functional elements such as coat hangers, copy machines or simply provide more privacy for certain meeting areas. The different screens stand at right angles from each other and switch from solid facing to slatted partitions to give each space a different character and identity. The solid screens are made up of solid 18mm thick cherry that has been beautifully assembled horizontally with tongue and groove joints in widths varying from 90mm to 180 mm. A plain water based varnish was applied to the strips prior to their assembly to bring out the grain patterns and different colour tones of the cherry.

A wooden screen in slats of American cherry spans almost the entire width of the visitor centre.The tall, almost 3-meter high cherry veneered slats have been assembled vertically on their edges onto a solid wood base. Furthermore, certain slats have been coloured using the colour scheme that runs throughout the building: each colour represents one of the fields of environmental science that the agency covers. Three solid book ledges have also been integrated into the slatted partition to display the agency’s publications. According to the different floor layouts the architect has cleverly combined tall, open slat screens with lower solid wood screens. The slatted screens allow the natural daylight from the central atrium to

Smart specification for complete security The finer details of door hardware and architectural ironmongery can often be seen as insignificant, but for those involved in the specification of the building it’s quite a different story. Here, Paul Barrows of door hardware manufacturer, Allegion, outlines what to consider when specifying architectural ironmongery.

odern commercial buildings are ever attempting to bridge the gaps between complete integration of design and high-quality finish across all hardware requirements of the building, with exceptional levels of performance. The specification of door closers is often one of the first considerations, but other seemingly minor accessories are also vitally important, both for security and occupant experience. Throughout the specification stage, it must be remembered that door hardware is the first point of contact for anyone entering and moving around a commercial building. Although its impact can sometimes seem obsolete or is an afterthought during design, it is an area that receives a lot of interaction in-situ. In addition to having the right look, the selected hardware must have the right feel and finish and be backed up by a level of performance that will ensure the hardware is suited to the application and the amount of use it will face.

Strides have been made in terms of the aesthetics of door hardware over recent years
Hardware suitability For accurate door hardware specification, there needs to be a large emphasis on the type of people who will be frequenting a commercial building. It’s likely that this will be partly pre-determined throughout discussions on the types of doors and sizes, so we’d always advise for these discussions to be held at the same time. For example, on larger doors – especially double doors – pull handles are likely to be more suitable to make them easier to open, whereas more basic lever furniture opening mechanisms are best suited for single door entry into rooms. The concept of universal access is not new but still provides a challenge for the construction industry. To meet obligations under the Equalities Act, Approved Document M of the Building Regulations and BS 8300 continue to be the measuring points by which conformity is measured. to specific requirements such as lowenergy door controls and high-efficiency mechanical door controls. These solutions make it simple to meet the conflicting requirements of BS 8300 and fire safety requirements of EN 1154.
High quality products Specifiers should look for door hardware that has been tested to British and European standards where appropriate. Some products have the highest grade of use in the standard and their use should be prioritised. Working with reputable manufacturers that provide installation support and tools is also advised to aid contractors. Especially in public sector specifications, there is often an emphasis on cost, but I’d urge investors to put quality first. This is not only to keep ongoing repair and maintenance costs down, but also because it will keep the building safe and more secure for occupants.

The concept of universal access is not new but still provides a challenge for the construction industry
It can often seem to be a challenge to satisfy a variety of performance requirements – including fire safety, convenience, privacy, disabled access and reliability. I’d urge specifiers not to let these considerations be an afterthought. Seemingly more minor

Specification Spotlight of workspace CANAL Architectural was able to reflect the values of Modus Group and provide the company with the same complete package. Whilst The Shard is a spectacular addition to the London skyline, it also came with some unique engineering challenges. These were faced early on, incorporating features on the staircase to allow for the movement of the entire building (+/- 20mm), in particular the floors directly above and below the new staircase. CANAL benefitted from being involved in the project from the beginning, allowing many prior issues to be resolved at the design stage together with the main contractor and the architect.
CANAL finished the feature staircase by fabricating and installing a mirror polished stainless steel flat bar handrail
The primary decision about the design of the feature staircase was to incorporate the necessary strength and durability required for a commercial environment. The secondary decision was to enable light to pass through the structure as it was situated in front of floor to ceiling windows with stunning views across ‘The Big Smoke’. CANAL set out to achieve the optimum construction by using an open tread, suspended staircase design. The initial installation of the steel framework, which was hidden behind the mirrored wall, provided the necessary platform for the steel channel treads to be welded to. In addition, multiple 25mm mirror polished, solid stainless steel, support bars were installed from the floor above to their perpendicular tread below. In turn, these bars provided the majority of the staircase structure as well as catering for the possible building flex, creating the carcass for the suspended staircase.
Complementary features
Now standing proud on the twenty something floor of The Shard, the combination of reflective materials and open space allows the light to flow throughout the contemporary space, cascading from the windows and floor above, whilst upholding the prestigious brand of The Modus Group. A spokesperson for the Group
comments: “Canal Architectural are intrinsically involved in the design from the beginning of every project, and provide invaluable advice in respect of the design, specification and engineering. We are yet to be let down in terms of quality, aesthetics or programme and would not hesitate to work with them again, or to recommend them as a contractor.”

To complement the existing office space features, the wide steel channels were enclosed with beautifully handmade, solid oak, timber box treads, which were stained to match the existing wooden floor. To accommodate the vertical support bars, the oak tread ends were precisely cut and drilled, down to the millimetre, and sleeved onto the end of the steel channels encompassing the mirror polished spindles for a seamless finish. To comply with building regulations, CANAL finished the feature staircase by fabricating and installing a mirror polished stainless steel flat bar handrail to both sides of the staircase, and inserted extra detailing in the treads using elegant stainless nosing strips in a double, parallel design.

ONE DESIGN FITS ALL: The Cantilever staircase With an ever increasing population of houses being erected, developed or refurbished all over the world it has become increasingly common for people to play an active role in designing different aspects of their home by integrating their own personality and character into the features and surroundings of their property.

ne of the main features within a property that often gets neglected, but when given attention can transform even the most standard house into one to be desired, is the staircase. With limitless design possibilities a staircase can be transformed from a plain structure into one that demands admiration. Over recent years one particular design has emerged, which has increasingly grown in popularity among architects, designers, property developers and owners – the cantilever ‘floating’ staircase. The word cantilever might sound elaborate, but it is merely a beam anchored at only one end allowing the protruding construction

to overhang without any external bracing. Cantilever structures are most commonly found within building structures, towers, bridges and aircrafts but the concept can be incorporated into staircase design by applying the same principles. The simplistic design of the overhanging tread has allowed designers to create some very interesting design concepts to date. The transformation from a standard stair into one that needs no support underneath or between the treads, has created a vision of open space and demonstrates a particular ‘floating’ appearance that is aesthetically pleasing. A cantilever staircase is a design that is incredibly reliant on the structure. Due

to the nature of the stair, it is a necessity that an existing or new wall is capable of taking the load. The cantilever structure is dictated by the wall in question. There are various fixing methods for this type of staircase design meaning it is virtually impossible not to install it within a property; new or existing. The concept of the cantilever stair and its structurally sound properties creates the ideal base suitable for any application. The stair design is not restricted to a straight flight style, only by the walls within a property. Helical, curved styles and even tight spirals are possible, releasing the staircase’s original modest design to unbounded design possibilities.

A previous cantilever project CANAL was involved with was for a three floor penthouse in Victoria, London.Two identical staircases were specified, the main entrance stair to be wide and welcoming and with the second stair leading up to the top floor terrace. Once the metalwork structure was installed and hidden behind the wall finish only to show the protruding steel channels, CANAL sleeved over solid American white oak timber box treads, which matched the existing floor throughout the property. The unique design of the staircase integrated an LED strip into the underside of every tread, shining down on the one before and lighting the way. In addition, the staircase was dressed with low iron glass balustrade panels and topped with a satin polished stainless steel square handrail producing a minimal, contemporary look. Achieving the correct performance of this particular staircase design is about more than its aesthetic appeal. With various technical considerations and design possibilities it is imperative to select the right manufacturer and installer with experience and expertise. CANAL provides the complete package from concept to completion and ensure every staircase project is installed to the highest standard as this will determine its future performance, durability and appearance. CANAL Architectural produces structural calculations of the staircase, which provide imposed loadings to the building. CANAL then issues these to the Building Engineer for approval before any further work is carried out. Textures that invite touch are very much on-trend in 2015

A
ccording to a recent Lloyds Bank survey, almost 2 million homeowners are choosing to improve their home rather than move, with kitchens being the primary focus for 40% of respondents. Further research by Zopa has found that a new kitchen results, on average, in a 49% return on investment. With reports indicating the housing market to be slowing down, and record low rates on borrowing, home improvements are a cost-effective way to add value to your property. Surfacing material is pivotal in shaping the kitchen, and with more homeowners choosing to refurbish, there is an increase in demand for high quality products with the design options to add a touch of personality. Lightweight materials such as sintered surfaces that can be as easily applied to an existing surface as they can be removed are particularly favoured; especially since the surfacing can be cut to bespoke measurement. Homeowners are not just using refurbishment to add value to their property; it is also an opportunity to build their dream kitchen.
Natural over artificial Textures that invite touch are very much on-trend in 2015. The popularity of tactile materials such as timber, honed granite and marble is perhaps a response to the high gloss finish that has dominated the kitchen over the last five years; consumers are now seeking the natural over the artificial. Similarly, neutral tones continue to trend this year. Dark charcoals, off whites and greys remain the ideal base tones upon which to build eye-catching aesthetics using dynamic finishes. Black is another dominant tone this year; with restraint it can add sophistication to the overall kitchen design.
Decoration technology Stainless steel and chrome are already at home in the kitchen, but now we find metallics pushing beyond the restrained application of taps and other finishes. Bronze, iron, brass and copper applied to kitchen islands and splashbacks create warmth and luxe effect. Consumers deterred by the cost or practicality of having real metal in the kitchen are catered for by manufacturers who offer state of the art decoration technology to produce surfaces
with authentic metal-like features. The juxtaposition of woods, stones, ceramics, and metals, is a key aesthetic to introducing a lighter and more inviting tone to the kitchen.
Creating a hub Worktops and islands are replacing the kitchen table as the hub of a home, with marble, concrete, and timber-inspired worktops taking centre stage. While the marble aesthetic is popular, the genuine article is often considered too costly and inappropriate for the kitchen as it scratches and stains easily.There are practical alternatives that feature the delicate design of luxurious marbles but on surfaces with inherent properties resistant to scratches, chemicals, UV-exposure, wear and tear, and impacts. Timber is another trend that reflects consumer desire for a natural feel in the kitchen. Oak and driftwood styles are experiencing a surge of interest in application, offering a stark feel to provide contrast to the rest of the kitchen. hen it came to re-designing this popular shopping centre in Pollock, Glasgow, Martec Engineering was tasked to deliver a state-of-the-art building that would, among other deliverables, be safe to evacuate in case of a fire. One of the main mitigation measures was to help reduce the spread of heat and smoke, which are harmful to both people and property. Martec turned to Pyroguard, a first choice in fire glass solutions, for advice. The challenge faced by Martec Engineering was to ensure that the centre’s safety obligations were met without detracting from the stunning architectural vision for the development. It is all too easy for large safety features to affect the design

concept of a building, but our Smokeguard range provided a visually appealing solution. Pyroguard’s Smokeguard glass, which meets the European safety classification standard EN 12101-1, essentially acts as a life safety system in buildings, ensuring the movement of heat and smoke is controlled for 30 minutes. And having an extra 30 minutes can make all the difference when trying to evacuate people from a large shopping centre. Imagine, on a typical day you can expect a varied array of shoppers who range from being fully able-bodied to others who use mobility scooters, wheelchairs and buggies to aid their movement. Added to the diversity of shoppers is the reality that most shoppers will admit they don’t know where the emergency exits are

in their local shopping centre which makes it critical for centres to reduce the spread of heat and smoke during an evacuation in order to keep panic and the potential for accidents to a minimum. Martec Engineering decided the best solution for the Silverburn Shopping Centre was to suspend Smokeguard glass from brackets concealed in the ceiling as this would maintain the architectural lines dictated by the client and designer alike.Another benefit of Smokeguard is that it is almost invisible in application because the blue green hue usually visible when viewing glass laterally is reduced. Finally Smokeguard requires zero maintenance and has no maximum lifespan, allowing shoppers to go about their business without cleaners getting in their way. Safe and architecturally pleasing are three words that can sometimes be difficult to include in the same sentence. What has been achieved in the Silverburn Shopping Centre proves that the design of safety products such as smoke barrier glass can satisfy architects’ high design standards and deliver for the client.

From foundations to completion, the building took a total of 24 weeks
Swift response from Wernick When responding to a call-out, every second counts for the emergency services. That is why, when the Royal Berkshire Fire & Rescue Service (RBFRS) decided to move its fire crews from an outdated site in Windsor to a new site, they were looking for a speedy, bespoke, newbuild solution.
T
he new Station replaces the ageing facilities that were situated on St Mark’s Road and, although smaller, retains all the facilities needed to provide an effective service. It is staffed 24 hours a day by crews from the Slough Fire Station. From foundations to completion, the building took a total of 24 weeks. Unusually for a modular project, several aspects of the building evolved during the process.To achieve the high specification needed by the Station, a lot of communication between all parties was required. “I found the Site Agent and Contracts Manager very helpful,” commented Tim Challis, RBFRS Surveyor. “As the project developed they kept all involved well informed on the progress of the building.” The most striking feature of the building was also the one that needed most consideration; the portal frame area that would house the station’s appliance. This

room features an ‘up and over’ door fitted with security systems, a central gulley and a resin finish to the floor for drainage. The Station also sets an example in fire safety with a sprinkler system that was installed throughout the entire building. The care taken with the design of the building did not end with the appliance, however. The crews at Tinkers Lane will still enjoy the benefit of rest and gym areas, as well as a fully equipped office and lowmaintenance stainless steel kitchen. As the building is under a flight path, special care was also needed in the dormitory, where measures were taken to improve acoustic insulation and super silent air conditioning was installed. When a call comes in, firefighters can still expect a rude awakening though, with a PA/Callout system installed throughout the building. This system is also linked to the doors and lighting. Johnson & Starley provides ideal solution for historic apartment Johnson & Starley’s WarmCair warm air heating, Aquastar hot water storage and Home ‘n Dry ventilation technology have been combined to maximum effect in a spectacularly renovated historic apartment in Penarth. Brian and Marilyn Fisher’s open plan apartment features living room, kitchen and two bedrooms on an upper level of the renovated church with a dressing room and airing cupboard – later transformed to house the new Johnson & Starley WarmCair heater and Aquastar water storage cylinder – leading off a mezzanine floor. Originally, electric underfloor heating had been installed to heat the apartment, but it had soon become apparent that this was inadequate to provide sufficient heating for the living space with its very high ceilings. Looking for an alternative more effective and more energy efficient approach, a British Gas engineer suggested to the Fishers
that a Johnson & Starley warm air heating system with provision of domestic hot water could prove a solution. Following a site visit and professional advice from Independent Heating System Designer Barry Williamson, a specification for a heating system, including detailed heat loss calculations, was drawn up. The solution was based on the installation of a Johnson & Starley WarmCair C20DW high efficiency combined warm air condensing heater with domestic hot water. Although the underfloor heating has been retained, it is no longer required. Only the fully Building Regulations Part L compliant, WarmCair C20DW is now used. It has the added advantage of domestic hot water

Industrial appeal with Armstrong Ceilings Mesh metal ceiling systems from Armstrong have helped the UK’s second largest provider of office space and the designer of its first foray into London’s Tech City successfully move out of their respective comfort zones.

ome 850m2 of Armstrong’s grey and black mesh metal ceiling tiles in Axiom knife-edge canopies were specified for an Avanta Serviced Offices’ business centre in Eagle House on City Road in East London by Category A and B designers Amalgam Studios. The brief to concept designers Create, together with the Design and Build team Amalgam and Paragon, part of Interserve Plc, the international support services and construction group, was to produce an “industrial rustic vintage scheme” to reflect the building’s proximity to the iconic Old Street roundabout in Shoreditch and they have met this primarily be exposing all the M&E services and retaining the exposed structure of the existing internal fabric. Previous users of Armstrong’s mineral tiles, they thought an open mesh ceiling would give an industrial feel that would complement that response for the spacious 4.5m high ceilings in the offices and meeting rooms, but it was a departure from the norm for Avanta.
Amalgam Director Carole Cobban said: “This approach was totally new for my client. All the M&E services were exposed – metal trays, AC units and pipework – so a metal mesh ceiling fitted in well with this concept. It was a major shift in aesthetics away from their more traditional approach to serviced office environments but they were very, very pleased with the end result. “The open mesh metal ceiling met the aesthetic requirement of the brief, performance will primarily be measured by the ease with which they will be maintained in the future.” The Avanta business centre occupies the first and part-ground floors of the Art Deco themed commercial element of the redevelopment of the 1930s Eagle House by award-winning urban architects Terry Farrell & Partners which primarily offers more than 200 high-end apartments over 26 floors. Carole said there were many challenges on the M&E elements of the project. “We needed to collaborate with the developer while the residential fit-outs were in

progress, introduce fresh air into the building by way of VAM units, co-ordinate drainage runs at high level from the flats above, meet requirements for additional power, and fix suspension rods for the mesh ceilings through the existing slab insulation,” she said. Specialist sub-contractor Ideal Installations had a team of eight men on site for almost a year installing the Armstrong Ceilings systems supplied by CCF in East London for main fit-out contractor Paragon. The 600 x 600mm mesh metal lay-in board tiles feature an elongated diamond pattern with 62% open area to aid air flow, finished with a durable polyester powder coating and set within the next-generation Axiom knifeedge canopies in matching RAL colours. Eagle House is set to become one of the area’s most recognised landmarks, a 12,000ft2 beacon of Shoreditch’s entrepreneurial and small business life. Seafront development benefits from Smart design Window and door systems from Smart Architectural Aluminium have been used exclusively throughout the stunning new Abbey Sands development in Torquay. Crittall steel windows for major hospital refurbish
New energy-efficient Crittall windows have been installed in a late 1960s tower block at one of north London’s major hospitals for main contractor Kier Construction (London). The £1.5m contract saw more than 300 windows replaced in the eight-storey tower and two-to-four-storey podium building at North Middlesex University Hospital. For the eight-storey tower block, built in 1968, 322 C2000 composite windows were installed. The elevations have differing glass specifications with variations in the thickness of sound control laminators.Various windows also had Solarshield film applied where showers or toilets are being fitted internally. *

Common openings? DPC height and shape anomaly According to Building Regulations, DPCs and cavity trays over lintels should rise a minimum of 150mm in the cavity. NHBC allows 140mm conditional on at least 100mm of it rising through a defined clear cavity area. But several anomalies can arise where openings are 1200mm wide or less and where lintels are low profile with only 150mm bearings. 150mm bearings present the builder with a problem regarding to what extent the accompanying DPC/tray overhangs the lintel ends. (NHBC states not less than 25mm). This is because in face brickwork the first perp joint available to receive the obligatory stopend can be 225mm away from the opening edge (a whole brick) – unless the face brickwork breaks bond. A greater projection of the DPC/tray beyond the lintel end is therefore required.

Similarly, if the lintel is a low profile model it can mean any accompanying DPC/ tray rising above it and requiring support has no ideally located bed course into which it can return? (It needs support to hold it up and prevent distortion). Using a preformed cavitray can overcome such shortfalls and provide benefits. The Type C cavitray is preformed DPC for common openings. It is self supporting and tensioned to accommodate the cavity

Salmon’s Leap scheme is a good catch for Firestone Specialist contractor, Furber Roofing, has completed a roof overlay project at a striking collection of five Brutalist houses known as ‘Salmon’s Leap’ on the banks of the River Dee in Chester. The scheme saw Furber Roofing install a new waterproofing system using Firestone’s RubberGard 1.5mm FR (fire retardant) EPDM roofing membrane over the existing asphalt roof. The PIR insulation board was bonded directly onto the existing roof substrate using Firestone’s I.S.O. Twin-Pack high performance polyurethane adhesive. Furber Roofing then installed the RubberGard EPDM membrane, which was cut to size and shape on site and bonded to the insulation using Firestone’s BA-2012 adhesive. Firestone’s RubberGard EPDM membrane was supplied in 3.05metre widths and
Furber roofing created fully-bonded seams where joins were required using Firestone’s QuickSeam splice tape, with a 10cm overlap to ensure excellent seam integrity. For roof details, including the roof light on each property, and areas of the membrane where a join was required at an angle change, Furber Roofing used Firestone’s QuickSeam FormFlash, an uncured EPDM product that can be moulded on site to fit the contours of the details and bonded to the RubberGard EPDM membrane. QuickSeam Flashing was also used on the outer perimeter of the roof to seal the building’s metal flashings.

More than 700m2 of the manufacturer’s polycarbonate panels have been used on two new buildings which form the new Sacred Heart School, a mixed Roman Catholic voluntary-aided comprehensive school with more than 600 pupils, in Camberwell, London. In the sports and assembly halls, where the Rodeca panels have been used as a clerestory feature, and in two lightwells in the new teaching block, they form a double-wall construction of 40mm PC2540 wall panels in Kristall finish. and the cafe, and complemented by LED spotlights to highlight points of interest, DuPont Corian in Venaro White was the material of choice, providing an organic shape and standout colour contrast. Easy to work with, DuPont Corian enabled the design team to mould the reception desk to the seamless shape they wanted, creating a focal point and signposting the sense of flow through the space. In Blackpool, CD UK supplied Corian for a striking design in the reception area of award-winning office building 1 Bickerstaffe Square, the heart of the town’s £220m regeneration project, Talbot Gateway. The 25 acre site around Blackpool North railway station comprises more than 1 million sq ft of mixed-use development with Bickerstaffe Square the iconic centrepiece of the scheme. Designed by Muse Developments and fabricated by Delta Laminates, the unique installation, created from Corian shapes, uses Glacier White Corian for the reception counters and wall and ceiling features on a full Corian background. Random patterning and LED lighting add to the dramatic effect, creating a stunning impact on entrance to the showcase building. Commenting on the demands of creating versatile, impactful client-facing spaces, Emily West, Project Designer at M Moser Architects, said: “Corian is able to be flexed into the shape that I wanted for the desk and can be made seamless. We wanted an organic shape that feels modern and welcoming. The shape also helps the flow of the space. I don’t know of another material that has these capabilities. The Brooke Church of England Primary School is a brick building surrounded by an asphalted playground which tended to flood when there was heavy rain. As part of a number of measures designed to reduce future flood risk it was decided that the existing drainage needed to be upgraded.The Hauraton RECYFIX PRO 100 channel system, fitted with FIBRETEC C250, HEELSAFE 9mm slot gratings was specified by NPS Group of Norwich, and used to provide perimeter drainage right around the school building.This continuous 104 metre channel run not only drained the asphalt playground, it prevented standing water reaching the walls and acted as a drain for roof downpipes. *

Riverwalk incorporates high specification Schöck Isokorb Riverwalk, a striking new development at Millbank, on the north bank of the Thames, features two organically shaped buildings of 7 and 17 storeys, connected by a central podium. There are 116 high specification apartments, plus penthouses, with the design focus on light, space and service. The buildings are enhanced by horizontal bands of limestone on the curving facades, with stonework wrapping around the lower parts of the balconies.This creates a continuous organic shape, providing the outer detail with a sense of depth, along with natural solar shading. With such a high specification development the avoidance of thermal bridging at the critical balcony connections is paramount and the structural thermal break module specified throughout is the latest generation Isokorb type KXT from market leaders
Schöck.The type KXT, for concrete-toconcrete applications, offers such a high level of insulation that the Passivhaus Institute in Darmstadt has awarded the product with the “low thermal bridge construction” certificate, confirming its suitability for passivhaus construction. A major reason for the superior performance of the KXT is the thickness of the insulation body.This is increased from the standard 80mm thick to 120mm, which not only improves thermal insulation performance by up to 30%, it also increases impact sound insulation by around 50% as well. The Schöck range allows connections to
be made between concrete-to-concrete, concrete-to-steel and steel-to-steel and all units meet full compliance with the relevant building regulations, while also providing BBA Certification and LABC Registration. Compact High Pressure Laminate finds its feet Hundreds of metres of compact grade High Pressure Laminate from Abet Laminati has been used to innovative effect at the new £20m Shree Swaminarayan Sidhant Sajivan Mandal Temple in Kingsbury, London designed by Loates Taylor Shannon Architects. As part of the design, Brent Plastics supplied Abet Laminati’s Decori Minimi 567 and 568 in 0.9mm in a Mandarin texture and 807 in compact grade in a SEI texture from the Colours range. The Decori Minimi range offers a mottled effect decor created by the electronic processing of a number of small textures. This laminate was fabricated by BusyBee Joinery to produce innovative shoe lockers in both the male and female changing areas as well as shower lockers, cubicles and wall panelling in the sports complex and elsewhere. This stunning Shree Muktajeevan Swamibapa Complex is manufactured from stone and GRC comprising over 3700m2
of temple, community centre and sports complex. All materials were obtained from sustainable sources while rainwater harvesting, photovoltaic panels and green roofs all add to the building’s low impact combining traditional Indian architecture and carvings with ‘green’ technology. As with all the finishes from Abet Laminati, the range meets or exceeds all European and British performance standards for resistance to wear, heat, moisture, impact and scratching.
