s we dive head-first into November, many of us are putting distanced socialising on the backburner in favour of the warm and cosy shelter our own homes have to offer. The upcoming months will see many of us hibernating at home when we can. Much like lockdown, it's expected that the nation will pick their tools back up this season and continue with home renovations, lingering DIY tasks and general home facelifts – especially with more COVID-related restrictions forecast up and down the country. This month, we explore the benefits of luxury vinyl tiles (LVTs) and luxury vinyl planks (LVPs). Eco-friendly renovations that will refresh your home Whilst 2020 has offered us a range of crises to focus on, the long-standing climate crisis still warrants our full attention. There are multiple ways we, as individuals, can contribute to climate care. One of which is to make our homes – as well as our entire lifestyles – more sustainable.

ome renovations are undeniably exciting, but they can be exceptionally wasteful. When homeowners strive to keep up to date with all the latest decorating trends, a huge amount of waste is continuously created. It’s now more important than ever for homeowners to shift their focus to how they can be more sustainable. However, you don’t have to compromise on style or miss out on what’s trending. Aliwood Roof Lanterns was set up with a powerful ethos of sustainability in mind. So much so that Aliwood ensures it does all it can to lower its carbon footprint and minimise its impact on the environment. Here, Jonathan Hey, the Founder of Aliwood Roof Lanterns, has provided his insight into the multiple eco-friendly home renovations you can make, that will leave you feeling refreshed in your sustainable space.

Choose local, recycled materials

It’s good practice to approach local manufacturers when looking to buy materials for your renovation. You can even strive to reuse old materials that you currently have at home. Both options will have an immediate

reduction on your carbon footprint. Let’s say, for example; you wanted to lay down some new wooden flooring in your living room. You may be able to purchase some timber from a local arborist. Not only does this practice help to reduce your carbon footprint, but it also does a lot to support local businesses and manufacturers. You will, inevitably, need to shop for new materials here and there. When doing this, always make sure to scrutinise each brand in order to identify where their materials are sourced from, as well as whether their products can be recycled. The roof lanterns developed by Aliwood, for example, are made with 100% recyclable material that is locally sourced in close proximity to the workshop.

Window design

On the topic of roof lanterns, it’s worth considering window design in the endeavour to ensure your home is as eco-friendly as can be. A home functions as a natural partition between us and the environment of the outside world. Something that’s important to note, however, is that nature can be utilised in order to create a more sustainable home.


VIEWPOINT

There is an architectural movement, known as Passive design, that encourages us to harness the sun’s natural rays in order to both heat and cool our home. Passive design can be integrated into our home renovations in order to increase energy efficiency without the necessity to raise costs. In fact, the Nationwide House Energy Rating Scheme has conducted research that proves exactly this. Placing windows on the north side of your home, for example, will allow the adjacent rooms to absorb heat directly from the sun, resulting in a naturally warm home at no extra cost.

Sustainable features

Whilst doing all we can to make our home eco-friendly is certainly important, no one can be blamed for wanting to maintain the aesthetic appeal of their space. After all, your home won’t feel as comfortable if it doesn’t reflect your personality. Fortunately, there are multiple renovations that won’t sabotage the overall appearance of your space – inside or out. Solar panels are a great, and rather attractive, addition to any roof. Or, you could go so far as to invest in a green roof. These are exceptionally easy to build and excellent for the environment. They also offer a form of garden space – something that is increasingly popular in areas where garden space is

limited. A green roof will naturally keep your energy costs down as the copious amount of soil used in its development will do its part in insulating your home. It will also create a mini microclimate above your home, ultimately protecting your roof from any elemental exposure.

Natural insulation

When seeking to insulate your home through natural means (aside from window placement and green roofs), there are multiple materials worth utilising. Sheep’s wool, hemp, wood fibre and even recycled newspaper will all function as tremendous insulation. The sustainable option is the best option, mainly due to the fact that these forms of insulation can usually be recycled in full when necessary. But on top of this, they also provide a suitable level of thermal efficiency and have excellent acoustic properties.

Maximum natural light

The sun is, without a doubt, the best source of renewable energy there is. With this in mind, it frankly makes no sense not to use this to your advantage. Skylights and roof lanterns are an excellent solution to the lack of natural light that many homes suffer from. When it comes to feeling refreshed, nothing will work quite as well as healthy exposure to natural light. This is not only good for the body, but for the mind too. A sustainably-produced skylight or roof lantern is more than just a great addition to your home, however. Jonathan and Caitriona Hughes’ self-built three-bedroom, fourbathroom home is the epitome of coastal living. Perched on a picturesque coastline in a little fishing village in Dublin, which just happens to be Caitriona’s hometown, ‘Pebble Beach’ is the result of the Hughes’ three-year-long build journey. Here, i-Build’s Editor, Rebecca, catches up with Caitriona to learn more about her family’s self-build success.

RK: What inspired you to embark on your own project rather than buying? CH: We decided to build our dream home after

discussing it for years – it was always really just in our life plan. We wanted to be able to create something where we had full control and input. Luckily, our timing just worked out when it did.

RK: What was the vision and inspiration behind your new home? CH: We wanted a contemporary home,

filled with light, with sea views and, ultimately, something just a little bit different.

RK: Did your project need to cater for any special requirements? CH: The design had to be a fully functioning,

practical home for a family of six – all while taking full advantage of the surrounding sea views, yet maintaining privacy from nearby dwellings.

RK: How and why did you choose this plot? CH: An opportunity came up for a fantastic

sea-fronted site in the beautiful fishing village that I grew up in. It’s close to my parents, and we jumped at the opportunity.

RK: How long did it take to gain planning permission? CH: We received planning permission

the first time around. We put this down to our architect’s detailed application and her thorough knowledge of our local council’s requirements.

RK: Were there any challenging aspects to the project and build? CH: No. We were fortunate in the respect that

the plot was a greenfield site with easy access and no challenges to navigate.

RK: Did you project manage the build yourself? CH: We had a local construction

management company take over our project. However, I was heavily involved in all aspects and was on site every day overseeing everything. I was lucky to be available to make all decisions and be involved in all discussions. I am a stay-at-home mother; therefore, I was able, and happy, to facilitate this. However, my husband works long hours and would only get to site on the weekends.

RK: Tell us about the architect you worked with. CH: We interviewed four architects. Each had

a different approach to the house's design, but ultimately we went with the architect who we felt was the best fit. We credit her detailed knowledge surrounding the local planners' expectations – from design to receiving our planning permission the first time around.

RK: How did you approach material and product specification? CH: We took all the advice from our architect.

She outlined everything required, and they went into the bill of quantities.

I am taking part in an online course for this very purpose by RIAI RBI (@stauntonhenderson.com), which I believe will be hugely beneficial to people beginning the process. Find the style you are looking for and unearth your priorities – going to an architect with as much information as possible will give them a clearer picture to design your dream home. Also, I would try and always be a few steps ahead of yourself. Use the quiet times to narrow down flooring, tiles and windows. Leaving those decisions to the last minute causes unnecessary stress. What’s more, using local tradespeople has given us such reassurance in our home. Anything that arises; they can get to us quickly – and word soon travels fast about the excellent quality of their work.

RK: How does the property respond to its surrounding landscape? CH: I believe the house blends in well with the surroundings. Due to the sea-fronted site, we are blessed to enjoy a sea view from every room. There are four very cleverly designed, angled windows that ensure exceptional views of the sea.

RK: What does the local community think of the new property? CH: The feedback that I’ve been given regarding our new house has been extremely positive. People have been so kind with their encouragement and praise! I-B U I L D/ N OV/20

RK: What was your vision for the exterior? CH: For the outside, the main things

we wanted to have done this year were the site fenced, gate installed, driveway stoned, and all our terraces tiled. We have completed this and have undertaken a small portion of the planting – just a couple of beds to the front of the house. As this site is so exposed to the elements, we had to be sure what we chose would survive the harsh weather. We also left a sloped mound to the front of the house, which is in front of a busy road, so it conceals traffic noise and gives us privacy. Here, we are going to sow some grass. We didn’t use a landscaper; however, my parents are practically professionals at this stage – tending to their exquisite garden over the last 40 years. So, essentially, we piggybacked and took all of their advice. One of the main features of the house is that is there is a terrace for each time of the day, so we always have a spot to sit in the sun if it’s on offer. We chose an outdoor matching porcelain tile to our inside tiles to give us that inside-outside living room feel. We also built a small planter wall around the back terrace that has little seating squares incorporated – it defines the areas nicely. We are just dying to have a party; if we will ever be allowed again!

Making sense of the Green Homes Grant Victoria Brocklesby, COO at Origin, a UK-leading manufacturer of aluminium doors and windows, offers her insight into the Government’s Green Homes Grant and explains how homeowners can get the most out of the scheme. What is the Green Homes Grant?

The Green Homes Grant is a new scheme that has been introduced by the UK Government to help homeowners and landlords in England to upgrade their properties with energy-saving features. The Government will supplement the cost of these upgrades with vouchers that will cover a proportion or, in some cases, all of the cost. The aim of the scheme is both to help homeowners by reducing their energy bills, and to promote energy efficiency in order to improve the carbon footprint of the UK. It is also hoped that the scheme will boost the economy by creating jobs following the coronavirus pandemic.

When is the grant available?

Applications for the grant opened in September and will remain open until the end of March 2021.

What will the vouchers cover?

The Green Homes Grant will cover a variety of energy-saving home improvements. These have been split into two categories – primary measures and secondary measures. To qualify for vouchers, applicants must be installing at least one primary measure. These include wall, underfloor or roof insulation, air or ground source heat pumps, and solar thermal systems. If you have applied for vouchers to use towards a primary measure, you will also be eligible for a grant towards secondary measures. These include double and triple glazing, energy-efficient doors, draught-proofing, hot water tanks and smart heating controls. You can apply for vouchers for secondary measures up to the same value as those that were claimed for the primary measures. I-B U I L D/ N OV/20

The scheme will fund up to two-thirds of the cost of the improvements, up to the value of £5000 per household. For example, if you were to install a cavity wall and floor insulation that cost £4000, you would only pay £1320, whilst the Government would cover the remaining £2680. For low-income households, the scheme will fund up to £10,000 and cover the entire cost of the work.

How can I apply for a voucher?

Anyone who owns their own home or is the landlord of a private rented or social sector domestic property is eligible to apply for vouchers. You can apply for vouchers via the Government website before choosing an approved tradesperson to carry out the work. Once the work has been agreed, vouchers will be issued to cover a percentage of the cost.

How can I benefit from the scheme?

It is estimated that up to 600,000 homeowners in England could benefit from the scheme, and those who do take advantage could save up to £600 a year on energy bills.

The grant will also offer the opportunity to do renovation work that you may not have been able to consider previously due to cost, helping you to enjoy each room in your home all year round. Those looking to get the most out of the scheme should consider using the grant to fund both primary and secondary improvements, in order to maximise the value of the vouchers they are eligible for. The amount that you can claim towards a secondary measure will be capped based on the value of your primary measure. For example, if you receive £2500 in vouchers for insulation, you would then be eligible for a further £2500 towards glazing.

What property types will the grant apply to?

There are no restrictions on the property types that are eligible for improvements using the grant. However, because only properties with single glazing can apply for vouchers to fund glazing work, it’s likely that the majority of homes that will benefit are older properties. If you are looking to replace the glazing in a period property, it is important to carefully consider how the new windows and doors will fit with the original features. Flush casement designs are very versatile and work well in all styles of homes. At Origin, we also offer Georgian bar-style options, which look fantastic in traditional homes.

What traders can I use?

Once you have applied for vouchers, you will be offered a list of accredited tradespeople in your area who are registered with the scheme to carry out the work. Those that closely follow Channel 4’s Building the Dream may recall Charlie Luxton profiling Cambridgeshire-based husband-and-wife self-build duo Rob and Sarah Collard back in 2018. Their ambitious build, aptly named Collard Towers, was designed entirely by the pair without the help of an architect – and with an astonishing objection-free eight-week-long planning approval. Here, i-Build Editor, Rebecca, catches up with Sarah to find out more about the Collards’ hands-on, positively inspirational self-build project.

We loved the experience (most of the time!). However, I would avoid living in a static caravan again! We are, in fact, currently on the market having secured another plot of land to do the whole thing over again. I-B U I L D/ N OV/20

RK: What inspired you to embark on your own project rather than buying? SC: Building a house is something that we’ve always dreamed of doing. We loved the idea of personalising it and making the spaces precisely how we wanted. Previously, we have extended our homes and still found that we had to make too many compromises.

RK: What was the vision and inspiration behind your new home? SC: We simply wanted a large, open-plan home to fit around our family’s needs.

RK: How did you approach finalising your design brief? SC: Rob and I designed the house

ourselves, and Rob drew up all the plans in CAD. We made several tweaks until we were both happy with the final plans.

RK: How and why did you choose this plot? SC: We were on several estate agent

mailing lists for renovation projects. In 2015, we got the call about a house that needed renovating. At first, neither of us were very interested, however, not wanting to miss out on an opportunity, we went along for a viewing. When we arrived, we immediately fell in love with it and knew that it was perfect for us.

RK: How long did it take to gain planning permission? SC: We were extremely fortunate with our planning

permission; it took us eight weeks with no objections.

RK: Were there any challenging aspects to the project and build? SC: Because we did so much of the build ourselves, our time was spread very thinly. We found that our time as a family was often compromised as we were working every evening and weekend.

RK: Did you project manage the build yourself? SC: The external shell was project managed and organised by our builder, and the entirety of the internals was project managed by us.

RK: Did you work with an architect at any point in the process? SC: No, we designed and built the whole house entirely ourselves!

RK: How did you approach material and product specification? SC: Because we were building the house as our

family home, we wanted the materials and products to be relatively high-end. Working with key suppliers, we were able to source the best products to suit our requirements. Not only with regards to the fitting but also within the fabric of the building, for example, the magnetic plastered walls in the children’s bedrooms, the heat recovery system and the Loxone smart home automation.

traditional double gable-fronted house, with red bricks and a grey clay tile roof. The house is set within a half-an-acre plot and measures 3000ft2. Internally, our interior style is modern and contemporary with large openplan spaces accompanied by high-spec and neutral decor.

RK: How does the property respond to its surrounding landscape? SC: Our house is set within a

cul-de-sac in a tranquil village. To the front is off-street parking for several cars as well as a double garage. The rear garden is landscaped, mainly laid with a lawn and a patio as well as an outdoor firepit and pizza oven.

RK: How did you decide which plants to use and how to place them? SC: The garden had already

been landscaped for us, so except for re-grassing the areas, which needed doing, we didn’t have to do much to the garden.

RK: What does the local community think of the new property? SC: Our neighbours are

very complementary about the house and think it sits well within the street. I-B U I L D/ N OV/20

here, the spaces both inside and outside of the house are everything we hoped it would be and more.

RK: What’s your favourite thing about your new home? SC: We love the open-plan

RK: Is there anything that you would have done differently? SC: Between bedrooms two

and three, we have a Jack and Jill bathroom. If we were to do it again, we would split this bathroom into two separate en-suites.

RK: Would you do the whole thing again? SC: In a heartbeat! We loved

INSULATION

The importance of properly installed cavity wall insulation The introduction of the Domestic Minimum Energy Efficiency Standard (MEES) in 2018 means all new builds must adhere to a minimum level of energy efficiency. A positive move from the UK Government, it has led to a substantial cut in carbon emissions from home energy use and significantly slashed homeowners’ electricity bills, says Charlie Ayers, Managing Director at SureCav.

C

urrently, the construction sector is one of the biggest polluters, responsible for around 40% of the global carbon footprint. For the most part, this can be attributed to operational emissions; in other words, the energy needed to heat, cool and light a building. As such, initiatives such as the MEES are imperative in the fight against climate change. Furthermore, they are essential if we are going to come anywhere near meeting our 2050 net-zero carbon targets, so it’s important we all adhere to this standard and aim to meet its criteria. For self-builders, the MEES and other legislation means they will need to start thinking carefully about products they select for their projects.

Hazards of poor insulation installation

Fortunately, achieving high levels of energy efficiency in a home is simpler than ever before. One of the most popular, simple and effective methods which allows self-builders to meet the MEES is the installation of efficient wall insulation, keeping warm air trapped I-B U I L D/ N OV/20

within a house and reducing the need for excessive use of central heating. All houses use cavity wall insulation. The layer of insulation will keep the U-value of the wall low, lowering the transmission rate of heat energy and the risk of thermal bridging. Unfortunately, poorly installed insulation can allow water from the outside in and be contaminated by mortar, increasing moisture levels inside. This issue is compounded as warm air traps moisture, leading to the formation of damp. Worse, this build-up of moisture inevitably results in mould and mildew on walls, windows and the loft space. That’s just what you can see. Beyond the building itself, mould can negatively affect occupant health. In areas with adverse weather conditions, the moisture problem is further exacerbated as wind-driven rain can easily penetrate the outer wall, leading to more water being trapped within the cavity. Prolonged exposure can cause ailments, such as asthma and other respiratory illnesses. Those who already suffer from these conditions can have even more severe symptoms. The

World Health Organisation (WHO) links a significant proportion of childhood asthma cases to indoor dampness and mould. However, it’s possible to install an effective cavity barrier that will keep moisture to a minimum while helping achieve the low U-values required by the MEES. Moisture in the wall cavity also presents big structural problems. Damage readily occurs not just to the insulation but also wall ties, affecting wall plates, the frame itself and any installed joinery. Ultimately, every part of the building envelope is susceptible.

The solution

New innovations in building materials mean that backing blocks can be replaced by a non-porous, polypropylene sheet that maintains an effective air gap, an essential element in cavity wall construction. This seals the wall against wind-driven rain and other outside moisture, keeping the insulation within dry and preventing the formation of damp and mould. The sheet itself allows a thicker layer of insulation to be used in the cavity, delivering a lower U-value and improved energy efficiency. An added bonus of using polypropylene sheets is they also help reduce embodied carbon, just like improved insulation. Using these sheets removes a layer of concrete within the wall. Concrete is one of the most carbon-intensive materials in the construction sector. As such, designing it out is vital to help keep the industry’s carbon footprint as low as possible.


RENEWABLES INSULATION

In today’s eco-aware society, it’s crucial we push for more sustainable construction practices and environmentally-friendly homes. Reducing operational emissions of buildings through a focus on energy efficiency is an excellent approach to this issue. However, it’s crucial that you do not rush insulation installation as it could have a significant impact on the health of both the building and yourself. Fortunately, choosing between energy efficiency and your own health needn’t be a zero-sum game. We strongly advise anyone embarking on a self-build project to take the time to research what products are available that will achieve both strong U-values and protect you and your family from damp.

Lime render is often described as superior to cement, as its vapour-permeability allows water, as a gas or a liquid, to pass through, avoiding the build-up of moisture and reducing the risk of damp and damage to masonry. Typically, the main reason for rendering a property is to improve its external appearance. By adding a coat of render, you can achieve a seamless and beautiful finish. A key benefit of using lime render, specifically precoloured lime render, is that the need for paint is removed. Lime render is often available in a variety of colours, meaning a home can have a unique, individual appearance, without the need to spend time, money and resources on a large-scale painting job to complete its exterior finish. render allows you to hide this uneven brickwork, replacing it with a smooth, uniform appearance, in a beautiful and interesting colour.

2. Reduced need for maintenance and repairs

Lime benefits from strength and durability, as the incredibly fine particles can easily penetrate minuscule spaces in brickwork, allowing it to bind well and provide long-lasting adhesion. Lime-built walls move and settle throughout the seasons, so lime render will move sympathetically at the same rate, unlike brittle, hard cement renders. This reduces the risk of external cracking, minimising the need for maintenance and repairs. As pre-coloured lime renders do not require painting, there is a reduced need to maintain the colour over time, as unlike render, paint can often crack and peel after years of exposure.

Case study: Roseisle House:

Roseisle House is a beautiful, two-storey, threebedroom home which was recently built in Moray, near Elgin in Scotland. The home was designed and built with one core and clear goal in mind: sustainability. “It was very important for us to achieve a sustainable and healthy build,” says Lieselotte, the homeowner. “Air quality, breathability and energy efficiency were all crucial factors for us when we were selecting the materials for our new home.” Roseisle House was built using breathable clay blocks, so required compatible renders. “The architect initially recommended products, and we then worked closely with the client to ensure we selected the best product for the job,” says David MacGillivray from MacGillivray Construction. “The Lime Green specification was, internally, a 12mm Internal Solo Onecoat plaster on top of a coat of Silic8 primer and, externally, a 6mm Finish WP external lime render on top of a 10mm Ultra insulating base coat. “The beauty of the topcoat render we chose – Lime Green Finish WP external lime render – is that it is pre-coloured, so it doesn’t need to be painted making it even more sustainable than it already is,” says Lieselotte.

3. Weather protection

Lime render can provide weather protection, as its vapour-permeable qualities mean that any water absorbed into external walls of a home during rainfall will be able to escape externally, reducing the risk of damp and water damage. In addition, lime’s strength and durability will provide protection against harsh weather conditions, ensuring a home remains dry for years to come.

4. Higher indoor air quality

The vapour-permeable properties of lime render enable it to contribute to improved humidity control. This is due to its capability to enable moisture to escape the walls when there is a surplus, maintaining a comfortable internal environment and a higher indoor air quality. The removal of excess moisture means condensation will not occur on the surface of walls. That condensation has the potential to cause the growth of mould, which releases toxins into the air, creating an unhealthy internal environment. Lime also allows condensation

and moisture to escape easily, preventing it from building up in the indoor environment, further contributing to higher indoor air quality.

5. Environmentally friendly

Lime is a natural, sustainable material, and, unlike silicone and plastic renders, it does not contain added biocides or depend on oil extraction for its production.
