WAITING ON HIGH SPEED BROADBAND H igh speed broadband is a bit of a ‘hit and miss’ affair indicated by colouring on a map and while the bigger centres of population have an excellent service, the same can not be said for rural areas. Wexford County Council’s Broadband Officer, Caroline Godkin, gave a detailed presen-

tation at last Monday’s meeting of Enniscorthy Municipal District Council, showing that more than 20,000 households across Wexford will be connected to high speed broadband by the end of the year and about 60,000 have already been connected by commercial operators. However, some premises

fall under the National Broadband Plan and may not be connected until 2023. “If they fall under the amber area on the map then they may have to wait,” she said. Cllr Barbara-Anne Murphy referred to a number of peope in Bunclody who were told they had high speed broadband, but they haven’t got it!

The Vinegar Hill programme

his year marks the 220th anniversary of the 1798 Rebellion in Wexford and Enniscorthy Municipal District Council has ambitious plans to commemorate the landmark year with a series of events that is expected to focus world-wide attention on Vinegar Hill, in particular. A draft of the Vinegar Hill Programme was presented before members by District Manager, Liz Hore, and last Monday’s monthly meeting held in the Presentation Centre, Enniscorthy. “Marking the 220th anniversary of the 1798 Rebellion

and the battle of Vinegar Hill the staff at the National 1798 Centre are planning on implementing a programme of events commemorating the anniversary,” said Ms Hore, who added; “Exploring the concept of a Vinegar Hill photo competition and exhibition with images is shortlised and and these events are scheduled to take place over the six months of April to September.” One of the first events will be the launch of a 1798 Teaching Resource and schools activitity pack.. Safety issues on our roads

here was good news for the local community that recently held public meetings regards safety issues at Doran’s Bridge, near Kiltealy, on the road to Enniscorthy, as Executive Engineer, Joanne Kehoe, outlined in a report to the February meeting of Enniscorthy Municipal District Council. Ms Kehoe explained that the Council’s engineers had car-

ried out a detailed inspection of the “notorious accident blackspot” and had come up with “design and strategy” measures that will considerably improve safety at the junction, including signage and hedge-trimming. Redmond to be remembered WHY DID FRANK’S ROADWORKS VANISH? A

A

Wexford councillor was left ‘hanging out to dry’ by the Wexford District Engineering Department when a road in his local area, which had been confirmed for works as far back as the summer of 2016, was subsequently removed from the roads plan and never put back on it. The road from Mayglass to Ballycogley was not only approved in 2016 but when Cllr. Frank Staples met the Council’s Chief Executive confirmation that the work would be carried out was forwarded to the Council boss by the engineers and Cllr Staples produced that email at the February meeting of the Wexford Municipal District Council.

Subsequently Cllr. Staples had attended public meetings and confirmed to local residents that the long awaited works would be carried out. But a change in how roads were accessed for resulted in the Mayglass/Ballycogley road being taken off the list. An angry councillor Staples vented his concern over the issue at a meeting of the Wexford Municipal District this week and he won the backing of his colleagues and for a time it appeared that the entire roads programme for the current year could be derailed over the dispute. However, Cllr. Staples said he did not want to put the entire programme in the Wexford Dis-

trict in any doubt and councillors agreed to approve it subject to Cllr. Staples being met by senior officials to discuss the issue and funding being found for somewhere to make good the commitments given in 2016. Under the current plan the main restoration works will take place in Our Lady’s Island (1,400m) the Taghmon road from Crondonell to Larkin’s Cross (1,321m) and Sinnottstown Lane (1,000m). Under the Surface Dressing in the district the largest amount of work will be carried out in general Kilmore area where 25% of the total works will be undertaken.

include lectures, walking tours and a formal civic event. As part of the programme access to the graveyard at John Street where Redmond is buried will be improved and a Talking History project is to be rolled out at the cemetery, Redmond Square and Redmond Park to enable tourists understand the Redmond story via

eports in the local and national media that some children in the Diocese of Ferns may be prevented from receiving the Sacrament of Confirmation if they and their families fail to participate in obligatory Sunday Mass has sparked a public debate. Fr Paddy Banville, Administrator, St Senan’s Parish, warned his congregation that the majority of Confirmation parents and children in St. Senan’s Parish have been absent from Sunday Eucharist since the start of the school year last September, and he insists that they have been absent for years! Writing in the parish newsletter, Fr Banville, said; “Nothing new there, you might argue. Too true, unfortunately. This year though, their absence is more significant because I have made it abundantly clear that for Confirmation families, participation in Sunday Eucharist is not optional its absolutely essential, and I’ve introduced measures to support the necessity of participation in Sunday Mass.”

Fr Banville believes his decision has been ignored and that no more than ten Confirmation children/families have been attending Mass in his church over the past number of months, even years! “It seems that the majority of parents have refused to enter the struggle to participate in Sunday Mass, but they still present their children for Confirmation in March,” said Fr Banville, who added; “This suggests that for the majority

of Confirmation parents Mass is not valued, it’s not a lovething, a matter of attraction and encounter, and this absence, or at least the refusal to enter the struggle to get to Mass as a family, suggests that Confirmation is without a context.” Fr Banville is “quite concerned” about the matter and announced that he was organising a public meeting in the local community centre last Thursday night. However, a notice posted in Dublin first appeared on the parish Facebook page on Thursday afternoon that read; “In light of the very intensive - and unanticipated - media interest in tonight’s proposed meeting in St Senan’s Parish, I have decided to cancel the gathering. The proposed ‘faith formation conversation’ I initially envisaged is, I believe, an important one and it does need to occur. To properly occur, it should proceed in a more structured and shared manner, and it needs to occur without making individuals the subject of publicity or attention.

I readily recognise that parents want the very best for their children. So do I and so does the parish and the church. This was - and is - my goal as a fellow pilgrim. I will now begin to consider how better this conversation might be organised and how I and others – including parents and parishioners – might fruitfully participate.” Following the original statement, a spokesperson for the Diocese of Ferns said Confirmation is prepared for at local level and children are confirmed at the invitation of the local priest and parish. Fr Banville has brought the matter onto a public platform and it will be interesting to see what develops for the future, but it is understood that ‘No attendance at Mass. No place in the Confirmation class’ also applies in other parishes around the diocese, but it is unknown if the rule has been carried out conclusively thusfar or that it should develop into a contentious issue that could further alienate communities from the church.

The annual event will raise funds and awareness for the Hope Cancer Support Centre at Wafer St., Enniscorthy; County Wexford Hospice Homecare Service, and the new MRI Now project for Wexford General Hospital, so the beneficiaries are a cross-section of deserved volunteer funded activities across the county. There is a credible train of thought that these projects should be funded by the HSE, or the relevant State agencies, however, the reality is to the contrary, and thankfully so many good people are willing to support worthy causes and at the same time display a healthy image. Since 2012, €828,914 has been raised through this splendid event and participation or support, or both, is eagerly encouraged.

I

t may be something of a quirky dream to own the bank, but very soon the Bank of Ireland at Abbey Square, Enniscorthy, goes on the market at €1.5 million, and as they say in another lucky place – it could be you! Bank of Ireland will continue to lease the building and carry on business as usual, so it is possible to get a loan to buy the building, although you won’t get the chance to have your name over the door! onday February 12th saw Gorey Credit Union Ltd. re-brand as Altura Credit Union Ltd. Recent years have seen changes for many credit unions Nationally. Gorey Credit Union has reached several milestones reached in these years. In 2015, A successful transfer of engagements with Avonmore Credit Union Ltd. saw Gorey take on three branches in Co. Wicklow. In 2016, at AGM, a motion was passed to expand the common bond area to a 10 mile radius of Avoca, Gorey, Kilmuckridge, Laragh, Rathdrum & Roundwood, effectively doubling the area in Co. Wicklow, and south of Kilmuckridge. Also passed, at AGM 2016, was a motion to change the name – should the need arise. At AGM in 2017, the motion was passed to change the name to Altura Credit Union Ltd. This is a key part to the future success of the credit union. As our common-bond area now stretches from South Bray,

all the way down past Curracloe, our area is no longer predominantly Gorey based. The new name will help us to successfully grow into this area. NORTH WEXFORD BALL GOVT. CASH TO TACKLE DUMPING IN AID OF HOPE CENTRE T O ver €38,000 has been allocated for 11 projects in County Wexford to tackle the scourge of illegal dumping. Minister with responsibility for Defence Paul Kehoe has said illegal dumping is a blight on communities and that the funding will tackle a number of black spots. Minister Kehoe has also called on for recycling centres to extend their open hours as part of a joined up approach to dumping and the environment. “Some centres are closed on a Monday and have curtailed hours on a Saturday. Serious consideration needs to be given to extending the hours,” Minister Kehoe said. According to the informa-

tion obtained by the minister, a total of €38,192 is to be allocated to tackle the scourge of illegal dumping. The following projects will be funded in Wexford: Ross Rd, Enniscorthy Kilnahue Lane, Gorey Railway Platform Bridgetown Spout Rd, Clonroche Wood Rd, Bunclody Ferns Bottle Bank Banoge, Gorey Carrig Ban, Bunclody Rock Roads, Kilmyshall, Bunclody Clean Mattress Amnesty Laneway in Ferndale Estate, Wexford Town Minister Kehoe said that the covert surveillance , CCTV and smart technology including drones will be used as part of

the crackdown. “Illegal dumping is a blight on our communities. It demonstrates a complete lack of respect for other people and for the environment. “Fine Gael’s priority is to build on the progress we have made in protecting our natural environment so that we can safeguard it for future generations. “Covert surveillance and smart technology including aerial imagery from drones and satellites, as well as the installation of CCTV cameras will form a central part of this crackdown. “We will see better enforcement of anti-dumping measures and stronger prosecutions being made.”

Public’s views sought on Gorey Market House

exford County Council’s plans to re-develop the historic Gorey Market House have taken a step forward with the announcement that indicative plans and details of the re-development project have been placed on public display. Details of the proposed extension and redevelopment, including indicative drawings, a written description of the project and related reports have been placed on public display at the Council’s Gorey Municipal District offices and also at the Council’s headquarters at County Hall Wexford. The details can also be accessed via the “search planning applications” facility on the Council’s website, www.wexfordcoco.ie using the planning application reference LAC1712. The views of the community were sought as part of a public consultation process carried out in June of last year

The former Council Chamber located on the 1st floor of the existing building will be protected and retained for Council and community use while a new extension to the rear of the building will create a multifunctional space, with capacity to serve as an exhibition/performance venue. The exciting and ambitious plans, which include café and retail facilities, provide the extended building with linkages to both Main Street and Market Square. The overall objective of the project is the preservation and protection of the historic Gorey Market House through the provision of an economically viable arts, cultural and community facility, for the benefit of Gorey Town and surrounding

Council Chief Executive Tom Enright recently visited the site and inspected the building and he told councillors at their February meeting that ‘it can’t be left as it is’. tinue is seen as a hopeful sign that at last something will be done to restore the property in some form. However, he warned councillors that it would be ‘next to impossible’ to remove the building’s listed status which is a complicating factor in respect of any plans to re-develop it. His comments followed a suggestion from Cllr. George Lawlor that the possibility of providing a helipad on the site be investigated.

Another successful Markie Doyle Memorial Vintage Run F undraisers take all forms these days as people seek out new and inventive ways of raising cash for charity. But few are as colourful or interesting as a vintage run when vehicles from far off days are wheeled out to be examined and admired by a whole new generation. The Markie Doyle Memorial Vintage Run in Craanford

is now one of the most popular events of its kind in the county and this year’s Run was another outstanding success. There were cars and tractors of all shapes and sizes on display in the village as this big fundraising event reached its conclusion. All the vehicles have been lovingly restored by their owners and young people are mes-

merised by the unique features of the old vehicles. For an older generation it brings back memories when these cars and tractors were commonplace on the roads and fields of Co. Wexford and it provides an opportunity to remember days gone by when life was a run a much slower pace. It was a time when the vehicles may not have been as

powerful or elaborate as those that surround us today but still they had a charm which is even more evident when they are put back on display today, sometimes up to half a century after they were the everyday work vehicles and modes of transport for their owners. ICA CELEBRATES 70 YEARS OF WEXFORD FEDERATION T

he ICA is an intrinsic of the community in Co. Wexford and this year marks the 70th anniversary of the establishment of the Federation of the Association in the county. In fact the association was active in the county for thirty eight years before it became a Federation. The first Federation President was Mrs Margaret Stamp from Kilcottymore. Seventy years later, a Celebration Lunch was held in the Talbot Hotel, Wexford to celebrate the achievements of all the members of ICA from Anita Lett to the present day. Two hundred and sixty members attended the Lunch with representatives present from most of the thirty-two guilds in the county. Special guests were also invited, they included His Worship The Mayor of Wexford Cllr Jim Moore and his wife Lucy, former Federation Presidents, Barbara Tector, Sadie Murphy, Gertie Rath, Babs Crean, Mar-

cella Dunne, Delores Devereux and Breda Banvillle. Our Founder’s granddaughter Anita McNamara and her husband Dominic attended and the Regional President of the South and East, Esther Cahill from Cork was also there. A portrait of Anita Lett, the founder of the ICA was commissioned to celebrate this event. This portrait is the product of months of planning beginning with the idea to commemorate Anita Lett in a fitting way in An Grianan, the Adult Education College in Termonfeckin, Co Louth. Carmel Mernagh of Bree Guild kindly loaned a photograph of Anita Lett and the portrait was based on this. The artist Dave Duffy, was tasked with the portrait. As part of his research, he asked us to find a vintage riding habit so that colours and textures could be more accurately portrayed. This led to a Facebook appeal on our page Wexford Federation ICA. The beautiful three-tiered Celebration Cake was a work of art in itself and was made by Mary D’Arcy, Federation Secretary and member of Ballyfad Guild. It had a special gluten free layer and catered for all tastes and requirements. The portrait will be hung in the main hall in An Grianan in a few months is a fitting tribute to our founder Anita Lett and also the work of all the individual members and guilds of Wexford Federation ICA. On occasion the criticism is well founded, but very often it is not and based on inaccurate or incomplete information. In the immediate aftermath of the recent Hurricane there were very few voices raised in criticism of the manner in

which the crisis was handled by the authorities which is something of a miracle and a really great tribute to all those who were involved in the preparation of the emergency plans and those who organised the clean-up afterwards. The one criticism which did arise was directed at those who went swimming, sailing and walking around the coast. It was not just the fact that these people put their own lives at risk but they also put the welfare of those in the emergency services who would have

been called to rescue them at risk. I agree with those who have suggested that new laws be introduced to make it an offence not to heed serious weather warnings. It is sad to think that such legislation would be necessary but the reality is that some people are simply so irresponsible, silly and bloody-minded that they need protecting from themselves, not to mention the fact that all those in the emergency services need protection from their antics as well.

Recycling Charge not linked to dumping

he Co. Council’s Acting Director of Services for Community, Padraig O’Gorman, has dismissed claims that the introduction of a €2 entrance fee for the county recycling centres last year had resulted in an increase in roadside dumping. Cllr. Barbara Ann Murphy said figures indicated a reduction of more than 30% in the numbers using the recycling fa-

cilities in the Enniscorthy Municipal District. At the same time the problem of roadside dumping was getting worse, she told the February meeting of the Co. Council. But Mr O’Gorman said the type of rubbish being dumped on the roadside was not what would go to a recycling centre and he said it was too early to say if the €2 charge was having

come increasingly annoyed by the prolific use of social media by some local public representatives. As with anything, some members are more active than others in the twitter zone and on Facebook. Indeed one councillor claims to have more readers of his Facebook page than the county’s paid for newspapers. And some councillors were so active on social media that they were publishing results and decisions from Council meetings even before they were taken. This resulted in some of their colleagues not being best pleased and the Council’s Protocol Committee set about changing Standing Orders to put a blanket ban on the use of social media during any meet-

ing of the local authority. Council Chairman John Hegarty said photographs had been taken of documents circulated at private ‘in committee’ meetings of the Council and posted on social media. There had been complaints from some members about the use of social media during meetings and the change to the rules was an attempt to meet these concerns. Cllr. Councillor who lost more than 10st. backs healthy eating plan

member of Wexford Co. Council who lost 10st.7lbs over a two year period when he signed up for a specific programme to tackle his obesity has given his full backing to make Wexford a healthy Eating County. Cllr. Robbie Ireton who had to source his weight loss and dietary programme in Loughlinstown bemoaned the fact that there was no place in this county for people suffering from obesity to be accessed. He said the decision to introduce a sugar tax was an indication that the government was moving in the right direction in trying to deal with the problem but he said he would like to see the revenue raised from the tax ringfenced to fund healthy eating and educational programmes. He made his comments

at a meeting of Wexford Co. Council where Fiona Donovan of Healthy Ireland made a presentation to councillors on the Healthy Cities and County project. The current Chairman of the Council, John Hegarty, has made it a priority of his Term of Office to promote the healthy eating project in Co. Wexford. Ms Donovan told Cllr. Ireton that the aim of the programme was to prevent obesity. Cllr. Paddy Kavanagh said exercise and physical education all had a role to play but the real problem was that many people no longer knew how to cook and as a result relied on ready meals and fast food from takeaways. He said some people no longer even knew how to boil

and egg and he called for basic cooking skills to be taught at second level to both boys and girls. Cllr. Fionntain O’Suilleabhan said there was a real problem with the marketing campaigns conducted by the multi-nationals and the manner in which they promoted so called diet drinks and low fat foods. Cllr Hegarty said he wanted the programme to become operational in the county before the summer. However, he said he did not want it to be a programme just in name only and wanted a big effort to go behind it. He is to establish a committee representing all parts of the county to come up with plans for the successful implementation of the programme.

Poor quality of train services ‘big issue’

n upgrade of the rail service to Wexford is vital for the county with improved frequency, new carriages and a faster service all required, the Chief Executive of the Co. Council, Tom Enright has suggested. He was speaking as members of the Council backed a motion from Cllr. Fionntan O’Suilleabhain calling on Irish

Rail to include an extension of the DART south of Greystones as part of its investment plans. Currently the rail company has plans to extent the DART north to Balbriggan and west to Maynooth but there is no mention of extending the line south. Cllr. O’Suilleabhain said the line needed to be upgraded to facilitate new trains and cut

down on journey times. Mr Enright agreed saying the quality of the train service to Wexford was a ‘big, big issue’. Among the plans which have been discussed with Irish Rail is one which would see a faster more regular main line service to Bray or Greystones with DART services used to take travellers into the city centre.

Cllr. Hegarty said the programme had been very successful and the ambassadors made a very positive contribution to the county. Each ambassador is presented with a Pin and Scroll and their photographs are to be displayed prominently in Co. Hall. Cllr. George Lawlor said he was delighted to see the programme returning.

Credit Unions urged to support homebuyers

he Chief Executive of Wexford Co. Council has said Credit Unions should be encouraged to help people gather their deposits to enable them take up the new low interest local authority home loans. Members of the Council backed a series of motions calling for the rules of the new scheme to be changed reducing the deposit requirement from 10% to 3%.

Joe Sullivan said the requirement should be waived if the applicant could produce evidence of rent payments over the previous three years to the same value or more than the proposed monthly mortgage repayments. There were similar motions from councillors George Lawlor and Davy Hynes. Both said it was very difficult for people to come up with the deposits while meeting high rent payments.

total of 104 schools in County Wexford will receive a total of €619,000 funding for computer equipment, Fine Gael Minister Michael D’Arcy has said. The grant, which will be received by all schools built prior to 2014, is worth in excess of €4,100 for a 100 pupil school and almost €13,000 for a 500 pupil school at primary level. At post-primary level, the grant is worth almost €18,000 for a 500 student school, and over €33,000 for a 1,000 student school. Minister D’Arcy said: “I am delighted to announce that 104 schools in Wexford will receive a total of €619,000 funding for computer equipment. “The funding can be spent on desktop PCs, laptops, tablets or hybrid devices. Schools can also purchase projectors and cloud based tools and software applications to support learning. “I know this will make a huge difference to school

Thousands take to the streets for Night Runs in Gorey and Wexford

T

he post-Christmas season is a great time for exercise, dieting and a change in lifestyles as people do their best to get rid of the extra pounds put on by the excesses of the pre-Christmas festivities. The launch of Operation Transformation in Recent years has provided many people with a bit of extra focus and a target to aim at. And one of those targets for many people is to be able to take place in the Charity Night Runs which have been taking place in Wexford town and Gorey. The February dates for the runs gives people plenty of time to get in shape for the event and this February they turned out in

their thousands to run the streets of both towns. There is a really special atmosphere as young and not so young, the very fit and the not so fit line up side by to take on the course. While some manage to finish the route a long time before others no one really cares how long it takes. This is all about celebrating a new level of fitness, whatever it is, and in the process raising much needed funds for charity. The North Wexford Hospice was the beneficiary in Gorey while funds from the Wexford event went to the Irish Kidney Association.

Stereotypic Behaviours in Horse

I

n years gone by, horses were left to roam the plains free to do what they liked. Free ranging horses spend about two thirds of their time grazing. Modern horse management systems do not always allow horses to exhibit their normal behaviours and sometimes problem behaviours can arise as a result. These problems have typically been called ‘vices’ which might imply wilful disobedience. They are more accurately described as stereotypic behaviours which are re-

petitive patterns of behaviour with no obvious goal or function. Such problems include cribbing, windsucking,weaving and box walking. For the horse, however, there is a purpose, as evidence suggests that these repetitive behaviours lead to ‘feelgood’ endorphins being released. In other words, these behaviours are a coping mechanism and become addictive and very challenging to stop once established. RISK FACTORS FOR DEVELOPING STEREOTYPIC BEHAVIOURS Insufficient turnout time. Insufficient time to socialise with other horses. Insufficient grazing/ foraging this goes hand in hand with high concentrate diets. Stressful weaning - ie. very abrupt weaning has been linked with development of stereotypic behaviours.

KEYS TO AVOIDING UNWANTED BEHAVIOURS 1) Time spent on pasture Efforts should be made to reduce the amount of time spent in a stable by allowing the horse plenty of turnout and exercise. When given the choice of being in a paddock or in a stable, horses will often choose a paddock, even if there is inclement weather. 2) Keep horses in herds, not alone Horses are naturally social animals and have evolved to live in herds. If it is not possible to keep a horse in a herd, try introducing the horse to another animal, such as a goat, donkey, or sheep as a stable companion. 3) Diet It is recommended to keep horses on a high forage diet while at the same time meeting their nutritional needs. When horses do not receive adequate long-stemmed forage (hay or pasture), they can develop behaviours such as wind sucking, or cribbing. Limited amounts of forage or large amounts of grain can also increase the risk of colic. When

pasture grazing is not an option, providing three to four small meals per day is preferred as it increases the time the horse spends eating and simulates grazing. MANAGING EXISTING STEREOTYPIC BEHAVIOURS Cribbing and Windsucking Cribbing is a repetitive behavior where the horse places its upper incisors against a horizontal surface, arches its neck, and pulls backwards with its body while making a grunting sound. Windsucking is similar to cribbing, but is done without the horse grasping an object with its teeth. There is a strong correlation between diet and cribbing or windsucking. Increasing the amount of long-stemmed forage (hay or pasture) available, reducing the amount of grain in the diet, and increasing the number of meals per day are possible solutions for a horse that cribs. Weaving is a side to side movement of the horse’s head and neck which is sometimes accompanied by a lifting and lowering of the feet. Weaving is often caused by the stress of being separated from the herd or being confined to a stable. Turning the horse out more helps and a safety mirror installed in the stable helps reduce the time spent weaving. With boxwalking, the horse will continuously and aimlessly march around the box in circles. It is almost impossible to stop this behaviour from happening once the habit has formed. Try to turn the horse out as much as possible and if stabling is absolutely necessary, ensure that they have some type of distraction such as a horseball or plenty of roughage to eat. Handlers need to be aware that when a box walker is tied up it may become stressed and increasingly difficult to handle. Contrary to popular opinion, there is no scientific proof that horses copy each others stereotypies. However, if one horse in a confined stable is lacking enough forage in diet or not being turned out to pasture, chances are the horse housed in the opposite stable is bored for the same reason. If you own or manage a horse with a stereotypic behaviour, learn as much as possible about that particular behaviour. For example you will then understand that isolating a weaving horse may make that behaviour worse. Many owners attempt to physically prevent the behaviour but attempts to physically prevent stereotypic behaviours

can result in reduced welfare for the horse.Therefore, strategies aimed at addressing the behaviour should include consideration of potential causal factors and implementation of management practices known to help reduce the behaviour (e.g. keep them with other horses and to graze/consume forage). Always remember that somewhere along the way, the horse developed this stereotypic behaviour because it was likely trying to ‘cope’ with a suboptimal husbandry situation. If we view it as a coping mechanism, how certain are we that we should take away the horse’s ability to cope? In conclusion just because your horse performs a stereotypic behaviour, such as cribbing or weaving, does not mean its current state of welfare is suboptimal, but more likely, that at some point in the horse’s history, the horse was trying to cope with stressors. Managing stereotypic behaviours can be very challenging. The best management strategy continues to be prevention by trying to increase turn out time, social interaction and grazing/foraging opportunities. Minimising stress during the weaning process is important, and working hard to enhance natural behaviours when horses are on box rest for injuries or illness can help reduce the chance that your horse will develop a stereotypic behaviour. Allowing “horses to be horses” with respect to being able to perform more of their normal, natural behaviours, will go a long way towards reducing behavioural problems and improving welfare.

So, if you are lucky enough to be taking those first steps the question remains: should you buy a house or channel your inner Kevin McCloud (of Grand Designs fame), to build your own dream house? We know it can be tricky as most of us don’t know too much about either process when we are getting into it. Luckily, you have EBS Mortgage Master wisdom on your side. 1. HOW SOON DO I WANT TO MOVE IN?

If timing is of the essence, then buying a home is a far faster process. Once you have spoken to the EBS mortgage team and have gotten that all-important mortgage approval, you can go out and start looking for a place that suits you. Ultimately, the decision on how long to spend is yours, but if you’re quick, the whole process can take as little as two months. So, if you have just accepted a new job or just want to be in your own place in the next eight-to-10 weeks, then buying a pre-built property is your best bet. If you can afford to wait for longer, a self build might be the route for you. Last year in Ireland, 24 percent of all new houses were bought by first time buyers, but only 2 percent of those were new builds. Not enough newly built houses are coming on the market (and probably won’t until at least 2020). But if you are lucky enough to find a plot of land that suits you, the process of building your own home from scratch usually takes around 18 months. While you get the benefit of designing the house exactly to your own specifications, you also have to manage the build, the costs and the sheer length of time it takes to construct your own home.

2. HOW IMPORTANT IS COST? In general, it’s more expensive to build your own home than buy one ‘off the rack’. The figures for 2016 show that the average three-bed property in Dublin is €45,000 dearer to build than to buy (the average new build clocks in at €330,000 whereas the average house on the market came in at €285,000.) When it comes to buying a house, there’s not a lot you can do to get the cost down apart from making a lower offer than the house is on the market for. If you build your own, there are ways to get the cost down. The cost of materials only makes up 45 percent of the cost of a home; the extras like building labour costs and the price of land are two major additional costs. So if you already own a site or can do your own building, then you can really reduce the bottom line. But not everyone is lucky enough to have either of those options, so buying a house usually works out cheaper. Alan Wright with his uncle John Sinnott.

3. WHAT EXACT NEEDS DO YOU HAVE? Consider precisely what you and your family need in a home. If it’s the standard living room, kitchen, bedrooms and a couple of bathrooms – then buying a house should fit the bill. The average house sold in Ireland last year was on the market for less than nine months – so this means that you should be able to move in immediately. It might not be to your exact taste but you can remedy that over time. In addition to the savings you can make buying a house versus building your own, you also have to factor in the fact that gardens and outdoor spaces in existing houses are likely to have been already completed, and not something you’ll have to spend money on immediately. But if your family has specific needs – such as adapted entry points for a family member with a disability or an artist’s studio or a dedicated weights room – then building your own might well be the way to go.
