LIFE In Your Opinion

“UBER IN CAIRNS, THE SHAPE OF THINGS TO COME OR A BIG MISTAKE?” TROY HAINES

START-UP & INNOVATION SPECIALIST CEO, THESPACE AUSTRALASIA

Uber coming to Cairns is a sign of the inevitable change that is coming. It’s no longer okay to put our heads in the sand and hope or demand that everything stay the same. It just won’t. Uber is just the start. Change is set to accelerate in magnitude over the coming years. If I would say one thing it would be to learn and not see change as a problem, but to look for the opportunities amongst it. Now more than ever we need to be strategically agile. My heart goes out to the owners of taxis, but what opportunities does this create for you? I use Uber when I travel. I love it! It’s a great product.

KIM STORCK

BRANCH MANAGER ECU AUSTRALIA

“Uber, well what a debate! I think it is inevitable. As long as the drivers have full appropriate checks on them as individuals and the vehicles, then what is the main issue? I would like the vehicles to have photo and ID for the driver. How comparable are the fares? Apparently they are cheaper. Time will tell. Current taxi owners and drivers - this will be the mistake if they do not get this right! I prefer to jump in a safe, trusted and reliable vehicle myself if I was on my own. This is really about competition and improving the current drivers and taking the fastest and appropriate route. How may of us have had a trip around the world before getting home!”

IAN MACLEAN

OWNER, NIGHTSKYSECRETS AT THE PIER

I see that consumers and Uber Corporate (USA) will be the winners and both the taxis and the Uber drivers will ultimately be the losers. The thousands of people purported to be putting their hands up as Uber drivers may not get the returns they expect. With a fare at half of the taxis, 20-25 percent going straight overseas to Uber Corporate, a newer (less than 10 year old) car requiring servicing, they may find themselves working for pizza delivery money! Its worth remembering that there are other Australian-based alternatives too, such as GoCatch, so its not just about Uber. What Cairns really needs is a decent bus loop service from the airport to the city as many of our budget-conscious tourists coming in on cheap flights won’t use either service.

THE NOBILITY OF LETTER WRITING... MICHE L L E S TA CPOOL E

Yesterday I felt like I was thirteen again. I had stumbled across a box of letters from my childhood pen-pal and as I poured over the contents the years fell away. I laughed hysterically. I sniffled and sobbed. I cringed at our misuse of the English language (is “narley” even a word?) and I marvelled at our ability to overcome heartbreak and move on in a matter of sentences, usually by pashing the hot new guy on the bus. For a short time I was back in my adolescent skin, reliving the moments that define my memories. As I packed the last of my precious pastel notes back into their faded and creased envelopes, I felt a tinge of sadness. My kids, growing up in a world where smart technology is part of everyday life, may never get to experience the joy of reminiscing over hand written treasures. Youngsters today tend to know their way around an iPad or an iPhone before they can walk. According to the Australian Bureau of Statistics, 31% of children in the 5-14 age bracket have their own mobile phone. That’s over 870,000 kids. It jumps up to 76% in the 12-14 year age bracket. I can remember nicking forty cents from Mum’s purse and sneaking down to the phone box on the corner to call my friends because our house phone was stuck to the wall in the lounge-room. If you pulled the cord tightly you could sit in the hallway linen cupboard, but you couldn’t close the door. The last thing I wanted was Dad to overhear my conversation whilst he watched Sale of the Century. That would be like, so embarrassing dude. These days however, teens seem to play out a montage of embarrassing situations via social media. No matter how senseless the act, there is always someone on hand to record it, post it, tag it and tweet it. Imagine those kids sitting down in twenty years time and looking at themselves barfing all over a police car while their best friend dances

CairnsLife 5 Magazine

Gangman style behind them. Their precious memories certainly are preserved forever – on the internet. We wrote letters because we didn’t have SMS, email or Facebook. The postie was our middle-man and the keeper of our secrets. We used to get excited when Nana sent us floral stationery for Christmas. Nowdays, some people can’t even spell it. Painted on the wall at my local newsagency are the words “Paper, Magazines, Lotto and Stationary”. I’m guessing they don’t sell places for people to stand still, so one can presume that they either got mates rates on the paint job or they rely too much on auto correct. Every time I walk past I have to silence the thought before it escapes my lips. In my imagination I lose all form of social decorum and barge in saying “For eff’s sake, who goes and paints a typo on a friggin’ wall? Don’t you morons know how to spell?”, before launching into a rant on the grammatical errors in modern society. Chances are though someone would record my meltdown on their smart phone and footage of me being carted off in a police car, while the newsagent dances Gangman style and flips me the bird, would be posted for all to see. These days there is something noble about posting a hand written letter. When someone makes the effort to personally write a note that would take them less than half the time to text, tweet or email, they have my respect. As my postman now delivers the less than enthralling correspondence of bills and notices, when an actual letter arrives my excitement is palpable. When I see this joy reflected in my little ones faces as they race each other to the letterbox in search of their own treasures, I cling to the hope that maybe I’m being a tad cynical and they will have their own special box after all. michelle@cairnslifemag.com.au

POINT OF DIFFERENCE

ALLI PATERSON WORDS BY JANIE BARTON PHOTO BY PHOTOHOLIC STUDIO

LIFE Cover Story

I’m dealing with clients who are making a huge financial decision, so I give them all the attention they

deserve

When you’re making one of the biggest financial decisions in your life, you want Alli Paterson on your side. Actually, you need her on your side. As a 14-year veteran in the real estate industry and head of Freeman’s Residential sales team, Alli has a wealth of experience in the industry. But it’s her genuine care for her clients and her above-and-beyond attention that put her in high demand with sellers and buyers. Like a trusted friend, she ensures you and your family’s needs come first. She knows exactly how to get the most value out of the sale of your property and will freely help you prepare your home for market, most often resulting in sales above your expectations. With her exceptional home staging skills, she helps vendors make sure their home looks perfectly presented before putting it on the market. “Presentation is everything – I like to show the property in the most professional manner we use the best

photographer, colour photo board signs, brochures, premiere features on the internet, interactive floor plans and hold amazing open homes – this results in the highest sale price possible for my clients. “It doesn’t have to cost a lot of money to prepare a home for sale,” said Alli, who is known to sell homes quicker and for more money than others, including one home that was on the market for a year with another agent before Alli took over and sold it for $100,000 more in just six weeks. “We work within the client’s price range. A lot of my properties sell above the standard amount for the area because we spend that extra time preparing the house for market.” She has long-standing relationships with expert painters, landscapers, carpenters, other tradesmen and Posh Lifestyle who she trusts to improve a home’s appeal. Another huge aspect that sets Alli apart from others is the fact that she pays for high-quality brochures and flyers that she has individually letter boxed dropped at her expense. “The only thing my clients pay for is the internet and the photographer.” said Alli, “My clients don’t spend thousands of dollars in marketing fees. For me, it’s part of the process, and it just makes an incredible difference.” She also puts in equal passion, time and attention with her buyers. “I’m dealing with clients who are making a huge financial decision, so I give to them all the attention they deserve,” she said.

CairnsLife 7 Magazine

She gets to know the family closely, their requirements, the ages and needs of children and the most suitable suburbs. She won’t waste their time trying to sell them something she knows isn’t what they need or want. “I know where the schools and parks are, what the house sold for down the street and the demographics of the neighbourhood,” said the mother-of-two. “I don’t want people to feel under pressure at all. I’m finding someone their new home, and I want it to be perfect for them.” Alli has been with Freeman’s for almost five years and loves the culture of the independent real estate agency where the company’s primary mandate is to help clients grow wealth through property. “Freeman’s is fantastic,” she said. “And the fact that it’s an independent agency means the money stays in Cairns and is not shared with franchise owners who live elsewhere. We employ locals in everything we do, which is another reason I like Freeman’s so much because they support locals.” If you have a property which needs to be sold and want to know what needs to be done to maximise return on your investment, you would be hard pressed to find an individual more experienced and happy to help than Alli Paterson.

CATHY

ZEIGER MORE PROJECTS THAN PINTEREST Cathy Zeiger is incredibly grounded for someone who grew up in a psychiatric hospital.

community programs supported by the Federal Government’s Communities for Children program.

“My father was the superintendent of Parramatta North Psychiatric Hospital,” Cathy explains, as I was wondering how I should follow that lead.

“I absolutely loved it, facilitating youth programs, doing everything from hip hop and music, to doing up old bicycles.

A rebellious teenager, Cathy came to Cairns at 19 with an abusive boyfriend, whom she quickly ditched. “I decided to stay here to prove to my parents I could do it alone. I loved Cairns from the day I arrived: the place, the climate, the relaxed, friendly people, and the fact you can be out of the city in minutes. After some time working for Mike Spaulding Builders, Cathy was offered work at Wild World at Clifton Beach. “For three years I did the Cane Toad Races and the Cockatoo Show for up to 500 people, and in between I cleaned out the enclosures. I enjoyed it so much,” says Cathy. For the next ten years, Cathy worked as a veterinary nurse for Dr Owen Lavers, at Earlville Vet Surgery. Her three daughters were born during that time, and later she took on the role of PA to the principal at their school, Cairns Christian College. “Students would come to me after a little fall and five minutes later I might be in crisis management; sitting in the bathrooms preventing a child from cutting. “I used this experience when working with Rock Impact, partner with Mission Australia in delivering

“I got the bikes from Edmonton Police Station, mostly trashed, hired a mechanic, and facilitated programs for at risk boys, learning how to fix them. Principals would phone me saying how well the kids were doing, as they felt they had finally achieved something. “I was volunteering with a team under the Rock Impact banner at White Rock State School providing free breakfast once per week. In a study held in some of its classes, students were asked, “What causes you most anxiety?” Amazingly, it wasn’t family problems or bullying; instead 75% of kids ticked ‘Hunger’. After the Principal asked for an extension of the program, Cathy set about finding support for the free school breakfast program; “Boost Breaky”, which spread to 14 schools in the region. “After nine months of persistence, Woolworths sorted legalities and donated eggs, fruit, milk and so on. There’s no segregation – everyone’s welcome to eat, productivity and learning improves in class, and looking after the kids breaks down barriers,” says Cathy. Cathy also started the highly successful Pets in the Park community event, running it for about seven years before Council took over.

WORDS BY SUZY GRINTER

“Some years ago, a Kenyan marathon runner visiting Cairns told me how his winnings supported 14 orphans in his village. I went to Kenya with a group from church to see for ourselves. We concreted floors, and undertook other projects to make life easier for the kids, previously sleeping on dirt. “Nine years on, I’m Director of BIG International Inc., a not for profit organisation, with 38 kids under sponsorship. It’s been quite a ride as there is so much corruption – at times I was ready to give up - but you learn and become tougher, and keep going, because providing education for the kids gives them opportunity to escape the poverty cycle. “A good friend suggested I stand for Council. I said, “I’d love to do the job, but I don’t want to put my face on a stick, and it costs a bit of money to run,” says Cathy. When Cr Rob Pyne stood for State, Cathy put her hat in the ring to contest Division 3. “Now I get to do all the things I used to do as a volunteer, but I get paid for it,” laughs Cathy. Cathy admits she is hyperactive and drove her parents crazy. “Mum used to ply me with Phenergan. But I believe we’re all made a certain way for a reason,” she laughs. With infinitely more projects on the go than Pinterest, I’ve kept Cathy long enough, although she’s not even jiggling.

THE CODE TO SUCCESS POWERSHOT APP WORDS BY SUZY GRINTER

When I was a tweenager, codes were scratched messages in the dirt left as clues to friends to indicate where we were playing, hardly classified as challenging and undecipherable as they were normally just directions written backwards. Now here’s four local children developing a Smartphone app that will measure the speed of a throw, kick or hit, a tremendous boon to the sporting world, and it’s all about developing codes. I wince at my innocence. Twelve year old Elliot Bairstow and Cory Dent were encouraged by Elliot’s mum Helen to participate in a Startup weekend run by The Space at TNQ Institute of TAFE. “The purpose of the event was to create, or work on an idea for a business, and I decided to pitch an idea,” said Elliot. Elliot and Hamish Howieson hit it off straight away, as Hamish was wearing a Liverpool t-shirt, Elliot’s favourite soccer team. The trio formed a team to develop Elliot’s idea, and Jessica May, the youngest member of the team at 11, joined them about five months later.

“I always wanted to create an app. I used to draw little games on paper for mum and dad to play.” “You can buy an app, a ball, made by a popular sports company, which measures the speed of a kick, but it was very expensive, so I thought it would be good to make one,” said Elliot. “And the current one isn’t accurate,” explains Hamish. “The speed is measured by the noise made when you kick the ball. So, you could run up to the ball screaming and it would measure the force of the kick based on that noise. You might not have kicked the ball at all.” “We’re working to create an app that measures the force of the kick accurately,” Hamish adds. “With our app, you can use any ball. We’re not focusing on the noise, we will be recording the person kicking, but it also measures the speed. It’s not based on sound, or a random number generator, it actually records and calculates the speed of the kick,” says Elliot. I feel I have a lot to learn from these amazingly confident, articulate children who could be making a presentation at a corporate board meeting. It’s clear their learning curve is not

only about the technical side of creating an app, it’s also communication, teamwork and marketing skills, and I was struck particularly by the respect they showed each other, taking turns to talk and sharing the limelight. “We’re working with Jason Holdsworth, Jess Mackenzie and Tyler Harris from James Cook University. Jason is coding the difficult technical parts of the app, and Jess and Tyler are teaching us how to code it. We’re doing pretty well, and soon we’ll be releasing the Beta version of the app,” explains Elliot. “We’re hoping to expand its capabilities. Eventually, the app will also be used for throwing or hitting a ball. At the start our market will mainly be individual players and coaches,” Cory says. PowerShot App’s website was put together by Jessica, a keen netball player, hopes Australian teams like the Queensland Firebirds or the Lorikeets might show interest in the app.

I always wanted to create an app. I used to draw little games on paper for mum and dad to play.

“We have 367 followers on Facebook,” says Cory. With Instagram and Twitter accounts in place, the team is one step ahead of the majority of Cairns’ business community. R - L Elliot Bairstow, Jessica May, Cory Dent, Hamish Howieson

He’s Australia’s leading jazz vocalist, but the iconic musician Vince Jones is also a wonderful trumpet player. Throughout his 20 album international career his style has developed a distinctive reserve and subtlety – he plays a little less and draws a good deal more from it than he did in earlier days. A brief solo from this legendary interpreter of jazz is worth a hundred notes played with less direction.

VINCE JONES JAZZ UP NORTH 2017 FRIDAY 7 APRIL Since his emergence in the jazz clubs of Melbourne in the late 70’s and early 80’s, Vince Jones has set the benchmark for Australian Jazz singers. Trumpet player, singer, composer, his 20 album, international career has never hesitated in its musical evolution; a career played in the moment. Jones’ style has developed a distinctive subtlety and he comments, sometimes uncomfortably, about the world we live in, from an unashamedly idealistic perspective. Jones uses his voice as an expressive instrument and the lyric as a vehicle for story and comment – a balance found in the roots of jazz. It comes from the blues of the Afro-Americans and the melodies of the Celtic folk tradition and the heart of Vince Jones’ work is in that intersection. He has retained complete independence in the production and repertoire of his albums; the songs he chooses – written by him or by others – always make an original, personal statement. Like the best in jazz and improvising styles – the moment of creativity occurs at the point of execution as much as it does at the time of the original composition, and Vince Jones walks this line with finesse and respect. Born in Glasgow, Jones has set the benchmark for Australian Jazz singers since his emergence in the jazz clubs of Melbourne in the late 70s and early 80s. His first album Watch What Happens, was released in 1981, presenting a quiet yet strong statement, showcasing his vocal and song writing talent in tandem with stylish accompaniment. A loyal following developed and with each album and tour the Australian audience grew. Through the 1990s Jones and his band found success on the European circuit making an impression on reviewers, audiences and promoters. They played to packed houses in Germany, London, Switzerland, Denmark and the Netherlands. A true testament to Jones’ extraordinary long-serving career is his recent ARIA Award that he collected alongside fellow jazz musician Paul Granbowsky; the duo received top honours for ‘Best Jazz Album’ with their record Provenance at the 2016 Aria Awards. Priding himself on creating music without borders, Jones is particular about the musical company he keeps, and continues to enjoy playing with the best jazz musicians the country has to offer. His shows reflect the respect all involved have for the art form that is Jazz. This month Jones will present major concerts of Van Morrison’s Masterpieces; a fitting occasion for Jones with his Celtic, jazz and blues influences provide the perfect background for interpreting Morrison’s work. Cairns will have their turn to witness this truly legendary jazz figure when Jones performances as part of the 2017 Jazz Up North series at the Tanks Arts Centre on April 7. PERROTTA’S WO RDS BY S UZ Y G RI N T ER

Twenty years on, and getting better all the time If your restaurant is thriving in the highly competitive hospitality arena in Cairns after 20 years, you know your recipe for success is working. The iconic Perrotta’s at the Cairns Regional Gallery celebrates its 20th birthday and enduring popularity at this month, and chef/ partner Darren Law, says the restaurant continues to thrive, despite the escalation in numbers of eating places in and around the city.

CONGRATULATIONS TO PERROT TA’S ON THEIR 20TH ANNIVERSARY Since 1997, Perrotta’s has been a Cairn’s favourite, with a reputation for delicious food and excellent service, in a stunning location. And we hear the coffee is pretty good too.

Darren says trade has grown exponentially, and now the café is open seven days a week for breakfast, lunch and dinner. “We open at 6.30 in the morning for breakfast, serving delicious food all day. Our dinner menu of modern Italian food has proved so popular, we’ve started serving dinner at 5pm through to 10pm, and we’re licensed until midnight. “We have a very strong local following, some of our locals are here seven days a week, some even coming back in the evening for dinner, after having breakfast or coffee here in the morning.

“In the last five years, there has been a strong influx of new cafés opening so competition is growing, but we’re constantly seeking to lift our game. It’s an ongoing quality improvement process, and has ensured our continuing success. “We get a lot of local VIPs here; it’s not just the goods we produce, it’s our great staff. Most of them have been here a long time, and locals like to see familiar faces,” says Darren. “We employ locals, and they stay. We look after them, we’re like family.” It’s certainly true. Perrotta’s is like home from home for Councillors and politicians, businessmen and women, sporting groups rewarding themselves after a cycle or a run, and old friends catching up.

Perrotta’s is also situated in Myer – Eating in at Perrotta’s – for those who like to eat in air conditioning on these hot tropical days.

MORE THAN

MEETS THE EYE

While visitors from all over the world see fantastic reviews about it on Trip Advisor, locals have known for years that Oasis Kebab and Pizza on the Esplanade makes some of the city’s most popular meals.

Customers can’t get enough of the mouth-watering lamb, chicken and beef combination kebabs and falafel kebabs, which are served with the freshest seasonal produce. But there’s more to the waterfront eatery than delicious kebabs. Owner Kellee Martorella and her team also specialise in scrumptious hand-made pizzas and make some of the best breakfasts in the city such as eggs benedict, pancakes, bacon and eggs and vegetarian options and morning specials for just $9.90. The popular licensed eatery overlooking the Coral Sea has been in the same location for 25 years. It was originally called Oasis Kebab, but the name changed to incorporate their popular pizza menu and improve the breakfast options after Kellee took over the business eight years ago. “We are very grateful and would like to thank our local regular customers for their continued support, which helps make the business the success it is today,” said Kellee. Oasis Kebab and Pizza is open seven days a week - 6.30am to 11.30pm Sundays to Thursdays and 24 hours Fridays and Saturdays. RETAINING THOSE TOP EMPLOYEES EVA GR A BNE R Eva Grabner Managing Director Elite Executive Pty Ltd www.eliteexecutive.com.au 0409 59 11 88

“You shouldn’t be looking for people slipping up, you should be looking for all the good things people do and praising those.” ~ Richard Branson, founder of Virgin I know I have touched on this subject before, but now more than ever, at the beginning of the year employers need to keep those key employees. It’s the time of the year where New Year resolutions are in place and usually right up there is “Find a new job”. The last thing any business needs as they are ramping up for the year ahead is to have to recruit, train and mentor a new employee or employees. Not only is it expensive (it can cost between six and nine months of the outgoing employees salary to recruit and train his or her replacement), but it can have a negative impact on other employees. Constant change can be stressful and affect morale, motivation and employee performance. Those who are left with an extra workload can end up feeling angry, resentful and hard done by and this can only hurt productivity and organisational effectiveness in the long run. There are five common mistakes that employers make when it comes to staff: overworking them, not recognising their hard work, not having clear career paths for them, not providing development opportunities and employing managers who don’t care. So, if you want to retain those top employees, I recommend that you follow these tips: Keep an eye on burnout Overworked staff can make mistakes, resulting in sick leave and exhaustion. If you expect your employees to be available 24/7 you may be asking too much. Prevent this by monitoring people’s workloads (especially if they are taking on additional responsibilities during someone’s vacation or after a resignation), develop a genuine concern for their wellbeing and encourage them to get plenty of rest, take frequent breaks and exercise regularly. Provide development opportunities This doesn’t necessarily mean increased salaries or promotions but employees do need to feel invested in. Good companies hold onto their best employees by training and upskilling them so speak with your staff about where they want their careers to go. Perhaps there are projects or openings in areas that they would like to further develop and the only way you will know is to ask. Many people need to know where their career is going to stay motivated in a role. Work with your staff to identify what they are looking for and help them define some clear objectives to help them reach their goals.

Recognise good work Employees that feel appreciated and recognised for a job well done will inevitably go that ‘extra mile’. They will be committed and more engaged if they believe that their contribution is making a difference and is acknowledged as doing so. Care about them as people not just as employees Get to know your staff or at least your direct reports. Show a genuine concern, not just a perfunctory monthly meeting or yearly performance appraisal. Encourage them to ask questions, blow off steam and voice any concerns. You may not be able to help, nor may be appropriate to help, every time but showing concern and a willingness to listen and empathise will demonstrate to them that you care about them as people not just as work-producing employees. As a recruiter I have seen so many businesses lose money in recruiting, training and mentoring new employees only to have them leave because of lack of support, miscommunication or that they just were not the right fit. Plan carefully, put your recruitment strategy in place and talk to your staff. Wishing you all a very successful and profitable 2017.

..all people can create a positive image for themselves

• Try to be natural, don’t fear the media or your audience. • Don’t raise negative issues about other people, companies or organisations unless you can back it up and you’re willing to be in the debate for the long haul. Controversy and Conflict sells news stories across all mediums much more than the fluffy good news stories. Gossip about someone also spreads like wild fire, so if you don’t want to get in a public slanging match, then don’t open your mouth on the issue or the person.

When speaking to the media, creating a positive image for you and your company is essential. A positive image doesn’t arise out of thin air though, it takes a lot of hard work and effective planning on your part to be portrayed in a positive light.

• Don’t be seen to be speaking on negative issues only, people will start to think you’re a whinger and the media may also start to portray you in this way. Remember, no-one likes to be around a negative nelly – they are one of life’s biggest energy drainers!

Some people are naturally likeable and always know the right thing to say, but then there are those people who are a little more reserved and can often be misunderstood or perceived in a negative light, purely because they don’t have that outgoing personality.

• Word of mouth is the biggest sales tool for not only companies but individuals, so be good to people and do the right thing by them and the positive word will soon spread about you and your business.

No matter what your personality or background, all people can create a positive image for themselves it’s just a matter of harnessing the skill over time.

• If you own a business, make sure you give outstanding customer service and people will start to talk. They’ll also continue to use you and they may even bring friends, family and colleagues to you as well.

• Good body language is the number one rule. • Good presentation is essential. In business you need to always make sure you’re looking good when appearing in the media or at functions, the way a person dresses and looks says a lot about them. First impressions are everything. • Choose the subjects your willing to talk about in the public arena carefully. • Don’t lie. It can be so obvious when someone is lying, especially in front of a camera or in a group situation – remember the camera never lies and body language tells all!

CairnsLife 27 Magazine

• Don’t be afraid to show emotion on topics that are close to your heart or that you feel strongly about when speaking in the public arena. There is nothing more appealing than someone speaking authentically from the heart. Even if you do have a very good public image, that doesn’t mean you won’t be spoken about in a negative light at any stage, but it will mean that you’ll recover from the negative exposure much quicker. e: danae@danaejones.com.au w: www.danaejones.com.au

THE SECRET OF BUILDING A SUCCESSFUL SMALL BUSINESS L e v e l 1, 103-11 3 Spence Street C a i r n s QLD 4870 P h : 0 7 4042 4000 F : 0 7 4051 1677 E : a d min@ fiduc ia.net.au

After selling his financial planning business to Danny Maher in December 2014, John Strange discovered that he and Danny could work together very well and just as importantly, they had a shared interest in helping small business owners achieve greater financial stability and success.

problem, but it was either too expensive or too theoretical to be of any real benefit to most small business owners.

Given this shared passion, and, by now, their proven compatibility in working together towards a common objective, they decided to build a joint venture called Your Business Freedom. This new business was designed to assist small business owners achieve three objectives: 1. Improve their profitability 2. Improve their work-life balance 3. Improve the saleability and price of their business

The answer to that challenge has come in the form of group coaching. The courses have been designed to incorporate a technological component that will give business owners the tools they need to run more profitable and efficient business, that will not be owner dependent.

One of the great tragedies of small business is that only 21% of them ever get sold – at any price. And yet so many small owners count the value of their businesses in with the assets that will support their retirement. This means 79% of all small business owners are going to enter retirement, disappointed with the standard of living that they will be forced to live with. During the research phase of setting up Your Business Freedom, it became apparent that there was help available to overcome this

So, the challenge was to make training available to small business owners that was both practical and at a price they could afford.

To have a saleable business, the business must be able to run without the owner being there all the time. The most highly prized businesses, those that sell at the highest price, are those which are known as ‘turn-key’ businesses. In other words, the new owner is given the key to how the business runs, they come in, turn the key and everything functions. This allows the new owner to be successful from day one, which reduces their risk and therefore increases the price they are prepared to pay. Your Business Freedom has their next course commencing on 1st April. For more information please email alex@ yourbusinessfreedom.com.au

In 2011, after becoming increasingly frustrated with the institutional ownership of financial advice businesses, local financial planning veteran Danny Maher, sold out of a large firm whose majority shareholder had been taken over by AMP. He went on to establish Fiducia Private Wealth Management and now, five years down the track, has carved out his own niche in the market place. Indeed as more people become disillusioned with the wellpublicised and inherent conflicts that exist

in institutionally owned advice businesses, firms like Fiducia are well placed to continue to grow their share of the advice market. “Our business is a relationship business and the advice we provide is designed to reliably deliver on our client’s unique goals and objectives. Basically we concentrate on you and achieving your outcomes not on your money or selling a product” Maher said. “Fiducia” comes from the latin fide’ which means fidelity or trust and this is the core value of the business.

“ People engage us to be their sounding board for major financial decisions, they entrust us with their life savings and at times we also become their closest confidante’ so trust needs to be at the centre of that relationship” When asked about fees, Maher says that the firm is completely transparent and open about their fees.

✓ Planning to achieve your objectives, not sales targets ✓ Understanding what is important for you and your family

“We are not the cheapest in town, nor do we aspire to be. What we do aspire to, is to be good value. We don’t accept commissions or brokerage from product providers or charge asset based fees, rather we charge a fee based on the nature and complexity of the work involved. Quite often this results in significant savings for our clients particularly with respect to personal insurances and superannuation.” In the coming years Fiducia looks to be well placed to continue to grow, but Maher is cautious about becoming too big. “We have a great team and we are certainly looking to continue to grow, but we do not have aspirations to be the biggest in town. Larger businesses can lose their “personal touch” and that is not where we want to be” Our focus will always remain on “Personalised Advice, Reliable Outcomes and Rewarding Relationships” Gunnamatta (Qld) Pty Ltd ABN 36 616 873 410 trading as Fiducia Private Wealth Management is an Authorised Representative No. 413330 and Credit Representative No. 413734 of FYG Planners Pty Ltd ABN 55 094 972 540 Level 2, 39 – 41 Alexander Street, Burnie TAS 7320. UNLOCKING ENABLERS FOR GROWTH M AR K D E N N E R T

Ma rk Den n ert i s t h e Ma n a g in g Director o f E merg e n t C o n s u ltin g .

It’s often been said that fortune favours the brave. And if ever there was an environment ripe with opportunity and potential for unlocking new growth - it is now! The business environment is strengthening, investments in regional infrastructure are rolling out, and the tourism and hospitality sectors are booming. All this points to a much needed boost to the regional economy. It is time for brave leaders to step up and see through fresh eyes - those that do will realise new and exciting opportunities for growth. The most readily available opportunities are found in embracing digital and technology enablers. Here’s five enablers worth considering this year: Mobile friendly: Mobile devices are influencing purchasing behaviour across most consumer demographics more than ever. Simply put: mobile is king. With only a few swipes and taps on a connected mobile device: anyone, anywhere in the world can search for a local business, make a purchase, arrange delivery, and then go on to tell all their friends on social media!. Businesses that offer mobile friendly websites and create unique experiences using mobile technology will unlock new growth potential. Be Social: The opportunities to engage with your customers has never been better thanks to the popularity of social media. Currently, Facebook ranks as the most used social networking platform for business - however the popularity of Instagram, Twitter and newcomers such as Snapchat are challenging Facebook’s dominance. You don’t need to be on every social media platform - nor do you need to be always “selling” something. In fact, successful companies use social media more as a tool to encourage customers to provide realtime feedback, share their experiences with others, and to contribute their own content (known as “user-generated content”) such as photos or video. Although social media is not the be-all and end-all, it does offer significant opportunities to reach out to new customers, create exposure for your brand and build loyalty with existing customers. Go Cashless: In the age of “tap-andgo”, it is staggering how few businesses cater for cashless payment options (ie. Bank card or online payment transaction) at the point of sale (POS). By providing cashless payment options - your business can add value to existing customers and attract new customers. If we accept that we live in an increasingly time-poor consumer driven world - investments in cashless POS systems may well give you an edge over the competition. CairnsLife 30 Magazine

Video Content: In the eighties, the song “video killed the radio star” dominated the charts (and yes, I would rather forget the era of thin neck ties, big hair and fluorescent coloured outfits!). These days: video has been well and truly taken over by internet streaming and video on-demand (VOD) services. With most social media and web-based apps supporting video formats - there is plenty of opportunity for businesses to showcase their products and customer experience online using video content. All that’s needed to create a lasting impression with video content is a little imagination, a mobile phone and an internet connection! Think global: We all remember the old slogan, “think global, act local”. This has never been so true - as we now live within an ever-connected “always on” global context. The “networked world” is providing new opportunities for promotion and marketing across geographical, language and cultural barriers. Businesses that can communicate their offer in languages other than English - will attract potential customers within the much larger international market. Our business recently conducted digital marketing assessments on over 170 Cairns based business - those operating within tourism /hospitality, food & beverage and retail sectors. Our assessment work, which focused on multiple criteria including the above five enablers, has been quite revealing to say the least. A summary of this work will be profiled in next months magazine. In summary, what we have learnt is that Cairns businesses have significant untapped potential for using digital and technology enablers for growth. Want to find out how your business can get more with technology and digital - unlocking new growth potential? For a limited time, we’re offering a FREE 20-point digital health check for small business and not-for-profits. Investing in digital not your cup of tea? UNDERINSURANCE A BIGGER PROBLEM THAN YOU MAY THINK. GR AH A M K O CH

Here’s an all too common scenario. A business owner is asleep after a hard day’s work and the phone rings; his business premises are on fire. He races across town and literally watches as his whole life’s work goes up in smoke. For many, the business is everything: their sole source of income; their only investment; their superannuation for the future...and the reason for the mortgage over the home. Graham Ko ch i s Ma n a g in g D ir e c to r of KIB G ro u p w i t h o v e r 4 0 y e a r s experi en ce i n t h e f i n a n c ia l p la n n in g and in su ran ce i n d u s tr y

With daylight and after the fire brigade have gone, a new phase begins - police, investigation and perhaps an insurance loss adjuster. Staff arrive at work worried about their jobs; anxious customers awaiting delivery of big orders hear the rumors of fire and try to make contact. By this time the insurance broker has been contacted to see if the premium was paid. Did I get the bill? Have I paid it? Am I fully covered? We know that 84% of small to medium enterprises (SME’s) believe they are fully insured. But what’s the reality? Research has found that there are three main areas of underinsurance that cause most grief. The first is removal of debris. Building fires generate tonnes of debris and many people just don’t realise the high cost of removal and dumping after a fire. The second is property values. According to a leading Insurer, 75% of businesses roll over their sums insured year after

CairnsLife 31 Magazine

year. After three years 46% still have the same sums insured as they did three years before. However in that time building costs may have gone up 20%. But sky-high building costs aren’t the worst issue. Consider the cost of machinery and plant increases and this one example, stainless steel goods - up 50% over the last 12 months alone. Clearly, any restaurant or anyone in the food industry that needs stainless steel fixtures and fittings will find that they may be grossly underinsured. Perhaps the area that has the most underinsurance of all is business interruption, sometimes called lost profits. Research shows that only 31% of SME’s have any form of Business Interruption cover and even those who do, don’t have enough. The bottom line is that in the main, businesses without a sensible level of business interruption insurance will not survive a serious insured event. That’s three strikes, all conspiring to get you out of business. How would you fare? e: manager@kibgroup.com.au w: www.kibcairns.com.au Disclaimer This information may not be appropriate for your individual objectives, financial situation or needs and you should seek advice from a qualified insurance broker before making any insurance decisions. FAMILY LAW ARBITRATION N AR D I N E C O L L I E R

Last month I wrote about mediation and how effective it is as a means to resolve disputes quickly and cost effectively. There is another process in the Family Lawyers toolkit, called Arbitration. Family Law Arbitration is, like mediation, a voluntary process where an accredited Arbitrator decides the property case instead of a Judge. The parties must choose an Arbitrator from a list of accredited Arbitrators, which can be found at www.aiflam.org.au. (AIFLAM is the national body for family law mediators and arbitrators). The parties must agree how the Arbitration is to be conducted - whether the decision is to be made just on written documents, or whether other evidence is required; what documents are required; when those documents are to be produced, and so on. The Arbitrator will consider the evidence and submissions, and applying the relevant case law and legislation, decide the property case and give the parties a written Judgement called an “Award”. The Award can be registered with the Court and is then binding and enforceable.

• You and the other party, with your lawyers, agree the process. Will it be an Arbitration on the papers? What is the timetable for provision of information? What information will the Arbitrator receive? Will there be any affidavits/oral evidence/cross examination? (NB whilst an Arbitration can mirror a trial, most arbitrations are ‘on the papers’). • COSTS – I was recently told that the cost of an average family law trial is $43,000. Each. Many trials cost more than $50,000 each. Who has that sort of money? Whereas, an Arbitration on the papers can be as little as $3000, shared by both parties. • The Arbitration can be used to resolve part of the property dispute with other matters being heard by the Court. It can also be combined with mediation.

The only limitation placed on Arbitration is that it is limited to property settlement and spousal/defacto maintenance issues. An Arbitration cannot deal with parenting matters or child support issues.

Will the person doing the Arbitration be any good? Yes, but there is no getting around the fact that the Arbitrator isn’t a Judge and hasn’t had years of deciding cases; although having said that there are retired Judges on the AIFLAM list. However, you can’t be accredited as an Arbitrator unless you are a Family Law Specialist. This gives you confidence that an experienced family law specialist is deciding the matter. You can also be assured that an Arbitrator will do everything to ensure that they give a decision that is within the range of what the court would decide as we have our reputation - and therefore our livelihood - at stake if we get it wrong! Furthermore if there is an error of law the Award can be reviewed by a Judge.

What is great about Arbitration? It is timely, cost effective and YOU have a say in the process.

• Arbitration is perfectly suited where the property pool is not substantial – where you don’t have a lot to argue about.

The Award can be reviewed by a Judge on questions of law; and/or set aside on certain grounds, such as fraud, non-disclosure for example, and if there was a lack of procedural fairness in the Arbitration.

• The Federal Circuit Court, where most family law property matters are dealt with, is an incredibly busy place. Most registries have a wait of at least 12 months, before your property case can be heard; in some registries down south people wait for three years. In Cairns there are no more trial dates available this year. Whereas, an Arbitration can be finalised in weeks.

WHAT’S THE DEAL WITH GAY MARRIAGE IN AUSTRALIA?

Gay marriage in Australia is getting quite a bit of discussion, from reasoned to radical, compassionate and aggressive, fundamentalist Christian and outraged but mostly uninformed. I do not propose to advocate for or against but perhaps clear up one of the most the common misconceptions I hear. I was struck by the level of misconception about the status of gay relationships on a recent holiday. In my holiday mode, my Accredited Specialist Family Lawyer hat gets left behind, swapped for ski helmet or straw hat dependent on the season. And so, on a recent holiday in the company of extremely intelligent witty, urbane and very educated in their fields, folk sharing one of my passions and the holiday hat was firmly in place.

SU Z A N N E H A DL E Y

The discussions traversed travel, food, and science, then the conversation turned to gay marriage in Australia — a discussion that was not heated but, interesting and mostly well reasoned. I soon realised the conversation was uninformed. Very uninformed. The conversationalists were very much of the view that “this gay marriage business was all about property entitlements on a break up” and especially superannuation (nothing wrong with that is there, by the way?). These statements were made with the firm conviction that only ignorance of the subject can bring. Oh dear, off came the holiday hat. So here it is in a nutshell. Gay marriage or no gay marriage reform, unlike the situation in overseas jurisdictions where the debate is loudest, in Australia, de facto couples of either gender are recognised as being in a de facto relationship, so long as they meet the jurisdictional rules of cohabitation — locality of relationship, length of relationship, a child to the relationship or significant financial contribution in a short relationship — have the same entitlement to property division on breakdown of relationship, either by negotiated outcome or when they enter the court system. In some overseas jurisdictions, the existence of a de facto relationship is not recognised as giving any entitlements to property division, whether the relationship is straight or gay.

The Family Law Act treats couples who live together on a genuine domestic basis — either same sex couples or opposite sex couples — in other words, de facto couples, just the same as a married couple, when it comes to a property division. Well almost but more about the important difference for de facto couples later. There are the same parenting rules and for property division. In Australia, de facto couples, same sex or not, have the same entitlements to enter into financial agreements to govern property division in the event of a breakdown. They also have the same entitlements to have superannuation splits as part of a property division and an entitlement to seek spousal maintenance where necessary. There are some qualifications around the latter point consistent with the major difference between de facto couples and married couples. The major difference between a de facto couple, same sex or not, and a married couple, in terms of property division on separation is time. This distinction has an impact in this way. A married couple may separate for several years without divorcing and have an entitlement to ask the Family Court for a property division, either by a consensual agreement registered with the Court or engaged in the Court process, as of right. No leave of he court required. A married couple may not divorce under 12 months separation but once divorced they then have 12 months to finalise property without the court’s leave, effectively 2 years from date of separation. A de facto couple have two years from separation, without asking leave of the court. A de facto couple may not enter into consent orders after the 2 years expiry but must seek the court’s leave. My holiday hat may stay on a little longer next time I get to wear it. This article is not intended to contain legal advice. Always seek appropriate legal advice for your particular circumstances.

It has been twenty years since the Magee family opened their first custom designed hearing clinic in Sydney and nine years since opening in Cairns during which time the local community has benefited from having access to the latest state of the art hearing devices at affordable prices. “Being an independent clinic we focus on accessing the latest technology regardless of the brand. This is quite a commitment comments Joanna Magee, director of the family Practice as it often means trips overseas to assess what is available and constantly upskilling on the latest programming software. On occasions we have been the first clinic in Australia to launch some of these products, this is something we did since opening our clinics in Sydney back in the early 90’s and now the people of Cairns are benefitting with the latest in hearing technology. It is not just the fact we offer clients such a vast choice of product but it is the personalised service that we offer that sets us apart, comments Joanna. We believe in good old fashioned service with a smile and our family values are embraced by our staff who strive to exceed our client’s expectations. The Magee family literally have thousands of ears of experience with three generations of the family involvement in hearing care. When you have this level of involvement you get commitment and instead of seeing what we do as work, we embrace it as a vocation which imparts passion into what is achieved on a daily basis.

CairnsLife 38 Magazine

Our clinics are designed with the client as the focus and are going stronger than ever with word of mouth bringing new clients on a daily basis. Nothing feels better, says Joanna than having someone take a genuine interest in your needs and seeking a tailor-made solution to suit each individual’s needs. No one solution suits everyone and hearing loss is very personal, people can have great sensitivities around the loss of their sense of hearing as it impacts on so many aspects of life, so being treated with care and consideration is of paramount importance. We have recently extended this care to actively participate in the Starkey Foundation a not for profit organisation which aims to fit 1 million people in third world countries with free hearing devices before the end of the decade. I was privileged to be part of the team which helped fit 620 children in Indonesia at the end of last year and plan 3 further trips this year. Please consider donating your old hearing aids to this wonderful cause which helps the children, their families and their communities. At home we are launching the world’s smallest rechargeable RIC hearing device. If you feel you may have a hearing loss and would like to trial this device make a booking at the clinic on 40417860. There’s nothing to lose but your hearing loss and a whole new world of sound to gain.

FINDING PROSTATE CANCER? YES, We Scan! There have been major advances in the detection of prostate cancer over the last few years. The most significant of these is the multi parametric Magnetic Resonance Imaging (mpMRI). Multi-parametric MRI is particularly useful for those men with an elevated Prostate Specific Antigen (PSA) blood test who have had previous biopsies which have shown no sign of prostate cancer to define the prostate more accurately. This improves their continued management significantly. Multi-parametric MRI requires the man to lie on his back for usually less than half an hour. It is not necessary to use probes in the rectum. It is done with what is called a Three Tesla Magnetic Resonance Imaging (MRI) scanner and the use of specific software, one of which is called ProCAD. This gives an overall picture with highly defined 3D colour images down to the molecular level1. These images provide information about aspects such as cell density, circulation and about the aggressiveness of possible prostate cancer. This compares with a conventional two dimensional MRI which is made in black and white where a tumour may be observed as a grey mark. Only patients with areas on the MRI which are regarded as suspicious for intermediate or high grade cancer require a biopsy to be taken. Usually this means one or two samples of each area.

The advantage of this is that at eliminates the need for what are called “saturation biopsies”. These are done under a general anaesthetic and require a hospital stay using up valuable theatre time and occupying a bed unnecessarily. Cairns has the availability of world standard MRI diagnosis of prostate cancer which means that there is no need to travel for this investigation. In addition, Cairns has the availability of the Soteria Remote Controlled Manipulator. This is a “robot” which is used to obtain extremely accurate biopsies of the prostate to find the exact type of cancer present. A lot of prostate cancers have been found to not threaten a man’s lifestyle or lifespan and are therefore not regarded as requiring major treatment but can continue to be monitored in case changes occur. The MRI is extremely helpful for this as there is no other form of imaging with comparable accuracy. 1.Barentsz J O, “One-Stop Diagnosis of Prostate Cancer” Department of Radiology, Radboud University, Nijmegen, The Netherlands.

Beaches Family Practice is just that, a family practice. Kewarra Family Practice and Trinity Beach Medical Centre united in 2012, operating independently, but in full support of each other, and with patient medical records shared through their own computer networks.

Traditional general practice offers complete care by your own GP, not just a walk in service and quick turn around. General practice is about caring, making a difference, building relationships, nurturing patients through life’s ups and downs, the birth of children, family illness, injury or just trying times.

“The doctors who are the Beaches Family Practice have been part of the practice for many years, as have most of their patients. The medical records of the two practice locations are shared, allowing patients to attend either practice as needed and know their information is accessible. There’s a huge benefit to that. They’re not strangers, they’re individuals to whom we have given care, sometimes throughout their lives,” says Vivian Matthews, the founder.

Vivian hasn’t forgotten why he became a doctor, and neither have the other doctors comprising Beaches Family Practice. “Corporations are rapidly taking over medical practices in Cairns. They are designed to make profits for their shareholders and at times this is at the expense of good patient care.

A FOCUS ON POSITIVE OUTCOMES WO R DS BY JANIE BAR TO N

While Response Oncology has opened less than a year ago, it has already helped hundreds of cancer suffers in Cairns and district, and now even more people are benefiting from the practice thanks to the addition of medical oncologist Dr Samuel Jones. Dr Jones joined the team of specialist oncologists at Response, which includes Drs Ariyanto Pramana, Luke McGhee and Ritwik Pandey as well as compassionate nurses and support staff, in January. “While growing up, I was always interested in curing cancer and wanted to help find a cure,” Dr Jones said. “As time went on, I felt I’d be best treating patients rather than working in laboratories. “Patients are greatly impacted by a cancer diagnosis and subsequent treatment, and it’s extremely rewarding when you see good outcomes.” Dr Jones attained his Bachelor of Science degree in 2003 from the University of Queensland, majoring in neuroscience and biomedical science, and his Bachelor of Medicine and Bachelor of Surgery from the same university in 2007. “Response Oncology is expanding relatively quickly, and it’s obviously very popular with patients,” he said. “It’s a collegial atmosphere, and I really enjoy working with my colleagues there.”

He has previously worked with Response Oncology’s Dr Pramana and Dr McGhee, who are radiation oncologists, and Dr Panddy, who specialises in chemo therapy. “What I like best about my job is the patient interaction and the satisfaction of helping patients with their treatments,” Dr Jones said. “It can be emotionally and intellectually challenging, but seeing good outcomes makes it all worthwhile.” Patient’s treatments at Response Oncology are usually quick, so often a patient will see one of the practice’s doctors and start their treatment within a week or so, which gives them great peace of mind. To add to the holistic service provided by the practice, a cancer specialist nurse, Barb Kelly, and an experienced social worker, Carol-Ann Silson, are also part of the team. Both provide support and advice to patients and their families, helping them deal with the emotions and distress that can sometimes follow a diagnosis. Having a cancer is hard enough” said practice manager Darcy Inglis. “We try to make the service as accessible and easy to navigate as possible for our patients.” Response Oncology Level 1 Wallamurra Towers 189-191 Abbott Street, Cairns Ph: 4242 5020 www.responseoncology.com.au

LIFE CHANGING DENTAL COURSES AT JAMES COOK UNIVERSITY

Professor Neil Meredith is the Head of Dentistry at James Cook University. He has been teaching postgraduate dentistry in Crown and Bridgework and Dental Implantology for thirty years. He sees the new Graduate Diploma programmes in Dental Implantology and Orthodontics as an excellent opportunity to develop stateof-the-art courses with the most up to date teaching methods and technology. A strong emphasis is placed on clinical treatment of patients as well as lectures and symposia from internationally recognised specialists.

Creating a brighter future for life in the tropics world-wide through graduates and discoveries that make a difference.

Professor Meredith has been clinically active since training as a specialist prosthodontist at the Eastman Dental Institute where he started treating patients with dental implants in 1989. For the Dental Implantology and Orthodontic programme a team of clinicians and specialists from Australia, the United States, Sweden and the United Kingdom with the very best reputations in their fields has been brought together. Traditional postgraduate dental courses usually require students to be based at the university full time for up to three years. The dental Graduate Diplomas in Dentistry at JCU have a strong distance learning component enabling qualified dentists to stay with their families and continue to work in their clinics. This is achieved by the use of advanced multimedia and streaming technology enabling even the remote supervision of surgery. These programmes have attracted students from all over Australia. They visit the JCU campus in Cairns for a number of intensive clinical blocks where they treat patients under expert supervision and support. Students even bring patients from their own clinics but

there are a number of patients who come from the local area. This helps to satisfy the unmet need for patients living in rural and remote areas and those unable to access established private healthcare. If prospective patients are interested in being treated as part of the Dental Implantology or Orthodontic programmes at James Cook University then they should call ph: 0742321914 or email pgpatients@jcu.edu.au in the first instance. Fostering the true spirit of the University: “Creating a brighter future for life in the tropics world-wide through graduates and discoveries that make a difference.” These courses are designed to enrich the quality of peoples lives, provide the highest standard of education and training and go some way to satisfy the unmet need for clinicians throughout rural and remote Australia.

The reality is the majority of those who look for assistance at the Biological Psychiatry Clinic are people who suffer from common problems such as depression, anxiety, anguish, internal conflicts, interpersonal difficulties, grief and loss. However, the clinic also provides treatment for more specific conditions such as bipolar disorder, eating disorder, post-traumatic stress disorder, obsessive compulsive disorder, psychoses, impulse disorders, addictions and post natal depression. Professor Carlos Hojaij and Dr Ana Drach have been working in Australia for 20 years, and combined have more than 50 years of experience providing care for psychiatric patients. Their idea of psychiatry is of a medical specialty with an essential holistic approach. In this sense, Biological Psychiatry considers the whole person, the entire composition of a human being body, mind, environment, culture, philosophy of life and interpersonal relations. At the Biological Psychiatry Clinic, Prof Hojaij and Dr Drach thoroughly assess their patients, taking into consideration not only their specific clinical symptoms, but also keeping in mind that sometimes a symptom of anxiety, depression, or even an abnormal behavior could be due to an organic cause. This way, collaboration with the patient’s General Practitioner is necessary to achieve a complete diagnostic service and provide the appropriate treatment. It may be the case that a patient will need several investigations to assist in the diagnosis, including blood tests and neuro-imaging examinations. The main tools utilised for treatment are psychotherapy (dealing with inner conflicts, anxiety, phobias, trauma, anger, personality issues, situational depressions, crises of certain periods of life, etc) and psychiatric medications (such as anti-depressants, mood stabilisers, hypnotics. etc). Concerning medications, the philosophy at the Biological Psychiatry Clinic is: less is more. It is well known that hospitalisation can sometimes be a traumatic experience. It is estimated that around

CairnsLife 47 Magazine

30 per cent of patients in a general hospital need psychological-psychiatric support. As Dr Drach and Prof Hojaij have credentials for The Cairns Private Hospital, they very frequently work together with doctors of other specialties to treat the patients admitted to this hospital. Dr. Ana Drach initially graduated as a Bachelor of Psychology and Clinical Psychologist. She later progressed to Medical School, specialising in Psychiatry and becoming a fellow of the Royal Australian and New Zealand College of Psychiatrists. She has worked in both public and private settings, with both outpatients and inpatients, and has special interest in mood disorders, eating disorders, early psychosis and postnatal mental health. Prof Carlos Hojaij has a vast experience in Psychiatry, having completed his training in Psychiatry in 1972. Since then he founded, organised and directed psychiatric clinical services overseas at one of the major Brazilian medical schools and in private hospitals. He continued to teach Psychiatry for many years at the University of Santa Casa in Sao Paulo, while also being actively involved in several psychiatric organisations, including being Ex-President of the World Federation of Societies of Biological Psychiatry. The Biological Psychiatry Clinic has a friendly environment with a home-like atmosphere. Both receptionists, Kathy Newman and Leesa Gibbs, are well-prepared to give all the necessary information regarding appointments, ensuring patients feel comfortable and welcomed.

KEEPING COOL IN THE TROPICAL HEAT SARAH & DARREN ALCORN

There is no doubt – the weather has been hot, very hot. Summer in the tropics gives us high temperatures and extreme humidity, our pets feel the heat just as much as we do. Pets of all shapes and sizes are vulnerable to heat stress at this time of year. All pet parents should ensure their pets are kept as cool as possible during the long hot days. Here are some tips for keeping your best mates cool in summer: • Ensure that your pet has access to plenty of fresh, cool water at all times. Include some ice in the water bowl for extra cool water. • Modify your exercise or walking routine Jogging or walking early in the morning or late in the evening is recommended. Try to walk on grass rather than hot concrete as this can burn your pooch’s paw pads. • Make sure that outdoor pets have access to lots of shade, ensure they have the freedom to move freely around their yard. • Inside animals also need to have access to lots of fresh water and well-ventilated spaces • Animals can get sunburned too! Protect hairless and light-coated dogs and white cats with sunscreen when your animal will be outside in the sun for an extended period. Put sunscreen or zinc on exposed areas of pink skin (e.g. ear tips and noses). • Cool down bedding with a frozen water bottle or damp wet towels. Cool mats and jackets are also an option. • Remember that all pets can be affected by heat stress but pets with long hair, overweight, older animals and specific breeds are at a higher risk. Brachycephalic (flat face) breeds, such as pugs, boxers, bulldogs, terries and cavalier king charles spaniels are far more susceptible to heat stress than other breeds. NEVER leave a pet in a car even if the windows are open or even if it appears to be an overcast day. extremely hot in the sun. The temperature inside a parked car during our summer days can be 20 to 30 degrees hotter than the outside temperature. On a 29 degree Celsius day a car can reach 44 degrees in just 10 minutes and a deadly 60 degrees in 20 minutes. Leaving the window open has minimal effect on reducing the internal temperature of the car. Heat stress can be fatal, unlike humans, most animals can’t sweat to reduce body heat. Instead, dogs and cats lose heat by panting but there is a limit as to how much they can cool themselves down. If you think that your pet may be suffering from heat stress you need to head to your vet immediately – heat stress can affect pets quickly so prompt action is required for there to be a positive outcome. Some symptoms might include • Skin hot to touch • Excessive panting • Bright red gums and tongue which turn to blue • Drooling and excess salivation • Vomiting • Loss of coordination • Collapse • Coma Provide your pet with some basic first aid to start the cool down • Remove your pet from the heat • Soak a towel in cool water, drizzle the water on your pet concentrating on the head, stomach, neck, inner thighs and pads of the feet. • Wrap your pet in a cool wet towel For larger pets, gentle hosing or bathing with cool water, followed by cool towels applied to the head and stomach. You want to cool your pet slowly to avoid hypothermia, do not immerse your pet in iced water https://www.rspcaqld.org.au/what-wedo/provide-animal-care-advice/pet-tipsfor-summer/chill-out

KICK START YOUR NEW HOME WITH $20K FOR FIRST HOME OWNERS R O SLY N S M I T H

The Queensland Government has announced that the increased $20,000 Queensland First Home Owners Grant will not be extended past 30th July 2017. The grant is only available for first home seekers who are a building a new home up to a combined House and Land total of $750,000 so there’s an opportunity for you, or someone you know, to get this extra boost and get in to your own brand new home. Depending on the financial institution this can be used towards your deposit, or mortgage insurance or you can use if for those little extras you might want to complete your home. Cairns has some very well priced house and land packages for first home owners and in the Value Homes side of our business we specialise in this area. We have well priced packages for first home owners all over the Cairns area and the Tablelands. The building industry in Cairns is starting to see some improvement so prices will start to rise soon. While you are doing your homework on building prices make sure that you know exactly what you are getting for your money.

‘Women i n Bu i l d in g ’ Winne r Q M BA 2016

Awa r d

The builder’s price should be up front with exactly what it includes so there are no hidden extras for you. If you are on a strict budget for your first home then it is extremely important to make sure you don’t fall short on your

finances or over commit yourself. It’s a good idea to make up a checklist of what you would like to have included in your budget and also what areas you might be able to compromise on depending on how far your budget will go. Things like preliminary fees, site supervision, termite treatment, landscaping, suitable site works preparation, even quality floor coverings and fittings should be able to be included in your new home contract. As they say……. make sure you are looking at ‘apples for apples’ and that’s not an easy thing to do when you are starting out. Don’t be afraid to ask the builder questions about what’s included in your price. If the builder is reluctant to put this in writing then find a builder who will. For more information on that $20,000 come in and talk to me or one of our Value Homes consultants at Smithfield Village or Sugarworld display homes as soon as possible and let’s get started on building your new home. https:// firsthomeowners.initiatives.qld.gov.au R o s l y n S mi t h A f f i ni t y D e s i g n e r H om e s & Va lu e H o me s ( N Q ) B u i l d i ng D e s i g n e r a n d L ic e n s e d Builder Phone : 4 0 5 1 8 8 6 6 Mobile : 0439 855851 Em a i l - ro s @a f f i n i t y d h .c o m .a u

Posh Lifestyle has been making a huge impact in the industry since it opened in 2006, and now the contemporary furniture design company has raised the bar another notch with the opening of its new warehouse and showroom at Palm Cove. The large premises, on the corner of Vievers Road and Tritan Street, showcase a fabulous high-quality range of furniture and furnishings from around the world at factory-direct prices to the public and wholesale discounts to the trade. The move into the hub of the tourism sector is fantastic news for a large number of its clients, who prefer to outfit their investment homes, apartments, resorts and commercial properties with Posh’s unique, high-quality stylish furniture. Real estate agents, builders and home owners who are leasing their properties with companies like Airbnb turn to Posh and owner Maggie Furnell’s home staging packages to vastly improve the look of their homes, resulting in greater sales and increased occupancies on rental properties.

I love seeing the transformation good furnishings can make, and I love it even more when my clients get positive financial results when improving the look of their properties.

Maggie and her team provide a comprehensive interior design service from selecting finishes, fabrics and colour schemes through to compiling and installing complete interior fit-outs for major hotels, resort projects, prestige homes and apartments. “We can manage projects from design stage through to prototyping, colour selection, furniture supply and installation,” Maggie said. “We also provide total solutions for indoor and outdoor commercial fit-outs, and we’re happy to tailor any of our services to suit the client’s needs.” Maggie started Posh Lifestyle in 2006 as a retailer of homewares and furniture she sourced from throughout Australia. She expanded to include a wholesale division in 2010 and is now one of the city’s major suppliers of original furniture solutions from top national and international manufacturers.

“Our vision is to provide our clients in Australia, New Zealand and Papua New Guinea with quality design, quality furnishings and quality service at an unbeatable price,” she said. She is also highly respected for her home-staging design service for properties on the market and is in high demand for her commercial and restaurant fit-outs. She has worked on a number of developments, businesses, resorts and hotels and even designs individual custommade pieces of furniture on request. “I think furniture makes a big impact in homes, resorts and commercial properties,” Maggie said. “I love seeing the transformation good furnishings can make, and I love it even more when my clients get positive financial results when improving the look of their properties.”

THE TEAM BEHIND THE INDIVIDUALS

Anyone following real estate over the past couple of years on the Northern Beaches of Cairns would certainly have noticed Cairns Beaches Realty has been through some big changes. Since taking over in July 2015, office Principal David Jaunzems had a very clear vision of what was required to ensure a bright and successful future for this longestablished agency.

DAVID JAUNZEMS Principal Licensee / Director Phone – 07-40577044 Mobile – 0412 338 221 Email – david@cbrealty.com.au

The synergy between our agents is like nothing I have seen before.

Beyond the full office renovation, rebranding, upgrading technology and the changing of procedures, the biggest change is the people.

With an extensive Sales and Business management background, David understands the need to get the team right above everything else. Starting with an empty office, David took the time to hand-pick the right individuals. Each of these decisions were carefully considered and calculated, ensuring not only the best people for each role, but also their ability to fit into the new agency culture and work seamlessly together. “Whitney Westerweel joined us almost immediately, finalising a 10-year career with a larger agency. Whitney has always shared my vision. Having previously worked together, it has been really exciting watching her flourish in this new environment” “About 12 months ago, Todd Hudson also joined us after starting his career with a larger

franchised agency. From the moment Todd joined us he had very clear direction and has gone from strength to strength, achieving the top selling agent in Kewarra Beach for 2016” Fast forward to March 2017 and you will find an upbeat and vibrant agency, full of energy, passion and excitement.

“Clients are walking into our office saying - wow, I can’t believe this is a real estate office, everyone is so friendly and happy” With a rapidly growing market share throughout the Beaches this strategy is clearly working and this surprisingly simple approach of building a business around the people appears to be the right decision. With the recent addition of Kate Goan, Cairns Beaches Realty now has 3 of the best performing agents selling on the Beaches today. “I was delighted when Kate Goan joined us in January this year, Kate is a fantastic agent with an impeccable reputation and a long history of results. Kate was really the perfect fit for us” “The synergy between our agents is like nothing I have seen before. We all clearly understand the advantages of this mutually beneficial relationship and by all working together it benefits us as individuals, but the clear winners here are our clients“

She is friendly, professional, honest and upfront when dealing with her as a buyer or seller….” “Kate Goan made the sale of our home a pleasurable experience! The most consistent complaint about the Real Estate industry is that of poor communication – more so, “the person did not get back to me in a timely manner – or not at all.” Our business’s core goal is that it becomes a practise of pride that no investment property owner; seller or buyer of property; tenant; potential tenant or customer doesn’t go to sleep at night awaiting communication on a situation or questions that happened or was asked earlier in the day! We are continually seeking to improve and foster the relationship we have with our clients and customers. This is so, so important to me and the business owners. PAUL STIRLING

PROPERTY MANAGEMENT EXPERTS FIRST NATIONAL CAIRNS CENTRAL

P H O T O S B Y S I LV I A M O G O R O V I C H First National Cairns Central 1/155 Mulgrave Road Ph: 4046 9300 www.fncairnscentral.com

I think we have a great office culture here, ...and it makes me happy to see the team enjoy coming to work

Led by bright young professionals, First National Cairns Central has implemented some of the most technically advanced property management systems available today, which has proven to be a huge benefit for tenants and owners. Together with old-fashioned communication and courtesy clients still get a personalised service. Property Management Team Leader Jennifer Leighton and Business Development Manager Jessica Skinner have been instrumental in the success of the smooth operations of the new systems, which gives clients a high level of service. “We have implemented new computer software called Inspect Real Estate, which allows tenants to book into view prospective properties 24/7,” Jennifer said. “Tenants are able to select their own dates and times to see the properties, rather than fitting around a Property Manager’s time. “We have found this to be a huge help in minimising our vacancy rate and ensuring our landlord’s properties are always rented. We’ve also added another software program

called Maintenance Manager, which allows us to manage maintenance on properties much quicker and much more efficiently and also minimises risk to our clients.” To add to the ease of renting, First National’s Leasing Consultant Margaret Eustace is dedicated to matching prospective tenants with the company’s properties. “Not many agencies in Cairns have a dedicated Leasing Consultant so that’s a big asset for us,” added Jennifer, who has overseen the growth of the agency’s property management department from the beginning. Starting with just a small rent roll, Ms Leighton and her team of 10 now manage more than 850 properties. “We now have a huge demand for rentals,” she said. “Our vacancy rate at the moment is 1.5 per cent. The local trend from Herron Todd White (Australia’s largest independent property valuation and advisory group) is 2.1 per cent vacancy, so we’re thrilled to be quite a bit below that.”

Customers love the professional and efficient service offered by Jennifer and her team, as is evident by their testimonials. “Jennifer worked tirelessly with my sister and I on complex renovations while also sifting through multiple applications in order to secure, vet and place good tenants,” said Annette Radke who inherited a run-down, badly managed block of units with poor quality tenants. “She carried out duties that weren’t part of her job including measuring windows, hanging curtains, purchasing and picking up kitchen and bathroom fittings and delivering them on site for the builder.” Jennifer’s focus is to lead a team that provides the highest possible level of service to First National’s clients. “I love mentoring and training the team and ensuring they enjoy and love what they do,” she said. “I think we have a great office culture here, and it makes me happy to see the team enjoy coming to work.”

MODERN APPROACH EXCELS

“Everything we do is very high-tech and state of the art,” Paul said. “We are heavily involved in social media, including facebook, LinkedIn and Twitter, and advertise properties on 14 plus websites including realestate.com. au Premier. We also use professional photography on all properties, including drone photography, and set up interactive 3D floor plans on the websites.

We do things a little bit differently than the normal model of real estate

After opening just over a year ago, Sheldon Realty has made such a positive impact in the market that it has already moved into larger premises.

“The world is changing. It’s a digital world, and we’re always searching for new and innovative ways to showcase our clients’ properties to the world.”

“The company expanded quite rapidly and we needed the additional space for the new staff who are coming on board shortly,” principal/director Paul Sheldon said. “We recently took over a larger corner office that’s twice the size of our old one.”

While Sheldon Realty specialise in selling properties in and around the northern beaches, they also list homes and land throughout the Cairns area. They also have a strong emphasis on property management.

And how did a young, new company grow so quickly in such a short time? “We do things a little bit differently than the normal model of real estate,” Paul said. “We take over the financial burden of the marketing of properties away from the property owner and offer a no-marketing-fee structure. We absorb that expense. “What we did was basically throw out the rule book. We base our business on what the client needs to get the job done correctly, rather than what an agency wants to do and has done traditionally in the past. We also put a marketing package in place that is specifically targeted to each particular property” Paul and his team of six, which will be expanding to nine in the immediate future, not only tailor make advertising to each property they also take a modern approach to their marketing campaigns.

Paul’s modern-day obviously working.

“We’re getting great reviews, and we’re also achieving great property prices for our vendors,” he said. “And the time properties are on the market is also shorter due to the fact that everything we do is tailor made to the modern buyer. “We don’t feel the need to offer cheap gimmicks like ‘frequent flyer points’ to obtain new listings. We offer great service for a fair fee, and we guarantee that no one will work harder to bring our clients the result they deserve. We don’t’ say we’re the best, our clients do!”

BOUTIQUE MEANS SERVICE WORDS BY JA N I E BA R T O N

She’s very easy to communicate with, and the main thing is she really does care about looking after the properties to maximise the returns for the owners.

One of the most important aspects to having a financially successful investment property is finding a property manager who is dedicated, experienced and committed and one who knows your property inside and out. That’s why more and more owners are turning to Lynda McDonell from Sheldon Realty to ensure their investments are in the best possible hands. Lynda, who has been in the industry for more than 10 years including working with a number of large franchises, has been instrumental in ensuring Sheldon Realty’s clients are getting the best possible service. As well as being a property manager, she is an investor herself and knows the type of standard she expects on her investment. When Sheldon Realty started in January 2016, principal/director Paul Sheldon and Lynda worked closely together to build their property management division around what they themselves would want for their investment properties, and knew they would settle on nothing less than the best. “Lynda has a wealth of experience in property management and grew frustrated working for companies who would lumber their property managers with 130-odd properties each,” Paul said. “She saw a lot of turnover in staff and frustration from clients who didn’t know who they were speaking to from one day to the next. “So the first thing we did was make sure that we have less properties per manager so our clients know who they will be dealing with each time and know their property manager knows their property inside and out.”

They also made it the agency’s mandate to know everything about their client’s investment properties. Lynda, who is the agency’s senior property manager and has two property assistants, personally carries out all inspections, puts together reports, organises maintenance, conducts interviews with potential tenants and basically oversees each property. Because they have a large number of tradesmen on their books to carry out any repairs needed, Lynda always gets two or three quotes to ensure she’s getting the best deal for her clients. “We always keep in mind that we’re spending the owner’s money on their behalf so we make sure we get the very best price possible,” Paul said. Paul said Lynda’s success not only comes from her experience and professionalism, but from the fact that people like her and find her completely approachable. “She’s a real people person,” he said. “She’s very easy to communicate with, and the main thing is she really does care about looking after the properties to maximise the returns for the owners. “She is absolutely magnificent. There should be a TV show like Everyone Loves Raymond called Everyone Loves Lynda because she is really very well liked and respected by everyone. EVERYTHING AND THE KITCHEN SINK WORDS & P H OTO BY SILVIA MOGORO VI C H

The elegant, and modest, façade of the Early Settler showroom on Anderson Street gives only a subtle indication of the Aladdin’s Cave within its walls. All the senses are delighted – the delicately fragranced atmosphere, the light from a dozen chandeliers illuminating luxurious fabrics, there’s even a full size gazebo and more surprising, 7-foot-tall Polar Bear! Mishka Gamble has been at the Cairns store for almost fifteen years, and even though she laughs as she says, “Renovating isn’t my thing!”, there isn’t much she doesn’t know about the process – she’s helped thousands of people who have taken up (what can be) the Herculean task of renovating a house. One of the more popular and versatile items is the Orchard Oak Kitchen range (which can also be ordered as raw, untreated pine units) that arrive complete and ready to install. A complete, assembled kitchen with granite tops will be in the range of $6-8,000 – and the beauty is that you have

complete control over which pieces are incorporated. With a mixture of freestanding and fixed cupboards, as well as integrated dishwasher cabinets and appliance cabinets, butler’s sink and island benches, Mishka and the team can help you create your ideal kitchen within your budget and space specifications. Early Settler can also arrange for local company Vellacorp to two-pak your pieces in any colour – you really are only limited by your imagination. And imagination abounds in the Cairns showroom, with unique and interesting pieces interspersed with the elegant and traditional, furniture and fixtures enhanced by a full rainbow of soft furnishing options, and all arranged with a quirky element of surprise – you just never know when you may find yourself staring directly into the eyes of a life size fibreglass Alpaca! AUTO PARTS SOLUTIONS W OR DS BY SUZY GRI NTER P HOTO BY SILVIA MO G O RO VI CH

From regular service to major overhauls, we have the facility to undertake any mechanical repairs

If Auto Parts Solutions hasn’t got that elusive part you need for your vehicle, then it’s highly likely you won’t find it in Cairns. After owning the legendary Walsh’s Wreckers for 25 years, and before that Bungalow Wreckers, Gary moved his business to Little Spence Street, rebranding to Auto Parts Solutions, and specialising in the supply of both genuine and nongenuine new and used spare parts. “When I started 28 years ago, there were just Holdens, Fords and Valiants, and only a few variants of those. About ten cars in all. “The variety of cars now is huge. To cover everything you’d need ten football fields, and that probably still wouldn’t be enough space. “They’re a lot harder now, there’s a lot of electronics in them. “We do wreck some cars now, but we’re very fussy, covering a range between 2002 – 2010 approximately. “We buy and sell cars as well. We don’t go for expensive vehicles, concentrating on budget cars, runarounds, all under $4000,” says Gary. With a huge inventory, the part you need is more than likely waiting on the shelves in the spacious warehouse situated on Little Spence Street. CairnsLife 85 Magazine

“We still wreck, but that’s not the main thrust of our business any more. We specialise in parts, and stock many parts it would normally be difficult to source locally. “We’re the only auto spare parts operation in Cairns specialising in parts and mechanisms for electric windows. We carry a huge stock, about $30,000 worth and that side of the business is growing by the day,” says Gary. With over 30 years’ experience in the industry, the most experienced car wrecker in Cairns, Gary has sourcing of hard to find parts down to a fine art. He’s got a lifetime of local, interstate and international contacts and Auto Parts Solutions prices are extremely competitive as a result. Auto Parts Solutions also has a fully equipped workshop with qualified mechanics doing about four or five services a day. “From regular service to major overhauls, we have the facility to undertake any mechanical repairs including supply and fit engines,” says Gary. It pays to buy locally, especially from someone with 30 years’ experience in the vehicle spare parts industry.

DAVID LEITH

CAR BORE It was late on a cold and rainy winter afternoon - which to anyone not initiated in the ecosystem of the United Kingdoms’ Capital City could well have been mistaken for night time.

CairnsLife 86 Magazine

The conditions were lousy; the gutters running with torrents of cold, cold rain and it was that time of day that everyone travelling was intent more on their destination than the journey. This was the backdrop to the moment I stepped off a high kerb, facedown in a sodden wool overcoat that I met the late Diana, Her Royal Highness Princess of Wales. Neither of us had planned this meeting, it was completely unscheduled, nor do I think the look of aghast horror on her face was in any way to do with any recognition of who I was... But I recognised her straight away. Even though the circumstances, the weather, the rain and her immediate speedy left turn into a pedestrian crossing, clearly displaying my pedestrian right of way, were set against me recognising anyone, perhaps ever again. To her credit she deftly avoided me becoming a hood ornament with a flick of the wheel. However, certain that the resulting sheet of barely above freezing road water that hit me as she dashed into the gloom didn’t not make the encounter uneventful. Oddly, I recall my immediate thought was not filled, particularly, with malice. Perhaps it was instant hyperthermia, perhaps the shock of almost being a tabloid headline. No, my first thought was “That’s a cool Audi”. Even to this day, it’s difficult to see a speeding Audi convertible without doing a double take and experiencing a cold water shiver. Exaggerated perhaps by our human inability to see into our own futures and the inevitable events that will doubtless befall us all directly or indirectly. From an automotive perspective, Audi have always managed to stay ahead of the trend - designing cars that looked and felt like the future. We seem to forget that for all the officious design prowess that German

engineering seems to imbue to it’s automotive output that this is the same country that made ‘gothic’ into an art form. Don’t get me wrong, any country whose largest motor conglomerate is called the “people’s car” is about to have some pretty pedestrian incarnations. As we sit here in Australia, we can see neatly into the future of 2017 using the crstyal ball of the internet and we can foretell the launch of a new Q7 being rolled out here some time after Europe and the States. Once again Audi buyers will not be shocked by major design changes. Audi’s are by their nature, styled conservative, modern and with a whiff of performance. For some years now their styling has been evolving, not like other German manufacturers who seem to want to force customer upgrades by dating their own styling every four or so years. Even the original Q7 still cuts a dash, compared to an X-Beemer of the same vintage, in this new model the award-winning look of acres of Teutonic black interior still prevails. The true seven seats also mark this apart from it’s competition, and as luxury family size cruisers go the big Q is likely to prevail. It appears the entry level Q7 is a smidge cheaper than it’s previous model, but the base model is bereft of some of the better bells and whistles, while only $7600 cheaper

than the next model up with increased power and a virtual dashboard. That said it’s still just shy of $100K when you include the on-roads. Making the upgrade seem quite reasonable in context. Additionally, this is a cruiser, and although capable of going off-road (like it’s competitors), everything from the low profile tyres and race style alloys to the reasonably hard suspension (air suspension is an optional upgrade for $4950) will remind you that this is not its preferred habitat. There is a market for luxury family SUVs and Audi may well be able to steal the crown from the other European and Japanese contenders. We shall see - in our future what has already happened!
