Message from the Clarkson Business Improvement Association We are excited to invite all our residents, family and friends to our Annual Halloween Fun Fest on Saturday, October 31st from 10am to 2pm. It is always a very popular event and this year will be no exception! There are over 60 businesses participating in giving out candy to “Trick or Treat” children along Lakeshore Road from Meadow Wood Road to Inverhouse Drive. Along the way there will be Bouncy Tents and Slides, Games, Carnival Games, Clowns, Magician, Pony Rides, Colouring Contest, Pumpkin Carving, Face Painters and Balloon Twisters. Whilst strolling the street you can enjoy free coffee, refreshments and popcorn and the little ones can participate in a colouring contest and “best costume” contest. A donation of a non-perishable item for The Compass would be greatly appreciated!

October – A salute to small businesses It is a little known fact that October is small business month in Ontario. The Canadian government defines small businesses as companies with fewer than 100 employees (or 50 employees for a company in a service industry). There are 2.4 million small businesses in Canada and 873,000 small businesses in Ontario. Small businesses with fewer than 100 employees contribute about 30 percent to Canada’s gross domestic product and two-thirds of Canadian employees work for small businesses. Small businesses in Canada lead the way in employment and growth in this unstable economy across Canada. They lead the way in new job creation. These businesses work hard to earn an income and provide for their employees and families. Small business face daily challenges and situations that help make them leaner and more efficient. Jack Darling Memorial Park and Rattray Marsh By Lynn Still

Rattray Marsh James Halliday Rattray was born in Portsmouth, Ontario, in 1887. He served in World War I and rose to the rank of Colonel, but was always known locally as Major. He purchased the Fudger Mansion in 1945.

I recently walked through Jack Darling Memorial Park and Rattray Marsh. What a gem right on our doorstep! If you have not visited for a while I encourage you to reacquaint yourself.

Major Rattray never married and therefore had no immediate family. However, the house was always full of guests, many of them from the world of politics and the performing arts of which Major Rattray was a great supporter. Rattray died in September 1959 at the age of 72 years, leaving a large estate of 148 acres and a long battle over what would happen to the property. The property fell into private ownership and was up for development when the mansion was destroyed in 1969. After years of negotiation and lobbying by naturalists and concerned citizens the property was opened in October 1975 as the Rattray Marsh Conservation Area, owned by the Credit Valley Conservation Authority.

The Park and Marsh are located south of the Lakeshore Road, between Lorne Park Road and Meadow Wood Road. Parking is located at Jack Darling Park. I powered walked from one end to the other and back in 40 minutes. Whether you walk, run, saunter, sit and relax, or watch your children or grandchildren in the playgrounds, it is a very enjoyable experience.

Jack Darling Memorial Park In 1887, Joseph Thompson bought 35 ha (86 acres) of land in Lorne Park, which became known as Thompson’s Wood, which was renamed Jack Darling Memorial Park in 1970. Jack Darling had deep ties to the Mississauga and Clarkson communities. He formed one of the first ratepayers groups in the city and served as its president. He also served as president of the Mississauga Hockey League and was a strong force behind the establishment of the Sheridan Research Park.

Wherever I go, people ask me, "How's the Real Estate Market?" Never has there been such a daily interest in this question! Clarkson, like most GTA suburbs was mostly built in the 1950's and 60's so our population is aging. Residents who bought then are now Seniors; others who came here during the 70s and 80s are now Boomers. Times change and our needs change with them.

The continuation from my last article penned “30 Years Young”! I am 30 years older from the time I started my business in 1985. Did I ever think that I would still be here, namely Port Credit and think what I think now? I don’t know what I was doing then would be called thinking. The expression used often about me by my peers and business associates was “Flying by the seat of her pants”. Many of us with fledgling businesses were doing just that. No books were written about life, no life coaches, no peer support, and little guidance. No internet, no social media.

Canadians were always great believers in saving money, but, for a number of years now our investments have not grown. Simple bank account interest rates slipped below the rate of inflation. That's why many of us who live in the GTA have pinned our hopes for a well-funded retirement on the "real estate market." For example, if you bought a modest home like mine from the builder in 1963 you would have paid about $16,000. If you sell that house today, it's worth about $650,000. And the profit on a principal residence is not taxable! According to the Toronto Real Estate Board, "Greater Toronto Area REALTORS® reported 7,998 residential transactions through the Toronto MLS system in August 2015. This represented a 5.7 per cent increase compared to 7,568 sales in August 2014.” The average selling price for August 2015 for all home types combined was $602,607 – up by almost 10.3 per cent compared to the average of $546,482 in August 2014. So what I did was just that; fly by the seat of my pants. Fail, get up and start over. Flounder, keep going. Sure, things were tough but being young and naïve did work in my favour. Faith, tenacity, hard work and a whole lot of luck! But also the right people crossed my path. Now they are called mentors.

The September market has started strongly with high demand for homes in our neighbourhood and few listings available, but some Boomers and Seniors are reluctant to move despite the attractive selling prices. Most of them cite reasons such as the desire to still have a garden, the reluctance to move to another neighbourhood or housing style, and the seemingly overwhelming problem of having accumulated “too much stuff.” In fact, all of these problems can be overcome with help from your local Real Estate Professsional.

They steered me in the right direction and haven’t failed me. One gal, Sandra Meyers truly left a mark. She straight out said “if you’re going to be in this business BE in this business”. Know everything there is to know and be the best. Stay on top of the industry. Stay alert and stick to it! There will be hard times yes but the good times will be great. I will always be indebted to her. At the same time, a sales rep showed up at the door selling mastectomy products. I signed on and learned everything I could and haven’t looked back.

As an Accredited Senior Agent, I advise clients: “make your next home your best home.” Do the research first. If you are thinking of a move to a different community, visit it! Check out all the new vibrant developments that are taking place in Wasaga, Colborne, Grand Bend, Coburg, and many other small communities. The air is cleaner and the pace of life calmer, the houses are much less expensive, and the builders have enough land to build the bungalows and bungalow townhouses that the Boomer and Senior generations appreciate. There are many options such as purchase, land lease, and rental.

They say some things happen for a reason. 30 years after the opening of my business I’m feeling that I am making a difference, though not legacy time yet! Helping women who have been diagnosed with breast cancer, providing products and information to help with the healing process and quality of life is truly very rewarding. In a perfect world I wouldn’t have to do what I do, but it’s not a perfect world.

Secondly, I advise: “Assess your needs, wants, and financial resources carefully.” If you are thinking of a move to a condo apartment, there is a larger variety available than most peoeple realize. Many apartments in older buildings are larger than our Clarkson houses. Older suites usually require renovation, but with some forward planning of dates, clients are often pleasantly surprised at how smoothly this process goes. I can give you de-cluttering and renovation resources.

As I often say “Times Change, Needs Change, Trends Change, but True Values never change.” Make your next home your best home with the help of an Accredited Senior Agent.

Let’s Talk Trash Ward 2 update by Karen Ras Most people aren’t that keen on having to change their daily routines. There will be a new program in place that will affect how and when you put out your garbage, compost and recycling. Starting January 4, 2016, those residents who currently receive curbside waste collection services will experience several changes:

Clarkson Library Clarkson Library celebrated their 50th Anniversary celebration on Saturday, October 3rd. The Library hosted a number of fun, family-friendly activities and programs for all ages. • The anniversary focuses on the library’s move into the Park Royal Community (within Clarkson) in 1965. • There has been a library in Clarkson in some form since 1919. • Started on the second floor of a shop on Clarkson Road North. • Moved to Clarkson United Church on Clarkson Road North in 1925, which became St Christopher’s Roman Catholic Church in 1956. • Clarkson is one of the smallest libraries in the Mississauga Library System but consistently ranks in the top five for Reading Club registrations, promoting literacy and engaging kids to read for fun all summer long. • It’s a small library with plenty of programming for families, youth, adults, older adults and newcomers. • Garbage and recycling will be picked up on alternating weeks (one week garbage, the next week recycling); • Organics or your green bin will be picked up every week; • You will need to use the carts provided rather than ones you have used in the past for your waste. • Monday will be the collection day for all of Ward 2 residents. You will be receiving your three new carts between October 21st and December 5th but please don’t use them until January as the current waste collection trucks cannot pick them up just yet. There are a few condominium townhouse locations in Ward 2 that will be on a bag-based program until further notice. In early 2016, once the program has been rolled out, the Region will offer a collection program for your old blue boxes and green bins. Where possible, please consider repurposing your old bins for items such as garden waste. If you are not happy with the size of your bins, there will be an opportunity to exchange them after March 31st, 2016. There will be no charge to exchange the carts for the month of April. This new waste program will be affecting over 1.4 million residents in the Region of Peel. Like any new program, we will likely experience some bumps along the way. We are all going to need some patience as we transition to the new collection system. We won’t be without our challenges but the Region of Peel team and I will be there to help out. Carvings completed by heroes like Pte. Oscar Green, a veteran of No.2 Company who raised the alarm and fought a German combat unit armed with only “a broken rifle, minus bolt and bayonet”; Pte. Green was stabbed “a dozen times with German bayonets”, finally succumbing to a gunshot wound to the head on August 15, 1917. Although originally born in Finland, this 31 year old blue eyed man gave his life fighting for the Canadian Forces at Vimy. Pte. Green paid the ultimate price for peace and as he waited in the subterranean world below the battlefield, he carved his regimental badge both as a way to pass the time but also in pride and memory of his fellow brothers in arms.

Water Damage Checklist for your home Water damage has now surpassed fire as Canada’s leading cause of personal property claims. Examples of water damage include flooding, sewer backup, broken pipes, leaky plumbing, and more. To help avoid water damage in your home, take a few simple precautions to decrease the chances of it happening to you. INSIDE YOUR HOME • Buy or increase your sewer backup coverage as needed. Know your limit • Install a sewer backup prevention valve on the main line of your home • Install water monitors that alert you if a leak occurs and shut off the main water supply if moisture is detected • Inspect all plumbing for signs of cracks or leaks, and replace older plumbing • Inspect older appliances, particularly washing machine and dishwasher hoses, and replace them with steel braided hoses. • On appliances and/or plumbing fixtures, replace old and worn rubber hoses with flexible steel-braided hoses • Avoid pouring fats, oils and grease down household drains • Check water supply lines regularly for leaks and loose connections • Check caulk and grout around bathtubs and showers and retouch as necessary • Reduce home water use during heavy rainfall and rapid thaw to reduce pressure on sewage systems and potential for water back-up. Talk to your insurance broker to review your policy and learn what coverage exists in regards to water damage OUTSIDE YOUR HOME • Before the winter, drain all pipes and garden hoses • Keep storm sewer grates clear of leaves and debris • Disconnect downspouts draining directly into the sewer system and redirect them at least 6 feet away from your home’s foundation; test downspouts to ensure proper drainage from the roof • Ensure your lot is graded to aid drainage away from your home • Make considerations for reverse-sloped driveways • Ensure there is at least 200 mm (8 in) clearance between finished ground level and the bottom of the downspout; otherwise consider installing window wells • Ensure waste water lines are not blocked by tree roots • Ensure you roof doesn’t have loose or curled shingles • If you have a septic system, have it pumped and serviced regularly FOUNDATIONS AND BASEMENTS Your home’s foundation and basement are areas where significant, and often expensive, damage can occur. The origin of leaks is often traced to the foundation. Minor cracks in the foundation are not normally cause for concern; however, major cracks can represent substantial movement and can allow water to seep into your basement. Filling in foundation cracks and stopping them from spreading helps to prevent water damage and serious structural issues. To diminish risks of water damage in your basement: • Find and seal any cracks in foundation walls and basement floor • Avoid storing items directly on the basement floor (store items in plastic storage containers on raised shelving) • Be sure to keep floor drains unobstructed • Always check your basement for leaks after heavy rainfall or a rapid thaw Credit to IBC and Intact Insurance for their contributions to this compilations of helpful information. Ontario is launching a review of regulations relating to financial advisors and planners to help investors and consumers make informed investment and financial choices, as well as enhance oversight in this sector.

such strategy. In a sales strategy, the outcome is the shared result for the participants in the strategy. In the case of advice, for the outcome to be clear, positive and non-harmful to the recipient, the outcome needs to be focused on the recipient of the advice. Usefulness is only possible if the advice is trusted.

Unlike many financial service sectors in Ontario, financial advisors and planners are not subject to general regulatory oversight, which could leave consumers and investors vulnerable. This review will focus on addressing this gap by examining more tailored regulations. To conduct such a review, the Ontario government appointed an Expert Committee to Consider Financial Advisory and Financial Planning Policy Alternatives. The committee is taking submissions from the public. Last issue we shared my submission about the possibility of registration to provide “security advice only”. This issue I will share Efficient Wealth’s submission to the committee, which concerns itself with the need to increase responsibility and obligations for any firm or individual providing Advice.

Financial advice is different from financial planning. Advice encompasses the ideas of faith, trust and confidence that create a dependency when advice is rendered. Planning encompasses only compilation, assembly and delivery without the acceptance of responsibility by the preparer. However, financial planning may result in financial advice. It is the provision of this advice portion that raises the bar. As soon as a service is proffered as containing advice, the obligation inherent should be seen as offered and accepted and be deemed sufficient for the creation of a fiduciary relationship. Advice creates a much higher responsibility to the recipient than planning or salesmanship. Financial planning, done well, is broad reaching, comprehensive, difficult and like all important tasks would hopefully be conducted by competent individuals with adequate training, education and experience. As a CPA, CA most of my work product is non-regulated and able to be performed by any individual that wants to hold themselves out as an accountant. The use of the term Chartered Professional Accountant is reserved solely for those members of CPA Associations but anyone can call them self an Accountant. Anyone can perform accounting tasks. It is our demonstrated professionalism and the marketplace that will work out whom to engage for accounting and tax work. Likewise anyone can do financial planning but Certified Financial Planners have demonstrated a commitment to education, training and ethics as expected from a professional. Again this professionalism and the marketplace will work out whom to engage for the important task of financial planning.

Advice is a Great Responsibility. Our premise is simple. The word advice is the issue, not the words financial or planning. When I am purchasing something, anything, I do not want advice from the salesperson. I may want features and benefits. I may want to discuss price, terms and conditions. I may wish to gather more data on usefulness or suitability to meet my requirement. I may desire quality and warranty assurances. I am a willing participant in the sales strategy and the whole sales process, from beginning to closing, should be considered to be just that; a well thought out strategy. Outcomes are clear. I am sure of what I possess, the strategy is closed and errors in acquisition are mine. When I am seeking advice, about anything, I do not want a sales strategy. I am seeking guidance or another view. I may want information, an opinion or a suggestion. I may wish to receive a recommendation as to an appropriate choice. I may desire some background on the provider to evaluate capability of the individual. I may seek credentials to judge knowledge and skills. I may establish their profession to evaluate quality and standards of advice. I am willing to trust and consider what is offered. Outcome is the acceptance of trust; a dependency. I must trust the advisor to act on his knowledge and experience, not mine. What is received is helping me to decide whether I wish or need to enter a sales strategy. Advice to enter should not come from within

For Financial advice, there is no current regulatory scheme that captures and clarifies the responsibilities and obligations created by providing financial advice. Regulations in the investment industry are concentrated on the conduct of trades. The investment industry regulators require no offering of or the mechanism to accept the obligation to act in the best interest of the recipient of any advice, financial or investment. The self-regulatory organizations (SROs) that register members for trading activities currently do not allow the assumption of such responsibility. Advice, whether it’s good, bad or poorly formed is evaluated only on a commercial basis and as to its suitability. Financial advice should be clarified as an activity that gives rise to a relationship wherein one person has an obligation to act in another’s interest ahead of their own interest. The obligations accepted by an individual in whom another has placed the utmost trust and confidence to protect them. This is often referred to as a fiduciary relationship. Consumer protection enactment of this would be welcome.
