FROM THE Mayor AND CHAMBER President

Dear neighbors,

First, we want to wish you a happy new year! We hope you and your family experience much joy and many blessings in 2023.

Many people set resolutions at the beginning of each year. Here in your City and at the Chamber of Commerce, employees remain steadfast in their constant resolve to ensure that Germantown is the community of choice, a place you’re proud to call home and a city that exemplifies excellence, every day.

As 2023 begins, we reflect and realize that we’re thankful for so many things that make Germantown an exceptional community, particularly as we continue to develop and grow. Here are just a few of those things:

• We have big-city shopping amenities while our City maintains a quiet, neighborhood feel throughout the day. Here, you can practically meet all of your major shopping needs without leaving our City’s limits.

• Germantown Performing Arts Center, The Grove, Germantown Community Theatre and many fine dining choices lend themselves to an exceptional and fun local date night.

• While you’re shopping and dining here, your tax dollars also stay local, where we invest them in public safety and other key City services.

• Public safety remains the top priority here in Germantown as we work to bring even more resources to keep our residents, shoppers, visitors and guests safe and secure.

• We’re welcoming several new and planned developments that provide mixed-use, office, retail and several traditional residential elements, adding new and vibrant communities to our City.

To that final point, this issue centers around the topic of development and the extent to which Germantown is growing and thriving. We’re so proud of the progress we’re continuing to make. In these pages, you’ll find stories about the City’s planning division, new developments underway, winners of the Chamber’s annual awards and much more. We hope you enjoy reading this issue as much as our team enjoyed producing it.

Chris Hope Foundation NONPROFIT Award

When a child faces a life-threatening medical diagnosis, the last thought on a parent’s mind should be how to make the next mortgage payment, yet that nightmare becomes a reality for thousands of families each year. Chris Hope wants to change that, and he’s doing so through the work of the Chris Hope Foundation which has already raised millions for families in need.

“So much is focused on the child that we forget about the struggles that parents face when being away from homes and jobs during this time,” Hope says. “Their monthly obligations still exist, and it's hard to meet them when you're not working.”

Hope was inspired to create the foundation in 2015 after a conversation with a mother whose daughter was receiving treatment at St. Jude Children's Research Hospital. Easing the financial and emotional burdens families face while their child undergoes treatment is accomplished through five core initiatives:

• The Lylah Grey’s Ray of Hope program covers the cost of living essentials.

• The Happy Hearts program covers the cost of hospice or end-of-life care for pediatric patients.

• The Chris Hope Foundation Family House provides free or low-cost housing for families.

• The Giving Hope Scholarship program helps cover the cost of college for teens who have previously or who are currently battling childhood cancer.

• The Team Hope program raises funds for pediatric hospitals and programs in an effort to ensure families facing life-threatening diagnoses can continue to receive medical care at little to no cost.

“The things we do for them are remembered for a lifetime,” Hope says. “Saving a home or keeping a car from being repossessed takes a lot of pressure off parents.”

The foundation serves families with children undergoing treatment at St. Jude Children’s Research Hospital, Le Bonheur Children’s Hospital and Children’s Hospital of Alabama.

“There was a child who was in end-of-life care that wanted to go to the beach but due to his treatment and illness was unable to go. We were able to transform a Mid-South condominium's pool area into a beach. A year later, we still get thank you messages from the grandparents.”

Additionally, Chris leads TeamHOPE as the team captain in the St. Jude Memphis Marathon. In just three short years, the team has recruited more than 150 fundraising heroes to help raise over $561,000 for the hospital. Ron Fittes AMBASSADOR Award

For more than 50 years, two-time Ambassador of the Year Award winner Ron Fittes has been a Shelby County resident with a deep desire to serve his community. He worked for the Memphis Police Department for 33 years, achieving the rank of Major, and he is an active member of the Al Chymia Shrine, Germantown Area Chamber of Commerce and Leadership Germantown.

Fittes and his wife Sherry have been members of Germantown United Methodist Church for more than 40 years. Along with their three adult sons, they’ve called Germantown home for most of their lives. Fittes’ face is a familiar one among business owners and Germantown locals. Those who know him well know he has a passion for his community and fellow citizens.

“I’ve been involved in the Germantown community for most of my life, and so the opportunity to serve as an ambassador for the chamber feels like a natural fit for me,” Fittes says. “I’ve always been a people person and was looking for ways to serve my community. Getting to know and supporting local businesses and people is how I do that.”

Each year, around 15 ambassadors serve the chamber by supporting new and existing members and working to connect future members with opportunities to grow business. In his role as an ambassador, Fittes works to welcome new members through ribbon cuttings and chamber networking events, an obligation he says he is more than happy to fulfill.

“These types of events are important for building community and making sure our members and local business owners feel supported,'' he says. “Members can rely on us. They can call on us, and we can call on them. Ambassadors help bridge that gap between the corporate functions of a chamber and the day-to-day life of a small business owner.”

Fittes also serves as the marketing director for his son’s business, the Garden Center, located at 374 South Germantown Parkway in Cordova. Playing an active role in a local small business, he knows firsthand how important the networking opportunities provided through the Germantown Area Chamber of Commerce are.

“It’s an honor to serve as an ambassador,” he says. “We do what we do for the small business owners and for our community.”

ENTREPRENUER Award

Robby Yates

Thanks to the invention of a local entrepreneur, long gone are the days of keeping track of physical business cards. The Follow App created by Robert Yates is designed to make networking easy, intuitive and fun.

Described as a “virtual Rolodex,” the Follow App allows smartphone users to harness the power of technology to connect with other professionals through an app that shares contact information digitally.

The inspiration for the app was sparked by a networking event for the Germantown Area Chamber of Commerce. Yates found himself wondering if he may have missed an opportunity to connect in the midst of such a large crowd.

“With this app, you can spend time at a networking event focused on having a conversation with the person next to you rather than worrying what connections you could be making,” Yates says.

The Follow App offers a modern and aesthetically pleasing user experience technology lovers can appreciate, but its simplicity highlights its true potential. Regardless of where you are, the app provides a list of individuals in your vicinity, introducing you to the rest of the room while allowing you to strategically decide whom to approach.

“Whether you’re a sales rep who is always talking to new connections, a business owner looking to network or just an

introvert that might not be comfortable working a room or talking to people you don’t know, we want to help promote your brand or business,” Yates says.

Users can explore connections by name, industry and even frequency of contact. The app is actively used by members of several local networking groups, including area chambers of commerce and 901 Networking.

“The app provides a chance to grow your business and sales pipeline by preventing existing members from missing out on someone new walking into a room,” Yates says. “At the same time, new members have the ability to connect with a room full of potential new business partners.”

While a free version that houses up to 250 contacts is available, a premium version which costs $4.99 per month offers unlimited contacts, an ad-free experience and a referral feature. A portion of the proceeds are given back to two local nonprofits: Saving Lost Kids and STS Enterprise Corporation.

Updates available soon include the ability to create multiple profiles for those with both a full-time job and a side hustle, the ability to pinpoint when and where you met a contact, referral incentives and ways to support local businesses directly from the app.

WALKING HER TALK

Assistant Director of ECD Sheila Pounder puts heart, soul and wisdom into her job

Assistant Director of Economic and Community Development Sheila Pounder makes it a priority to walk her talk, and that walk stems from a place of deep faith.

“My focus, my walk in life is to follow Jesus Christ,” she says. “And I don’t do that by just talking. I try to do it by my actions, and I hope that my actions shine to show people who I really am.”

At her job, those actions range from managing development projects, to overseeing the code compliance and planning divisions, to answering questions from residents, to leading a staff of nine and so much more.

Photography by Alex Ginsburg Photographics
HOMETOWN HEROES

“My whole day varies. I’m more in charge of operation procedures. I respond to questions from both internal and external customers, especially about development projects,” Pounder says. “But then I may be reviewing documents to prepare for a public hearing. And then within five to 10 minutes, I may turn around and look at ADA plans for a facility’s upgrades to determine whether it can be funded through the Shelby County Urban County Consortium, on which I represent the City of Germantown.”

One current important task is Glasgow Planned Unit Development, a planned residential development on the former Germantown Country Club site, for which Pounder is the case manager.

“The case manager would be the person that is assigned to the case from the day it walks in the door and takes it through all of the boards, reviews it, writes all of the reports, sets up all of the meetings and discussions and resolves any issues about the project,” Pounder says.

A PASSION FOR GOVERNMENT

Pounder is well-equipped to handle land development cases, zoning cases and anything else her job requires. A graduate of University of Tennessee at Martin with a Bachelor of Science in business administration and management, she spent 25 years with Shelby County Government, working her way up from associate planner to a principal planner in the zoning division.

She credits mentor Judson TePaske, a deputy director in the Land Use Control division at the time, for giving her the confidence to obtain the knowledge to further her career.

“He was very patient with me and answered all my questions, gave me things to read and guided me,” Pounder says. “I appreciate that he put enough faith in me to hand me my first case and say, ‘Go for it.’ ”

After retiring from Shelby County Government, Pounder went on to receive her Master of Business Administration degree from the University of Phoenix.

She then spent a brief stint as a project manager for a Memphis-based civil engineering consulting firm. There, her supervisor actually pointed her in the direction of an open position as a planner with the City of Germantown.

“She knew that my passion was government,” Pounder says. “And I’ve always had an affinity for Germantown. I’ve admired a lot of the policies, zoning ordinances and rules that were in place here even during my time with Shelby County

Government. I admired the fact that I could drive down Poplar and as soon as I hit Germantown, I knew exactly where I was.”

SMART GROWTH

During Pounder’s past eight years with the city, her roles evolved from planner to planning division manager. She also obtained her Tennessee Certified Public Manager certification. Now, from a manager’s perspective, she approaches both people and projects from a value-based place.

“My philosophy in management is that I will not ask my employees to do anything that I’m not willing to do myself. And while I expect them to fulfill their responsibilities, I also encourage them to step outside of that and reach for more. I want to see everyone not just excel, but bloom and grow.”

Pounder wants the same thing for Germantown.

“I think Germantown is growing in the right way,” she says, citing the city’s thoughtful concentration of commercial development and the organic growth of the Wolf River Medical Corridor as examples. “One of our big goals that I’m very excited about is that we’ve gotten funding to prepare a comprehensive plan for the city, which focuses on the physical build of the city, what we want our city to look like in 20, 30, 40 years. It will look not just at transportation, but also land use and the appropriate mix of that land use.”

An avid reader and the mother of a son, daughterin-law and “two grand-dogs,” Pounder sums up her years of both work and personal experience with some advice for young professionals.

“I would say that 80 percent of the job you do is learning who to ask the right questions to,” she says. “The other 20 percent is actually the doing. And connections and networking will get you a long way.” ■

What I’ve Learned Taylor Whiddon

CO-OWNER, JOJO’S ESPRESSO

Interview conducted by Candice Baxter. Photography by Alex Ginsberg Photographics

Just starting a business is a great accomplishment. If you’d have asked me four years ago if I wanted to start a business, the answer would be no. But in 2020, we started a craft coffee trailer parked at Thornwood three days a week. We went in with very little capital, and six months in, we paid off the trailer. Then we realized this was something special.

Way before we started, I was drawn to this place. I would bring my son to run in the grassy area by the clock. I told Hannah, my wife and co-owner, if we ever started a business it would be here. So when we got the trailer, I called up the property managers and brought the trailer so they could look at it. It’s a craft coffee shop on wheels with a nice bar and a tile backsplash. It fits the aesthetic. So from 2020 until last October, we were parked up here most days.

Don’t go overboard. Keep it simple. Simplicity is a big deal when it comes to our inventory, the layout of our shop and our menu. We don’t have 50 different syrups. Hannah makes all of our seasonal flavored syrups, and she’s really good at it. We have four that are house-made.

There are so many great things about this community. We have friendly neighbors. I love the safety, the effort of the police department. I love all the other local businesses, the mom and pop places with still the same people running them. I love how the regulations make it upscale, not snooty, but nice.

A year into the trailer, we went back and forth on a storefront. Some people told us to scale immediately, but that wasn’t the right decision for us. We started the store buildout this past March and opened up in November. We only have 17 seats, so we push mobile ordering to make it

convenient for people to come in, get a coffee real quick and go back to work. We’ve been hitting our goals, and what we’re doing is making sense and making money.

My priority when I’m not at work is to be with my family, Hannah and our two boys. I’m also very involved with my local church. I play guitar and help out with production and stage design.

Faith means a lot to our family. My favorite quote is scripture, Collatians 3:23. “Whatever you do, work at it with all your heart, as working for the Lord, not for human masters.” Whether working at home or in a coffee shop, we do it for the Lord. That’s where our hearts are.

I would tell anyone brand new to business and coffee to start out mobile. That’s where our customer base was born. I didn’t think the trailer was going to be as successful as it was, but during COVID everybody wanted to be outside. On the weekends, we could go to other areas. We built a following on Instagram and got invited out to neighborhoods.

I look up to Richard, my dad. He used to have several jobs to provide for us, and he’s been working his whole life. My siblings and I all had cars. Now that I’m older, I think about five car notes and a mortgage. He worked in sales, commission-based, and somehow, someway with my mom as a nurse, they gave us a good life. I would do whatever it takes to care for my family like he did.

When you’re starting out, don’t burn out. It’s nice when you can make your own schedule to take a break or go on vacation. Spend time with the people you’re doing all this for.

Developments Underway

NEW CONSTRUCTION PROJECTS AROUND TOWN ARE DESIGNED WITH COMMUNITY IN MIND

Growth is happening all around. As land and spaces transform, the overall strategy continues to build on the reason people love living in Germantown in the first place: community.

“It really goes back to the structure and dynamics of the way the city has naturally laid itself out,” says Cameron Ross, economic and community development director for the City of Germantown. With a strong retail presence in the center, commercial nodes have formed near the gateways at access points to the north, east, south and west drawing in customers from East Memphis, Collierville and beyond.

Ross uses the metaphor of his grandmother’s gumbo recipe. “Residents are the base, the roux. It’s the most important part, so we strive to give them what they want. If 80 percent of our land use is residential, that leaves roughly three square miles of land.” Ross adds the holy trinity of onions, peppers and celery are like office, retail and mixed-use. “All the while, you have to pay attention, always stirring, and don’t burn the roux.”

Over the next few years, four of the largest new developments will bring hundreds of new homes and dozens of businesses inside the city limits.

Ross says with every new development, local government asks, “How does this affect the people in Germantown and the health of the city to grow in a responsible, sustainable way?”

GLASGOW

By far the largest endeavor at 178 acres, Glasgow Planned Development is located on the sloping greens of the former Germantown Country Club. Named for the city on the west side of Scotland in the lowlands, the development was intended from day one to reflect a small English or Scottish village look and feel, especially in regards to landscape and architecture.

Phase I of 150 homes has been approved by the City, with two more phases to follow. A conservation area of 28.3 acres on the northern portion will save 278 mature trees, and an additional 355 native species will be planted.

Farmington-Kimbrough Development Group plans 366 homes in total, one of which will belong to Spence Ray, vice president of McNeil Commercial Real Estate. He met with the home owners’ associations of all 10 surrounding neighborhoods and developed the design around their priorities.

“These people are going to be my neighbors. I’m looking to build community and relationships. Instead of having the golf course in the center with houses all around, green space will buffer the property surrounding homes with a larger natural area,” Ray says.

Like a village, the center will have a common open space to gather, a community pool and pickle ball courts. Ray hopes residents move into the final homes by early 2026.

He is also the developer of Thornwood, which is progressing with two phases of ground-floor retail space, upper level TownePlace Suites hotel and 50 townhomes.

WILDER AT FOREST HILL

Named after a ranch community in Colorado, the new neighborhood next to Forest Hill Elementary used to be part of the Schaffer property. The main house, sold in a separate tract, remains a private residence soon to be surrounded by neighbors.

“The land sat for sale for eight or nine years because it was zoned residential for one acre lots,” says John Duke, managing partner of Wilder subdivision. “When the school was planned, the precedent was there for a zoning change."

Wilder will consist of 72 lots, most ranging from half to one-third of an acre with 100 feet of road frontage. Eight smaller lots sit near Forest Hill Crossing. With much appreciation from neighbors, Duke made a land swap for the new water tower, originally planned behind the school. “The City needed elevation, and the ridge is highest there by the railroad tracks. It was a win-win.”

In the northeast corner, three and a half acres of mature trees will become a public park. To the south, a path provides access to school grounds off the main road. “That’s something Germantown does well,” says Duke. “People want to raise families in a safe neighborhood where they can walk their kids to school.”

Germantown Magazine 31

TRAVURE

The name TraVure is a French word for a portable military bridge. “We wanted a seven-letter word that we could own the branding around. For instance, if you type TraVure into Google, we have every listing,” says Brown Gill, vice president of development for Gill Properties. “We also think that TraVure is the bridge between Old Germantown and New Germantown.”

The 10-acre tract was home to a pre-Civil War house owned by the Wills family since 1837. They relocated it a mile away in 2014. Now the land nestled between Poplar Avenue and Poplar Pike near Kirby Road is zoned for mixed use.

The campus layout focuses on wellbeing, making it easy for people to make healthy choices with a state-of-the-art gym, outdoor seating and gathering areas. The first office building, anchored by Mid America Apartments and JP Morgan Chase, features commissioned artwork and modern interiors. A 500-space garage provides ample parking for the Hilton Home2Suites constructed two years ago.

A new three-story building offering 50,000 square feet of retail and office space is currently leasing.

THE STANDARD GERMANTOWN

After years in the planning, construction has commenced on the first building of retail space at the former Carrefour property on Germantown’s western border. Mixed-use development The Standard Germantown kicks off plans to add 320 apartments, office, retail, a hotel and 40 luxury condos all incorporated with pockets of green space.

Father-son duo Henry and Nelson Cannon sold the property to a group known as CRE DEVCO Germantown. Prominent local developer Billy Orgel is part of the new group and has been instrumental in redeveloping several historic properties in downtown Memphis.

Project Manager Adam Solvis says, “Re-imagining this site and making it a premier location for people to live and stay and shop, that’s

32 Germantown Magazine

exciting.” No existing buildings will remain on the property, but the last to develop will be the northwest corner to honor current tenant leases.

Change is ever constant. Germantown has positioned itself to keep its robust residential base with good points for access and commercial centers that have more than just an office building. Cameron Ross says, “The idea is to add a ‘third space.’ A gathering place for a sense of community. Not just work. Not just home, but a place to come together.”

Like most busy parents with kids involved in sports and activities, Roberto and Delia Nuñez strive to make time for date night. He’s retired from the military and works for a Fortune 500 company. She teaches preschool part-time at a local church. Their two girls are just old enough to stay home alone, so the Nuñezes want to keep close while still having a fancy night out.

With dinner reservations no later than 6 p.m. for an 8 o’clock show at the Germantown Performing Arts Center, they have time to enjoy each other’s company over a few courses before curtain.

When it comes to choosing a local fine dining experience, they have several options.

Photography by Justin Fox Burks

LIMELIGHT

On Poplar Pike across from Germantown High School, Limelight is the newest upscale restaurant in town, named for the hydrangeas planted around the former home. A quaint dinner-only spot where Southern hospitality meets mid-century modern, it’s the latest concept from Wolf River Hospitality Group.

The chef-driven menu changes with the seasons, as does the massive life-like tree designed and decorated by John Mark Sharpe as the focal point of the main dining room. The bar and community table down the center seat walk-ins while the cozy velvet booths and tables require reservations.

For a fun start to the evening, smoke wafts from Sex in the Suburbs, a hibiscus spin on the classic cosmopolitan with brut bubbles and a singed rosemary aromatic. The bolder Nutty Professor, this season’s old fashioned, has hints of almond and hazelnut garnished with an orange peel.

Served with the Wagyu flat-iron steak, the potatoes are cooked confit with the beef fat from Wolf River Brisket. The scallops are pan-seared to perfect doneness with a mix of brussels sprout leaves, house peppers, honeycrisp apple and a sprinkling of trout roe caviar.

MOONDANCE GRILL

Only steps away from the show, Moondance in Thornwood has a view of GPAC from the windows near the oversized bar and baby grand piano. Named for the marvelous night in a Van Morrison song, the high-end casual restaurant welcomes with a warm fire, arched walkways and a variety of rich wood finishes.

The main dining room holds generous booths, while a few tables in a smaller room make for a more intimate atmosphere. Note the dress code of collared shirts for men and non-provocative clothing for women. Moondance is also open for lunch and brunch on Sundays.

On the cocktail menu, bubbles bring out the flavor of fresh berries in the colorfully layered Empress of Germantown while the Dark Side of the Moon is an espresso martini traced with chocolate.

Known for straight-forward steaks and seafood, the menu feels approachable with house specialties like shrimp and grits in a rich red roux topped with mushrooms, chorizo and peppers. The lemon caper chicken balances a smooth cream sauce and angel hair pasta with a few cherry tomatoes for a finish with just enough tang.

After dinner, the Nuñezes have plenty of time to call the kids, leave their car parked and stroll across the street to GPAC’s main stage, Duncan Williams Performance Hall.

Germantown Magazine 35

SOUTHERN SOCIAL

If time allows, next to the train depot in Old Germantown lies the perfect stop for a nightcap. A trusted favorite with complimentary valet parking, Southern Social has the most extensive bourbon menu in town, in addition to awardwinning wines, offered in curated flights of three.

The white tablecloth fine dining restaurant serves dinner only, seven days a week with the same top-tier service recognizable at Memphis sister restaurants like Flight and Coastal Fish Company.

From the specialty cocktail list, the refreshing Pimm's Cup is light and muddled strawberry sweet, but the Ring of Fire made with citrus juices and ghost pepper tequila favors tart lemonade with a spicy kick on the backend.

The couple laughs in the warm glow of the backlit bar, and after a final toast to the evening, they make it home in time to put the kids to bed. ■

BRUNCH AND A MATINEE

For all the second-shifters working in hospitals and public service looking to date in the daylight, try Sunday brunch and an afternoon comedy. Most weekends in March, within walking distance from neighborhood fixture Forest Hill Grill, the Germantown Community Theatre is performing Spamalot, the musical based on Monty Python and the Holy Grail

FOREST HILL GRILL

For food of elevated caliber without the pomp, they call it a sausage and cheese plate instead of a charcuterie board, Forest Hill Grill is open for lunch, dinner and Sunday brunch. All local beers on tap, the full-service bar offers a housemade bloody Mary mix and spice blend. The heaping brunch platter is big enough to share, omelets are made to order and pair well with the Original Grit Girl sweet potato grits drizzled in warm maple syrup.

As for the rest of the week, it’s usually packed every Monday for six-dollar burgers, and friends are likely to run into one another at happy hour. But on a Saturday night date, spring for the prime rib. It always sells out.
