LUXE LOOKS for less this Autumn

If you are updating your furniture this autumn and need to stick to a tight budget, there are a few things to consider. Melissa Gullifer, interior stylist at Focus on Furniture shares her top five tips for achieving luxe looks for less when updating furniture in your home. 1

WORK OUT HOW MUCH YOU CAN AFFORD Before you get started on updating furniture in your home, consider which rooms you would like to update. Work out a rough budget for each room and write a list of must-update and concentrate on those furniture pieces first. Work your way to other rooms of the house as you can afford and your budget allows. If you adjust your expectations in the beginning to fit your budget it will make it easier to make purchasing decisions. 2

LESS IS MORE Change things up a bit and bring a breath of fresh air to your interior décor. Recycle unwanted pieces of furniture you no longer need and start to de-clutter. Book a council collection if the pieces are totally worn and are unable to be re-used. Add functional and affordable contemporary touches to your interior (such as the Sahara set of 2 side tables from Focus on Furniture Price $249) and keep it light and spacious. Remember less is more.

3.

FOCUS ON CURRENT TRENDS Moody tones are current trends for autumn as the weather cools and winter approaches. But be careful not to make your room look too dark and mix it up with light timbers and a splash of colour. Smooth velvets are still popular with rich deep blues adding real luxury in furniture pieces like armchairs, sofas and beds. Grey and black hues are popular in winter and work well with dining suites, bookcases, bar stools and sofas. When sprucing up your living room, luxury looks such as the new Omari armchair from Focus on Furniture can add that real wow factor. Add contrasting tones such as bold cushions and lush green in-door plants to complete the luxe look.

4. FOCUS ON THE BEST VALUE FOR MONEY While it may take up some of your valuable time, looking for the best value for your money could save you hundreds of dollars. For example, Focus on Furniture has brand new dining chairs available throughout autumn from as little as $49. You could also save up to 50% off storewide at Focus on Furniture’s Autumn Sale, with huge discounts on new ranges. 5. PRICE BEAT GUARANTEE When you find a piece of furniture you love, you want to be confident you are getting the best value available. Focus on Furniture are so confident that they offer the best prices all the time, that’s why they offer a price beat guarantee. If you find a cheaper advertised price on an identical product, we will beat it. That’s how confident we are.

Update your interior style

for winter

Karen Hirst, KH Inspired Design Colour Consulting, Spatial Planning, Interior Decoration and Design, Custom Curtains

After enduring a long hot humid summer (and in many areas very dry) it is comforting to note winter is almost here. I for one am looking forward to winter’s welcome reprieve and everything it entails. The perfect excuse to tweak our homes and create a sense of comforting cosiness. Hot Chocolate anyone?? There are 4 main themes filtering through to retail spaces – enabling us to pick and choose and create something that truly reflects our individual personality and lifestyle. The key is to follow your heart.

Bohemian Glamour

Nature/Imperfect Beauty Let’s face it… nature revives us. The concept of “bringing the outdoors in” is very refreshing and grounding. Trademarks of this theme include lighter toned timbers with imperfect surfaces. Honed stone and marble, natural textures, woven baskets, jute and natural wool floor rugs, linens, faux furs, sustainably sourced animal hides and of course plants…. lots of plants. Colours are earthy, olive greens, terracottas, “Elif” Tree root sto sophisticated neutrals (with depth of tone) and ol (Inartisan) whites. This theme can slip easily from summer to winter by changing up the texture factor.

Soft Minimalism There is something very comforting about soft curves. Perhaps an antidote to our often fast paced lifestyles? This theme reflects the curvaceous shapes and smooth surfaces in furniture and decorator items exhibited by some retailers at present. It has its origins in Scandinavian style and features beautiful, simplistic design. Furniture takes on a sculptural quality, while colours are pared back, featuring soft pastels... mint, coral, blush as well as dusty mauves, navy and mid toned sage green. Fabrics are soft and textural velvets and linens. The style is given a luxurious boost with the addition of antique brass, marble and glass.

If you pick up an Interiors magazine at the moment, you will notice visual stories depicting a kaleidoscope of vibrant colour. Large scale botanicals feature on wallpaper, floor rugs and fabrics. Colours are vibrant and jewel like… cobalt blue, emerald, sage green, burnt orange, purple, mustard, magenta. Textures are rich and tactile… velvets, rich jacquards, textural linens. Furniture features metallic elements, dark timbers and in some cases rattan. This style is very playful, optimistic and definitely reflects a sense of individualism. Love it… but don’t want to go the whole hog? Simply invest in a few accents. New cushions, a vibrant floor rug… or paint a wall. Very achievable with minimum effort.

Modern Equilibrium Characterised by clean lines, positive and negative contrasts, geometric patterns and blackened steel, this theme has elements in common with Art Deco style. But with a more contemporary twist. It reflects and celebrates modern technology in a sophisticated way. Wall colours are primarily white or neutral. Accent colours which feature heavily include Petrol blue, Teal, Burnt orange, Slate grey, Brown and Matt black. Winter textures still include velvet, jacquards, linens, wool and wool mixes.

Add a touch of

EXOTIC FLAIR to your home

With the temperature dropping, there’s no better time to warm up your home with the season’s latest looks. According to Darren Palmer, Carpet Court’s style ambassador, two of the hottest interior trends for 2019 are the Moroccan and Botanical looks – both of which, he says, work beautifully in Australian interiors and are easy to recreate in your own home. “The Moroccan look is exotic and luxurious,” says Darren. “Think bold brights, clashing patterns and earthy, rugged textures. With its bohemian edge, this look brings a sense of energy yet warmth to a space.” “When you’re decorating a room, it’s always a good idea to start with the floor. It’s one of the largest expanses of space in a home and will set the tone for the rest of your furnishings.” “The Moroccan look has warm, spicy undertones and an earthy feel, so seek out flooring in a warm neutral shade with plenty of texture, such as Carpet

8

Court’s Dreamtime high-low loop pile carpet or Antilles Twist cut pile twist carpet. Timber flooring works equally well in a Moroccan scheme – again, opt for timber with warm undertones, such as Carpet Court’s Stockmans Ridge Premium Spotted Gum or Blackbutt. Extra-wide boards are trending right now and will add a contemporary touch to your exotic scheme.” “Complete the look with a medley of bright, patterned rugs and cushions, buffed leather accessories, decorative pendants and woven wall hangings.”

A trio of colour for the modern table 2019 has ushered in the era of cultured ceramics – dining vessels that are equal parts functionality and beauty, pieces that reflect our love of healthy eating and utilise the planet’s most natural materials and showcase the earth’s muted colourings. Colortrio, Noritake’s latest creation, is a collection of tableware for casual dining – breakfast, lunch and dinner. Its name gives a hint to the complex glazing process that is used to create its beautifully serene colour palette of three muted colours. Slate has an exterior of a soft gull grey glaze, with white rim and muted pebble grey interior. Graphite has an exterior of matte black glaze with white rim and muted jade green interior. Colortrio features entrée and dinner plates, cereal/soup bowls and mugs. The mix of the subdued, earthy colours means there are no rules in terms of what can be used with what – all sit perfectly side by side on the same table. Made from fine porcelain the delicate proportions of the pieces belie their strength and durability – each piece is dishwasher, microwave and oven safe. For details go to www.noritake.com.au

Complete Interior Solutions

CARPET | HYBRID VINYL PLANKS | TIMBER BLINDS | SHUTTERS | RUGS What should you consider when choosing carpet for your living room? Firstly, determine the style of interior design you want to create. Do you want your room to look elegant and sophisticated? Or do you want to create a sense of casual comfort? For an executive couple sleek, light-coloured carpet in a chic, urban home will be an easy floor to maintain and you will have a variety of carpet fibres and pile types to choose from to achieve the look you desire. But if you are a family with pre-schoolers and several pets, your carpet is going to absorb a lot of activity, so the smooth, serene look of a light-coloured plush carpet probably won’t work in your home. You will need to look at pile types which don’t stain or soil easily and fibres which are hardwearing. How much direct sunlight will your living room floors receive? Some synthetic carpets have greater in-built fade resistance properties than pure wool or other synthetic fibres. Do you prefer a natural fibre to a man-made one? If so, a naturally beautiful, pure wool carpet in either a cut, twist or loop pile would be ideal for your living room. Consider which colour will best suit your living room and the amount of foot traffic it gets. In a formal lounge with minimal foot traffic a light carpet would be fine, but in a busy family room you may want a neutral or slightly darker

colour to hide the signs of daily activity – unless you like to vacuum often! Other factors that need to be considered are: What carpet is durable? The fibre and the pile type determine a carpet’s durability. What types of carpet are stain resistant? Most synthetic carpets are treated to provide excellent stain resistant properties and pure wool has a high degree of naturally-occurring stain and moisture resistant qualities. The pile construction can contribute to the speed at which spills are absorbed into the fibres, so a loop pile carpet has a little more stain resistance than a cut pile carpet, but again it can depend on the soil prevention treatments they have received. What colours are great for your living room carpet? The colour of your living room carpet should fuse well with any other flooring products in your home. Living room carpet will usually meet with your kitchen or hallway floors which may be tiled or hardwood flooring. If you would like to arrange a free, in-home measure and quote with your friendly Carpet Court consultant simply call in and see the team at Coulters Carpet Court or given them a call on 6646 8555.

Are you getting a good night’s sleep?

1 The Sleep Journey We think about it constantly. It’s as important as eating, breathing and walking the dog, but for many people sleep often plays hard-to-get. Here are some easy tips to help maximise those eight+ hours a night.

D

Set your alarm clock for the same time each day Getting up in the morning is never pleasant but going to bed and getting up at similar times each day is the best way to train your body. This lets our internal body clock build a strong sleep wake cycle. Yes, even weekends, although sleeping in makes sense if you have had a series of late nights and have to catch up on lost sleep.

2

Make your bedroom as sleep friendly as possible The bedroom should be quiet, dark and always comfortable. Getting the right room temperature is essential, along with a comfortable bed, pillows and bedding. Electronic devices, such as mobile phones, tablets and laptops are a danger zone for distraction, so best to leave them outside the bedroom. If you have a clock that you can see in the night, turn it around to face the wall.

3

id you know that most people will sleep for a minimum of 25 years? For some, it will be even longer. Given that you will spend at least a third of your life in bed, it makes sense to ensure your bed is comfortable and supportive, provides you with a good night’s rest and helps to prevent stiffness and soreness. All SwissTek® mattresses feature seven dedicated posture zones, so that optimal support is delivered to every part of your body as you sleep. Each zone has a different level of flexibility so it can respond to your body as it needs to. Every part of your body is supported by zones that allow for exceptional conformability to your body’s curves, including targeted sup-

Start your sleep wind down at least two hours before bed Many of us need to wind down

before going to bed. Exercise is great to clear your mind and help you sleep but try and steer clear of it late in the evening. Also make sure your last meal of the day is at least two hours before bed. In the hour before bed, avoid computer games and using any mobile devices. TV shows that overstimulate are also not a good idea. It also pays to keep the TV out of the bedroom.

4

Spending too much time napping during the day Only nap if you really need to. If so, try to keep the nap short, no more than 20 minutes. Naps longer than this can make you feel groggy for a while afterwards. Also try not to nap past mid- afternoon as this can make it hard to get to sleep at the right time at night.

5

Don’t stay in bed if you are unable to sleep Staying in bed if you can’t sleep can often make you feel more annoyed and frustrated. It is better to get out of bed and go to another quiet, dimly lit room. Stay there until you feel sleepy. Sleepiness comes in waves, wait for

port to the lower back. This helps to provide correct spinal alignment and sleeping posture so your body gets the rest it needs and deserves. Body weight is distributed evenly across the mattress so that your entire body is supported, which results in pressure point reduction in the hip and shoulder areas, reducing tossing and turning for a more restful sleep. Whether you prefer a firm, medium or soft mattress, if you’re looking for the perfect night’s sleep you must talk to the team at Coulters Beds R Us, Yamba. With years of experience in the bedding industry, they can advise you on which mattress is best for you and explain the benefits of the different styles of beds.

yours and then go back to bed. To stay in bed feeling upset can start to build a link in your mind between the bed and lack of sleep. This is the opposite of what you need to sleep.

6

Thinking the problem with your sleep is worse than it really is Many people who find it hard to either get to sleep or stay asleep become more worried about it. It is also common for people to think they have less sleep than they really do. Often poor sleepers are not good at knowing whether they are awake or asleep. Use relaxation as one of the techniques to help. Tell yourself that rest is good, even if you are not asleep. Remember sleep is the best medicine in town. If you continue to have problems and can’t sort these out for yourself, there is plenty of help available and your doctor will know how to access it for you. Owner of The Palms Garden Centre Yamba, Glen Porter shared a few tips that he believes will assist in maintaining indoor plants. “I really advise that rotating indoor plants to outside when you get a little shower of rain and a regular fertilising program is the best way to look after them,” Glen said. “A seaweed fertiliser like Seasol for indoors is excellent, every 14 days or so. “With watering, you just need to learn about your watering; and the best way to do that is to stick your finger in the pot and if it’s moist, it’s okay and if it’s starting (give it)) a little bit of g to dryy out,, then (g water – but you’ll learn by experience,” he said.

The best indoor plants

you can’t kill If you’re one of those people who sadly missed out on being born with a green thumb; keeping indoor plants alive, can be a real challenge. Before heading off to the nursery, it’s good to know what variety of plants there are to choose from that are happy to live indoors (and will hopefully have a better chance of survival). Apart from looking great in any décor, there are many benefits of having indoor plants; it is said they can reduce stress, assist with concentration and sleep and they do help purify the air. Here are just five of hardier indoor plants available:

Snake plant – Mother-in-law’s-tongue – This has to be one of the hardest plants to kill. It will survive in just about any condition. This plant can go several weeks without watering and the tall, stiff, vertical leaves create a stunning aesthetic appeal. It prefers bright light to shade. Dracaena – ‘Happy Plant’ – There are many different types of Dracaenas, but the most popular is the Dracaena fragrans 'Massangeana' or ‘Happy Plant’. This plant looks beautiful in any indoor space and has the added benefit of purifying the air. It can however be toxic to cats and dogs so keep it away from your indoor pets.

Rubber tree – This hardy and easy care plant looks great in your living room and has large, shiny, leathery leaves. There are many varieties and leaf colors differ. Peace Lily – For those struggling to keep an indoor plant alive, the Peace Lily could be for you. This beautiful indoor plant has deep green foliage with beautiful long white flowers. The popular indoor plant thrives on bright indirect light and can also handle low light areas - although this may slow down the blooming. Try not to overwater them as they are prone to root rot. Keep it looking healthy by wiping down the leaves occasionally and make

sure you keep the plant out of reach of pets and young children as the plant is poisonous. The upside of this beautiful plant is that according to studies done by NASA; they can also filter toxins from the air. Golden Pothos – (Devils Ivy) Philodendron family – This fast growing plant with striking variegated leaves makes for a great indoor plant. This plant is ideal for hanging baskets and is suited to any position in the house. Get along to your local nursery and check out what’s available. The staff will help you with any questions and assist you to find what’s best for your home, décor and lifestyle.

When it comes to lighting options for your home, where do you start? Every room has different lighting requirements and the choice is endless. Before you head off to check out the huge range of lighting options available, firstly work out the positioning and type of lighting required for each room. There are several different styles of lighting, to provide the different effects that will bring your home to life. AMBIENT LIGHTING - is general lighting or natural lighting which can be generated by downlights, batten fitting lights, pendants, chandeliers or track lighting.

Image by Adrien Villez from Pixabay

TASK LIGHTING - is used to provide ample light to work stations such as the kitchen food preparation area, workshop bench and hobbies/craft areas. The use of LED strip lighting or under cupboard lighting especially in the kitchen is a great idea. ACCENT LIGHTING - is used to draw the eye towards a focal point such as an art work, display or architectural feature, which can add both style and drama to your home. DOWNLIGHTS - are a popular option for open plan living areas such as the lounge room, kitchen, family room as well as bathrooms

and provide a good general coverage. PENDANT LIGHTING - over areas such as the dining table and breakfast bar, are not only stylish, but practical as well. TRACK LIGHTING - can also be used in just about any room of the house including the kitchen, living area, hallways and bathrooms and the individual lights can be positioned to direct light where needed. SOLAR LIGHTING - has become very popular to light up outdoor areas, pathways, driveways and gardens. Spot lighting is great for areas such as the BBQ area, garden or to highlight a statue or special feature in your outdoor living area. Motion detected security lighting can also be a great deterrent for any unwanted visitors.

Your home is your castle and choosing the right lighting will add character, style and your own individuality, to your home. Image by thanhhoa tran from pexels

Installing window furnishings is also another way to be environmentally conscious and save on energy. Blinds and shutters can help to keep the heat in during

winter and the heat out during summer. They are designed to optimise and control light, manage privacy and increase energy efficiency. Plantation shutters can even help protect your carpet and furniture. UV rays of the sun can cause carpet and certain types of furniture to fade over time which can lower their useful lifespan and attractiveness. You can read more at flooringxtra.com.au

Vast

for people who care about the environment

|HEIDI BRETT

More and more of us are paying attention to the world around us and becoming eco conscious. The concern for the environment can be expressed in our homes by choosing furniture that is recycled, up cycled or that uses sustainable materials as seen at Vast interior.

OUR FURNITURE

Our furniture is simple, sustainable, streamlined and built to last, I love that our furniture items have the longest lifespan possible and are not throw away pieces. I find my customers are looking for handcrafted authenticity (especially in furniture) versus massed produced pieces. Vast Interior combines unique sources of sustainably grown hardwood mango timber that wears incredibly well and can be restored easily. Mango comes with the most amazing range of colours in the solid timbers grain, from occasionally pale gold through to rich dark browns. Most importantly we can ensure that it is . certified, sustainably grown. The beauty of solid hardwood timbers over timber veneers is that it develops a rich surface over time, called patina. With care, this will ensure that your furniture will improve with age. We also use the best possible lacquers that resist moisture, abrasion, household chemicals and heat. Our furniture ranges also include unique sustainable alternatives such as old teak fishing boats, old doors and building materials and vintage pieces. There can be a history in the materials with recycled and up-cycled materials that give an object life beyond the obvious and this we believe at Vast adds meaning. The quality of materials and designs at Vast Interior add character and value to each piece of furniture that will be valued by the customer who has carefully and thoughtfully chosen it.

'EQ HTKGPFN[ LWVG DTKPIU C OCIPKĆ‚cent thick, natural texture to any space.

Authentic Indian wooden parats bowls are carved from solid wood; these are used as both practical and decorative pieces within the home, to store fruit, display shells, or to hold beads and jewelry and even your keys and purse.

At Vast we believe that the most beautiful furniture in the world is not perfect, rather it is created by hand, eye and heart. We know how important each piece is and we let the materials tell their story and show their distinct personality, ensuring every piece is as unique as the home they’re going into.

OUR HOME-WARES

I also try to carry on our ethos through our homeware selections as much as possible. I feel if my customers are buying solid timber furniture then they would probably relate to linen and cotton table runners and cushions, rattan chairs, soy wax melts, woollen throws and jute rugs as well as authentic decorative pieces like our traditional parats bowls etc. At the end of the day, the most important thing about making sure that you're shopping sustainably is to simply be conscious of the fact that you can shop sustainably. But I believe we should try to shop like our grandparents did: save for the best quality we can afford, take care of it and treasure it for life. There's nothing more sustainable than that.

Elume soy wax melts are eco friendly and a lovely way to scent your home or office.

Rattan is a naturally renewable palm and is used in a range of furniture from bed heads to chairs; it is fast growing, easy to harvest, light and durable.

VELUX your window to the sky If your home is needing a bit of transformation by adding some natural light, well why not check out the range of skylights, roof windows or sun tunnels available from VELUX. VELUX, which has been operating in Australia for the last 30 years, is well known throughout the construction industry for its quality, product range and reputation. In the reality TV series, The Block it recently featured VELUX skylights, which were added to four of their finalists homes, to add the ‘wow’ factor. The program demonstrated the addition of skylights, to what were originally dark rooms in some of the homes; flooding them with the beauty of natural light. The use of skylights strategically placed above a shower or in a dark hallway, can add a dramatic difference and an alluring selling point. The program highlighted the amazing transformations that could be made, not only to a room, but to the whole house, by the addition of a skylight. VELUX skylights are not only visually pleasing; they also help to reduce your electricity bills. VELUX’s new genera-

tion skylights allow you to let more natural light into your home, and with its 5-star energy rating, you can be confident heat is kept out in summer and the cold out in winter. Their range of products include skylights for both flat roof surfaces and pitched roofs, with a choice of either non-opening skylight designs or the choice of either solar-powered or manually opening skylights, to allow air flow. VELUX also have a choice of effective ‘light control’ blinds, which can be tailor made to fit any skylight or roof window, perfectly. The stylish and modern blinds provide protection from heat and glare, whilst allowing a near complete light blockout, if necessary. With the recent wild weather and hail storms in NSW, many old acrylic dome skylights would not have stood a chance; however in simulated tests, the VELUX skylights have withstood the impact of cricket ball size hail. If you would like to add a bit more natural light into a dark room or add a bit of ‘wow’ factor to your home, drop in and talk to the helpful staff at your nearest Mitre 10 and you too can turn your home into a real show stopper.

Why compliance is important when renovating older houses Grafton offers investors good opportunity when it comes to buying and selling homes. Grafton and The Clarence provide a wide range of beautiful pre 1950s dwellings, with some being heritage listed. As building and pest inspectors operating in the Clarence Valley, we have the opportunity to see a wide range of building types throughout the area and there seems to be a pattern as we inspect these houses, with many of the buildings having had renovations, new bathrooms or attachments carried out in recent times. These renovations and alterations can pose common issues if you are selling a property or are on the purchasing end. The most common issues faced are building works carried out that are uncertified, not to code or are amateur-like in construction. If you want to make the most of purchasing and renovating a property here are some helpful tips to ensure that when it comes time to sell, there are no hic-ups.

1 2 3 4 5

One of the biggest issues with houses is waterproofing failure in bathrooms. If you are renovating, ensure you have a licensed water-proofer and that they provide a waterproofing certificate. This certificate will be a warranty against future failure. The best houses to purchase in Grafton and The Clarence are those that have had nothing done and are in original condition. Some of the biggest mistakes are that owners remove some of the original grandeur, such as pressed metal ceilings and fire places and install cheap cabinetry, plaster and tiles, without any trade experience. In these instances the building would have been worth more in its original state. Make sure you have professionals carry out the works and try to tie it in with its original age. A common issue is built-in lower areas (such as car ports) below the top floor. Houses in The Clarence are suspended for a reason and this is to help protect during times of flooding. If you are looking at enclosing lower areas, car ports and so forth, ensure you meet council and building code regulations for a habitable space. Termites in Gafton are a common issue. If you are renovating older houses you should obtain the advice from a local pest control firm prior. Original slabs are much different compared to those of today, and older houses will require certified termite protection to prevent undetected termite entry into wall framing if you are enclosing lower areas or adding attachments. The Department of Fair Trading has made it compulsory for land lords (if they are renting out) to meet requirements with any house that has had more than 50% renovation works completed. If you are carrying out more than 50% renovation, the building must comply with items such as handrail heights, safety glass, ceiling heights and so forth. A licensed building inspector can provide onsite consultation to help you make the right decision.

If you are looking at renovating or a new building project call ‘Inspect Building And Pest’. In addition to Building and Pest inspections, Inspect can provide on site Consultation, Building Compliance & Rental inspections, Project Estimations and Development Application assistance, all carried out by a licensed builder. Don’t risk wasting money on a new home and renovations, only to find out there are issues when it comes time to sell. Call today 02 6645 3405 or visit our website www.samedayinspections.com.au or, in addition further detailed information can be obtained on the government website www.yourhome.gov.au

What is electronic conveyancing? Put simply, conveyancing is the legal side of transferring ownership of a property/title from one entity to another. It encompasses all document preparation from when a property is listed for sale until a settlement is completed and confirming the final financial transaction. Common forms of conveyancing are buying and selling houses, land, commercial properties, units and include land subdivisions, deceased estate, and changes to title amongst other transactions. In the modern world of technology, we can do just about anything online and property transfer documents are no exception. As we move towards a paperless digital future, we are excited about the option to electronically prepare and lodge registry instruments giving you access to real time lodgement and payment. The financial settlement is also carried out in real time, something the industry has lacked and had previously left the industry in the dark ages. Here are some facts about electronic conveyancing to get you up to speed with what is possible and available online for your future property transfer. Name: Electronic Conveyancing or e-conveyancing Platform: Property Exchange Australia (PEXA) What it is: A virtual settlement room for agreement, gathering electronic signatures, disbursement of settlement monies and immediate transfer of title What can you use it for: Preparation and signing of settlement and registration certificate for transfer, mortgage and release or discharge of mortgage, caveat. What are the benefits of electronic conveyancing? There are many benefits to e-conveyancing that include: • Higher security and reduced risk of identity fraud • Quick lodgement times (registration usually occurring on the same day as settlement) • Less manual input (eliminates most faults and errors) • Ability to process financial settlements, caveats and withdrawals, mortgages and discharges, and land transfers • Online payout figures • Funds are immediately available (usually on the same day as settlement) • Known readiness of other parties • Greater certainty of settlement success • No need for bank cheques • No expenses for travel • Updates on title activity after exchange • Access to pre-settlement lodgement checks (NSW Land Registry) • Real time lodgment and settlement • Receive real-time updates via sms to track your settlement At Conveyancing by Karen, we are at the cutting edge of electronic conveyancing. If you would like to know more about what electronic conveyancing would mean for you at your next property sale or purchase, contact us today as we would love to go over the details and options with you.

Give your interior a

refresh

Australians have become fascinated with building design and interiors and there is an obsession to create the perfect space. Simple maintenance can make a big difference to give a dated interior a facelift, or even just a freshen up. Creating a visually pleasing space plays a huge part in how comfortable we feel in our home. Here are the top three interior update tips from CSR Gyprock:

2. Repairs and maintenance

The art of day to day household living can soon make a room look tired and worn out. If it’s just a quick update you’d prefer, there are a few simple and quick internal maintenance repairs you can undertake to refresh and rapidly improve the appearance of your walls and ceilings. The main areas of concern for homeowners are walls in high traffic areas and ceilings. Light marks can be easily removed from plasterboard with a damp cloth and stubborn marks can be removed with specialty cleaners such as sugar soap. Minor damage where only the paper surface has been scratched or dented, and the plasterboard core remains intact, can be lightly sanded and patched with a Gyprock topping compound. For major damage where there is a hole or the plasterboard core is exposed or damaged, that section of plasterboard must be replaced. For all degrees of damage, Gyprock’s website offers DIY videos and guides to make the process manageable.

.

3 Ventilation matters

1. Attention to detail

Design is all in the detail and Gyprock cornices play an important role in establishing the look and feel of a room. Selecting a style that complements other interior elements will help bring the whole space together. Gyprock’s interactive Cornice Visualiser lets you experiment with a range of seven cornice profiles in a variety of room styles from country to contemporary to industrial, and can help you picture the way different Gyprock cornices look in different settings. You can even adjust the wall colours, lighting and ceiling height to get a clearer idea of how they will look in your home. Then you can complete the look with a choice of skirting boards, architraves and door handles to get the full effect. “Cornices are often overlooked when homeowners are planning and updating their rooms, but the right cornice can quickly transform any living space and complete the look,” said Troy Green, General Manager of Marketing, CSR Lightweight Systems.

When it comes to humidity and insufficient ventilation, mould and mildew can grow on walls and ceilings. It’s important to improve the ventilation and remove mould – whether it’s via a DIY vinegar solution or professional cleaning.i If you’re taking on a renovation or extending, it’s the right time to consider your lining choice. Plasterboard is available in a variety of types, with mould and moisture resistant Gyprock Sensitive being the best choice in this scenario. Sensitive is a great choice for the whole home, or specifically for the areas most affected by these issues – like bathrooms, laundries and bedrooms. With the added benefit of being approved by the National Asthma Council Australia’s Sensitive Choice program, Sensitive is the best choice for the homes of asthma and allergy sufferers.

To make product selection and repairs easy, Gyprock has a series of support tools available; including the Make Your House a Home guide, ‘howto’ videos, home inspiration gallery and detailed product information – you can do your research with confidence at Gyprock.com.au. “While there are certainly more difficult projects that should be left to the trade’s professionals, small projects such as repairing, installing and cleaning are surprisingly easy to accomplish once you have been shown how to do it the right way, and can make a huge difference to the appearance of your home,” said Alisha. The importance of mulching your garden Think of a beautiful freshly mulched garden! Organic mulch not only adds beauty to any garden landscape, it is also essential to the overall health of both your soil and plants. Mulching plays an important part in soil management; it helps the soil to maintain an even temperature, minimises weed growth and helps to maintain moisture in the soil. The breakdown of organic mulch such as tea tree mulch also helps

to release nutrients into the soil to keep it fertile. Tea tree mulch adds a fresh and natural feel to your garden, while stimulating fast growth of your plants and crops. A generous application of mulch can also help to fill in the empty spaces in a garden and discourage weeds from taking root. MI Organics have a selection of garden mulch supplies available, for both home gardens and commercial landscape projects alike. They also carry a wide range of land-

scaping supplies which are available at their two Clarence Valley retail outlets in Grafton and Townsend, as well as their outlets in Woolgoolga and Coffs Harbour. You can’t go past their full range of organic soils, mulches, composts, sands, manures and extensive range of decorative pebbles – a range which is updated regularly. MI Organics offer the best range of gardening and landscaping products at competitive prices in the Clarence Valley.

THE COST OF WATER Water use comes at a financial cost to households. Excessive consumption of water or leaks can cause your water bill to be much larger than it needs to be. Money alone might be enough to motivate some people to be more water efficient and check for leaks. However, money is not the only cost of water. Recent media reports of dry river beds and fish-kill events in the MurrayDarling Basin present catastrophic scenes. As extreme as it may seem, this is an inevitable result for other water catchments and rivers when droughts coincide with unsustainable levels of water extraction. The cost is LIFE. Rivers are living ecosystems, not separate to the plants and animals within and around them. A healthy

river is a healthy ecosystem. To maintain the health of our Nymboida River (and the Clarence) we ensure that river flow is at least 225 megalitres a day. When it falls below that level we stop extraction. For perspective, the Clarence Valley’s total daily water consumption is about 20 megalitres a day. Water for storage in Shannon Creek Dam is also sourced from the Nymboida River. While Shannon Creek Dam offers the Clarence Valley and Coffs Harbour local government areas water security, there will eventually be a time when that is not enough. We must continue to save water and be water efficient whenever possible. Saving water reduces water bills, and our beautiful river ecosystems depend on it.

The #RecycleRight campaign is all about ensuring we have clean and uncontaminated recycling. Here is a quick guide to the #RecycleRight routines:

1

Keep it Simple Only recycle household items made of plastic, glass, steel, aluminium, paper and cardboard. An item that is made out of more than one type of material cannot be recycled, unless you can separate the material. Tip: To know what goes where download the Clarence Valley Waste App or check out the back of your magnetic waste calendar.

2

Keep out Soft Plastics We need to keep out all soft plastics including plastic bags, soft plastic packaging, cling wrap, pasta packets, bread bags, biscuit trays etc. Tip: Take your soft plastics to major supermarket ‘Redcycle’ collection points – this way you can still avoid placing them in the red landfill bin. Even better, avoid plastic where possible by using your own reusable bags, bottles and containers.

3

Keep out Small Items Do not place anything smaller than a credit card into your recycling bin including bottle lids, bread tags and straws. We can no

NO Food or Dirty Containers

NO Nappies

longer accept these, even if collected together in an old milk bottle. If it’s smaller than a credit card, keep it out. Tip: Put small pieces of paper or cardboard in your green organics bin, and other small items in your red landfill bin. Larger lids such as the lids off yoghurt tubs can go in your recycling bin on or off the container.

4

Keep it Safe Keep it safe for our Materials Recovery Facility workers and our machines. Keep out anything hazardous that can harm our workers or anything that can stop or damage the machines, particularly things that can get wrapped around the machinery such as strapping, cords, clothing, hose, netting, wire, fishing line, building materials, chemicals and other hazardous materials. Tip: You can drop-off household problem waste such as car batteries, fire extinguishers, gas bottles, oil, paint and large e-waste such as computers, laptops and TVs free of charge at our Community Recycling Centres in Grafton and Maclean. There is a 20kg/20-litre limit after which fees apply.

5

Keep it Clean Keep it clean by rinsing or wiping out your containers of any food or drink. You can also Keep it Clean by keeping out items that will contaminate your recycling bin. This means NO food scraps, NO nappies, NO dirty paper or cardboard, NO meat trays, NO clothing or fabric, NO soft plastics and NO polystyrene. Tip: To know what goes where download the Clarence Valley Waste App or check out the back of your magnetic waste calendar.

6

Keep it Loose Don’t bag or box your recyclables – just place them loose into your recycling bin. Things move quickly along the conveyor belts at the Materials Recovery Facility and there is no time for staff to sort out bags or boxes. Tip: Clean recycling means you don’t need to line your kitchen recycling bin and can just put them in loose!

NO Small Items Nothing smaller than a credit card

You’ve finally found the house of your dreams... well almost. The interior is perfect, but the brick exterior leaves a lot to be desired. Don’t despair. Render it. Here are five great reasons for rendering your home. • The most obvious reasons to get a cement render is that it immediately adds to the value of your property. • It helps to improve the appearance of your home. • A coat of render on the walls can provide better insulation. This insulation allows the heating or the cooling to remain intact and not escape through the walls. • It helps improve the durability of the walls. External walls are under

constant exposure to the elements. Wind, water and sunlight can weather the walls and cause them to crumble over a period of time. • Cement rendering also tends to be a great deal more affordable than other rendering options and materials. P & L Cureton are experts in cement rendering and are more than happy to provide advice if you are considering rendering. Give Paul a call today on 0417 675 822 pr 6642 5915.

HOW TECHNOLOGY IS MAKING IT EASIER TO LOOK AFTER ACREAGE

A

ccording to Wikipedia the first lawnmower was invented in 1830, it was a small device with a rotating blade, barely recognisable today. In 2019 the technology available to look after your acreage has evolved into highly effective and easy to manage equipment with a plethora of new machines turning a chore into a relative pleasure. The ride-on mower with stubby holder, comfortable seats and easily operated precision controls, along with a focus on safety make the John Deere range a great choice when you’re looking for legendary quality, durability and useability, standard on all equipment. "Ride-on mowers and Compact Tractors are now as easy to drive as an automatic car" says Damien Effeney of Chesterfield Australia, who sells John Deere ride-on mowers and compact tractors from their Maclean branch. Improvements have been made to make maintaining the new E Series ride-on mowers easier with the John Deere Easy Change™ 30-second oil change system. The replacement oil is contained in a mess free

canister and can be quickly and easily changed with a few twists of the wrist, it is Eco friendly and avoids the need to drain oils, saving you a messy job. Zero Turn mowers offer faster mowing speeds, greater manoeuvrability and excellent visibility all of which contribute to a huge gain in efficiency and reduce mowing time to 33% of the time it takes with a traditional ride-on. John Deere have developed the new TWEEL, this revolutionary tyre has a never flat design that copes with the most unforgiving terrain and sharp sticks that could cause punctures. "Auto Connect Mower decks, colour coded controls, the Imatch™ coupling systems are all steps forward in making John Deere machines very user friendly and a preferred choice for acreage or smallholding management as well as farms", says Effeney. Current interest free deals of 30 months and an entry level ride-on mower at around $3000 and Zero turn mowers at $4600 hold their value whilst making mowing life more pleasurable. Chesterfield Australia now has 13 retail sites around

SEQ and through Central and Northern NSW. The company was founded in 1963 in Moree by Anthony Pennefather, and his children remain involved in the business today, maintaining 100% Australian ownership. "Our aim is to offer customers all the equipment, expertise and service they need, to look after their land" says Damien Effeney. “From John Deere tractors, ride-ons and a bunch of accessories including back-hoes, slashers, mulchers, spreaders & sprayers to Stihl handheld power equipment and the Yard Commander range of lawn sweepers, aerators and dump-trailers. When asked about future technological evolution in the ride-on mower space, Damien says that auto-steer, which has been available in John Deere tractors for decades will likely be a part of future John Deere rideon models enabling the plotting of a mowing course in advance, however driverless mowers may still be a way off. So, grab your hat, maybe a cool drink and get on your mower and enjoy the ride.

Get the on-trend industrial look in your bathroom 2019 trends from Methven

Think minimalism, matte black, metals and mesh with a pop of colour. The industrial look that has crept into bathrooms will remain a strong trend coming into 2019, according to bathroom fittings experts Methven. Andy Grigor, Head of Design & Innovation at Methven, leading the team who creates and manufactures award-winning showers and tapware, commented that the trend towards softer and more tactile versions of industrial materials in the bathroom will be popular in residential homes. “Industrial aesthetics have made their way into the bathroom from other areas of the house in a fun way, with simple shapes and matte surfaces, taking centre stage,” says Mr Grigor. Here are the top five bathroom design elements to consider to get that on-trend industrial look, according to Mr Grigor, who appears on Channel 10’s Australia by Design.

Truth to materials

Concrete whether it’s porous and unrefined to smooth and sanded, is growing in popularity with a strong nod to the use of urban industrial materials. “We are seeing with increasing popularity concrete being used for floors and walls and even whole basins,” says Mr Grigor. “It’s also a great material for built-in shelving and hollowed out niches to hold towels and other accessories.”

Black is here to stay

“While bathroom design is calling on industrial influences, there is a softer approach to the concept in bathrooms with the use of more modern materials such as matte black finishes,” says Mr Grigor. “Matte black tapware is very popular due to its ability to pair so well with other current design and style trends. For example, the use of natural materials like timber and stone in bathrooms has also been growing, and black tapware and accessories complement these beautifully. “This has been the main driver for Methven to now offer our popular and award-winning halo-shaped Aio twin shower (pictured right) in matte black.” With its intriguing sculptural contours and elegant forms, it not only looks amazing, but delivers a divine showering experience. The unique aesthetic of Aio makes it a suitable choice among those wanting to update their tapware or complete a modern bathroom renovation. The Aio uses Methven’s Aurajet technology to deliver a highly efficient and luxurious shower with fan-like spray delivering more water contact to the body.

Putting metals to work

With reference to the urban city and industrial work spaces, the use of metals remains strong in bathrooms, with warmer tones such as copper, gold and bronze being utilised as eye-catching features. “These metals can be used through tapware to even hairdryer holders, and suggest a touch of luxury against the industrial theme,” says Mr Grigor. “For bathroom accessories you can use antiquelike cake moulds as containers or metal tins combined with mesh and raw string to get that rough, yet repurposed look.” Stainless steel rather than chrome is becoming a popular choice, with Methven’s latest innovation – Turoa being crafted from this harder wearing material than traditional brass. It also avoids the need for chrome plating which is harmful for the environment, and is easier to recondition, allowing for re-use in the future. It also allows for greater design detail flexibility, and offers a high quality and precision-engineered product.

New nature

Natural materials such as wood, work to balance and create softness, and perfectly complement the industrial theme. “The use of reclaimed wood, gives a great rustic and worn in charm while creating warmth and softness in juxtaposition with the colder industrial materials such as metal and concrete.” “The wood being used is also becoming rougher and less refined celebrating its imperfections, so reclaimed wood is a great choice and a way to incorporate recycled materials into your bathroom and house.” Wood can also be incorporated as a panel wall or with the use of storage boxes like crates and other accessories such as stools.

Pops of colour

Another trend that’s continuing into 2019 is the mid-century Miami look, with a focus on soft colours and dusty pastels such as mint and powder pink. “Classic 1950s patterns are also popular on tiles and textiles, as well as mid-century curves making a comeback,” says Mr Grigor. “Pale wood can also beautifully complement the mid-century Miami colours.” March 2019

Five tips to keep your energy bills down this winter

1. SHUT THE CURTAINS

FREE: More than one-third of winter heat can leak out windows. Shutting the curtains or blinds is an easy way to stop heat escaping.

2. GET IN THE ZONE

FREE: The ideal temperature inside is between 18 and 20 degrees, so set your heating system’s thermostat in this range. Every degree you reduce heat can save up to 10 per cent on your energy use. Instead of turning up the heat, wear warmer clothes, snuggle under a blanket, or use a heat pack/hot water bottle to keep really toasty. LOW COST: If your heating system doesn’t have a thermostat, try using a room thermometer.

3. SAVE WATER = SAVE ENERGY = SAVE MONEY

FREE: Hot water uses a lot of energy and accounts for a big part of your energy bill, so having shorter showers can add up to big savings over time. Solar hot water systems may cost more to buy but can supply 50 to 90 per cent of your hot water needs at a fraction of the cost. Ask about being eligible for a rebate if you install one. LOW COST: Swap to a water efficient shower head to further save water and money – it can pay for itself in no time.

Winter energy bills are coming. But the good news is there’s plenty you can do to keep your costs down that don’t require you to spend a lot. In fact, some of the most effective things are FREE! Here are GZED Electrical’s suggestions for cutting costs and reducing your greenhouse gas emissions.

4. BECOME A DRAFT DODGER

LOW COST: If cold air is getting in, warm air is getting out. Stop heat escaping by investing in door seals, draft-proofing strips and door snakes to reduce your heating costs by up to a quarter.

5. ONLY HEAT THE AREAS YOU NEED

FREE: Reducing the area you need to heat by closing the doors to rooms you aren’t using, such as laundries and bathrooms, means you’ll use less energy to heat the rest of the house. LOW COST: Draft-proof strips and door snakes will help stop warm air leaking where it’s not needed.

WHAT ELSE CAN YOU DO?

• Check to see if you can switch your hot water system to an off-peak tariff. The water will then be heated at the cheapest time of day and stored until you need it. • Revisit your energy plan and understand what you’re paying for, you can then aim to reduce your usage which ends up saving $$$$ in the long run. Set yourself a goal this winter and see if you can make a real difference by reducing your winter bill. The cooler months can be a GREAT time to assess your energy consumption.

battery storage Take your grid connected solar system to the next level by adding batteries. Storing your own solar power will give you greater independence from the corporate energy retailers and will increase the benefits of your solar system. A typical household for working family may only uses about 30% of its total energy needs during sunshine hours. So a Home Battery sized to offset most, if not all of your energy needs should be around 70% of your daily consumption. Smaller batteries can also be installed and still have a great impact on your electricity bill as well as your carbon footprint. Generally, Home Batteries with a ECRCEKV[ QH CDQWV QH [QWT FCKN[ consumption already double your solar yields. Ceasarstone follows the curve of form and finish

L

ight-reflective surfaces proved the game-changer in a budget-friendly renovation of a gloomy Federation home. Creative interiors trio, Casey Scott, Matt Crocker and Scott Ligertwood, of Kinwolf Projects knew they needed a monochromatic colour scheme of white on white to invest more light in the kitchen, but at the same time acknowledged the need to push the boundaries in terms of form and finish. The key feature in the kitchen, that transforms the space from ordinary to extraordinary, is the curved wall. Shaped from bendable tongue and groove plywood and finished with a two-pack polyurethane spray, the simple curve corals a wealth of hidden storage, plus a laundry, while creating a jaw-dropping focal point to the space. The same white surface finish is applied to the rest of the kitchen cabinetry. Caesarstone’s Cloudburst Concrete, with its subtle movement and light-reflective matt texture, has been used on the rear workbench as well as the large-scale island bench and splashbacks. “It’s the texture of Cloudburst concrete that we fell in love with,” said Casey Scott. “It has almost

a salty acid-wash kind of feel to it. It’s the first time we have used Caesarstone and I think it’s the best benchtop we have ever used.” Natural timber was used to create a counter balance to the white – open storage boxes, chopping boards and utensils and stool tops reference the warm timber tones of the flooring. And the subtle layers of texture and patina in the Caesarstone Cloudburst Concrete ‘softens’ the mix of hard surfaces and monochromatic colour palette. Caesarstone’s Cloudburst Concrete is part of the brand’s new Metropolitan Collection of nine concrete-inspired finishes that are available nationally. Go to www.caesarstone.com.au for more details. Design: http://www.kinwolf.com/ Photography:River Bennett https://www.riverbennett.co/

Caesarstone surfaces consist of up to 93% quartz and utilize advanced technologies and proprietary know-how. The surfaces are highly functional, design forward and have endless application possibilities including kitchen bench tops, bathroom vanities, flooring, wall paneling, furniture and more. With diverse collections there is no limit to choice. The unique and rich variety of colours and patterns gives each customer the ability to find their ‘ultimate surface’ and create their own unique interior environment. Caesarstone® quartz surfaces are available across all states of Australia and also New Zealand.

Toilets have finally entered the realms of sophisticated design and new generation hygiene. The fluid, balanced curves and minimalist design of Kohler’s Veil intelligent toilet contain some of the most advanced features in optimal toilet hygiene and individual comfort.

The release of Kohler’s Veil, in a wall faced design, is the ultimate pairing of pure, ergonomic design and customised personal cleansing, operated via a touchscreen LCD remote control. Every aspect of the Veil toilet experience is hands free – including an auto, touch-less flush - with a focus on absolute comfort. The cover and ergonomically designed seat are motion-activated while the temperature of the heated seat can be adjusted for optimal comfort.

And for total peace of mind, the bowl can be LED lit for night time visits. Combining both a toilet and a modern-day bidet, the Veil’s advanced personal cleansing functions can be customised for water temperature; spray style, position and pressure; plus pulsate and oscillate functions. The precision air dryer can also be adjusted to personal preferences for temperature. On sitting down, a fan is activated which draws air from the toilet bowl through a carbon filter to remove odours and help keep the bathroom fresh. In line with the hands-free design of the Veil – which sports an uber-hygienic rimless bowl – the wand is self-cleaning, using UV light and electrolysed water systems to sanitise its surfaces. The Veil wall faced intelligent toilet, by Kohler, is a compact, one-piece toilet with elongated bowl for added room and comfort. It features an in-wall fully concealed cistern with a 3/4.5L flush. Available from retailers nationally. Go to www.kohler.com.au for more details.

Identity of Australia’s healthiest paint revealed

P

aint is a key consideration in human health – recent studies on air quality show the air inside a building or home can contain more toxins than the air outside! Toxins such as VOCs can be contained in paints and household cleaning products, so the launch of Wattyl’s most advanced paint – and the only paint to carry both GECA (Good Environment Choice Australia) and APAS (Australian Paint Approval Scheme) accreditation - is good news for all of us. I.D Advanced, by Wattyl, has an ultra-low VOC formula at less than 1g per litre, which far exceeds green-building requirements. Most other ultra-premium brands contain VOC levels up to sixteen times that of I.D Advanced. Wattyl has been at the forefront of innovation in high performance coatings for the protection and

enhancement of Australian buildings for more than a century. I.D Advanced is the latest in Wattyl’s impressive history of technical innovation and exceeds the Green Star requirements of the Green Building Council of Australia. Environmental safety is just one of the many attributes of Wattyl I.D Advanced interior paint formula, which is available in water-based matt, low sheen and satin finishes plus Ceiling White. Ease of application and durability are also key benefits of the paint. The paint’s Total Protection Technology™ delivers a new level of protection as the paint resists the growth of mould and fungus while offering advanced cleanability, washability and stain resistance. Wattyl paints have been shown to offer a superior level of durability in a recent independent study

of Australian interior paints*. This means the paint will offer the most resistance to rubbing and touching and is less likely to turn shiny after intense cleaning. Wattyl I.D Advanced interior paints are touch dry in just 30 minutes and ready for recoat in two hours. Coverage is up to 16m2 per litre. An extensive range of ultra-premium water-based and oil-based prepcoats and enamels will be launched simultaneously. Together with Wattyl’s I.D Advanced finishing coats these will deliver optimum protection and enhance ANY project. Wattyl I.D. is available locally from Mitre 10, and other leading paint specialists, Go to www.wattyl.com.au for more details. *Canstar Paint ratings 2018 – 5 stars for durability and ease of application.

New technology in the air conditioning game means home owners are no longer restricted to the old “shall I go ducted or splits” choice for multi-room air conditioning.

Wall-Mounted Type heads, Duct-Connected Types and CeilingMounted Cassette Types, it is easy to select a model that matches your room décor and blends in unobtrusively.

Now, you also get the clever choice with Daikin’s innovative Super Multi NX system.

In most homes, people shift between large living areas during the day and the bedrooms at night. As this happens, Super Multi NX seamlessly redistributes capacity. It takes only one outdoor unit to maintain comfort in up to five rooms AND you have mix and match options* for different areas of the home to deliver the fresh filtered air. With a wide variety of indoor units available including
