Styling To Sell By Karen Hirst KH Inspired Design So, you have made the big decision to sell! From a design point of view, what steps can you take to ensure your home is seen in the best possible light while keeping spending to a minimum? Where do you start?

Many homes have a clutter problem! It is natural for us to accumulate “stuff”over time. However you have to keep in mind that excess “stuff” can be interpreted by potential buyers as not enough storage & insufficient sized rooms! So, essentially the first step is to pare back. We’ve all heard it – work out essential items to keep, or will complement the home while it is being marketed. Then either put the excess into storage, give away, donate, dispose of, or sell the remainder. Working room by room is the best way to tackle this – the process won’t seem quite as overwhelming!

Once you are clutter free, put yourself in the buyer’s shoes. Stand back & take a good hard look at the home. What would be your first impressions? Are the walls in good order or could they use a coat of paint? Does the colour scheme actually work or seem a little bland or mismatched? It is no secret, a freshly painted home will convey the “I am well looked after” vibe to potential buyers. But what colours should you look at if you decide to repaint? Neutrals will appeal to a wide cross section of buyers as they will be able to picture their belongings in the space. That doesn’t mean you need to stick to whites, greys or creams. There are many beautiful “greyed off” colours which are considered neutrals. Subtle grey-greens, grey-blues & earthy naturals also fall into this category. They are soft & easy to live with, plus have an added bonus of visually expanding the space if used in lighter tones.

How is the lighting? Is it dated or perhaps just needs a clean? Depending on the condition of the remainder of the house, a quick changeover of pendants may add to the style factor. It is worth checking out some of the lovely pendants available at local lighting suppliers & having a chat to your electrician to gauge changeover costs before embarking on this. Placing a few lovely lamps in strategic places will also add to the style & atmosphere!

Consider the current spatial plan of the home. Do you have an unused room which if “staged” could make the home appeal to a wider range of buyers? An example here could be a 4th bedroom re-purposed as an office – especially relevant now with more people working from home! Or perhaps you have an unused sun-room which could be set up as a cosy reading nook or parent’s retreat.

Ensure living areas are zoned correctly. Often, lounges are placed against the walls, around the room, the walk zone through the middle of the room. Consider bringing the lounge furniture off the walls & arranging into “chat” zones, with walk zones around as opposed to through. This can actually make the room feel larger, more attractive & user friendly.

Maximise light. Light airy spaces are very attractive, both from a wellbeing point of view, as well as visually expanding the space. Dated window coverings & heavy curtains can inhibit the amount of light entering a space. Consider replacing these with lovely soft floor length sheer curtains for filtered light & a roller blind for night time privacy. The effect will be surprising! Roman blinds in an earthy textured fabric are another great alternative window dressing. As to shutters, which will enhance our coastal lifestyle. Adding a large mirror is also a great tool to increase the amount of reflective light & space in a room. Either wall mounted or “leaner” style.

Flooring Ensure carpets are freshly cleaned, timber & tiled floors well maintained. Adding a floor rug to a timber or tiled floor will help zone & cosy up the space, while helping dampen any acoustic ⁄ noise problems which may exist. Choose a colour to

complement the space or a natural, organic jute floor rug which can be of service in your next home.

Once you have addressed all of the main issues, it is time to look at your final presentation & styling. In terms of wall decoration, does the existing artwork or print complement each room? Are they the correct scale⁄size for the wall & colour for the room? If not, perhaps experiment with swapping artworks between rooms or keep a look out for a print which may be more suitable in size & colour. When it comes to soft furnishings & bedding, stick to your chosen colour palette, whether it be layered neutrals or a complementary colour scheme & keep it simple. No need to go overboard or you will clutter up the space! Scents help to create ambience & a homely atmosphere. Infusers & candles are a brilliant way of conveying this. Freshly baked goodies also a great idea, if you have time………! Well cared for plants, fresh flowers, a bowl of fresh pears will also add welcome colour & style to a home.

My last tip when marketing your home? Stay organised! Often easier said than done - as let’s face it, we are all busy! But a few strategically placed folders, wicker storage baskets, a shoe storage box beside the front door etc. will keep the home tidy & reduce any visual clutter that may creep in from time to time.

And if you are totally overwhelmed? Enlist the help of a Designer. It may only take one consultation to get you on the right track & will be money well spent!

Top Design Trends in Home Interiors 2021 Think curves, textures, wall and ceiling detail, metals and neutrals with a pop of colour. 2021 design trends will focus on the elements that can make a dramatic difference to a home as well as offering a more comfortable space to enjoy. Australia’s leading interior designer, Greg Natale from Greg Natale Designs, and design expert, Kate Walker from Kate Walker Design (KWD), share their top design elements to consider when building or renovating your home.

DRESS UP YOUR WALLS. Walls present the perfect blank canvas to express your unique personality. In 2021 we will see walls providing the foundation for adding detail – curves, cornicing, shiplap, strapping, panelling, tiles or wallpaper – allowing you to turn simple into stunning and personalise your space. Kate Walker explains, “We are seeing beautiful new trends emerging for wall detailing with different finishes working beside a plain Gyprock wall to give the surface area some

texture.” “We love turning ordinary spaces into extraordinary ones and giving homes a whole new identity. On one of our projects, by adding wainscoting to a plain Gyprock hallway we created character that reflected the period detailing of a home.” CURVES CONTINUE. Archways are having a revival thanks to architects and designers adding curved doorways, rounded windows and arched mirrors to their projects. Arches offer a new

way to add more organic shapes inside our homes, not only through archways but also through decorative patterns, furnishings and accessories with rounded edges and tubular forms. “Angles all add interest to the structure of a room, and a stunning curved staircase can add a new dimension to a simple space. It just takes clever design and master craftsman to bring a vision to life,” says Kate. Greg agrees, “During work on an Art Deco-inspired residence, I embraced the lines of the era in

the interior architecture, taking the curved rectangular shape of the entrance and recreating it in the ceiling coffers, adding moulding for definition. The result is a restrained and elegant layer of detail that suits the house’s soft palette of blush pink, grey and white. Again, ensuring that the ceilings were part of the overall design, I echoed that shape throughout the house in cabinetry and mirrors, adding warmth via brass trims. It was also emulated through the custom staircase that continued the house’s story of curves.”

OPEN PLAN FOR LIVING AND WORKING. The future of the home is open-plan living with the possibility to have multi-functional rooms. With more and more people working from home, the need to adapt accordingly has never been more important, so in 2021, expect to see designers find new ways to integrate clever working areas into designs. Adding definition and a unique architectural dimension to delineate space, with differing ceiling heights, a raked ceiling or bulkheads helps create visual interest and are practical ways to give direction to the free flow of an open plan space or create a new look for an existing home. With clever design and detailing you can easily add a WOW factor to a simple space.

CEILING STYLE In 2021, the ceiling will perform as an essential element in interior design. “When I’m designing a space, the walls and ceilings are among my first considerations,” says Greg Natale. “They’re an essential layer of the architecture, and a wonderful way of introducing pattern into the framework of a room, helping to define its look and add interest and drama. Panelling, coffers and cornices are beautiful design tools that showcase how moulding can transform a space.”

“An example of this, is a project of mine in Western Sydney with strikingly large proportions that could handle grand gestures. I introduced Gyprock panelling to the white ceilings in the large living areas to add geometric lines but also to help tame the vast expanse of ceiling. The lines break up the space and visually bring the ceilings closer for a more welcoming feel.” In the house’s impressive monochromatic entrance, which also features a double curved

staircase, round ceiling coffers were introduced, echoing the shapes in the chandeliers that hang from them and the circular rug and table that sit beneath. “It’s about treating your ceilings as part of the design to create a cohesive look,” says Greg. CORNICE DETAIL Cornices can play a key part in a design – and they don’t always need to be white,” says Greg. “In one of my projects, I painted the cornices black, which not only works to curb the large pro-

portions but also to dramatically define and outline the space. I know people are hesitant to outline rooms, but this can work just as effectively in smaller spaces, such as the bedrooms and bathrooms of this house, where painting the cornices black added beautiful definition.” From contemporary with clean lines, timeless classic or smooth curves, Gyprock offers a range of cornice profiles to complement interior design elements while defining the room and suiting a home’s style. increasing importance to our health and wellbeing in urban society, as research has shown that even indirect elements of nature help reduce stress, blood pressure and promotes wellbeing.” As Australians adjust to a new year and look to redesign or revamp their home interiors, Paula unravels the key Wallpaper trends that will define the homes of 2021.


Forecast – The Future is Now

Impulse – In the Spotlight

Forward focused while incorporating the past, Forecast is inspired by the vivid 80s, embracing ultraviolet purples and pixelated elements. Breaking through the “less is more” minimalist motto that has been prominent in the last few years, this modern 80s trend will return with playful shapes, bold colours and eccentric patterns. “Nostalgia became an interior inspiration in 2020 as we longed for times before the pandemic, but as we look to 2021 many will want to inject memories of their past with vibrancy and joy,” says Paula.

Impulse is driven by our urge for experience. This ‘show time’ inspired trend focuses on intricate and ornate motifs. Moving away from the mid-century modern aesthetic, the art deco design movement will see a resurgence and will feature bold geometric shapes and sleek artistry in the architecture of the home. “As we invest more in craftsmanship and attention detail, we find that decadent arches and bold floral displays are notable features of this trend,” says Paula. Expect deep purples, berries and jewel influenced tones, combined with rich and velvety textures.

Recharge – Self Care and Comfort

“Relaxing at home will never go out of style, making interiors that reduce stress, calm and sooth a big trend for 2021. Recharge embodies balance and geometry with a need to create order through simplified structures and architectural references, such as circular shapes, cocoon-like spaces and the multi-functionality of our homes. Additionally, beautiful botanicals, greys, blues and pastels will create an experience of tranquillity,” says Paula. This trend will also reiterate the importance of our relationship with nature and the need to feel close to the outdoors due to the calmness it brings us.

As the name suggests, Shapeshifter is all about adapting to our surroundings. “For the past couple of years, we have been focused on achieving perfection in terms of our design styles, perfect shapes and neat interiors. However, a year on from the outbreak of COVID-19 where we were all thrust back to basics, we can now look to embrace imperfection in the way we style our homes,” says Paula. A blend of glitchy elements and hallucinogenic features drive this trend which mixes deep purple tones with statement greens and grounding greys. “The divine elements of geometry combined with the wild and bold features of nature encapsulate a main trend of 2021,” adds Paula. Once a major investment in a home’s look, wallpaper is now a design element that can be easily changed with the trends thanks to removable options, like Superfresco Easy. It’s ‘Paste the Wall’ technology allows homeowners and even renters alike to quickly put up wallpaper without the need for messy pasting tables and can be peeled off by hand without feat of ruining the wall beneath. Taking Colour Outside In a post-pandemic-world colour has taken on new meaning in our daily lives – in interiors, clothing, homewares and even exteriors. We are looking to our home to provide a welcoming sanctuary of safety and calm, a retreat from the anxieties and threats of the outside world – and this starts with the exterior. While interiors have adopted a more serene, cocooning ambience, a similar transformation has begun on homes’ exteriors with Wattyl reporting a spike in interest in three distinct colour palettes for homes, both modern and traditional.

THE SANDING PROCESS STEP 1: DRUM FLOOR SANDER Always use the drum sander first as this machine will sand the main floor area prior to using the edge sander for corners and skirting boards. Check across the floor with a straight edge or ruler to see if the floorboards are “Cupped” or uneven (see image). If this is the case, you will need to sand diagonally at a 45 degrees angle to level the floor before sanding with the grain. Always start sanding with a fine grit belt (80 to 120 grit). If you find you need to remove more timber, you can always fit a coarse belt (24 to 40 grit). Tip: if starting with a 24 or 40 grit belt, never skip a grade in the sanding process, you must use all grits available before finishing with a 120 grit belt. To install the abrasive belt on the Drum Sander, grab the handles and tip the machine on its left side to expose the drum guard clip, open the clip and

guard. Inspect the sanding drum for any damage such as chunks of rubber missing or extremely uneven wear across the surface. Note: a damaged Drum will not sand properly and cause a poor finish on the floor. Install abrasive belt ensuring it covers the Drum completely. Ensure you have closed and secured the guard properly and tip the machine back onto its wheels. Tip: Always start on the right-hand side of the room as this will allow you to operate the Drum sander closer to the skirting boards and minimise edging (unless you are making a 45-degree angled cut on uneven floors). Tip the machine back onto its rear wheels. Start the machine by pressing the on⁄off switch firmly to the ‘I” position. Now move the floor sander slowly forward and at the same time release the


pressure on the control handles to gently lower it so that the drum comes into contact with the floor. Tip: Change the sanding belt regularly as a clogged or worn sanding belt will damage your floor and can damage the sanding drum. Guide the floor sander in a straight line at a slow walking pace. Do not force or hold the floor sander back. Allow the machine to do the work and always move at an even pace. At the end of the pass while still moving forward tilt the floor sander back so that the sanding drum comes clear of the floor. Now moving backwards lower the floor sander again and pull

it backwards over the area just sanded moving at a steady even pace. At the end of the sanding pass and while still moving backwards tilt the floor sander back so once again the sanding drum comes clear of the floor. Move the machine over so that it overlaps the area just sanded by 5cm and start to sand the next pass until completed. When two thirds of the floor is sanded, turn the floor sander around starting on the right-hand wall again and sand the remaining third the same way (see diagram). Warning: never bounce the sanding drum or dwell in one place as this will sand dips and hollows in the floor.

STEP 2: EDGE FLOOR SANDER The edge sander is used for sanding along the edges of the floor and the areas that could not be reached with the Drum sander. Start the edger with the disc off the floor and then lower the disc to the floor as you move. Work progressively using a sweeping motion from side to side. Tip: You must hold your thumb on the switch to operate. If you release pressure on the switch, it will automatically return to the OFF position. To replace the sanding disc, disconnect from the power sup-

ply and tip the edger upside down and rest the machine on its handles. Remove the T bar wrench from the clips inside the machine and remove the bolt and washer from the centre of the sanding disc. Tip: use the same grit sandpaper as used with the drum sander (don’t skip a grade). For corners that can’t be reached you can use a sanding block or scrapper. Ensure you vacuum the floor thoroughly to remove as much sanding dust as possible.

STEP 3: ORBITAL FLOOR SANDER The orbital floor sander is designed for re-finishing, sanding between coats of floor finish, parquetry floors and sanding decks. To operate the machine, hold the handles with both hands and depress the foot pedal with your right foot to lower the handle (see image). Switch on by holding your thumb on the ON position of the switch, if you release the switch, it will automatically return to the OFF position. To fit an abrasive sheet, make sure the handle is locked in the upright position and tip the sander backwards to ensure it rests on the dust bag frame. The red or maroon abrasive pad must be

fitted to the machine. If it looks worn or damaged it must be replaced. Peel the backing off the abrasive sheet (grit range is 40, 60, 80, 120 and 180) and stick the sheet onto the abrasive pad. Turn the knob at the bottom of the dust bag frame to lower it to the ground and fit a disposable paper dust bag to the sander. Install from bottom to top (see image). Tip: for the perfect finish sand between the 1st and 2nd coats of floor finish with a 120 or 180 grit abrasive. Once all sanding is completed vacuum the floor thoroughly before applying any floor coating.

How many people will it need to accommodate, and will you be adding a barbecue, furniture, and some pots? “Look for timbers that are designed for exterior use, remembering, the better quality the materials, the greater the longevity of your deck. There are two choices when selecting the best timber for a deck: softwood or hardwood. The decision is dependent on budget, required lifespan and quality of finish,” says John Lorente, General Manager, Big River Group. “Spotted Gum and Merbau are the most common hardwood decking options in Australia and, with regular maintenance, should last 20 plus years. Treated pine is the preferred softwood option and is a good value option.” When deciding on the timber, colour, texture and the environment can play an important role. Durable hardwoods are easy to stain or oil to complement an outdoor colour scheme or can be left raw to create a nat-


ural, weathered look. Merbau timber requires much less maintenance than some other hardwoods and is known for its beautiful rich reddish colour and wavy grain design, as well as its high usability, resistance to termites and resilience. Australian native Spotted Gum gradually turns a golden light brown through to chocolate brown as it matures, depending upon the type of Spotted Gum chosen. Spotted Gum also has an attractive grain structure with knots and growth lines, as well as minimal shrinkage which all add to its popularity. If your home is located in a bushfire-prone area, consider Merbau and Spotted Gum timber which are both bushfire resistant and suitable for use in many bushfire prone areas up to BAL 29, as set out under Australian Standard AS3959. Treated pine is a sustainable and prolific outdoor decking option that can be painted or stained to match any colour

MAXIMISE SPACE AND ADD VALUE From a relaxing sanctuary to a pool area, decking is a great opportunity to transform forgotten or underutilised areas into useful spaces. When located at the front of the property, a deck can make a grand entrance as well as wrap-around additional living space. If you don’t have a lot of space in your backyard, you can always build up or out, and create a raised entertaining area. “Utilising outdoor rooms as an extension of your interior spaces, increases the amount of enjoyment you’ll likely get from your place, however, not all backyards are created equal in terms of available space. The key to

CLARENCE VALLEY GETS ITS SCRAP TOGETHER! Clarence Valley residents are close to the best in NSW when it comes to recycling their food waste according to audits conducted by the Department of Planning, Industry and Environment (DPIE). CVC volunteered to test the Let’s Get Our Scrap Together campaign to get more food waste out of the red lid bin and into the green. Having a kerbside food waste recycling service already had the Clarence up there amongst the better recyclers in NSW, but Council hoped this campaign would see us become leaders.

The campaign was developed by the NSW Environment Protection Authority (EPA) to support its kerbside collection program. It follows research that showed on average only about half the available food waste was being correctly disposed of in the green lid FOGO (Food Organics and Garden Organics) bin. The research found the two main reasons people didn’t use the green lid bin to its full potential was because they didn’t know what happened to the food waste once it was recycled, and they didn’t realise that all scraps including dairy, meat, bones and fish could be put in the green bin. The campaign highlighted all the benefits of food waste recycling, including how it

gets turned into compost and returned to farms and how its takes everything, even mouldy cheese, Yamba prawn heads and Wooli oyster shells! The results of bin audits conducted before and after the program were compared to determine the success of the campaign. The ambitious goal was to get all the food that is currently being wasted in the red lid bin disposed of in the green bin instead. As a community we were exceptional, increasing our food waste recovery by 13% from 69% to 82%. Well done Clarence Valley, what a mighty effort.
